He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. We started with a different Windermere agent, who we got to know and were comfortable working with. We wanted to list our home near the price we hoped to get for it. Bill said to list it for 25-30k less in hopes of generating a price war. It was not really our desire to do that, but we were finally convinced. Then Bill went on vacation and handed us off to Greg with some type of split commission agreement. Promises were made that the service would be great, the pricing was right, and the plan was good. But it did not turn out that way. We should have stuck to our instincts. We were pressured into paying $1200 to stage our home, being told over and over that this was going to make for a stronger open house. After the underwhelming open house, we were informed by our neighbors that the assistants who ran it were so late that people gave up waiting, and then during the open house, were busy with their iPhones and not engaging with potential buyers. We got 2 offers, only one of them was solid. Our first instinct was to take the house off the market and re-list it at the price we originally wanted. As they did not want to do that we wound up having to negotiate with our own 'team'. It went on and on and finally we decided that we weren't in a position to start over and we took the offer. Excuses given for the disappointing outcome included that we waited too long in the season. Another was that our townhouse was a bit older and people want modern. But the week after we sold, an absolute comparable came on the market. Two blocks away, built the same year, same sq. ft, same layout, same finishes (possibly same builder). They asked 15k more than we did, they got 40k more than we did. Next time, if there is a next time (we are happily renting now), we would find agents who are better listeners, harder workers and just plain better at their jobs.
