    Inspection on 1/27/25 in Talent, $475 for our 1030 square foot home…read more *3 different contractors have been appalled at what Trevor missed in his inspection, including a hazmat company we had to contact to sanitize the home and garage. They said they couldn't believe this wasn't noted and handled before closing. It's ok to hold an inspector accountable for their oversight, we are not bad people for having to report this, we are the ones left in the unfortunate position of having to have moved our family out of an un-live able house because Trevor did not inform us about any of the issues below, despite his claims or years of experience, people can still make mistakes, and he is continually avoiding accountability. Despite claiming excellent customer service, he has made no attempt to make things right. We did have the recommended contractors come out and look at the house and they also failed to inform us of the most prevalent issue, which was the extensive hazardous rodent debris, which is also why we had to review those companies. Because this was a serious oversight by so many professionals and we as the now owners are bearing the responsibility and burden of these oversights. We have to report them. It's not our fault that they happen to be negative reviews. We are not to blame here.* We are just now able to write this review and we certainly do not enjoy having to do this. All of these issues were visible to the naked eye without invasive techniques, before any work was started on the home, and the home was completely vacant for his inspection. When we reached out via email to find a generative solution this was his response: "It is unfortunate for my business that these situations can lead to lost trust between me and the Realtors I work with. As you know, complaints from clients, even with the best of intentions, are never positive for the relationship." 1. No mention that the attic above the kitchen and laundry room was completely blocked off, which means there is a 25' section of the attic that he did not inspect and there is no way to service the ducting, electrical, or see if there are leaks/animal activity in there like the rest of the attic. 2. Extensive rodent feces, dead birds/feathers, and construction debris left in the attic, none of which were mentioned in his report and all of which need to be cleaned out and sterilized before the home is livable. His email response: "It is common for construction debris to be inside attics... the contractor typically does not clean up in the attic. There were some rodent droppings." It is still his job to report on it - including the rodent feces. He reported rodent activity in the crawlspace, and by omitting it from the attic AND garage he made it appear as if they were not present. Either report on all of it, or clearly communicate you will not be reporting on any of it. 3. Structurally concerning, the ceiling joists are incorrectly installed, with no structural overlap and no load bearing wall to support them - this is causing the living room ceiling to sag. Trevor's response to this: "Joists are almost always spliced above a bearing wall which is acceptable building practices." Except ours are not above a load bearing wall, so he is validating what our issue is and why the ceiling is sagging. 4. Missed a rotten spongy section of siding off the patio (2'x4', visible to the naked eye and requiring no invasive techniques) indicating termite issues in the siding. 5. The garage loft was full of rodent feces and debris/trash left by the previous owners, which was also not mentioned by Trevor or in the report. 6. We tried to give him the benefit of the doubt where we could, like how the ducting/insulation made it difficult to inspect the whole crawlspace etc. He missed so many more issues in the home as well that we are not nitpicking. When you pay an inspector, you expect to have these issues brought to light; like the broken bathroom door, walls being out of plumb, a previously patched and sagging section of ceiling over a bedroom, it goes on. We understand we are all human and people make mistakes, but it speaks volumes how you show up to those mistakes. After his initial correspondence we had our realtors request a refund for the inspection, which he did on March 27, but not of his own offering. He made no effort to make things right on his own, which has left us unable to move in to the home and requiring us to spend a lot more time and money fixing these problems that could have been avoided if Trevor had done a thorough report of his inspection.

    Adrian Reyes: Peak Building Inspections…read more I have experienced several Home Inspectors during my quest for searching for my ideal home. I decided to purchase a brand-new home that was built from the ground up and I asked myself why do I need to have a Home Inspection Report if the house is brand new. I was so glad that I did, and it was with Adrian Reyes with Peak Building Inspections. Adrian went beyond what other inspectors could have possibly done. Most inspectors would ignore the task if there was any slight inconvenience that was presented, not with Adrian. Every corner of the house was checked and re-checked. The electrical panel I thought would have been the easiest since it was passed by the city code inspector but found out that the electrical had the most violations. Adrian went through every room and all around the perimeter and tested each circuit or outlet and found many troubling mistakes. The crawl space and attic did not have insulation that you would have taken for granted that it was installed properly but was not. The inspection time frame is usually 2-3 hours, Adrian went way beyond that to make sure everything was inspected and recorded with pictures and video. The video is a nice touch because you really don't see the true problem through a picture. Hands down Adrian is the best Home Inspector that I have encounter and I will use again for my one year home warranty inspection.

In addition, he also pointed out all of the positive things he saw in the house too, of which there were many. I would absolutely recommend them to anyone looking for a comprehensive inspection of a home.
