I stayed at Nolina for 6 years. I just recently moved because they constantly went up on my rent. Appliances in my apartment were outdated. When I moved out, I received what I believed is an outrageous move out fee. Gates was always broken. The mailbox was broken for MONTHS and they made us go to the post office for our mail. They NEVER answer the phone. The cherry on top is requiring current residents to pay a monthly fee for the absolute WORST package service "fetch". After sending me my move out fee, they only gave me 3 weeks to pay or send to collections. I asked them for a payment plan and they only offered 3 months. With this economy, I asked for at least 6 months but was told that it was not possible and the best they can do is send me to collections. This is the possible worst apartment management I have worked with. So glad I finally made the decision to moved out. read more

Short-lived residency due to severe negligence in living conditions and ongoing pest infestation. The primary issue was red ants entering the unit, getting on my clothes, and eventually biting me through the carpet. The insulation was poor, and the Sheetrock in the main bedroom was deteriorating--exactly where the ants were coming in. The garage was left in filthy condition, even after multiple requests for maintenance to power wash it, which never happened. The roof also showed clear signs of failing, with visible patchwork, bulging walls, and moisture throughout the apartment. Overall, this complex is poorly maintained and unsafe. Stay away and spend your money wisely at a newer, more stable community. read more

If you enjoy having your stuff being pissed on by dogs, I'd say definitely move here. We've reached out to leasing the first time and even told the person who let their dogs pee on our motorcycle to not do that, this happened in front of us. Leasing sent an email about it "hey stop letting your dogs piss on other people's stuff." 1, 2, 3 times again - we move the bike to different spots and its still happening, mind you there's a cover on the motorbike. That's really gross to have to remove. We told leasing again and they said "they will take care of it." Well, lo and behold it's still happening even after moving our bike - it's starting to feel intentional. read more

I was accused of having someone living in my apartment who isn't on my lease. When I put in a maintenance request I make sure someone is there in the unit to make sure my property is protected. so they pretty saying you really can't have guest. The mail box was broken into my mail was sent to the office. They decided to go through my mail to see if my husband was receiving mail here. My Husband and I are separated 1 year ago. So of course some of his mail is shipped here. My husband lives 1 hr away from me In his own place. Over the road truck driver can't get to his mail and we separated going through a divorce so we have personal business in his name. We were together20 years. Duh! i got red flags from a previous tenant their experienced was awful. It was too late lease was signed. I should have known when the ac went out on me the first week in the apartment. I went without ac for a week with 100 degree temps. paint stains all on the floors, cabinets keep falling off the hinges. So much more. i will not renew here. read more

Terrible experience -- within the first weeks the bathtub had a hole, the AC failed multiple times, and an outlet was smoking. On top of that, the overall environment even drew in APD, which dragged me into an incident I should never have been exposed to. It was stressful and exhausting to deal with constant problems instead of feeling at home. This was the worst apartment experience I've had, and I wouldn't rent from this company again read more

AVOID AT ALL COSTS: Unsafe, Unresponsive Management. Violent Incident: Our neighbor was SHOT multiple times, on property, and management (Kathy) was so unsympathetic. Even stating on the phone and email "just so you know, no apartment complex guarantees safety". My car was shot up as well, accruing over $9,000 in damages. They did not care, they merely sent a statement saying they are not liable. Though it has been said multiple times the shooters most likely live on the property. Safety Concerns: Constant suspicious activity, men jumping the back fence, perimeter easily breached. Unresponsive Management: Ignored pleas to break lease after violent incident, required legal intervention after 3 requests to be let out of our lease due to safety and negligence. Uncleanliness: Unkept hallways and staircases with persistent dog waste. The only good thing about this place is the wonderful two ladies that work at the front office! They're kind and actually try to help. The upper management and company itself is a different story. This place prioritizes profits over resident safety and well-being. Look elsewhere. read more

