So, if you rent to a pet owner and normally charge $100 per month for a pet, they keep $1200 per year. If there is no damage, they win, you lose. Loss can be subjective, so If there is a smell of pee, or some small scratches on furniture or a door, or hair in the rugs that didn't come out, or other "GREY AREA" of dispute - expect to get nothing. I tried to eliminate this clause, but they won't have it.

I lived in the…read moreproperty for only approximately two months, yet I dealt with numerous problems that were present when I moved in, including broken interior doors, exposed nails on the deck, damaged trim, plumbing issues, debris in the yard, and other maintenance concerns. These conditions were reported and documented. One of the worst incidents involved a maintenance vendor who came to my home at 7:00 in the morning and screamed, cursed, and made insulting comments toward me in front of my children. I recorded the interaction. When I reported it to the property manager, Mary, her response was dismissive. Instead of addressing the vendor's unacceptable conduct, she commented that I had "a lot of stuff" in the house while I was still unpacking. I also experienced ongoing problems with a neighboring resident. Rather than properly investigating my concerns, management treated me as though I were the problem and sent threatening and impersonal communications based on the neighbor's allegations. The owner eventually agreed to release me from the lease. However, SPM Realty then deducted money from my $1,400 security deposit for conditions and trash that existed before I moved in and were visible in my move-in documentation. I was also charged for lawn care even though I hired someone to service the lawn before moving out and provided photographs. They still owe me a portion of my deposit. I have emails, photographs, videos, maintenance records, and move-in documentation supporting what occurred. I would not recommend SPM Realty based on the lack of professionalism, the dismissive treatment I received, the handling of maintenance and safety concerns, and the continued dispute over money that should be returned to me.
