Just, ran our screening and never got back to us. They were impossible to get ahold of, I literally never talked to someone in person or over the phone. It was 100% email and they only answered their emails like....1 or two times a day, if you were lucky. I went DAYS with no contact. And then we were denied from the reporting agency for also no reason, like for not having verified income when we sent in two months of pay stubs, or for not having enough rental history when we are actually moving out from our first apartment together at the end of our 11mo lease. DO NOT RENT AT ANY NELSON FAMILY PROPERTIES OWNED OR CANYON FURNITURE OWNED PROPERTY. This is the worse rental management company I have ever encountered. Celestino is the maintenance guy, it take up to 7 days for them to get to you and they really do wait til the very last minute. Then all your maintenance requests aren't done so make sure you do multiple maintenance request instead of all in one. The management team is also hard to reach. They do not answer or return your calls. Heck legal dept doesn't even answer. If you want to reach someone you have to be lucky enough to run into them and stop them in their tracks otherwise they just want your rent and as long as you're paying they will ignore you. When you do something they do not like they will be quick to post your door and give you a written violation or notice. You also pay your rent to a UPS drop box. Look carefully at your renters agreement. There is no physical office address. They are able to post your door but you are unable to post theirs and unable to meet them to speak about anything. If you are thinking about renting, don't. You are better off renting with Princeton Properties. Anywhere is better than living somewhere this company owns. Menlo Gardens Beaverton I think that they were decent landlords. Our experience with them was pretty good. I heard from other tenants that it sometimes took a long time to get things fixed, but we somehow lucked out. We did get nearly all of our deposit back when we left. I think that maybe the reviews are a little unfairly skewed, and that it's the disgruntled tenants who are leaving reviews. The worst part was not enough parking. read more

Don't rent from these people. They will take your entire deposit and charge you even more, no matter what state you leave the property in. When you attempt to dispute charges and work out a compromise, they send collections after you. I could write on about how bad this property management company is, but public record speaks louder than my own experience. If negative stars were a thing, that's what this horribly selfish, backwards, sneaky, deceitful family company deserves. My husband and I were moving out of our wonderful rental due to our landlords selling. We came upon a "beautiful" 1975 remodeled home, very close to our current home and thought it was too good to be true. We toured the home and were told on site that certain "issues" that were brought up would be fixed upon our move in. We were also told that the owners had just called and lowered the monthly rent $100.00. We were sold! We only had about a week to move in or they were going to give it to someone else who was interested. I felt a little pushed but we needed to move and had no other options at the time. We signed papers and saw the price was at the original and when we asked about the $100.00 that was taken off, we were again told that if we couldn't afford it, someone else could. We reluctantly moved in. ***Side note- We have a 1 year old son, 4 year old daughter and I am high risk pregnant during this move. **** The day we moved in the house was so disgustingly dirty, we had to take pictures. I spent HOURS vacuuming spider webs, spiders, carpet staples (upwards to about 50 of them, hidden in the "new" shag carpet in the kids play room) and WORMS off the walls and floors. Upon my husband showing up with our first load, we notice the 2-foot wide water damage with MOLD on it, on the ceiling in our main level front room. I shrugged it off not to get upset. Then as I was walking out the back deck with my grandmother, I literally broke a deck stair and almost fell through because it was rotten on the bottom - but don't worry, they power washed it so it looked nice and new. The deck was literally pieced together with out ONE support beam and was balanced on sticks and cinder blocks. The garbage disposal was broken and spitting dirty water into our dishwasher, the refrigerator with a water filter that was there when we signed papers had been removed the night before we moved in for one that didn't fit in the slot nor did it has water or even an ice maker. The washer and dryer down stairs were probably 40 years old and shoved to fit in under the "new beautiful built in counter" but would wiggle their way out, at which point the rusted screws broke and the fronts fell off. The "newly remodeled kitchen" literally was falling apart. They painted white paint over all the cabinets without sanding them or priming them so obviously the paint bubbled and peeled off in random spots. The "newly remodeled kitchen counter" LITERALLY broke off and fell on my feet due to the lack of priming and the double-sided construction tape they used to attach the sides!!! But don't worry- I had Christopher Nelson already at my house fixing out garage door that he said didn't fit and he wasn't sure why there was a random piece of metal forcing the track over (because it didn't fit the garage). So when he saw the counter, he said he would be back to fix it but asked that I AGAIN put in a maintenance request. This is all about 2 weeks into our new home. We had men show up 7 times un-announced! One time a gentleman was outside my bedroom window while I was getting out of the shower! We lost power in our 3 bathrooms. 