We had a wonderful stay at Pesaro. The home was beautiful, spacious, and exactly as shown in the photos. The location was fantastic, and we especially loved the peaceful surroundings and all the beautiful nature around the property. Their team was also excellent, communication was quick, friendly, and they were always available to help whenever we had a question. We had a great experience and would highly recommend both this property and Naples Florida Vacation Homes. We will definitely book with them again the next time we visit Naples! read more

Reviews on the NFVH's website should be taken with a grain of salt - they don't publish unfavorable reviews. We rented a property from NFVH for four nights and paid nearly $10,000 for the stay. The house, Knickerbocker Estate, itself is very large, the bedrooms are spacious, and it is well stocked with linens, towels, and kitchen supplies. Unfortunately, our experience was significantly impacted by issues that were only disclosed after check-in. Upon arrival we were informed that there was a problem with the water heater and that guests should stagger their showers. For our group of eight golfers on a tight schedule, that simply wasn't practical. The problem went beyond inconvenience. The water heater issue caused the electricity to trip three separate times during our stay. On multiple occasions people were left in the shower with the lights out and only cold water. We also paid extra to have the pool heated, but the water was lukewarm at best, and we could not use it. I also attempted to post a review describing this experience on the company's website, but the company declined to publish it, stating that they have discretion over which reviews appear on their platform. For that reason, prospective renters should take the reviews on their site with a grain of salt, as it appears that not all guest experiences are shared there. read more

Can I click no stars? My wife and I booked the month of February 2024 at 2805 Horseshoe Drive S Naples Florida 34104. Naples Florida Vacation Homes, LLC is a professional property management company located in Naples, Florida. We were comfortable with our decision to rent through them, after I got over the initial shock that they collected 100% of condo fees upfront without cancellation due to epidemic, illness, death or any other reason. This seems a little one sided with zero flexibility, however we made our commitment. We checked into the condo, February 1st and instantly we could smell a deep musty odor, the drapes were loaded with dust, hanging fixture in Master BR was hanging (See Picture) and ready to fall. After walking around the condo, we noticed several dark stains in the living room carpet, Master BR and third bedroom. We decided to call Lewis or Louis (This is the name he gave me) to ask him about odors, severe carpet stains, garbage disposal not working, etc. Also, when we walked barefoot on the carpet in the living room our feet were completely black. Our guess is that they haven't been shampooed or cleaned for a very long time. The review dated January 18, 2024, one month prior from the previous renter and stated the same complaints. Reviewing information on their website under "The Professional Difference", it states that "each property in our portfolio has been vetted and inspected so you can book with confidence". This is false and misleading. Spending $12,431.13 for one month, saving all year for this vacation and to have this facing us for one month was unacceptable. I called Louis on February 2nd three times to express our concerns, February 3rd two times and February 6th five times. I invited him to inspect the condo considering their "The Professional Difference" statement but he refused to come to unit. He said he was working on having carpets cleaned. Professional Carpet cleaner arrived to clean, I believe February 6th and he said they couldn't access water due to the fact that there wasn't a spigot within 150 feet. He inspected the carpets, told Louis about the issue and told both of us he wouldn't clean carpets due to the fact they were too far gone as they were filthy, ripped and seams were coming apart. They should be replaced was his comment. I would like to see the service records for cleaning the carpet as I don't think they have cleaned for a long time. Also, Louis stated that he was able to get the carpets cleaned by another vendor, however he never called me back or texted me that he was working on it. In the service notes Louis stated that my wife has a bad back, which is incorrect and not what I told him. I told him that when she sits on the couch she sinks down as there is no support. The couch caused discomfort and spasms in her back as well as mine. Once again vetted and inspected spending $12,431.13 for discomfort. Once Louis realized that we were not happy with conditions he never responded to us. The bottom line is that we spent $12,431.13 for a property that was vetted & inspected by a professional organization, and if you include the evidence we provided this should overwhelmingly support that the service & conditions were different than advertised. read more

RUN!!! DO NOT BOOK WITH THIS RENTAL COMPANY. I wish I could leave zero stars for Naples Florida Vacation Homes. This is a predatory company. We booked a trip for March 2020 but had to reschedule due to the Stay at Home orders during the Coronavirus Pandemic. The company let us know that all was open and it was business as usual in Naples despite what we could clearly see on the news. Still, the company refused to respond or help in any way. After repeated attempts to contact this company we were provided an incredibly rude message saying that it was wrong of us to expect assistance during the pandemic because they've been impacted by the corona virus. This really seemed odd given their prior communication that they were 100% open and that the pandemic wasn't affecting tourism or business in Florida. We booked our house as a group but the company told us they would only communicate with the contact whose name is on the contract. That would be fine but they refused to respond (or even acknowledge) her messages. We would have been fine with a re-booking but, given how horrible an experience we've had with this company we've been seeking a refund. A partial refund seemed a good compromise since everyone has been impacted by this pandemic but they continue to refuse to respond. There are so many people and businesses who have been impacted during this pandemic. Many responded and worked to help people. Not this company. They just take your money and make no attempt to offer any kind of customer service. DO NOT DO BUSINESS WITH THIS COMPANY!!!! read more

