    O.M.G. Finally had…read moreenough of the remarkably flawed technology associated with Benchmark. How People in the trenches working for the circus keep smiling, I'm not sure. I just closed my account. Then I received an automatic deposit into my personal account at a reputable bank from the account I'd closed at Benchmark! Pleasantly not surprised, I returned the money mostly out of pity, but also for good karma.

It took a full week to return my initial call for a construction loan, (actually two calls) That should have been a warning sign. Yes, I left messages with the receptionist. The office gave some excuse that they are busy or reorganizing or something. But Kelly did eventually call. After deciding to proceed with the process, I uploaded personal tax returns, partnership tax returns, check statements, saving statements, multiple brokerage statements, and more to their website as requested by an email sent by her assistant. (20+ documents) Kelly called about two weeks later to "see what I was building". Unfortunately, I missed that call. I called her office 3 times (3 days) no return call. I called the Dallas main office to see if I could get someone else to work with. They said they would contact the Houston office. Still no call back. I called the Dallas office again, same story, same result. Called Kelly's office, still no return call. Two weeks! Then Kelly goes on vacation and won't be available for another week. Long story short. I get an email (not even a call!) from her assistant that I was declined based on my tax returns. They didn't even need all my bank/brokerage statements. I WASTED 5 weeks on someone clearly not interested in a jumbo loan. I feel VIOLATED having all my account numbers exposed for no reason at all. I could pay for the house in cash multiple times over without borrowing dime. However, I prefer to use a bank to buffer and monitor the money distributions. I am a well-educated (master degree), professional. This is the worst interaction I have encountered in the business world. ***If your finances are more than the work a W2 job and basic checking account, this company has NO ANALYTIC ABILITIES to qualify a loan. If you are self-employed don't bother, if you are retired don't bother, if you are independently wealthy, don't bother. This group is not objective and does not even follow their own recommended "standards" (see below). BTW: I was approved for a jumbo loan by another banker after just one week. Details of the decline; They included one-time brokerage losses from schedule D - but in their own document standard it says " In most cases, a capital gain or loss is a nonrecurring event and you will not use it to qualify your borrower." And they don't include other income such as regularly occurring distributions on K1. Hmmm, So they include one-time losses, but not reoccurring cash distributions. Finally, they did not consider other items from business or Limited partnerships which I do fulfill on all three accounts as verified by my CPA. In their own standards it says: "you may add it to the borrower's cash flow if: The business has positive sales and earnings trends; The business had adequate liquidity to support the withdrawal; and The borrower can document ownership and access to the income. The three factors listed above help assure that this income will be recurring and, therefore, an acceptable source of qualifying income.
