Know before you go. First, this is no longer a hotel. These are individually owned small condos. These condos are small hotel size suites, with a mini kitchen, bedroom, bath and small living room. Some owners use the property manager on site, others use VRBO or AirBnB. Each unit is kept up by the owners. Some are in great shape, some are not. Check the individual room ratings and pictures to choose. The building was once a jewel and it does need some work. But, for a short trip, beachfront property walking distance to and from the restaurants it is worth it. Many complain that it wasn't what it used to be and it isn't, but it's about 1/3 to 1/2 the price of the Marriott and Hilton. If you know before you go... it will be great. read more

I booked the room two months before we arrived, and find out a day before we arrive that the pool was closed until December. This was disappointing since we were there with our children. The staff was nice, but their room service was subpar. The room is also a little tighter than as appeared in the photographs, but I know that's typical. read more

we've stayed there for three to four years in a row. This year in the unit we stayed would not get hot water unless you opened the tub faucet for 5 minutes. Also the beach chair and umbrella service was no longer available. We had to carry the chairs and umbrella supplied in the room for a 5 to 7 minute walk to he beach. When we complained the management said that the room rates were discounted due to the renovations that were being done to the pool area. Last year we stayed 8 nights for $6778. This year for the same week we stayed 7 nights for $7332. (where is the discount?) read more

We enjoyed our stays here. The suite has beautiful ocean view, clean and separate areas for living room and kitchen. Water pressure in the shower is great. They provide beach towels and have lounge chairs and umbrellas right up front at the beach. We will be back! read more

AVOID AT ALL COSTS. This visit, in October of '24, is our 10th visit to Marco Island in the past 15 years, and our sixth visit to Marco Beach Ocean Suites. This is our first visit since it was rebranded from the Marco Beach Ocean Resort. The resort has none of the amenities that we were accustomed to and the charm of the staff is completely gone. Consider the valet/bellman: The former bellmen eventually recognized and remembered your name. This occurred after a few days on the first few visits, and on our 3rd return we were warmly greeted by name when we pulled up after arriving from the airport. The former bell-staff would also ask if you needed any directions to your destination when you headed out or if you needed any recommendations. Now? You're lucky if you get more than a polite nod and hello. The charm is gone. The only continuation of service is that your vehicle will still be retrieved without haste. The two rooms our family occupied appeared clean at check-in but, had a funky smell that required a good dousing of Febreeze to help with. The decor is nice but, the bed is average at best. The fixtures are starting to show their age and are in need of a refresh. Only one elevator, out of two, seems to be in service at any given time. Plan accordingly if you're heading out during the dinner hours, you might need a solid ten minutes just to catch the elevator. At one point, both elevators were out of service for an undetermined amount of time thus forcing our elderly parents to descend TWELVE flights of stairs lest they remain stuck atop the twelfth floor. Former Beach/Pool Towel Service: Let me tell you what one used to have here. Towels were formerly in abundance at the beach and pool locations. You only had to walk to the beach and grab a towel or two from the attendant. Then a beachside attendant would set up your chairs for you and secure the towels to the chair. At the pool, fresh towels were always nearby at multiple locations. Long-story made short, you never had to schlep your towels around. Current Beach/Pool Towel Service: You are expected to find six towels in the closet that you are expected to carry with you to the beach and/or the pool. If you're already carrying beach toys/floats for the kids, drink coolers, and other paraphernalia; Do you really want to have to carry all those towels down to the beach? No! It was a rude surprise when we got down to the beach and found that we had to come all the way back up to the room to get our own towels. I realize how petty this sounds but, when one has become accustomed to such a high level of service, it is a serious disappointment to lose those subtle touches and still pay the same price for (lack of) service. Housekeeping Now Housekeeping is non-existent here. One must hang a door tag to request housekeeping services for that day. WHAT IN THE ACTUAL HADES?? Who does that?!? It does actually exist but, I imagine they are so under-staffed that they simply cannot keep up. Which is scary because I'm sure that as of this writing, the hotel is not even at 50% capacity. One of the rooms our family had, had a housekeeping tag on their door for over 60 hours. Housekeeping never arrived. This is not an exaggeration. Housekeeping never came to their room in the 3 days the tag was hanging on the door. Housekeeping (Formerly): Housekeeping was tendered everyday without fail, and even included a turn-down service. The turndown service was actually very slick; when you stepped out for dinner, the bell-staff would notify housekeeping, and when you returned, your bed was turned down for the night. We left for dinner at all different times during our previous stays here and we never saw the turndown team at any time. Turndown service at the Marco Beach Ocean Suites?!?! You're kidding, right? Knowing what this place used to be, and to see how far it has declined is truly saddening. Marco Beach Ocean Resort used to be THE place to be. My wife and I even married on the beach here over 15 years ago. We know there are much better resorts on the island now, and we will choose those when we return. Marco Beach Ocean Suites will no longer even be considered an option when we return to Marco Island next year. At the end of our stay, Collier County issued a mandatory evacuation order for Marco Island and surrounding areas. We cut short our stay and headed for the airport. Before we left, we contacted their reservations line and were informed that we would receive a refund for the two nights we missed due to the evacuation order. I was here in January, but the beach was not crowded at all during the day and there was zero trash. I don't normally leave bad reviews but this was not a good stay, especially for the cost. First off, you should know that this isn't set up like a normal hotel and if you have an issue the front desk is very limited in their ability to help you. They can just give you a business card with the email address for their management (no name or phone number). While we were there the pool was closed for construction and we were woken up by construction noise everyday at 8am. I also want to note that we were not warned about this in advance and in fact received an email encouraging us to wait at the beach or pool if we arrived before the room was ready. Also they tested the fire alarm system while we were there (with no warning) and it didn't work in our room. For how much this place costs, I would recommend staying at a normal hotel. read more

