I don't like feeling pressured to start services with someone, I don't give out any contact info but a email at first because I don't want someone hounding me. Polly is the opposite, she has been super helpful when I need her but hasn't hounded me once. She has given me more confidence and more information based on where I live, what I can sell for and what I can buy in the area's I am looking for. What I truly love about Polly is that she is very very informative but she is also very positive. I spoke to other agents that I've kept in touch with for over a year and never received the information I have received from Polly and the other agents are always a Debbie Downer. Explaining that I might not get that much for my place where as Polly was positive and explained based on the market and in my area, I can get a heck of a lot more than what the other Agents were thinking. So I just feel very good with Polly and will recommend her to anyone looking for a great Real Estate Agent/broker.

To top it off, after the closing, the agent placed all of our signed documents under our door mat and then drove off (only later calling me while on the road to confirm that the closing was done and the house was ours); mind you, I was home when she dropped off the documents. Finally, their recommended lender (through Countrywide, prior to the BoA buyout) was an absolute joke. Disorganized, short-tempered, and also uninformative. It's been three years so I hope things have changed, but I would avoid working with Paloma @ Realty Executives at all costs. She's too young, immature, and non-communicative to be left in charge of your home buying experience.

Deborah Correa, their VP of Warranty, was involved throughout the process but became increasingly unresponsive and dismissive. After years of follow-up, she suddenly claimed Williams Homes had no responsibility and referred me to an outside risk consultant who has done nothing to resolve the issue. This is a clear case of warranty mismanagement and a deliberate attempt to avoid accountability. All communication came from Williams Homes. They handled everything until I escalated the complaint. Now they are trying to rewrite the facts and shift blame. Save yourself the frustration. Their homes may look nice, but once you close, the support disappears.

On the most recent experience, the contractor hired to do the repair did not properly protect any landscaping and proceeded to set up scaffolds and remove stucco/building material and let it fall into the areas below. After this was all done, we were left with destroyed landscaping. Williams Homes said they would restore the damaged areas and did an about face when presented with the costs. They accused us of trying to upgrade our landscaping when we were just trying to get things cleaned up and restored to its previous state. They patch work is painfully obvious and they keep saying the materials need to "cure" and it will be less visible. That is not the case. The whole house is full of shortcuts and evidence of trades that cut corners just to get the job done quickly. The VP of warranty and quality assurance becomes unresponsive and ignores continuous emails. They do their best to get out of making you and your house whole despite all issues being traced back to poor craftsmanship/quality of work. These homes seem to be hastily and cheaply made but sold at a premium. I would avoid at all costs.

Once we submitted an offer, we were told there were multiple offers on the property. (LIE) Shortly after, the seller significantly raised the price.(20,000$). The entire situation felt more like a game than a professional transaction handled with transparency and integrity. It honestly felt like we were being pushed to increase our offer without clear evidence of other active buyers. Ultimately, we decided to move on and pursue another property, which ended up being a much better/cleaner fit. Interestingly, once we canceled our offer, the home went right back on the market and continues to show as available. That definitely made us question the "multiple offers" we were told about. She doesn't care about veterans or military/law enforcement. Buying a home is already stressful, and clear communication, honesty, and professionalism are extremely important. Unfortunately, that was not our experience her AT ALL. I don't recommend using this flashy mindless realtor. She also tried to threaten the open house and bribe me to not have the open house for me to pay more. If I could give her ZERO stars I would. This was my third 1031 exchange in recent years,…read moreand I've also worked with many other escrow companies -- but this was by far the worst experience I've ever had. Despite providing detailed information multiple times throughout the process, I discovered just one day before closing that they had no clear understanding of the transaction. They never reached out to the seller (later claiming the seller was supposed to contact them -- something they never mentioned in advance). The fee they quoted initially turned out to be misleading; the final cost was about 30% higher due to undisclosed add-on charges. I decided to move forward just to get it over with -- only to face an even bigger issue afterward. They mailed my large check to the wrong address. I had to personally go, wait and retrieve the envelope, and when I informed them, they issued a stop-payment on the check without even asking whether I had already deposited it. Now I'm dealing with a banking mess. It's been 2 weeks since closing, I still haven't received the check we urgently need. I usually try to give companies the benefit of the doubt, but the level of incompetence and lack of professionalism here was astonishing. I would strongly caution anyone from using this company for a 1031 exchange.
