One star is too much!
No matter if you are a seller or a buyer, she is not competent nor ethically reliable not even a professional attitude, so avoid her. Read my story below and decide for yourself:
I am a RE investor (side business) with dozens of transactions experience. I am also almost a licensed RE agent in California (passing my exams just to avoid the likes of Nanci). Right now I just use agents for the paperwork like most experiences investors/buyers.
On a property she had listed, I made an offer. Since I was representing myself, I obviously asked the 2.5% BA agent compensation to be discounted on top of the regular discount. I called her before sending the offer and left her a voice message inviting her to call back. Also in the offer email sent on a Sunday evening I reiterated my desire to talk to her. She didn't return the call and ignored my offer! Of course time is of essence, and offer was valid only 48 hours. No reaction for 24 hours!!! she didn't reply, and since I could contact the seller, Monday 6 pm I sent a nice message to the seller saying I am interested in his property with no other mention. Within an hour she replied by email saying she has sent my offer. (most likely the seller asked her what's going on). She then explained why she prefers selling representing both buyer and seller (oh really?) and that she has never had a buyer representing themselves (lack of competence in the business) and that her broker would refuse any deal with less than 3.5% commission for her!!! (possibly a lie, definitely unusual, maybe illegal to say). I pass on the details and the fact she never returned any call, first few times pretexting each time she is out of town, or she has an emergency before finally writing to me explicitly that she will only communicate by email. She was forced to present my offers (and hopefully my last counter offer) to the seller. But I have no guarantee of that: IF and HOW she presented my offer. I don't know.
The seller was interested enough to counter my highly discounted offer, but somehow Nanci managed to break the deal. Wouldn't any seller expect their agent to call the buyer, to be nice, and to try to increase the buyer's purchase price and close the deal? Wow, this is so basic stuff. The very reason you higher an agent! She didn't do any of that.
Needless to say, this gorgeous house, tastefully remodeled by the seller is still up for sale since months and the seller who is visibly a house flipper is most likely paying some 10% interest rate on his loan while Nanci is letting cash buyers go. read more