The place is lovely except this year the pool was closed and it looked awful. I'm blaming the owner Lou Zandy for this for not telling us before we arrived. We had to use next doors pool which was very inconvenient and were only able to use it a couple days. This is unacceptable. The pool is half of our decision on where we stay, beach is the other half. I'm trying to put the word out there to NOT rent from him. He offered nothing to help us out until AFTER our trip & I sent in my review of our stay. He emailed me & asked what he could do. Zero Stars We had a wedding at this place and the rooms were horrible. My family referred to it as the tower of terror. One room was infested with ants, had to buy our own ant traps, the staff was useless. One room had blood on the sheets and wires hanging from the ceiling where a smoke alarm used to be, again staff not helpful. They sprayed bleach on the sheets and only after threatening to call the fire marshal did they install a smoke detector. Elevator in the parking garage is literally falling apart. Restaurant is closed The spa is abandoned and looks like they left in a hurry. Do your self a favor and stay away from here. read more

Looks and feels like a private Luxury Condo complex, have been here 5 years ago and loved it then as I do now. Right on the Marco Beach and OMG those sunsets every night. This complex is made up of private condos as well as hotel units. Beautiful rooms with kitchen area for cooking if you wish but for us it's a great way to make a quick breakfast and get out to enjoy the beach or pool area. Small pool but very nice with bar and food service. This hotel is in a great location, walking distance to some very enjoyable restaurants, stores, and next door is a JW Marriott that lets you enjoy their bars and restaurants after 5 pm. Overall would definitely return again and would recommend this hotel for those that like a smaller feel than a massive conference style hotel. My only recommendation is staff needs to be a bit more present and accommodating to guests needs. With that said you feel as those you are at your own private condo with room service and that's pretty cool FYI they also have a great high end Italian Restaurant on premises called Sale e Pepe that serves delectable dishes, make sure you make reservations, tables go quick. We stayed here two years ago and it was amazing. Since then the property was sold to individuals and has not been kept up. The room comes with 2 chairs and an umbrella. Apparently only when it doesn't rain. This morning it rained until noon and we went down around one and no chairs. I went and spoke to the person at the front desk and was told it rain this morning so there will be no chairs. The sun came out and it was a glorious day. All the other condos and hotels had chairs. All the guest staying at the resort had to sit all afternoon in the sand. The rooms are in need of desperate work and refinishing. The beach bar use to have beach service now they don't. They only do dine in. We plan to make this an annual trip, but will not stay here again. Update: after sitting on the beach for several hours someone did come with chairs at 5 pm. The next day it rain in the morning but chairs were available like the days before when the weather was. I've all day. The building still needs a major update in the rooms. I would recommend the beach bar offer carry out so you can take your food to the beach. My final recommendation to future renters beware of less than ideal conditions and services. read more

