Appointments were made, and promptly attended, at our convenience. The process, paperwork and computer hookup were painless and speedy. Hurricane Florence hit a week later. The house was still vacant. At our request, Sea Coast stepped up to quickly vet emergency short-term tenants for a family whose home had been destroyed. When the crisis was over, Sea Coast swiftly found new, wonderful long-term tenants. Initial and over-time routine maintenance problems have always been assessed and repaired in very timely, cost conscious ways. I forgot to mention, we live in Hawaii. Sea Coast's wonderful and easy to use, comprehensive computer program minimizes communication issues resulting from the 6-hour time difference. Actually, there have never been any communication issues. Texts, emails and calls have always had very rapid responses. If you are shopping for a property management/rental company - Sea Coast comes highly recommended.

When something needed to be done they were pretty good at coming to fix it. Nothing major ever needed to be done though. However, this is why I give them a 1. When we left the 1st rental, the house was spotless! I did know they would charge for paint in my daughter's room and molding around the door. One of my dogs had chewed on it when my daughter accidentally locked her in the room. I expected that. However, they charged for painting the living room and the kitchen, which we didn't hang anything with nails, there was no reason they would've needed to paint. The cleaning list from the maintenance and cleaning company was six pages of BS! Ridiculous things, like replacing the covers that go over the outlets (some of them were missing when we moved in, however, I didn't think a big deal because we replaced them for like $.20) stains on the flooring that were there prior, removing cupboard paper that I used to cover the horrible cabinets, debris on the hardwood floors, which was brought in from maintenance crews. I know because I had a video showing exactly how the floors looked when we left and they were absolutely clean. We swept and mopped them, supposedly there was hair in the bathtubs, thankfully I had pictures showing the clean tubs. The blinds that they had in the house were the skinny ones that are the cheapest ones you can purchase at Walmart or Home Depot. After 18 months, the sun had beat on them and some of them had cracked. They charged me for those. However, I didn't get a credit for the four that we put in the sunroom that were not the cheap ones. We paid over $250 for them. However, when I mentioned a credit that was just ignored. Long story short, they charged us for things that were pre-existing and the cleaning fee was just ridiculous because I took a video and took pictures of before, and after. I will post some below. They kept my whole deposit, plus tried to charge me additional fees when I should've at least got half my deposit back. Since our next home would not be ready for three months, and prior to the dilemma of getting our first deposit back , we rented an Airbnb for three months through them. We were told that we didn't have to clean the Airbnb because we had to pay a $500 nonrefundable deep cleaning fee . We also had to pay 2 nonrefundable pet deposits, which should have covered the molding around my daughter's door, that my dog chewed up. When we left the Airbnb, they charged an additional $340 for some type of cleaning, which they didn't even state what it was for and a $74.80 administration fee. PSA ... You will not get any of your deposits back. They charge you for things that should be normal wear and tear. SOME ADVICE ...TAKE DETAILED PICTURES BEFORE YOU MOVE IN AND AFTER YOU MOVE OUT! MAKE SURE YOU FILL OUT THE PAPER THEY GIVE YOU WHEN YOU MOVE IN AND MARK EVERY SINGLE THING THAT IS WRONG!

She…read moreinforms me of tenant activity, and makes sure my property is taken care of. *****5 STARS EXCEPT FOR THE FOLLOWING: SPM recently started to KEEP THE PET FEE for a pet that is in MY HOUSE, reducing the value of MY HOUSE, and in return, they provided me a PET GUARANTEE that covers up to $3000 in pet damage after using up any SECURITY DEPOSIT. So, if you rent to a pet owner and normally charge $100 per month for a pet, they keep $1200 per year. If there is no damage, they win, you lose. Loss can be subjective, so If there is a smell of pee, or some small scratches on furniture or a door, or hair in the rugs that didn't come out, or other "GREY AREA" of dispute - expect to get nothing. I tried to eliminate this clause, but they won't have it.

Movezen took over a property mgmt co I had previously hired. They seemed very on top of things and…read moretold me they were checking on my property periodically as promised. "Everything looked good" They spoke with my tenant and she loved the place. After a couple of years she moved out and Movezen said I needed to release the security deposit. I wanted pictures of my place to make sure all was good as they had told me. It wasn't good at all. There was terrible damage to the flooring. Cost: $8,000 The kitchen cabinets and drawers were all damaged and the fridge had mold in it. There was more damage but those were the big ones. Cost me $11000 to fix it all. Move zen refused to take responsibility of any of it and they wanted to make sure the tenant got all her security money back seeing as the tenant had found a new rental - through Movezen! They did everything to protect the tenant and nothing to help me at all. I had 3 rentals through them that I ended up selling because Movezen did not ever check on anything or tell me the truth. But they were very diligent at collecting payment from me.

****BEWARE**** RUN***** MOVE ZEN…read more Before an applicant can obtain any information whatsoever you MUST PAY $79 for non-refundable application fee. We found a rental, toured a rental, paid for the next step and they said "not approved, you don't meet the "homeowners' credit requirements"... WHAT? MOVE ZEN isn't exempt from FAIR HOUSING REGULATIONS or EQUAL HOUSINGS LAWS, but apparently, they think so. A homeowner doesn't set regulations, not State or Federal? It gets worse. "You're declined, Have a Good Day" is how the manager Maddie Spicuzza responded (after I ask if she would kindly call us after all was reviewed). This was how she treated us after chasing around, $240 later in application fees in ab attempt to secure housing. The GM Alicia Robbins, left her 4 messages...never returned my call. GOOD luck trying to reach anyone. NO ONE ANSWERS the phone, they ask you text them or contact them on Instagram! All of the above is accurate, truthful and shared for the purpose of saving someone else the run-around, deceit and hundreds of dollars in application fees. I apologize for those hard working managers, sure you don't deserve this review. This isn't meant to hurt you, but your "management" sure needs a RESET!!! I should have known better when asked to PAY $$$$ up front before getting any information. I should have seen RED FLAG and known better! (The 3 out of 5 star rating was for Victory Properties, they are no longer in business).
