Over the years, I've had the opportunity to be involved in many real estate transactions across…read moreSouthern California and the Bay Area. Along the way, I've worked with numerous escrow companies--each with its own strengths and shortcomings. Some were decent, others not worth mentioning. But every so often, one stands out in a way that leaves a lasting impression. Capstone Escrow is that company. What makes Capstone exceptional isn't just the pricing--though their rates are fair and competitive. It's the way they do business that sets them apart. Every transaction feels like a priority. Every detail is double-checked, every milestone is acknowledged, and every party involved--no matter their role--is kept fully informed at every step. There's a level of coordination and communication that simply doesn't exist in most escrow experiences. One of the most impressive aspects is how they treat timelines. Whether it's a standard 30-day close or a tight contingency window, you can trust that Capstone will meet those deadlines with accuracy and professionalism. It often feels like there's a dedicated team of ten working behind the scenes on just one file--yours. That's how seamless and dialed-in their operation is. And while the process itself is handled with technical excellence, there's also a human element that can't be overlooked. Velia and Brenda, two of Capstone's escrow officers, bring a rare combination of competence and care. They're not just responsive--they're proactive. I can't count how many times I've received updates or confirmations from them before I even thought to reach out. Their professionalism is consistent, their communication is clear, and their tone is always balanced--firm when needed, kind when possible. In an industry where silence, confusion, and last-minute surprises are far too common, working with Capstone feels like discovering a secret that only a few are lucky enough to know.

Kathy's knowledge of the Santa Clarita valley is unmatched. She can often give you neighborhood details off the top of her head, having lived in many of them herself. It's very handy if you're new to Santa Clarita, or even if you're just changing neighborhoods. One bonus to working with Kathy is the fact she has her own team of realtors. This means that we could see any property at our convenience, because there was always someone available who fit our schedule. Kathy herself is also very accessible, always quickly responding to texts and answering calls. We never felt pawned off on someone else. We also found her negotiation skills to be spot on. She's neither too lenient, nor offputtingly aggressive. We have made sizable profits on the houses she's sold for us, and we bought houses with her for well under asking. Our most recent home search was more difficult than our previous ones. We had trouble deciding on a home that suited our needs. Kathy stuck with us when we were frustrated with the market and helped us ultimately find a home we plan to be in for many years. Additionally, she's pleasant to work with. Kind, easygoing, and an expert in her field. Can you tell I'm a very pleased customer?? Thanks for everything Kathy!

Laura quickly figured out our needs better than we understood them ourselves and in short order found us a place which we love, in a neighborhood we are comfortable in, both of which grow on us day by day. Without being pushy she guided us to a property which suited us while showing us a variety of properties, some of which were more attractive to me at the time but whose unsuitability I understand more clearly as time passes. And her negotiating skills got the seller to accept an offer under listing price. I'm glad I trusted her! Laura is a consistent and quickly responsive communicator, a pleasure to talk to, and she held our hands (as inexperienced buyers) through the whole process, which went better than I imagined it could before we met her, while we were trying to figure things out on our own. I can't think of any drawbacks to mention.

Their team acknowledged the issue, sent contractors to assess, and even took a cabinet door to match for replacement. The work stalled, and they never completed it. Deborah Correa, their VP of Warranty, was involved throughout the process but became increasingly unresponsive and dismissive. After years of follow-up, she suddenly claimed Williams Homes had no responsibility and referred me to an outside risk consultant who has done nothing to resolve the issue. This is a clear case of warranty mismanagement and a deliberate attempt to avoid accountability. All communication came from Williams Homes. They handled everything until I escalated the complaint. Now they are trying to rewrite the facts and shift blame. Save yourself the frustration. Their homes may look nice, but once you close, the support disappears.

On the most recent experience, the contractor hired to do the repair did not properly protect any landscaping and proceeded to set up scaffolds and remove stucco/building material and let it fall into the areas below. After this was all done, we were left with destroyed landscaping. Williams Homes said they would restore the damaged areas and did an about face when presented with the costs. They accused us of trying to upgrade our landscaping when we were just trying to get things cleaned up and restored to its previous state. They patch work is painfully obvious and they keep saying the materials need to "cure" and it will be less visible. That is not the case. The whole house is full of shortcuts and evidence of trades that cut corners just to get the job done quickly. The VP of warranty and quality assurance becomes unresponsive and ignores continuous emails. They do their best to get out of making you and your house whole despite all issues being traced back to poor craftsmanship/quality of work. These homes seem to be hastily and cheaply made but sold at a premium. I would avoid at all costs.