The first day I got the fish tacos which was plenty and could definitely be shared. The second day I got the hummus plater and it was very light and refreshing. Just so everybody is clear, this is no longer a hotel. These are privately owned units. When you check in, it is with an individual at a desk, not at a front desk. If your room is not ready, you will not have towels to either go to the pool or to the beach. If you do go to the beach, there are two colors of umbrellas. You can sit at the ones that are dark blue and light blue again if you don't have a towel, you're out of luck if your mom is not ready. The beach is beautiful and there are ample seats. If you are hungry or thirsty, you can eat at the tarpon beach club restaurant right over the tiny bridge. However, you are not allowed to bring food to go. They will allow you to bring alcohol to go, but not Food. By the way, a burger is $24. Also, there is a bathroom right there at the beach bar but again if you are not a tarpon club member , you are not allowed to use it.. instead you have to walk the path back to the parking garage to the lobby to use that bathroom. I've never been at a so-called resort where all you are told is no you cannot do this no you cannot do that. Please be aware when your book. There are multiple other places to stay and I wish I did more research. Being this was a last-minute trip I am enjoying the sun and a beautiful beach. These are just important things to note. One last thing, the pool is on the fifth floor. There is a tiki beach bar up there and that is not open. Again, if you are early and your room is not ready you will not have a towel as the towels are in your room. This is a big sigh for me and a big no going forward. Adding here ! When we arrived, they told us that I did not have a reservation and then I had to book it again on my own, so I booked it again and guess what they charged me twice and told me I booked two rooms! read more

This is certainly my favorite hotel in all of Marco Island because of the spacious rooms, amazing hospitality, and amenities they offer. The pool is heated which is a plus during "Florida winter" which is located right next to their pool bar offering a full range of liquors, wines, and spirits for the perfect laidback afternoon. We had a room steps away from the pool entrance on the lanai making our commute here quite easy. The pool towels were plush and very absorbent which is a refreshing change form those thin dismal ones found at nearby hotels. The room service came through with the soaps I asked for at the front desk for my bubble bath. I just really really wanted a bubble bath and thanks to them, I had my delivery of like 10 soap bottles delivered within minutes thanks to Queen B at the front desk. Honestly, I really needed that bubble bath-thank you so very much B for making sure I got my delivery! The room (509)was very spacious and impeccable so I certainly enjoyed my stay and would recommend them in a heartbeat. Try to get a room on the 5th floor as it comes with an outdoor patio section perfect for maximum enjoyment. read more

Our 4 day stay at the Marco Beach was hit or miss. The Good: Friendly Staff Nice Sized Rooms Wonderful Beach The Bad: Housekeeping- We never knew what the housekeeping schedule was. Sometimes the cleaned at 12, sometimes the cleaned at 4. Of the 4 days we got turn down service once. Pool- Not heated and smelled like reclaimed water. COVID- The hotel had all of these signs out that you needed to wear a mask, you needed to social distance, etc. yet they enforced none of them! Guests walking around without masks, actually sitting in the main lobby without masks. People crowding elevators. We did not feel safe at all. Check Out- Check out was at 11. We wanted to check-out at 12 to give ourselves some time in the morning. We asked the night before and were told that they couldn't help us. We were told that we would have to call the morning of at 8 and speak with the manager to see if we would be allowed. What?!?! You have a computer system! Use it! Valet- I don't think this would have been such a problem if it wasn't for COVID and guest being allowed to not wear masks. However at night there was only one valet and it took 20 minutes to get the car. In the meantime we were all crowded together at the front. read more