Do not lease an apartment at nolina flats. The building is rundown and not well taken care of. The leasing office is useless and is only looking to charge fees. They do nothing to uphold a decent community and do very little to attend to issues. my downstairs neighbor used their balcony for a poop/pee pad for their neglected dog. the dog would bark for hours. the tenant would take a bucket of water to clean the balcony, dumping pee/poop onto the first floor balcony. I sent the leasing office pictures and multiple reports. They did nothing other than suggest a fine. No tangible solution other than enriching themselves. The washing machine, an extra charge, emitted an extremely foul odor which was reported multiple times. They poured a useless solution into the washer. they were told it did not help and provided a solution of "keep your washer lid open so that it can air out" There is no enforcement of the pool rules whatsoever. They give out wristbands At the beginning of the lease for pool access. No one ever checks for these. there were many times in which I wanted to use the pool, but couldn't due to tenants inviting groups of 20+ to the pool. Despite turning in the access key, they still charged $50 for the wristband that no one ever checks or enforces. When I moved into the unit, it smelled awful and was dirty. i left the place cleaner and better smelling. Was still charged for cleaning fees. They charge $10 monthly for a package service fee that is mandatory. It was totally useless. Another way for these criminals to squeeze every last dollar they can out of you. The gym is an absolute joke. They spend no money on gym equipment and do very little to keep it clean. There are so many nicer and newer options along HWY 620. Stay way from their sister property, Abelia Flats. Do not give these criminals your business. read more

UNTIL this one manager ?(Kathy) (Don't know how she got her job) My son was trying to print some forms and musics for his school. But Kathy REFUSES to help. She said there is too many pages. While the other lady said it was fine. I've never had any problems with having to print things AT ALL for 7 years. My son went to the office today again and asked politely again because he needs it the next morning for his band practice, but Kathy still refused to help AGAIN. She said "I'm NOT gonna print out like HUNDREDS of pages, I've already printed like 50 for you" (in fact she only printed like 25 pages) we only needed like 40 in total. She was RUDE to my son and she started yelling at my son saying that he's rude? Hello? Does this woman even know what being polite is like? Isn't this what the front office supposed to do? Why can the other workers do and she can't? Because she's an upper management? I think this is just laziness. And maybe she need to learn how to count? How can someone mess up 40 to 100? Don't even know how she could be a manager? The other two ladies definitely deserve the spot more than her. read more

My daughter moved in here about 6 months ago and I waited to write a review because we were SO IMPRESSED with the staff, maintenance and the value of the apartment. Well our impression did not change. The manager was attentive and caring, the grounds were always maintained, the garbage never over flowed and was consistently emptied, the community is quiet and the maintenance team is the best we have ever seen. When there was a freeze- the immediately communicated, when the pilot light blew out in the hot water they were at any apartment in minutes of the request. In fact we have put in work orders at least 6 times so far and they are so quick, respectful and able to fix whatever was needed. read more

To the owners. Melissa is the greatest asset you guys have. Protect this one at all costs lol. Ive Lived in my fair share of complexes and never felt the kind of care, passion, and commitment to the Nolina flats community, that Melissa provides. She was thorough in onboarding us and transparent and nice in all her communication. Matter of fact, Ive had nothing but great experiences there with all the staff. I know Brittany has moved on to other things but Cassandra is a super awesome as well!! The property is fairly priced, in fact the amenities are amazing. The pool is beautifully aesthetic, they have a hot tub which i love also. Melissa and Cassandra are prompt to send out emails when things need fixing or there are vendors coming with free stuff for the residents. My roommate and like our 2 bedroom apartment, its quite for the most part no craziness. Sometimes kids are yelling and screaming, in fun, out in the pool pretty late, but we are grumpy ol' folks, and if thats the worst we have to deal with then we're pretty happy. Ahhh only downside, the coffee thats free for residents is so awesome of you guys. I know its somewhat out of your guys' control, since people keep selfishly overstocking/ "stealing", but please get it back in stock soon and maybe send an email out. The front office girls are outstanding, I've never waited longer than 18 hours for maintenance-on the very minor things I had to ask about, and the property always looks great. Avoid avoid avoid. Trust me, you can do better. We first moved in over 5 years ago and it was great for the first two or so years. It's gone down hill, majorly! Two of the girls in the office are really nice and they try but there's only so much they can do while working for a shady company like Lincoln. The other girl needs serious training for how she speaks to people. Things that we dealt with- waking up to aggressive pounding around 2-4 am nearly every night for months. (Management never figured out where it was coming from) couples fighting night after night in the parking lot, vomit by the pool left until the rain came to clean it up, drunk people flashing in the pool while being 20 ft away from a kids party, a used tampon by the pool (that was also there for days) every grill had something wrong with it, buckets of sand being thrown in the hot tub which eventually left it broken for months...my neighbors children vandalized my new car with chalk, neighbors screaming on the phone from outside at midnight talking about police coming over and calling cps on them, gun shots in a nearby building, neighbors flipping us off on our garage camera, late at night (cps/vandalism neighbors) , constant noise...thin walls, body slamming above you...good luck sleeping while you live there. My family would literally think up places to go just so we could relax. There was a sense of dread every time we were heading home after a long day. That's a terrible feeling when your home can't even be your sense of solitude. Oh and at move out, get ready for a massive bill!! They charge everyone for new carpet and absurd little fees, no matter what. We were charged over $2100 which included a $200 charge for 4 "pool bracelets " which are nothing more that 4 livestrong looking bracelets that aren't listed in your lease. No one uses them and they're given to you with 4 koosies at move in. They know this is shady, that's why it's not in your lease but you initial on a little form with community policies. It's obvious that most people will miss this. They must be making a killing with this fee. read more

