I contacted them to view a property which are the stars I gave because that went ok. I applied and didnt receive a response. I contacted the office to make sure it was received and the receptionist was very rude and told me everything was on the website (understood) I just anticipated a response of some kind. I did receive one shortly after. When I came to the office to bring my docs and application fee I realized they only take cashiers checks not personal checks but I gave everything else and said I would run and get a cashiers check. I did, when I came back the receptionist pulled out a calculator and said we dont accept applicants who make less than 3x the rent. Aside from the fact that this doesnt account for my bills and whether I can afford it or not-obviously as an adult with 20 years of impeccable rental history Im qualified to determine what I can afford but I also found it unprofessional to do that in front of me, the client, and everyone else in the office waiting to be helped. This couldve been listed in the application, or when I submitted my application before my trips to the office or even on my 2nd trip. I also now see on the website a co-signer can assist, this option wasnt offered to me and I have one! In addition to rental references accounting for the last 13 years of my rental history. They also expect you to list and potentially pay a pet fee for goldfish. read more

The lady that received mine and my wife's applications for tenancy is a scrooge for sure. Cmon...our income is above average and confirmed, our credit is low, but on the rise, but within your guidelines, and our last 2 landlords both gave us their positive endorsements. What gives? Well, the management company for our second choice property is happy to have our family as tenants so we have a home in spite of your sickness. We passed all background checks etc. So something is fishy about Miss Scrooge's behavior, lack of customer service, and overall good faith in business. I have been renting a home from Ned Baker Real Estate for over three years. All of the women who work at the Ned Baker office have always been extremely courteous and professional, I've never had a single issue to report. A wind storm earlier in 2017 blue down a large tree in our yard, and the roof was also damaged. The damaged roof allowed water to leak into the home and cause some damage. Ned Baker responded very quickly, and had everything fixed in a timely fashion. Even the outside contractors that were brought in were very polite and professional. A handful of other minor issues over the years, a worn out garbage disposal, a broken stove, and a few other electrical issues, were always dealt with extremely promptly. In fact, we even received same day repairs on more than one occasion. Arsinio from maintenance is extremely helpful! I've rented from several rental companies in Lebanon, Albany, and Corvallis. Ned Baker in Salem is hands-down the best rental company I have ever worked with. In over three years of renting, Ned Baker raised my rent a grand total of one time. Where as other rental companies I've used, raise my rent every six months. It was great to feel like I was paying fair rent, and not getting rent gouged every opportunity they could legally pursue. If you're looking to rent, and you're capable of following simple rules, and you're looking for professional responsive folk, Ned Baker real estate is the answer. They called us 3 time to say we were first in line then called back to say the messed up and someone else was in front of us. We had one bad thing on our credit and paid it off. They listed my property for the wrong price, told me that a sizable chip in my porcelain sink was "normal wear and tear" because they failed to charge the renters for it, and overall caused me more headaches I had to personally fix. Further, as someone who has worked in customer service for 15 years, their service was the worst I've ever experienced and they were at time pointedly rude. I just wanted to say I am a fan of Ned Baker Real Estate. I recently moved from out of state and had to complete most of the financial and legal information through electronic means. I kept in touch with the office through e-mails and phone conversations. I must say I was totally impressed. The staff took care of all my questions and transactions without problems. My wife and I have a great home for less than the apartment we had in California. But then again, it was California (A nice place to visit, but believe me...it is broken). I recommend them to anybody wanting to live in the Salem area. Regarding the review of inspections. All management businesses have a responsibility to their costumers. Checking on a home is reasonable and well within the limits of the law. I have no issue with an occasional inspection. I just want to be here during that minor intrusion. If you plan to be a tenant of Ned Baker Reality I would suggest you reconsider and try another company. The last thing the staff at Ned Baker Reality would like to do is help a tenant find a place to live. Every interaction I had with the staff resulted in me leaving more frustrated, confused and overall disappointed. Even though I loved the place I found through them, the Ned Baker staff very nearly caused me to pick another place simply to avoid dealing with them in the future. Specifics of my encounter: 1. Initial application fee kept going up, was quoted one price had to pay another. 2. Had to make multiple trips to the office to complete the application process because they did not get all the information the first time. 3. Had to make multiple trips to the office to pay the first months rent because no one mentioned that it had to be a cashiers check. 4. Nearly missed the move in date because the background check process took to long. If the landlord had not agreed to let us move in without the background check, we would have had a full uHaul and no place to go. Had I been told when I first came in how long the process took, the background check could have been completed in plenty of time. This is an example where the staff failed to think beyond the short term, and nearly cost me the tenant. 5. Overall failure by the staff to remember that the people coming in to rent places are their customer. Customers should be treated with at the very least a moderate degree of happiness and respect. If you really want to shine you could pretend you enjoy your job, and helping customers. At the very least an awareness that the customer is helping pay their salary and deserves a degree of respect. Being a property management company means treating both the owner and tenant as customers. Ned Baker Staff fails miserably to remember who their customers are. MOST OF ALL, my warning is severe if you are moving in from out of state. PICK ANOTHER COMPANY. Ned Baker Realty has no sense of the work involved just getting here from out of state, and make no effort to accommodate that process. Warning to Landlords - Do you want your tenants to have this type of experience before they move in? The single bright spot in their entire operation is Yolanda Martinez. She helped us on our actual move in day, and got to feel a portion of my frustration with Ned Baker's staff and process. Even though she was not part of any of the issues outlined above, she took ownership of them, and started to mend this issue. Unfortunately for her, the situation was too far gone by that point. But I did not want her to be lumped in with the poor performance of the other staff members who I will avoid naming. I was there was a no star option for this terrible property management company. By far the worst people I've ever had to deal with. We moved to Salem from southern California last month and found a house through them, in hindsight I wish we would have waited for another house. We weren't allowed to move in for almost a week after being approved because the house was "dusty". We had a very small window to receive our household goods from the moving company, and zero effort was made to get the house "dusted" sooner. Upon move in the house was hardly clean, the carpet has stains everywhere and there was trash all over the backyard. Every time we would call the office whoever answered the phone was very rude and interrogated us and would not even answer our questions. 2 weeks after moving in the lockbox was still hanging from the front door handle, swinging and banging into the doorframe every time the door was open or closed and making the handle sag. We called and left messages with Jennifer our property manager, sent many emails, some with pictures of the damage. After about 10 calls/emails the lockbox is still there and there is no reply from Jennifer. After calling and yelling the 11th time the lockbox was removed a couple hours later. Jennifer never replied or apologized. We pay $1325 a month for rent and should be treated better then this. If you can wait I highly recommend not renting from Ned Baker properties read more