DO NOT WASTE YOUR MONEY. Everything in this building is old and outdated. It's a 10 minute walk from your room to the beach so it's not really a beach resort. We came here for our honeymoon a few weeks back & were sadly disappointed when it came to our room and the hotel in general. For $520 a night we expected a lot more value from the hotel when it comes to the room & amenities. Sand paper like towels, 1 ply toilet paper, broken couch, awful smell in the disposal for 3 DAYS, only one working elevator. This is the most we've ever spent on a hotel room by a lot & there was nothing luxurious about it at all. I cut my leg on the glass table within 20 minutes of being there as the glass was hanging off the side of the table and I now have a long scar on my leg. Wish we could get our money back that we got from our wedding in all honesty, we spent most of it on the hotel & it felt like it went to waste. Tried to reach out to management to get reimbursed a bit but our calls weren't returned. I'm truly not one to complain about hotel stays but for how much money we spent we were a bit upset about it. read more

They are all two rooms suites with large bathrooms and ocean-view balconies. - The staff was amazing, including: valet, check-in, maids, and bartenders. - Location is perfect. We only used our car twice while on the island. MBOR is walk-able to great restaurants and located on a beautiful beach. - The pool bar food was great! I suggest ordering the crab quesadilla and the guacamole. T H E B A D - Expensive. - Mojito wasn't the best. I did not order it again. - We did not love the Grouper Sandwich. - The pool could be a little better. We walked next door to Marriott's pool and was amazed. The Marco Beach Ocean Resort is a very nice beachfront resort, and overall we've been quite happy with our stay. The room is spacious with a kitchenette, living space, bedroom, bath, and beach view patio. The wall color is light and beachy, and the rooms feel quite comfortable overall. The housekeeping service has been phenomenal. They do a service in the mornings and a nice evening turn down service as well. The turn down chocolates are delicious! The beach view (from the 10th floor) is really stunning without being loud and obnoxious. Overall we are quite pleased with our stay. I gave four stars for two reasons, and these are purely just constructive comments based on my personal taste and experience. They are by NO means major complaints or slights against the resort. These are purely my thoughts on our stay. The first is that the front of house service, including the front desk but mainly the valet staff, tend to be overly talkative at times. Most frustratingly is when they actually end up delaying us from being able to get inside or leave for dinner because they're too busy making small talk for us to politely walk away. I fully appreciate their sense of hospitality, but quite frankly, not every person enjoys being constantly engaged in conversation while waiting for their car. It would be preferable to keep conversations casual and brief so guests' plans aren't delayed by lengthy conversation. The second reason I gave four stars is simply because some areas in the rooms and the hallways are beginning to show a little wear and age. It's nothing too worrisome, but it is a factor to consider when determining the best accommodations for your individual budget. Again, we were quite pleased with our overall experience here. The staff was courteous and gracious. The room was spacious and airy feeling. The beach view was beautiful! My constructive comments should only be taken as just that-- constructive. Stay far away from Marco Beach Ocean Resort and Vacasa! We made the horrific mistake of staying there for a wedding in room 1102. We smelled cigarette smoke on Thursday late afternoon when we checked in, but we weren't sure where it was coming from. And we were tired - so we decided to address the issue the next day. On Friday morning, the smell increased dramatically. We investigated and figured out that the smoke was pouring in through the door between our room and an adjoining room. 8am Friday morning - we reported the smoking issue for first time via text to Vacasa. We were assured, in writing, that they would resolve the issue. We had a 6-month-old baby in the room, so we were concerned about the smoke. The smoke also caused my wife's allergies to flare up. We left that morning to spend a day at the beach with friends Around 5pm that evening, we came back to our room and noticed that the tenants next door were still smoking -- filling our room with smoke. I went down to the front desk around 5:30 pm. I learned that nobody from Vacasa had contacted them AND that the building had a policy of not confronting guests over things like smoking or noise complaints. They recommended that I call the non-emergency police line to file a complaint. I called the police. They showed up and issued the couple a warning. The couple admitted to smoking in the room - and I confirmed with the officer that this was captured in the police report. I then called Vacasa and spoke with a rep named Patricia. She told confirmed that Vacasa did not contact the building as they had earlier promised. I told her I wanted to be relocated, as our apartment was filled with smoke. She said she filed a ticket for relocation and that someone would call me in 15-30 minutes that night. I never received a call that night. Then the next morning, Saturday, I called Vacasa again. I again told them I wanted a relocation. They confirmed with me that Patricia had NOT submitted a relocation ticket the night before. They then told me that they were submitting the ticket for relocation and i would get a call in 15-30 minutes. I gave them my cell number. After about an hour, they called my wife (not me). She was a bridesmaid in the wedding that day - so she couldn't take the call. She gave them my cell and told them to call me. They never did. I called Vacasa again around 12:30 to tell them I still hadn't heard from the local manager about the relocation. They asked me if I wanted a relocation still - I declined because I had to go to leave for a wedding service at 1pm. They offered to escalate me to a manager which I again declined because I had to leave for the wedding. I'll add a few thoughts: - The listing promised certain amenities that were not available because Vacasa is currently in a contentious legal dispute with the new owner of the building, Tom Dunneford. GOOGLE IT! - Tom Dunneford purchased 22 units about 6 months ago - after which Vacasa and Tom entered into a vicious legal dispute - The listing was for a room and a building that were smoke-free. That was not delivered on. We had smoke entering our room through a door into an adjoining room - Overall the central customer service from. Vacasa was ATROCIOUSLY BAD The service from the local manager named Debby (who we never met or talked to except through some brief texts) was equally appalling - My wife had allergies the whole trip because of the second and thirdhand smoke. And we had a 6-month-old baby in the room. Vacasa showed zero compassion for our predicament. - Buyer beware - they have terrible reviews generally, and specifically on BBB. We only rented through Vacasa because the wedding party had reserved a block through them. read more

