Do not trust Williams Homes to stand behind their warranty. I submitted a valid cabinetry repair request well within the two-year fit and finish warranty. Their team acknowledged the issue, sent contractors to assess, and even took a cabinet door to match for replacement. The work stalled, and they never completed it. Deborah Correa, their VP of Warranty, was involved throughout the process but became increasingly unresponsive and dismissive. After years of follow-up, she suddenly claimed Williams Homes had no responsibility and referred me to an outside risk consultant who has done nothing to resolve the issue. This is a clear case of warranty mismanagement and a deliberate attempt to avoid accountability. All communication came from Williams Homes. They handled everything until I escalated the complaint. Now they are trying to rewrite the facts and shift blame. Save yourself the frustration. Their homes may look nice, but once you close, the support disappears. read more

Do not purchase from this builder. Our home has had 2 water leaks in the same exact spot. Each time we were given a short time line that has turned into months of headaches. On the most recent experience, the contractor hired to do the repair did not properly protect any landscaping and proceeded to set up scaffolds and remove stucco/building material and let it fall into the areas below. After this was all done, we were left with destroyed landscaping. Williams Homes said they would restore the damaged areas and did an about face when presented with the costs. They accused us of trying to upgrade our landscaping when we were just trying to get things cleaned up and restored to its previous state. They patch work is painfully obvious and they keep saying the materials need to "cure" and it will be less visible. That is not the case. The whole house is full of shortcuts and evidence of trades that cut corners just to get the job done quickly. The VP of warranty and quality assurance becomes unresponsive and ignores continuous emails. They do their best to get out of making you and your house whole despite all issues being traced back to poor craftsmanship/quality of work. These homes seem to be hastily and cheaply made but sold at a premium. I would avoid at all costs. read more

Uneven floors, uneven walls that are not at a 90 degree angle, crushed air ducts and the solution to the fix is a bandaid fix that is not actually in industry standards. Not worth the value AT ALL. Warranty will fight you tooth and nail on their subpar work and try to pull a fast one on you. The home inspector told us that they're one of the better builders in the area and he mentioned Lennar and Toll Brothers. During the inspection, they didn't find any major issues and the issues they did find, the warranty department has called us to set up to repair the following week. Numerous infrastructure defects, including leaks, at my new construction townhouse at Cranefield by Williams Homes in Star, Idaho. Their HVAC subcontractor, Alley Heating & Cooling, failed to seal the condensation pipes which caused water to leak from upstairs to garage. They had to cut out huge holes in the new wall of the upstairs bedroom and the wall in the garage to fix it. Great Floors made several mistakes on the new LVP, remains unresponsive, and Williams Homes refuses to send another flooring company to fix it. My neighbors have experienced problems such as their kitchen sink completely falling down because Prime Plumbing neglected to seal it properly. And you will not be able to sleep. Construction hours are legal from 7:00am to 10:00pm SEVEN days a week in Star, and Andy Barber, the Superintendent of Cranefield, does nothing in consideration of us new homeowners. There is constant noise and construction at Cranefield. Hillary Majors, the GM at the Sales Office, made several mistakes throughout the sales & escrow process. The pool is only open 3 days a week. Cranefield stated that it is closed Mon - Thur due to children's safety from the construction. read more

While we are happy with the house we purchased in Bozeman, MT, buyer BEWARE that Williams uses subcontractors who provide inferior services. Our concrete driveway and stoop began crumbling within 6 months, and Williams Homes denied the warranty claim due to normal weather, wear, etc. - as if they don't know it gets cold and snowy here. To make matters worse, 3 of the driveways in our project are fine, and 3 are terrible. I guess the weather only affected ours. But seriously...a company as large as Williams Homes has their concrete work done by "Danny"? Not a company - just Danny. And of course, Danny is nowhere to be found with disconnected phone. I would urge any buyer to have Williams Homes be very clear about what they will cover in regard any subcontracted work. Because they will NOT stand by subcontractors shoddy work. read more