2 on the upper level, one on the bottom. But why would 3 bathrooms on 3 opposite sides of the home all be wired together? THEY SHOULDNT! Meaning the wiring was out dated and in fact had no record of being checked or updated since the home was built in 75. Did I mention this is Mr. and Mrs. Nelsons home! The family home! They painted over and cheaply remodeled tile and light fixtures to hide horrible and unsafe structural issues! They broke the law by allowing their "maintenance men" who really was their two sons who work for them, Chris Nelson and his brother Scott Nelson. Besides the mold and horrible structure flaws to this home, we were told by Scott Nelson we could leave and assured us we had 30 days and would receive our money back for the inconvenience, because he had no idea the "issues" of the home. WRONG AGAIN! We moved out and they are now attempting to sue us and just sent us to collections for ridiculous lease breaking fees and house cleaning. THE HOUSE WAS IMMACULATE WHEN WE MOVED OUT!! Especially compared to the abandoned looking home that we moved into. Did I mention the dead mice all over the property and the large dead rat we found on our move out day? This family is the saddest excuse for a company, let alone moral humans. PS. I was reluctant to inquire about their vacant properties based on the Yelp reviews for them not responding to applicants and tenants. Its been over a week that I called for information and emailed. NOT ONE REPLY.. Everything is automated, no one ever answers the office phone. You get put on hold, then to voice mail. Very unprofessional and applicants complaining they paid fees and were not contacted for days. Horrible property management who doesn't care about their tenants. If you need maintenance done in the apartment, good luck getting the maintenance man to come out and take a look. They never answer their phone and are nearly IMPOSSIBLE to contact, I submitted NUMEROUS maintenance requests while living here and NONE ever got completed or even responded to. They might be cheap, but the headache and stress is never worth it, don't waste your time and go elsewhere! I am much happier now that I am living elsewhere! PS: The "Christopher" with the 5 star review is the owners son and the "maintenance man". He goes around on Yelp adding 5 star reviews to all his family's properties to hide the fact they don't take care of their tenants. HORRIBLE customer service. I lived at menlo gardens for six years and have never dealt with such an unprofessional "management company". I can never reach anyone or get a call back. After paying rent on time for six years the decent and respectful thing to do is treat your tenants with good customer service, which unfortunately wasn't ever achieved. After receiving my final walk thru paperwork it reflected and solidified my opinion of this management group with picking apart every little thing to only charge me the most possible amount they can. I will never recommend Menlo Gardens because of the communication and lack of human care this company doesn't have, which is unfortunate because I liked the unit and location. read more

do not fucking rent for the nelson property management ever its so bad if you don't pay your water bill or electricity, they give you a $350 one day late fee then the next day it's another $355 for not paying your water bill even though your rent is 2300 sewer and electricity are only 75 to 83 a month but their late fees are absolutely insane plus i just got an old letter stating that they can come in whenever they feel like they can which is illegal. i doubt scott nelson or his wife or his brother chris would like anyone including maintenance people coming into their house, uninvited or unannounced, which is very creepy and uncomfortable. these houses do not feel like homes please do not rent here. it was 100% a mistake they will take your full security deposit and say we can deal with it in court even though they have way too many court battles that they haven't beat in because they know they're wrong. i'm just glad my uncle is a lawyer plus if you don't pay your rent on the fourth or the first of every month your rent will not be 2300 for the late fee. it will be 2900+ another hundred if you miss another day so technically altogether, it'll be three grand just for one month of living here in a two bedroom fucking apartment and you have the worst neighbors ever because half of these neighbors have 6 to 7 people living in one house, no wonder plus i've seen leo the maintenance