As someone who has had to move several times for my work, I've rented from 11 different landlords in several different states. Most recently, I rented a house managed by CDA Properties for the longest time of any--10 years. Why? Because they were so fantastic to work with and between the great condition of the property and the convenience of having CDA manage things while I focused on my job and family, it made sense to me to put off buying a house. So, short version of this review: I have recommended this property management company to friends looking to rent and if I ever need someone to manage a rental property for me, I'd definitely give them a call. Long version of this review: Here's what I mean about CDA Properties be fantastic to work with from the perspective of a renter: Throughout, I found Linda Willis and company to be outstanding advocates for us as renters in working with the property owner. She also represented the owner's interest with integrity, and I appreciated her fair manner and focus on finding a win for everyone when it came to questions of improvements or rent increases. Never with any other property I rented was I given guidance on things like when to unhook hoses or other maintenance activities. Not only was it good for the property, it helped *me* avoid having problems crop up that might impact my time, security deposit, and the basic dignity of living in decent-looking place. (And now that I'm a homeowner, I have ample opportunities to be grateful for the knowledge!) When problems with the rental house cropped up, as they do with any property, I could make a quick report to CDA Properties and they would be all over it. I also appreciated that when I moved out last year, there were zero surprises about the process or what I needed to do to ensure that CDA Properties could return my deposit. Zero! (Unlike the landlord who didn't say ANYTHING about wanting us to wash the walls--then charging us a huge cleaning fee. In case you're thinking we just left the place a wreck, I used to do move-out cleaning professionally and I *scoured* the place. But I'd never rented from anyone who expected you to wash the walls--and I got 100% of my security deposits back before then. So I was really glad to get a move-out checklist from CDA Properties that clearly defined their expectations and, as always, I knew that I could talk to Linda Willis if I had any questions or concerns. read more

Whatever you do, do not rent from them. I have pictures from when I moved in! You can even hear me state in the walk through move in video linked above, please make sure to video this and that.... That you can still see the pink in the walls. Not sure cleaning was EVER done on this home. Best part, was when the leasing gal taking the video, even states, "this is so dirty". When she is alone. Then mentioning the splotches of paint in places. The shower door wobbling when it opens or closes. States the washer and dryer "smells like a dirty rag and looks gross." Cabinet's falling off hinges and loose. "paint on this, paint on that" I am telling you, this is GREAT stuff guys!!!! So yeah, Adam, I watched and scrutinized both move in and move out videos. Did you? Per your question today when we spoke and you accused me of being combative, because I refuse to sit back and be taken advantage of. Judging from these reviews, it is a common mistake. Yes I am angry, yes I am demanding my money, Nestwell and its employees are shady because, they show you the home while it's being "improved/cleaned" Leading you to believe and blatantly lying to you about things that will be fixed. Then they have you sign the lease on your move-in day. So you've already given notice where you're at, moved completely out, more than likely with your truck loaded, and they absolutely have you over a barrel. When you submit a repair request, they cancel it, without telling you. Then they had the audacity to keep my $2,800 deposit which you can clearly see from the videos. The home was in better condition, when I moved out. The owner decided to sell, so they badgered me out 2 months early. Promised me at least $1500 back prior to move out for the inconvenience, but they never did cough that up. Lies and dishonesty at every turn. They are scam artists!! Adam Willis is the "CEO" He is a joke. Should stand for cheap excuse officer. They are shocked that I am so upset and obstinate over this?? I will be taking them to court. Stay tuned! Steer clear!!! Title: Disappointing Experience with Application Process I recently had a frustrating experience with Nestwell Property Management during the application process. As a self-employed sole proprietor, I encountered significant issues that made the experience far from smooth. Firstly, the representative seemed to lack an understanding of how income verification works for self-employed individuals. I was surprised to find out that my business checking account statements, which accurately reflect my income, were not accepted. Instead, I was told that only personal checking accounts could be used if I didn't have W2 to submit, which is impractical since I do not use my personal account for business transactions and as a sole proprietor I do not give myself a salary and do not have W2 to submit. To make matters worse, despite earning over $110,000 a year--well above the threshold for qualifying for a townhouse--I was informed that I would likely need to provide two times the rent and a co-signer due to the inability to verify my income. This felt excessively burdensome, especially considering my strong rental history. Overall, the hoops I had to jump through were incredibly frustrating and left me feeling undervalued as a potential renter. I hope the company can improve its understanding of self-employed applicants in the future. read more

