They were told our original legal document must only be sent by Registered mail. They agreed to do so, but instead sent it by Certified mail, which doesn't provide equal protection against loss. Worse they were told to do this several times and stated I asked for Certified. Shame on them for not following directions or understanding the difference. Holly Burgan is the best escrow officer I have come across in 25 years of buying and selling properties in California. Holly has all of the things needed to close escrow: competence, attention to detail, timeliness, responsiveness, and a lot more, including perseverance and caring. Several times during escrow, Holly single-handedly saved the deal by following up with an array of characters and personalities, and by using intelligent problem-solving. For instance, for our sale, Holly had to deal with real estate agents and brokers (several), mortgage brokers (more than one I believe), lenders (more than one I believe), lawyers, transaction coordinators, in addition to the actual parties, each with varying levels of integrity. In the end, Holly was a trusted central source of truth, who kept it all grounded in reality and, as mentioned, got people to do "the right thing," and what each needed to actually do to actually close escrow. I closed escrow on February 8, 2021 I. I was instructed to pay an additional amount to cover my credit card payments. The company insured me that they would send the payments to their respective banks. I have had my lender reach out to Martha with no luck, I called and left Voice-mails and emails in an attempt to follow up with her and she has been very slow at responding. I requested after the first failed payment attempt to send the checks to my address. On March 30th, I followed up with Martha and requested for the checks to he overnighted and still no checks. I guess now since they've been paid there is no sense of urgency which is disheartening for a first time home buyer. read more

I have sold and purchased many properties in the past. When you buy, you use the seller's Escrow company. In our scenario, the seller needed to close ASAP and we accommodated a 30 day escrow in the contract we signed. Despite the 5 alarm fire drill of the entire process, we did manage to close to meet the seller's date. That was great for them. However it was a nightmare experience to work with Martha Rivera. She was not only condescending but also lacking in any sense of urgency in her process or communication with us. I've never had to micromanage the closing process in prior buying or selling transactions. We had multiple follow up issues after closing that should have been completed at the time of the closing; NOT 15 days later. Enough said. DO yourself a favor DO NOT use this business. read more

This escrow served as our escrow company. I experienced with staff, including but not limited to, intentionally humiliated, insulted, and screw me up. Here is what happed. Per sale agreement, buyer pay everything, including but not limited to, illegally fined HOA fines, just like most other property cash buyer to "buy as it is" properties. Whitney Dawe, from New Venture Escrow, sent an email to harass me, as a female homeowner, and demanded to put my property in a lien for fines, which is illegal. California Civil code 5725 state that Fines cannot be collected through nonjudicial foreclosures (trustee sales) despite any authorizing language that might be contained in an association's governing documents. Please also see https://www.davis-stirling.com/HOME/C/Collecting-Fines Then, Jessica Burkholder, another staff from New Venture Escrow decided to disclose my name as a trustee. California law does not required any trustee to disclose his/her name. County of Santa Clara also followed the laws to allow this. But, Jessica Burkholder decided to act ABOVE THE LAWS to disclose to HOA so that HOA can threaten, harass, and/or fines me MORE. No No Don't use New Venture Escrow. To me, they are nasty high school teen agers just want to have powers and act high all the times to play tricks on me. read more