man go into house and squat and stay in there. i've caught him coming out and going to his van because i have cameras all around the property. i've caught him on my camera security camera literally getting out of his fucking van parking it on the side of the mailboxes and going into a vacant house with no supplies. literally sitting there and eating because i'm 100% certain leah was the squatter in my house for the whole two weeks before i moved in and then when i moved in and went upstairs at 9 am i looked around the house there was cigarette butts everywhere. there was a bed in my fucking house. there was a fucking ripped up fucking rug there was holes in the carpet from cigarettes. i have it all on video so this isn't gonna be good for the nelson property management. they are not going to. they will be shut down soon. i just contacted the city of beaverton and i contacted the mayor and i've contacted the mold inspection there is mold in all of these apartments. they do not do any maintenance outside. they sit in your house to milk their hours because they're fucking losers and they do not have a fucking life literally the most grossest people i've ever had to come in contact with i'm a really good communicative person and i'm very straightforward and when people are not and they're beating around the bush that pisses me off really fucking bad so with that being said, i just really hope you guys read this shit and i hope you do never ever ever ever fucking ever rent from nelson property management ever they will come in your house uninvited your dog will fucking kill them till because my my dogs a german shepherd so she'll walk right up to them and have no remorse. i have told my landlord i didn't want him to come in because i can't leave my dog in a room locked away all fucking week just because you think you can come in whenever you want not an option so with that being said, i feel bad for people who live with them. this nelson property thing won't be much longer. i give it less than a year and they will have to fucking sell their property to someone else like landmark property, management, or windermere property management those are all way better than fucking nelson property management because they think they can come in when they're not invited which is very disrespectful, but they seem to not care, but do not ever rent from here ever ever ever ever ever when i say ever, i mean ever read more

They don't get back to you at all by email or phone took them a week to say ( I had to call the number I found on the BBB.ORG website PATSY NELSONS DIRECT NUMBER is on there, she's the manager and doesnt like to be bothered..!!) she couldn't read a pay stub sent by email (her son that shows the apartment and takes the money asked to be emailed over to PNELSON895@AOL.COM) with application and all the information to be screened.. Uh, I could have sent an other, if she'd called and asked!..?..smh she's rude and sounds like she's stoned when I talk to her. I'll say something and she'll have me repeat my self more than once! ..wow.. I told her to CANCEL everything and send the money back that I paid in cash for the applications. She did not send back my money! I paid $120 CASH December 1st 2017 and she has not paid back til this day. She's a weird one, you've been warned. I'll update here when she decides to "mail my check"....this would have been a nice location to live but the hassle and just over all business with these people is ..unacceptable and unprofessional. Sadly. This is a very shady property management. I tried multiple times to call and left a total of 3 voicemails, but never got a response. Where as other companies you call them there going to have a actual person answer the phone. Not only do they not answer nor return phone calls, they don't answer screening criteria at the showing they just hand you a paper that lists there criteria. Further more we went ahead an applied, and were denied for the same questions we had at the showing for there screening criteria that they were't able to answer... Don't apply to there properties, they don't have very good screening criteria and can DENY you for whatever they feel like. This company only wants to scam you and get your information. Horrible experience I don't recommend them to anyone. read more

This is the worst and most unprofessional management company I've ever delt with. My boyfriend and I applied for an apartment over a week ago and waited to hear a response from them only to get a call saying they needed more info from our current landlord. So I called my landlord who said they already sent them the info. So I tried to call the nelson family company back but after trying multiple times to get ahold of them on 2 different numbers and leaving several messages, I've still heard nothing. That's a really horrible way to treat people. If we were denied, why couldn't they just tell us!? It looks like the exact same thing has happened to someone else in another review. This place is a scamming people! Don't waste your money on applying! The apartment wasn't even nice, things were broken and when I asked the guy if it would get fixed he said "probably not".