Do not use this company. 1. They say the house is professionally cleaned, my wife and I had to clean up urine stains around the base of the toilet and mold in the showers. Dust was everywhere throughout the home on light fixtures and such. The washing machine made our clothes smell absolutely horrible almost as if someone washed their clothes with dog turds in it. We had to by washing machine cleaning tablets so our clothes smelled normal and run cleaner through the washer 5 times before the smell went away. The dryer took 4 times to cycle through to dry our clothes. 2. We were contacted about the company coming in to do maintenance. And had another call where they wanted one of the dining room chairs. Not to mention an hour before check out they randomly showed up. This company appears to not understand that when you rent out a vacation home most people don't want to be bothered with these things. If I could give zero stars I would due to the constant annoyance of there phone calls for maintenance like painting, furniture delivery, electricians. When I'm on vacation I want zero maintenance. When I spoke to the guy calling us multiple times a day, I advised him we do not want maintenance going on during our rental time. He became super unprofessional and started arguing with me. We stayed at the Knickerbocker Estate in Naples. The cost was about $600/night. It's managed/owned by these people. Although it's a nice concept, right now the value is far from what we paid. Issues included bad internet service, no basic tv service, no soap/shampoo, water stopped working at one point, bad attitude from management regarding late check out (even though nobody else was coming in after us), no desk in the room, small room size, poor instructions on how to manage any of the issues mentioned, very poor outdoor lighting leading to issues finding the place at night, spartan landscaping makes the place appear uninhabited from the road. The lock system has serious issues, too. One couple was able to get in the front door but the code to their room didn't work. They got to spend the night on a couch in the common area, and paid $600 for the privilege. Needless to say, they were CRAZY LIVID. The location is far from tourist activities. It looks like they tried to build the place but at a certain point struggled to finish the project. Ugly pool lighting, open outlets with wires hanging out, no safety equipment at the pool are troublesome. It's a nice concept but by far the biggest issue is unresponsive and rude management. Look elsewhere. read more

Robert Burger and Naples Florida Vacation homes are an absolute scam. We booked a property on Vanderbilt beach only to be cancelled and was told deposit was forfeited. This company is predatory in nature. If you've paid a deposit to them don't expect a refund regardless of who cancels. Before "signing" rental agreement. READ EVERY WORD OF THE DOCUMENT. I say "signing" in quotation because they claim there's a signed rental agreement with my signature on it. When asked to see the agreement they could not produce it and chose to hang up the phone I've reported these criminals to Pam Bondi Attorney along with every other consumer protection agency. If you have been a victim of this scam I suggest you do the same. I truly hope these people fall under legal scrutiny so they can pay through the nose for being crooked af. Would not recommend booking through this company to anyone. We booked a 6-day stay expecting that rates would be rather high given the holiday week we'd be traveling. That said, we encountered a number of issues throughout the week that we would not have anticipated given the rate we paid. The primary issues we experienced were the following: 1) Thermostat could not be adjusted below 85 degrees, so we had no AC for 4 of the 6 days of our stay - I emailed to notify maintenance on day 2 when it was apparent it wasn't something we could resolve on our own. Someone promptly responded to my note saying that they would look into it as soon as possible. Then two days passed with no follow-up. - I followed up over email 4 times with no response and then called maintenance 3 times but received the voicemail each time I called. After calling the operator and asking if she could follow up with maintenance, I finally received a response and a technician was sent out. Issue was resolved, but only two days before we checked out. 2) Wifi password printed in the book in the unit was incorrect, so we had no Wifi for 4 of the 6 days of our stay - I emailed about the Wifi password not working and the email response back provided the same password that was printed in the book, or to use the NFVH Guest network (which is not a secure network). I responded saying that password did not work for the password-protected network, and explained that my work laptop would not allow me to connect to the guest network because it was not secure (there is a pop-up when you try to connect to it that says so). The response I received back was, "they are both secure networks, please try the other one." -- This was neither accurate, nor helpful. 3) The door code was re-set about 30 minutes before checkout time, just as we were loading the car. If the check-out time that is communicated is 10am, the door code should not change until that time. Additionally, we noted the following (less egregious, but worth mentioning) issues: - Coffee pot was cracked - Garbage disposal did not function properly (did not drain) - Fan in the bathroom of the main bedroom did not work well/sounded like it was about to go out - Comforter for pull-out couch had stains all over it. To anyone considering any of the Naples Florida Vacation Homes, RUN. These folks are CROOKS! My wife booked their Tuscan Vacation Rental. Upon arriving there, we were horrified by what we saw cobwebs on the ceiling and on top of the kitchen cabinet. There was rust in the bathroom shower, the walls throughout the place were chipped and marked up. There were stains on the side of the kitchen cabinet where the trash can is located, stains on the Livingroom furniture. The floor (transition) trims in the home were loose. There were stains on the bedsheets to the master bedroom. The floor hadn't been swept. There was laminated flooring piled up in the master bedroom closet. It was just horrible. To charge someone $2,600 for a week, you would expect more than this. We called the assistant Vincent within one hour of being there and told him we weren't staying and that we were going elsewhere. We didn't want to stay there and made him aware of the reasons why. He wanted to get someone from maintenance/cleaning crew to come out and check/clean up the place. We didn't feel like waiting because we expected that to already have been done. Even though he tried to get someone to come out and clean the place up, we didn't want to stay. We asked for a refund after being there for 1 - 2 hours. He said that wouldn't happens and sent us the following email, "In response to your complaint, I urge you to read your rental agreement where it states the following points: " If GUEST arrives and the cleanliness of the unit is not satisfactory, GUEST is to notify MANAGER promptly and it will direct staff to remedy the issue expeditiously. Refunds will not be issued for allegations of lack of cleanliness or disrepair. " These were not "allegation" these were facts as you will see in the picture. This place was not clean at all and it smelled. We dealt with this for 2 days while on our vacation. They post only good reviews on their website when you arrive and the place is not up to customer satisfaction they hide behind the contract and refuse to refund you. This company is disloyal unethical and lacks integrity. Do not give them a second thought if you value your money. read more

