I am just so disappointed in my move out experience using Utah Property Solutions. My family and I did so much work to clean the property, shampooed carpets, cleaned everything but yet we only get back $300 of our original $2,500 deposit. If I would have known we wouldn't be getting anything back I would have left the property as is. I just can't believe with all the hard work and cleaning that we did to only get back $300 bucks is insane to me. I would love to show pictures of the property and show you guys how we left it in great condition. The only way the properties won't have any wear and tear is if they are unoccupied. We hired a professional carpet cleaning service which came and did a great job. They then turned around and did it again for another $420 dollars out of our security deposit. I just can't believe the scam they are running and getting over on people when they move out. I'd bet money our property was one of the best-looking ones for moving out on. If you are looking for a property management company, you really don't have to look further or I should say you'd just be wasting your time. In my search, I called Utah Property Solutions as the first place to start just because their website seemed very thorough, professional, and organized. Just from the initial phone call, customer service was excellent with courteous reception. I honestly felt sold because of the amount of time spent with me and the friendliness of the initial contact. They were very good at getting back to me several times. I later spoke with Jason the owner and I was even more impressed by how much he just wanted to help me and provide me good advice. He gave TONS of great feedback, was very patient, and lead me to very good resources. You could tell he really knew his stuff. He was very patient and spent ample time on the phone with me, not trying to "brush me off." The cost of services was not the focus, but knowing how to manage property, answer questions, and making sure I did the right thing with my investment property was what we spoke about most of the time. DO NOT rent from them! Every other week something was going wrong with our rental company, they'd never answer the phone or emails to get the things fixed in a timely manner. Gas company came to check gas and shut down everything and said it isn't safe to live there and the property management company still wouldn't fix it! Lastly, they took all of our deposit for "dust" and charged us for things most rental property's do not! They made up a bunch of charges and gave us $700 back from $2,500 deposit and I left that rental spotless!! terrible company!!!! Are you a good tenant who pays rent on time, treats the house with respect, and has good relationships with your previous landlords? Then AVOID Utah Property Solutions. They will treat you with a "we can so we will" attitude when they raise your rent and do anything they can to keep your deposit money. We almost took them to court it got so bad. They only backed down when we showed them video proof that we did not leave items behind or miss spots in the cleaning. I think most people back down and just eat the cost and they know that. They charged us $200 for a smoke detector battery, furnace filter, and a broken Wal-Mart shower rod that we threw away when we moved in. Took them almost 2 months to send our check because of "errors" they made. Utah law is very landlord friendly and they WILL use that to their advantage. I think the longest the property has been vacant in the last five years is 2-3 weeks - they have been very proficient in locating quality tenants expeditiously when there's a vacancy. They check in on the property regularly and give me updates. They have been able to quickly and professionally quarterback repairs and upgrades to the home as needed. I used one other property manager in the past, and had an extremely bad experience with them. Okay, we found this gem of a house, and these wonderful people were such a breeze to work with. They made the whole application process so easy peasy. They were so kind which made the whole bit of difference. We recently rented from a company that had the worst service I have ever seen. So working with Utah Property Solutions has not only been night and day different and so wonderful I can't even begin to tell you. We have been in our new home for a little over a week now, and I received a call from Karla who is just as sweet as can be. Asking me how my move was and if there was anything else they could do to make things better for us. I just have never seen such a wonderful service by a property management company. I received a text message from Karla wishing me a Happy Birthday. WHAT!!! How sweet! We had some little hiccups with some of the appliances here and I felt so bad having to request some help. They reassured me that these things happen and that they are here for this purpose, to help. I would give them a 10 star if that were an option. After a lot of research and interviewing property management companies back in late 2019, I decide to trust UPS to manage my property while I spent a few years outside of the state. Before signing on Jason took several calls from me to explain their process, answer my questions, and address my concerns. A high quality tenant was found relatively quickly and both the tenant and UPS took great care of my home. Maintenance needs were taken care of swiftly and without needing my attention, which was great. When I took back possession of my home it was in the same state it was in when I left it. If you want to rent out your property and don't want to micromanage it, this company is for you. Jason and his team do a great job (both form property owners and renters). From my understanding they helped the renters, who had been in my property, find another property of theirs so they had a smooth transition as well. Would definitely recommend. read more