This was one of the nicest resorts we've ever stayed at. My husband and I went with our twin 16 year old daughters and it couldn't have been more perfect for us! There was a walk to get to the beach, but once you get there you are met with a team of people who are there to make sure you're comfortable. They set you up with lounge chairs, umbrellas, towels and an ice bucket filled with waters. This, alone, made the entire trip for us. Plus, they had an abundance of chairs so we didn't have to wake up and get down there early just to make sure we got a seat. Whenever we went down, they set us right up. Also, they are happy to take orders for food and drinks from your beach chair. There weren't many dining options, so we did venture out most days for breakfast and dinner. The resort was not overcrowded (we visited another resort (JW Marriot) to grab a bite to eat and we couldn't believe how many people were there! The pools were completely filled and there were tons of children everywhere. This made us love our resort even more!! We considered the Marriott before booking here, and this resort was definitely a better fit for us and our family. It was low-key, professional and far exceeded our expectations. Although there were mostly families with children with us, it wasn't overcrowded at all. We will most definitely be returning!! read more

We stayed here through Airbnb and had a condo on the 12th floor. The condo had all that we needed, small kitchen, very clean, comfortable and they provided beach accessories. The resort building is beautiful, looks very luxurious. The garage is in another building so the walk to and back is not convenient. The garage elevator is so old that it would take people up and down depending on who pressed the button on the various floors, literally felt like it was going to break down while inside. The beach restaurant is just overpriced mediocre food and drinks. The beach is beautiful with white shell sand and blue water, BUT since the staff brings club members food and drinks there's so much plastic trash like straws, bottles and all. The staff that works on the beach literally walks by the trash and it stays there for days. There were many visitors who were fishing literally in the middle of all of the swimmers and were attracting and catching sharks. They definitely shouldn't allow fishing there with the amount of swimmers, especially kids. read more