A semi progressional organization but I realized they have flaws in their application process. I had a property that they were trying to rent for me for over 2 months with multiple applications coming in and interest in the property. Because of only one employee that seemed to process the applications one at a time, being out sick and no interest in looking at a different way of doing business I pulled my property from them. I than used a outside background check website and rented the property in 2 days with a one year lease. If you are a property owner go somewhere else or try to rent it out yourself. They don't even market on Craigslist. read more

They've managed my properties for a long time now. They have always been transparent and professional.

We have been in the house for year and a half and are moving out this month. Throughout my time here we have had several problems at the house; however, they were able to fix the issues quite quickly. I will note that the owner of the property, and not the real estate company, took a very hands-on approach to the house, and would usually deal with issues directly. So I'm not sure about their other properties. I will update this review when we see how the move-out process goes, and whether or not we get our deposit back. The house is actually in better condition now than when we moved in. We have painted several spots that were poorly painted, cleaned out the side yard, weeded the flowerbeds, and some other things that weren't in great condition. read more

The only good thing I can say about Ned Baker is that their procedure to view rentals is convenient (go to their office, leave your DL number, receive a lockbox code, go view the rental). Other than that, our two year rental experience with them was awful. Requests for maintenance were ignored and deleted. When we would call back to follow up, they would declare the owners didn't approve the request. After one emergency, the owners came to our house and we asked them about the maintenance requests. They said they had not only approved them 6 weeks before, but also been charged for them. Unfortunately, this wasn't a one time thing. When the owner of the home tells you, the tenant, to deal with them rather than Ned Baker, you know it's bad. The staff seems to have a very high turnover rate, and you never get the same person twice. Forget about communication, because they all claim "nobody told them" or "they didn't get the message." We started keeping track of our phone calls and to whom we spoke to at Ned Baker. On a couple of occasions, the staff we talked to would ask, "who told you that?" When we would tell her names and when we'd talked to the person, she huffed and puffed and clearly was irritated. Something else the staff is fond of is placing blame on other staff members. First blaming the owners and then your coworkers? Very unprofessional, to say the least. Finally, upon moving out, Ned Baker tried to charge us for things the owners said they wouldn't charge us for (basically, maintenance items that were never taken care of). I told one staff member what the owner promised us and she did not like it one bit. Tried to force me to sign a new lease, never even viewed the property themselves, move out charges violate not only my lease, but also Oregon tenant law. We had no initial problems with the company moving in went without a hitch. The issue came when we moved out. They practically kept our entire security deposit and claimed repairs with no list of what was repaired. We had completed a very thorough inspection indicating several problem areas for each room and the exterior of the home (the house was ok but showing signs of neglect from previous rentals). I would recommend another rental agency if you intend to see your deposit returned. read more

