I was in a situation that I was going to be without a home soon and time was working against me. I felt hopeless for a moment until I met Eddie Lang his dedication to finding me and my daughter Emmy our first home was more than I ever expected. To him I wasn't just another client, he treated me like family and made me feel like he genuinely made my concern of finding a home his top priority. He was so dedicated and patient with me as we toured homes all over the Volusia county area late into the evening. With my budget in mind, he was able to look at questionable issues in some of the homes we toured and provide completely honest feedback. It wasn't about just getting a home he wanted me to have the home I always wanted. His judgment was priceless, as I was first-time buyer and unfamiliar with the many aspects and decisions involved in buying a home. He relieved me of much stress and motivated me when I thought it was impossible. I could not imagine being able to go through this process with any other agent. He made my dream as a single mom come true. Eddie's negotiation skills were also excellent and innovative, he really understood and knew the current real-estate market. Eddie's skills enabled me to get my contract accepted and even kept a lower price than other home comparables in the neighborhood and moved very quickly to ensure it wouldn't become a bidding war with the investors. Eddie was always available for phone calls, texts, and emails even in the early hours of the day. There was never any waiting around for him to respond and, in a competitive market, that was a very valuable thing to have in an agent. Overall, Eddie is exceptionally knowledgeable, professional, extremely patient, and very dedicated to his clients. To list your home, price is perhaps the most important thing a seller wants out of the deal. The…read morelist price that is determined is not really determined by you, the seller. Nor is it determined by the real estate professional you are working with. It is, however, determined by the MARKET----at a certain point in time---period! It's easy to put blame here or there, but if you think it through, a house should, and will sell for what other comparable homes in your area are selling for, or have already sold---this is the market price. Paul McDonald is the real estate professional that helped us place our home in the market place, for a competitive price given the market climate. Paul always kept us up to date with changing market conditions and advised us if we needed to consider a revised plan, or if we should just stay put for awhile. Market conditions will and do change, and your strategy should also change as needed. If the sun is shining, you don't need an umbrella, but if it starts to rain, you do---you change your strategy! Another very important item is communication. Almost daily, Paul kept us in the loop as to what was happening in the market place; and, if we might need to consider our strategy again. There's nothing worse for a seller (or buyer) to not know what the plan is; or if the plan is or is not working. Equally important as the first two points above, is Action. After my wife, myself, and Paul developed a plan, Paul immediately put it into play. The first weekend after listing, Paul had an incredible open house. He even brought home made cookies! We had prospective buyers in and out for all three hours of the open house, as well as other real estate professionals, now having access to another property for their buyers.