Shout out to Ms J., who fit me and my twin sister into her busy schedule. We both agreed this was one of our best massage. The service and amenities are top notch. I have never stayed at a more beautiful place - both inside and out. The service was exceptional from the valet, front desk, beach crew and housekeeping. Our room was gorgeous and the beach access with beach-side service was more than we could've imagined. And unlike some places in Florida where spring breakers and snow birds may be overwhelming, Marco ocean beach resort has a vibrant mix of ages that made it fun. Marco beach ocean resort provides royal service without being snobby and the guests are just as friendly as the staff. Not to mention the location! Wow. Just wow. We were blown away with the quality of this resort. I came with my husband for his birthday weekend and it was the perfect weekend! Starting from the valet staff up front, they were helpful with our bags and super quick with getting the cars. We chatted every time we came downstairs. They even offered advice on things to do and places to eat. The check in process was seamless and our room was ready early. The actual room was great, as well. It is a suite style hotel so there was a living room, master suite, and balcony. The suite had a bath and shower. Plenty of towels and amenities! They had coffee and a full kitchen in the room. We did massages and the ladies were super nice and had great technique. The spa was relaxing and luxurious. I used the sauna and steam room which I loved. The beach area staff were also great. The process for the towels, chairs, and umbrella was quick and seamless. They brought us our food and drinks to our chairs quickly each time. The room service and drinks of the hotel were delicious. High class! Exceptional staff, over the top friendly & helpful! Free beach chairs & towels- you pay extra for that at every other resort! Twice a day room maintenance, turn down service with an inspirational quote & chocolates on the pillow. Comfy beds. Marco is so beautiful that there's not much reason to be in the room... But if you are, it's very comfortable! Free wifi if you need it. Beach was clean, and we really appreciated the Smoke Free policy at the resort! We stayed in the resort condos. The room was clean and kept up. There was a TS Else coming in so they had brought in our deck furniture ahead of time for us. Everyone we encountered was friendly and helpful. The resort food was expensive which is expected but we think the JW food and drink was better for the price we paid at MBOR. They didn't have anything going on in the resort during the tropical storm so it was a challenge with two kids under 6 in a room for 24 hours, but overall good experience with the hotel itself. read more

We were guests of our Fiddlers Creek friends who are members. We went to their Beach bar, which was not much to look at, but the food was very good. Our bartenders/servers were excellent!(David and Carmichael) They made excellent suggestions and made us some amazing drinks! They had us laughing and smiling the whole time! They even provided the recipe of one of the drinks my wife loved. It's very rare to find such service and atmosphere. I can honestly say we will visit again, now to brass tax. Food- Menu was good, if not limited. Good quality and portion size. A bit pricey, but worth it. Drinks- Read above, but excellent. Those two gentlemen know what they're about. Extensive choices, but go with the daily specials! Atmosphere- Needs a little work. Nice view of the beach. Bar looks a little run down. Small TVs, but clean. Nice rooms but they should be for 600 a night. I like that you can turn the AC down as low as you like. Some hotels only allow you to go done to 67. I really like it cold. It was a very rainy weekend so we didn't get to enjoy the beach. We could see from our balcony there were still guests enjoying the pool area and lots of children. The most disappointing part is I requested a late checkout the night before (1hour). I was told to call back in the morning. I did but was only granted a 1/2 hour. Really??? I have worked in the hotel industry and I am sure that extra 1/2 hour would of not been detrimental to their housekeeping staff. I will be staying at the Marriott from now on where they give their reward members late checkout no questions asked. read more