The absolute WORST company I have EVER rented from. Me and all the neighbors that were renting from them, all have similar experiences. These guys are the cheapest, dishonest company you could ever rent from. I rented the last 3 places I lived in and never once had an issue. We are very clean, responsible girls. Always paid rent on time, and tried our hardest to be the best tenants possible. Their homes are the cheapest quality! All the appliances they install are so cheap. Anytime we submitted a request for anything, they completely ignored us. We had to reach out multiple multiple times and still nothing. For example: once the dishwasher completely shut down and stopped working, FOR WEEKS! We reached out multiple times a day until weeks later, they reached back out and sent us a link to a DIY YouTube video on how to fix it. Super smart on their part for thinking 4 girls in their young 20's should be trusted with something like that.. sad part is is that kind of stuff was CONSTANTLY happening. Literally the ONLY thing they care about is their money. Anytime one of our neighbors were in a similar situation, the exact same sort of thing would happen. I read a review about the deposit.... It's so true! Same thing happened to us! They will NOT give you your deposit back!!! They will come up with any reason possible! They gave us $50 back of the thousands we paid, and they did it way past the legal 30 days they give you. No joke they charged us for not going through and trimming carpet snags... wow.. keep in mind I've never had an issue with any other place I've rented it, and have had great experiences. My experience with Utah Property Solutions (UTPS) Short version: After 2 years of renting an older property at a great location I felt cheated, was only communicated with via email after move out and did not receive my security deposit back. As a tenant, stay far away from this company. My impression is they allow landlords to treat their tenants poorly as well. Longer Version (with many other incidents and issues left out):- Before move-in: The move in process was great. The agent we dealt with was friendly, communicative and hands on. The property we moved into was old and had a bit of wear and tear. We understood this but ultimately it was a decent price for the location. We pointed out a few items that needed repair and we were told they would be repaired but we had to sign a 2 year lease which we did. After Move-in: We got to know some of the neighbors, some told us that the owner of the property we were staying is notoriously cheap. I took this with a grain of salt and mostly dismissed it as gossip. Not all the repairs were done, but the very worn out carpet in the basement was replaced, so we felt good about that. The carpets in the bedrooms were worn as well, but we could tolerate them (this becomes relevant later). The issues started when the repairs were not all done. The blinds that were supposed to be replaced never got replaced. While I was trying to raise the blind in the basement it fell on my arm and thankfully did not strike my 1 yr old son who was right next to me. I reported this then UTPS sent someone in to measure the blinds and provide them with a quote. Nothing got done after this. I was told the owner did not authorize the replacement. It wasn't until the same thing happened to my wife in our bedroom that I got really upset. We complained enough that the owner of the company intervened and paid for the replacement blind himself. This was the theme throughout our stay, old house with flimsily installed items that would frequently break down. Due to the battles just to get single items repaired I became more reluctant to submit repair tickets. After Move-out: After a 2 year lease my family and I couldn't be happier to leave the property. We cleaned up as best as we could, even hiring professional cleaners and paid for carpet cleaning. Unfortunately we were moving out of state and left a few items behind which I expected we would get charged for disposal. When we received the check for our security deposit, it was only $61! My wife called asking for an explanation, UTPS would not speak with her. I got a text from UTPS stating I should email my request. I did so but didn't get a good response to my questions of why we were charged so much. After some back and forth we finally got an itemized bill. I have to admit they were pretty thorough. I only wish they had been as thorough when we moved in. Amongst the charges was a bill for carpet cleaning! I focused on this item since it made 0 sense that I would get charged to clean a carpet that was already professionally cleaned before we moved out. We had more back and forth about this without getting anywhere. I requested the owner Jason to step in without any success. We had been a tenant for 2 years yet we did not even get the courtesy of a phone call from the person we were dealing with or Jason. Eventually I was emailed back an excerpt of my lease addendum stating something to the effect owner will clean carpets at Residents expense using a portion of the security deposit. Shame on me for missing this in the lease agreement and shame on me for trying to leave the house clean!? I can't even take these guys to court over this. Lesson learned, this will not happen to me again! I have rented properties for over 17 years and have always gotten all of my security deposits back and been treated well after moving out. This has been such a frustrating experience and I will never do business with UTPS again or recommend any of my friends to do business with them. read more