For the past two years, my family and I have navigated a roller coaster of experiences with Nestwell Property Management that left us feeling bewildered and disheartened. Our initial relocation 6 mo. into our original lease, prompted by issues with the house settling, was shrouded in uncertainty and multiple explanations that only added to our confusion. Lori and Cindy were great! We moved to Utah from out of state and CDA made our transition very easy. We got an appointment to see the property we wanted within our very small time frame and the application process was seamless. Cindy was so flexible and quickly answered any questions we had, and addressed all our questions and emails quickly. Once we were in our rental property, if we had any issue or repair that needed attention we had someone taking care of it or addressing it within 24 hours. If only all property managers could be this easy to communicate with, and this quick to respond and take care of repairs!! Cindy and Lori were always friendly and professional and so easy to get ahold of!! We liked them so much that we used Lori as our agent for purchasing our first home as well. She walked us through the entire process and she quickly addressed any concern we had. She made an otherwise stressful process so much easier. We had Mark from CDA sell our last house and the purchase of our new one. He was able to list and sell our house for the asking price that was 15% higher than the other comps in the area! Not to mention, we had an offer for our asking pricing the same day we listed it. No one, (realtors included), could believe he was able to pull that off. All of the people I know from CDA are personable, professional, and very hard working. Mark was first rate in answering our questions whenever we had them and expediting the process wherever he could. He was quick to give us current info, relay messages to the other parties, and even fighting for us. When we were purchasing our new home, Mark was also a great advocate for us, at one point the other party wasn't fulfilling some of their promises, so Mark took the initiative and called them up to reiterate our expectations, thus getting everyone back on track. Even though she's busy serving many prospective renters at a given time, she makes the time for you as her priority during your appointment. Neswell is an AMAZING property management company. I absolutely can not say enough good things about our experience. They set a high bar for all of the other property management companies we attempted to work with. Regan was fantastic at showing us our home (though we put in our application a few days before ever seeing it because this market is CRAZY.) Geysel was amazing with the application process and highly communicative. Lauren was helpful with the lease process answering all of my questions and helping me feel confident in the process. And finally, I never met Connor, but he was humorous and enjoyable to communicate with when he was going to show us our "backup" home. Mix in the fact that once your lease is approved Nestwell will allow you to transfer your application for 3 months and has many more listings than their competitors and again, we felt nothing other than confidence that they could and would get us into a home. Nestwell seems to list properties that are unavailable in an effort to get you into their less desirable properties. The attached photo is an example. It has been listed as available since March. When you inquire about it, they send you a list of their currently available properties. They explain it away as if it's a mistake - they "just haven't had a chance to remove the listing" since it was leased. But when the listing expires on it's own, they quickly relist it. If everyone did this, it would make the already unpleasant process of finding a home nearly impossible. Who has time to look at a lot of fake listings, put up for no other reason than to advertise Nestwell? Customer - "I'm interested in the home you have listed in Draper." Nestwell: "Great! Let me send you information about this house in Orem." Does that ever work? Ever? read more

Since we're moving from out of state and were completely unfamiliar with the area, she went out of her way to make the process feel comfortable and stress-free. She even provided a virtual video tour for us, which was extremely helpful and made a huge difference in our decision-making process. We both rented a home from CDA properties and had Adam Willis as a relator to help us buy a home. We had a great experience with him in both situations. When looking for a rental and a new home he showed us a ton of homes to choose from. We ended up building a new home and he came with us to all the inspection meetings which was a big help as he was able to help find things on the walk though that we might have missed. When renting from CDA they were very easy and helpful to work with. They were quick to respond to any issues that arouse with the rental home. CDA properties and Mark Cropper are the Best! They managed my home for 5 years as a rental and then SOLD it in two weeks on the market! They took care of all the repairs, cleaning, etc.. I was out of the state and didn't handle a thing! Best experience of selling a home! Thank God I had them as my management company!