I submitted my previous review and instead of updating that rambling ridiculous, I figured I would add another to show yet another lovely trick! We moved out April 30th, they did their walk through and provided their "final" accounting dated May 20th with security deposit total, fees from contractors and a refund, all done no more! PSYCH........................today (July 9th), we received an "amended" final accounting that says we OWE THEM $120. And my favorite part is the fact that the other invoice is NOT MENTIONED ANYWHERE on the "original" accounting AND is dated 11 DAYS AFTER. Additionally, they sat on this invoice for 36 DAYS with ZERO attempts to contact us, only included with the "amended" accounting. If you are entertaining renting from this establishment, I would advise not to. But if you feel the need for speed, KEEP EVERYTHING, you will probably need it! Needless to say, I have prepared a lovely bucket of sand for their pleasure. read more

2 weeks without heat in November because the ancient (40, 50 year old?) heater broke. After nearly a week, they sent someone to check on it, who confirmed it was broken. When I finally contacted them (after my partner had already tried) a week later to see what was happening, they were magically able to send someone the same day! When I asked for a credit on the rent, due to the fact that my house had been in the low 40s for nearly half the month, I was told by the snarky property manager that it had been a "mild November", but they would give us a $50 credit for the inconvenience. "Mild November?" I'm literally shaking I'm so angry., Steer clear of these amateurs. I've gotten better customer service at Taco Bell. read more

LAST RESORT. Waited approximately one and a half to two weeks to get moved into a house after moving across the country. Felt uncomfortable that my car was full of my belonging such as computers, clothes, etc.and not being able to move into a place any sooner than that with this company. Finally was given a move in appointment at 8 am on move in day. Which was after a 13 hour shift of taking care of the critically ill. This was great, except they called at 730 and said they couldn't honor the 8 am appt due to conflicting appointments with other potential tenants. They moved my move in to noon, then to 2:30. After having to sit in their parking lot most of the day I was exhausted and disappointed about the lack of respect for a paying customer. During the first night, strangers were looking in the windows and there was vagrant occupying the backyard the next morning. Ned Baker indicated it was not their responsibility to ensure their properties are safe from these unknown persons/dangers and had no intentions of rectifying the issue. TERRIBLE ETHICS! I value myself more than this company will value its tenants and moved to safer conditions ASAP! read more

I am going to let this review stand, because what happened, happened. However, it is only fair to add that the folks at Ned Baker did contact me and apologize, explaining that they have experienced problems with their email filters. I can accept that, so I am upgrading by one star. Professional? Courteous? Might want to work on that... I sent a politely-worded inquiry about a posted rental house, asking if my rental app would be good for just one address or for a certain time frame. I'm new to renting and that might be a silly question, but guess what the reply did state? Nada. There was no reply. So, I followed that by forwarding the email to another rep, and guess what she had to "say?" Nil. Still no reply. After a time, I sent a note to the same addresses and simply mentioned that I was disappointed not to have heard from anyone there. Surprise! Still no response. This is certainly not professional behavior, and it ended my potential relationship with that agency. Too bad. I'm a great risk in all ways that could be measured for rentals, according to my current prop manager. Seriously unprofessional and just plain rude. Worse than everything else, though...dumb. Ned baker just bought the rental unit my family is in and have been for the past 1 1/2, after signing a lease with ned I received a 60 day no cause notice in the mail.. It is March and I have to relocate my kids to a new school and new home with 3 months of school left.. I couldn't even get an extra 2 weeks.. This is the worst rental company ever!!! They did an ok job while renting but after move out.... $247 for cleaning blinds... That seems a little outrageous especially since we cleaned them after we moved in and left them cleaner than when we moved in. also we were only there for aprox 5 mo. Anyway, basically expect your security deposit to get raped. Other than that they were ok. read more

