Let me start with this, I went into this process knowing my families case would be a "complicated…read morefile" and we were hesitant about that and we listed all of our concerns upfront with Todd and his team. They told us what we were "pre-approved" for but the numbers were constantly changing. They did not meet one single deadline. Even deadlines they would give themselves they would not meet. This process was excruciating with them. Of course if we could not afford the property we picked out- JUST TELL US! They took 6 weeks to finally say they couldn't do anything. Which wasted our time, almost lost us our earnest money, and wasted the sellers time. Not only did they make me look bad to the seller they made themselves look bad to us. I'm not saying not to work with these people- but I'm just preparing you that every single one of them the branch manager, the loan officer etc has a FULL mailbox, it never gets cleared so you can't even leave them a voicemail, if you call them during business hours with a question- be prepared for them to not get back to you until your sitting down with your family having dinner at 8pm. And to top things off whenever they did finally give us a "loan estimate" to look over we saw we were charged a $7,000 expense, TWICE!! When we called them out for it they tried to literally gaslight us / explain why it was SUPPOSED to be charged twice, but then finally admitted it was a mistake? That's unacceptable and unethical coupled with all the other mistakes. We also never received one apology from Sam Dude, Todd McDougall, or Jim sander. Our experience here was not good. I think they are good people but maybe insanely busy and unable to give files the attention they need especially "complicated ones" like ours was. Thank goodness we were able to find someone else to get us into our dream home. When one door closes, another one opens!

The sellers wanted a quick close so my agent asked Capstar Lending for speedy mortgage processing. Mark Abernathy emailed me the loan estimate with no delay. He also got me a great rate of 4.125% for a 30-year-fixed-rate mortgage and asked me to contact him off I found any rate lower. Nationwide average mortgage rates were around hovering above 3.81% at the time. The monthly payments were even much lower than I expected. Loan origination fees are comparable to other lenders. Mortgages are a painful and solemn subject matter for many of us in the bottom 99% of the socioeconomic strata.