We have been trying to cancel our trip since Sunday (due to all that is going on with coronavirus) and they have not been able to accommodate our cancellation - even a little bit. I keep talking to the same two women who give canned responses and not willing to see if there are alternatives. I will never rent with this company ever. We stayed at the Gattino Vacation Condo at Spanish Wells from 1/28/2020 to 2/25/2020. We were disappointed and felt we were misled. The website said there were outdoor barbeque grills, which were very important to us. The first day I searched for the grill and could not find it and asked residents at the pool were the grill was located, they said they were not aware of any. I called and was told it was near the pool and was told to go to the other pool, which I did and got the same information. I called again and suggested that the website be updated to be accurate. The following day the toilet went out, the next day the toilet was "repaired" but it wasn't, another call. The next day it was repaired so it took 4 days to fix that problem. The kitchen tools and dishes were not adequate for a unit that sleeps 6. A few days later we received a call to schedule a showing for the unit, we were not aware it was listed and were told we had to cooperate. That showing was on 2/3. On 2/5 we received another call informing us that two showings were scheduled for 2/6. I was very upset and said it was unreasonable to expect that kind of intrusion, that I would agree to one day per week for a showing, but no one got back to me. Later the next week I received a call informing me there would be two showings on 2/18, which happened. When we were eating lunch on 2/19 a couple entered our unit without a RE agent and said they were told to meet their realtor in our unit. I asked them to wait outside until the agent appeared, who said she had talked with your company and had received approval, which was news to us. We were paying a lot of money for peace and quiet and did not get it. When we were checking out on 2/25 at 9:15 am I put the code in the lock box but it did not work. I called and Patricia said to put it under the door mat, which we did. When we landed in Chicago, I had another email from someone in your company informing me my credit card would be charged if the keys were not returned ASAP. Again, I called and asked someone to confirm that no charge would be made. I never heard back. This all seems so annoying as I recall how often I need to call and how I felt we were not respected and the priority to your company was to sell the unit, which you are the listing agent and the rental agent, a clear conflict of interest to the renter. I wish I had read the Yelp reviews of your firm before I rented, I have learned my lesson and will never do business with your company. This is titled a review. I would be surprised if you ever publish this. I have a copy and depending on your response or nonresponse will decided if I share my unfortunate experience on social media. Their rental terms also protect our interests to ensure our the vacationing guests treat our property with respect. I recently had a horrifying experience with Naples Florida Vacation Homes. After making a reservation this past summer for a condo rental at Capri Vacation Condo, which specifically said nothing about being non refundable, I attempted to cancel the reservation only 2 days later. The company had already charged the total amount (over $6,000) to my credit card and stated it was entirely non refundable. We emailed back and forth for days with no understanding on their part. About a month ago, I had my attorney write a letter demanding my money back, and the company didn't even have the decency to respond. I strongly urge that no one deal with this awful company, which is disleading as well as dishonest. read more
