I learned quite a bit in my year of working with her: * She's got a lot of ties with the Salem Housing Authority and various organizations in the local area. She has a good amount of experience with various forms and the process it takes to expedite them. * At 10% commission, her fee seemed quite standard for the area. * This is a family run business, consisting of Karen and her daughters. I believe she does most of the face-to-face work and makes herself available to tenants and prospective clients. * She takes Fridays off and most of the weekends. * She is not the most responsive with email. Most of our replies have been between 4 days to a week. * When in doubt, call. She is the most responsive in the mornings and is the least responsive in the afternoons and evenings. * She does not have an online system / portal for folks to check up on their properties. Instead, a monthly report via Quickbooks is scanned and sent as a PDF. The scans are likely done manually, given the non-stop alignment issues. * We had communication issues and accounting issues. They were resolved, but not without a lot follow up. At the end of the day, I think Karen is a super nice person but seems to be at a pace where it may be tough for folks who need an immediate answer. It would be recommended to be on the ground in Salem and to relay any thoughts in person.

Customer Service Complaint…read more Today I visited your office to inquire about an available rental property. Unfortunately, the customer service I received from the receptionist, Dina, was very disappointing. From the moment I arrived, she was rude, dismissive, abrupt, and unprofessional. She did not make me feel welcome and showed very little interest in assisting me. At the end of our conversation, I respectfully told her that her attitude and the way she was treating customers were not appropriate for someone working in customer service. Her only response was, "Well, I'm sorry you feel that way," said in a dismissive and indifferent tone, without any genuine concern or attempt to address the situation. I believe the front desk staff represents the company, and every customer deserves to be treated with courtesy, respect, and professionalism. This experience left me with a very negative impression of your company. I hope this complaint is taken seriously and that appropriate steps are taken to improve the quality of customer service for future customers.

They will also react in extremely drastic and childish manners when the wording in the lease agreement dose not allow them to bully the tenants and retaliate to petty things like the agreement not specifying the amount of water a tenant can use by abruptly showing up to the property (WITHOUT NOTICE MIND YOU) shutting the water off to the entire complex (WITHOUT NOTICE) and removing all the water faucets from the exterior with a finished result that would not even meet there standards if it fell under the tenant's responsibility for up-keep. They will do absolutely nothing about homeless encampments or drug activity outside your residence where your children play, make no effort to do small upkeep things like moss and mildew removal from the driveways, will wait till things like balcony's and porches are so degraded they are at risk of being sited by the city and make every excuse under the sun to address aging and dilapidated construction that cause inflated utility costs to the tenant. It came down to a electrician having to tell them the utility panel in my unit was a extreme fire hazard and dangerous for my family to be in the unit to get them to pay to fix it .My dryer vent was so clogged only months after we moved in that they had to cut open the wall to fix it and have still yet to do the finish work on the drywall 3 years later. But yet they will force maintenance repairs that have nothing to do with sustaining the property like blinds and minor drywall repair and then force the tenant to pay for the repairs and provide absolutely no line item accounting for thus said repairs. The employees in charge of managing the units are given this responsibility and power with little if any experience in the field and will conduct themselves in very inappropriate, childish and unprofessional manners such as approaching you randomly and without cause, accuse you of things way out of their station and responsibility as property managers, flat out tell you that the way you live is trashy and not up to there or the owners standards and even when you have a logical and rational explanation that prevents them from filing false and or exaggerated eviction notices, they will take drastic and retaliatory actions like complaining to the city when all you were trying to do was provide your children a cooling station during a heat wave and still follow their rules regarding pools. It is obvious the only thing that matters to this company is the profit and they have no problem causing emotional trauma to families and even young children to further that profit and in a age where the rental market is this volatile and more and more families are becoming homeless, it is obvious they have absolutely no care or concern for the community the conduct businesses in and will push the line of what is legal any way they can to achieve their gold and still seem legit on paper. And to the person at Premium that is going to try and respond to this with your carefully selected legal verbiage that paints you as something you are not. I have video recordings documenting all the above accusations and can prove beyond a preponderance of the doubt everything written in this review and am more than happy to settle this in a court of law.

The landscaping was ignored for several weeks, then resumed with no improvement. There in ONE employee who is responsible for all of the landscaping in a 300+ retirement community. He has had no training in the proper care of trees, shrubs, roses, rhodedendrons, azaleas, perennials, etc. The arborvitae that borders my building are diseased and dying. It's very unsightly. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." I work with Renee from Willamette Meadows and she always gets back to me in 24 hours--more often than not, she actually responds within the hour! We have had them do backflow testing as required by Salem and they took care of everything. We had them do a repair and they were on it. They check on the property to ensure its being kept up (as opposed to my previous management company that didn't do that and the lawn had to be replaced front and back). Bottom line: If you are looking for an inexpensive rental management company that cares about both its tenants and owners and responds quickly, look no further. During my tenancy, I was nearly assaulted by a neighbor who threatened me with a baseball bat. I reported this incident, yet management took no meaningful action to address the danger or protect residents. Tenants were allowed to harass and behave dangerously without consequence. I also experienced extremely unsafe and unprofessional maintenance practices. A maintenance technician improperly worked on my water heater, causing a dangerous emergency inside my unit. In addition, interactions with maintenance staff were inappropriate and made me feel unsafe during work orders. Communication was also a major issue, as maintenance staff were unable to effectively communicate in English while inside my home, making it difficult to explain problems or ensure repairs were done correctly. Beyond safety concerns, I encountered severe billing and record‑keeping issues. After living in the apartment for only about one month--with rent paid through housing assistance--I was later told I allegedly owed over $5,000, which did not align with my tenancy or payment history. After moving out, inaccurate information about my tenancy was reported to screening companies, which damaged my rental record and resulted in housing application denials. I am now forced to dispute this information formally. Based on my experience, this company disregards tenant rights, fails to address serious safety issues, and creates lasting harm to tenants even after move‑out.