We were looking for a home for more than a year, and with the pandemic going on it became more and more frustrating and almost impossible to view houses in the market without an agent, that's why I am so grateful we ended up saying "lets just check this new construction what do we have to lose?!" The second we got in the first model house we fell in love, and truly couldn't believe the prices especially in this insane market, from the second we met Sheri (the Sales Assistant) she was the most caring, friendly, nice and made sure all our questions are answered. Then we met Jim (the Community Sales Manager, over the phone, since he wasn't there on our first visit,) even only by phone he gave us the feeling that this is the right thing for us, super informative, friendly, and professional, both Jim and Sheri took us all the way to the finish line and we couldn't be happier! The most important thing for us was the fact that they helped us get a good deal, and avoid the hassle most first time homeowners deal with, we get 2 years limited warranty and this is a HUGE deal, things will break and even on a new home some minor things need some attention, this is where Steve (Sr. Warranty Representative) comes in and really make sure anything we need is being taking care of, and once again, super friendly and professional. So far so good or shall I say great! I will keep this review updated if anything changes. Bottom line, I defiantly recommend anyone who is looking for a new home to try them out, and if you want to save more money, my personal tip is don't use an agent, you don't really need one with new construction, and you can leverage this to get a discount. I never have or have I ever thought I would write a review for a Home builder. I realize this is just my opinion from my observation so you're free to agree or disagree. On Friday my neighbor and I decided we would take a look at this new housing development. I must state that we only looked at the single story models as we are senior citizens and wouldn't want to be involved with stairs. We couldn't have been more pleased and excited about what we discovered there at Williams ranch homes. The entire development more than lives up to their advertising. The development as a whole has a friendly welcome in and welcome home feeling. There is an abundance (15) models to choose from. There are seven single story models to choose from out of the 15 each offering a variety of floor layouts and amenities! Each model we went through was masterfully built, demonstrating quality craftsmanship. The floorplans were all laid out in a practical and ease of living, as well as entertaining. When I considered the vast array of options, available, allowing the ability to fit your particular needs I would be safe to say I felt like I was dealing with a custom home builder. Lastly, I discovered that the prices were realistic and in tune with the present market. I want to encourage you to go see for yourself and try to prove me wrong. And just on the outside chance that you are believing that I work for that company in someway, you are absolutely wrong. I have no connection with that builder whatsoever. I would like to share my experience with my purchase of a Home at the Angeles Point Community in Los Angeles. At the outset, the sales team, Jim Mahoubian was the most friendly, responsive and agent. He went over and beyond to answer my questions and to walk me through the process. After the purchase of the house, there were a few issues with an incomplete veneer and fence. I was able to get in touch with the Warranty manager, Deborah Correa who got in touch with all the right people to ensure that the veneer was completed. With regards to the vinyl fence, she emailed me updates every week to keep me updated on the order process and time for installation. We signed a contract for one of their gem of a home plans (plan 9), and the sales person helped us enormously. Guided us through each step and kept us updated. When due to changes in our circumstances which forced us to relocate, the same team and the local Williams Ranch site manager was extremely helpful and considerate towards our situation and went out of their way to make sure we receive a full refund including the amount they could have easily held on to per our contract. Buying a house from Williams Homes is the worst purchase I have ever made. My house had numerous leaks, impacting 2 bedrooms, 1 bathroom, the laundry room, the living room, the dining room, the pantry, and the garage. I reported the first of the leaks in December 2022. 6 months later, not a single one of the leaks has been repaired to completion. I've been living with holes in my walls, untreated mold, sections of the house taped off and unusable, and one ceiling caving in due to moisture damage for 6 months with no resolution. In one region of the where a repair was attempted by removing and replacing the exterior stucco, the house was not repainted to match. I also have an issue with water pooling on exterior stairs that has not been resolved for months. This is the kind of quality and service you can expect if you purchase a house from Williams Homes. read more

Santa Maria: We found out today during our wall thru that our house doesn't come with Air Conditioning. Yep. No AC. Sales tried telling me the city wouldn't let Williams install AC due to lack of existing infrastructure. Please. Then it was our fault for not noticing - I told her there was a thermostat on the wall showing Heat and Cool and we had every reason to believe there would be AC. Then the story switched to "You don't need AC here." We called a local HVAC company for a quote on installing AC They are booked solid for the next 2 months- I'm sure that's because no one needs AC here. Oh, and at the last second we were asked to sign new loan docs and the $5,000 seller credit to us was gone. We insisted they put it back. Shady AF! Caveat Emptor - Buyer Beware! read more

The entire team was very courteous and friendly. I purchased a unit on contingency of selling my previous home. There were some delays on my selling side that I encountered but the Williams team was patient with me and always encouraging.