This place is fantastic. The unit we are in is quiet, private, and has a great view of a nice little greenbelt with squirrels and cardinals that our dog likes to protect us from. All maintenance and other requests have been fixed within 24 hours and they are always helpful and kind. You can walk to restaurants, a spa, coffee shop, fitness places, a dine-in theater, and tons more along a sidewalk from the back gate, and I feel like that is rare in this part of town! You're only 25 mins from downtown, and yet so close to opportunities to be at the lake, in nature, etc. Very dog friendly. There was a ton of dog poop lying around when we moved in, but the dog poop situation seems to be getting better and they've been working to fix it. When friends from other complexes visit, they are also surprised at how affordable the apartment is, for how nice it is! We are glad we live here. read more

I have been a resident here for a year. I am about to renew. I absolutely love it here. The apartments are immaculate and if ever anything goes wrong (it doesn't...only a couple minor things), maintenance has been right on it! The maintenance guys give a friendly smile and wave everytime I pass. The front office leasing staff, especially Kasey, have been amazing, patient, and personable. These girls, and the manager are every bit as beautiful on the inside as they are on the outside. :) Finally, the community is also fun and friendly. And the location (close to Lake Travis) is perfect. I highly recommend living here. And, as I mentioned, I am going to call this home myself for yet another year. read more

When I first moved here I gave this place a great review. However, since I have been here I just want to move. The upstairs neighbor got a dog that barks from 8:00 AM to 10:00 PM. I have called the office on numerous occasions with no luck. I actually talked to the upstairs neighbor and she said she could not get the dog to stop barking and that she has been getting a lot of notes left on her door and lots of complaints. Her plan is to go to all the neighbors and tell everyone she is sorry? Apparently this is affecting other neighbors as well. One neighbor told me the dog wakes her up at night, another said she cant get her baby down for a nap. This has been ongoing for weeks. Today, my day off I wake up to constant pounding of the floor upstairs drills and saws going.My guess is they are putting in new floors? If so the courteous thing to do would have been to put a note on our doors saying there would be loud construction. Since I moved into this promised quite community I have not had a single quite moment. I have actually gone to spend the night at my friends house twice just to get a good nights sleep. Maybe I just got stuck with bad neighbors and that's apartment living. I don't know. read more

Possible things you may have to deal with living here (that I've dealt with): Poisonous snakes. Coyote sightings. Tarantulas. Burglary. Unresponsive staff. Rude management that will yell and argue with you. Stepping in dog feces (it's everywhere). Trash everywhere. Racists. Damage to vehicles. Packages Not being delivered when you receive notification that they have been. Dog attacks. Screaming neighbours. Unsupervised children running in the streets. I haven't been here a full year and moving here is one of my biggest regrets. Your experience may be different, but I honestly can't recommend this place in good conscience. The new management is investing in fixing the place up a bit- painting, trimming trees etc. Decent apartments especially if you own a dog. Maintenance comes quickly when requested. Staff is hit or miss- some are nice, some are not. Don't forget to pay rent for a couple days as they will hammer you! I've lived here for three years and The new management at least seems to be trying to fix the shortcomings of the past. read more

I have lived at 3 different Lincoln properties now and this is HANDS down the best one. The office staff here is truly amazing. Every issue we have come across the staff has completely worked out with us. They are very understanding and truly willing to make sure tenants are happy and comfortable. The community is clean and small which makes it more personable. The apartment layouts are nice and the pool area is amazing. Kasey is so kind and she is well loved around the community. Lindsay, the manager is very attentive to issues and listens to what the people have to say. Daniel the maintenance guy is always around when you need help as well.