Lived in the home for over 8 years. Communication between staff is horrible. Yearly inspections get done and are said to be great but when you move out, expect to be overcharged for everything, not get your deposit back, and owe them an additional amount of money. If I could give any suggestions, don't allow the low monthly payments, wonderful yearly inspections, and a couple nice people to stop you from putting everything in writing, taking pictures when you move in and out. Do know that Cassandra does not allow you to be there for the walk through when you move out and is rude. Most people at Ned Baker were very nice all though clueless at times when it came to knowing policies and procedures. It is sad to know that you pay thousands of dollars into a home, ask for very few repairs, spend your own time and money improving parts of the home, and end up owing double your deposit when you move out. read more

I had the worste experience ever with this rental company. So I found a house in there listings that I wanted to rent, but it wasnt ready to be viewed. I decided Id just submit my application in anyways because I didnt want anyone else to get one in first and I was able to view pics on there website. Four days befor the move in I went in and asked to please have the lock box key to view it since it was supposed to be ready to view. I went to the house and it had not been cleaned what so ever, the previous owners and pretty much trashed it. Rotting food, garbage piled waste deep, etc etc. I am not sure the previous renters had ever cleaned it. So I called ned baker real estate and asked if the house was still going to be ready in four days and they were like oh yeah about that, we meant to call you. We are going to need another two weeks. So I had to go back to my apt. complex and tell them I need to extend my thirty day notice. Not that big of deal, I am sure they didnt know it was going to be that filthy. So during this two weeks I still have the lock box key code so every two days I swing by the house and peek in to see how the clean up is going. At four days till move in, still nothing has been done! I called them and asked what was going on and they said that there had been a few hang ups, but that the house would be ready in four days. In the next four days they came and cleaned the carpets, picked up all the obvious large pieces of trash and stuff laying around baby bottles with sour milk etc.. and had replaced a drawer that was missing. But no Cleaning at all. Morning of move in, still no cleaning had been done. I call Ned baker and they said that it will be ready, but that I cant move in till 4 or 5 at night cause they need to clean. This place needed more than just a few hours of cleaning and alot of repairs. So I show up to move in, the house was not even close to properly clean and I am not a clean/neat freak.. I would have been happy with sanitary. Im moving my stuff into the house and I go to put my washer and dryer in the shed/laundry room next to the house. It is filled waste deep with bags of trash. Dirty diapers, clothes food etc.. it reeks. So I guess when they cleaned up they just put the trash bags in there and forgot about them, thats what happens when you dont do things properly and you do them in a careless hurry. So I had to leave my washer and dryer outside for a night and got moved in so late in the day we ended up having to get a hotel for the night. So the next couple weeks I had to keep calling them with various repairs that they said they would have done before we moved in, like fixing a drawer that was just hanging there, the blinds were all bent and mangled and they said they were going to replace those, some painting, some electrical stuff.. I work nights at the hospital so all these repairs were taking place during hours while I sleep. So inconvenient and so unprofessional that this stuff wasnt already taken care of. About a month and a half into my move in they did come and take the blinds away (while im trying to sleep for work) but to my suprise they brought the same tattered blinds back and put them up, they had just sent them to be cleaned. Every one of the vents in the house was caked with dust, there was like an inch layer thick of dust on the top of the fan. It was gross. Okay so I am gonna skip ahead to the move out. I only lived there for 8 months, the gas was outrageous because the house had no insulation and I was just soured by my move in experience. So befor signing the lease they did say they would charge for carpet cleaning and cleaning no matter what out of the deposit so if you choose to do either of these things its up to you, but you will still be charged. I payed 1,095 dollar deposit. They sent me a check the other day for 735 dollars. They charged me 125 dollars carpet cleaning, 120 cleaning, 70$ in repairs (they said they had to snake a drain and extend the cord to a light that was too short to reach-they had had a piece of yarn tied to it previous and it fell off so they charged me to extend the pull down cord.) 60$ in Landscaping- mowing and weeding etc.. the lawn was mowed when we moved out, but I hadnt done any weeding so maybe 40 dollars would have been reasonable. And then they charged me 90$ to have the blinds professionally cleaned!! The blinds maybe needed a light dusting etc.. And they send me a bunch of pictures of the house with the checklist as if to prove why the charged me what they did for everything. Those pictures look much better than the ones I took when I moved in there. I had to bleach the tub and sink forever to get the stains out of them. I had to take down every single vent and wash them. I had to vaccum paint chips out of every window sill. It took me an hour to get the grime off the top of the fan. Do not rent from this company read more
