I had new horizons inspect my first remote investment property in OKC and I'm very impressed with their level of detail and responsiveness. Their inspection report was comprehensive and included details that the seller wasn't even aware of. They also allocated time to get on a phone call with me to walk me through their feedback, and was very responsive with answering my follow up questions (even at 2 in the morning!) They also provided insights and recommendations that help educate me on what a good home should look like, and how things should be constructed. They are very friendly, and definitely went above and beyond to ensure that I'm buying a high quality home. Leanne and Edward did an inspection for us this week and I have to say, we were more than pleased! Don't get me wrong, it wasn't the 'report' we were pleased with, they were inspecting a 40-year-old home, so we knew the report was going to be extensive, but isn't that really the point of a home inspection? What we were pleased with was their skill as inspectors and their inspection in general. My wife and I accompanied them on and off as they did the inspection and as they identified items of interest. They took the time to explain what an issue was, what its overall impact was and how we might prioritize a repair if we were to purchase the property. They were thorough and patient in doing their visual inspection. The end report was lengthy (as expected), clearly stated and nicely summarized. I don't always write a business review, but when I do it's for a company like this one. Edward and Leeanne are extremely knowledgeable and professional inspectors. They spent 3 hours inspecting my new construction home and with only just one of several issues they found they saved me well over the amount they charged for the inspection fee. They took the time to compile all recommendations into a report including written details and photos of all issues. It was easy to pass it on to my builder and saved us all alot of time and headaches. I appreciate the fact that they are confident yet willing to explain things on a level of someone who is less experienced with construction and maintaining a home. They also provided advice for the long term and gave me an illustrated booklet on how to avoid costly repairs in the future. To give you an idea of how thorough they are, Leanne tested every appliance, even sticking a thermostat into the oven to be sure it heats to the proper temperature. I mean, who does that? Edward was in the attic and on the roof looking for everything. This man has no fear of heights or telling it like it is - exactly the kind of allies you need on your side when you are building or buying a home. It's like having a best friend/brother/sister/mom/dad who works in construction going over everything just to be sure you don't get screwed over. At least they FEEL like long life friends by the end of the inspection... so much so you wanna ask them over to grill after you move in... hey that's not a bad idea... New Horizons Inspections - Home Inspectors Near Me

I'll never hire another inspector as long as these two are in business. Ed and Leanne are the owners and inspectors, and have been great. I say "have been" because their work does not end when the inspection ends. They give you a detailed report in PDF format, with color photos, and lots of explanations. The presentation is great. Gives you an area by area report, then recaps every issue that was marginal and that needs to be repaired. I deal with data and document creation a lot at work, and while the report contained a lot of information, it was professional, formatted well, and easy to follow. This is on top of them spending about an hour after their inspection walking through the house with me, and going over the details of their inspection. And when I say details, I mean details. Ed pointed out several things I would have never even thought of. Things only someone with a fine eye for detail would spot. Same with Leanne. She found details as minute as a loosely bolted toilet, and had lots of information spotting things that could turn into problems if they weren't maintained. They were so knowledgable. I was so impressed, and believe me, I was looking closely for any reason not to be, or any signs that would raise doubts about the validity of the information. Instead there was nothing but competent, encyclopedic knowledge. I also had a structural engineer out to assess the property (independent of New Horizons), and Ed matched the engineers findings point for point on the structure of the house, and even had a few extra items to add. Also, Leanne has been great helping me on the phone afterwards. We are first time home-buyers and are buying an older home, and she's gone above and beyond to help answer any questions and help make sure we understand issues with the house. Our inspection was a week ago, and I've talked to her twice since then about issues regarding the house. I was there the entire time they were inspecting, and they got right to their work, and stayed professional and focused on the inspection the entire time. Not a bunch of talking, answering phones, checking texts, or getting distracted. Just focused on their work. I'm not sure what the going rate for inspectors is around here, but I feel I paid an extremely honest price for the services rendered. I wasn't trying to save a buck. I was looking for a fair price for a fair inspection, and I got that. You can try and cheap out if you want, but I wouldn't take that risk with a purchase as important as a home. You can't put a price on peace of mind, and I definitely have that. But like I said, I don't really have anything to compare them to. I live in the world of facts, and place a great deal of value on truth and honesty. I wouldn't waste time on a swindler or BS artist. Leanne and Ed are neither of those things. I know this is high praise. I checked out lots of other reviews for them and got suspicious because they were all so positive. I thought something must be off, but no. They're just that good. Ya know, if your business model is to treat people honestly, and fairly, you can get by on your reputation. That's the case with New Horizons. Then the report (which we received the same day) not only provides color photos of the problems found but also gives helpful information to keep the property well maintained for the future. It is $415 and it is higher than majority of the competitors. My house is only 850 square feet and the market price range is $225 even for 3000 square feet. So this was my first time buying a house. My parents gave me some advice, but more or less threw me off the deep end. So when looking for a home inspector, I threw a pretty wide net. Edward and his wife own and run New Horizons together. They're a wonderful team. They spent 4 hours inspecting the house I was buying! I didn't stay there the whole time, but when I was there I saw them go into the attic to look at the roof and on top of the roof! I didn't even know inspectors were supposed to do that, but nonetheless Edward and his wife are very thorough. When they explained the report to me they help me understand everything and it was really clear. They labeled everything that needed to be fixed with some electrical tape so that the builder could easily find it and fix it. Basically it was the best I could have hoped for from a home inspection. It was only $250 too which was much cheaper than some of the other competition like Castlekeep. We recently had a home inspected by New Horizons, and it was truly time and money WELL spent. Ed and Leanne are very responsive, thorough, informative, and... just good people. They only schedule one inspection a day, so there was definitely the sense that their full attention was on us and the house they were inspecting. And they were thorough--3.5 hours (2500 sp. ft.) where they tag-teamed. They did a great job of verbalizing what they were seeing, pointing out cost-effective ways to address issues they found, and answering all of our questions in a very respectful manner. One really gets the sense they want their clients to know what they are getting. They did a great job pointing out issues with the roof, testing the heating/cooling systems, plumbing, and electrical.
