Uneven floors, uneven walls that are not at a 90 degree angle, crushed air ducts and the solution to the fix is a bandaid fix that is not actually in industry standards. Not worth the value AT ALL. Warranty will fight you tooth and nail on their subpar work and try to pull a fast one on you. They cannot pour a driveway properly, which has me questioning the foundational work....DM if you want to come see for yourself!!

    Stoop has crumbled spots already.

While we are happy with the house we purchased in Bozeman, MT, buyer BEWARE that Williams uses subcontractors who provide inferior services. Our concrete driveway and stoop began crumbling within 6 months, and Williams Homes denied the warranty claim due to normal weather, wear, etc. - as if they don't know it gets cold and snowy here. To make matters worse, 3 of the driveways in our project are fine, and 3 are terrible. I guess the weather only affected ours. But seriously...a company as large as Williams Homes has their concrete work done by "Danny"? Not a company - just Danny. And of course, Danny is nowhere to be found with disconnected phone. I would urge any buyer to have Williams Homes be very clear about what they will cover in regard any subcontracted work. Because they will NOT stand by subcontractors shoddy work.

We were looking for a home for more than a year, and with the pandemic going on it became more and more frustrating and almost impossible to view houses in the market without an agent, that's why I am so grateful we ended up saying "lets just check this new construction what do we have to lose?!" The second we got in the first model house we fell in love, and truly couldn't believe the prices especially in this insane market, from the second we met Sheri (the Sales Assistant) she was the most caring, friendly, nice and made sure all our questions are answered. Then we met Jim (the Community Sales Manager, over the phone, since he wasn't there on our first visit,) even only by phone he gave us the feeling that this is the right thing for us, super informative, friendly, and professional, both Jim and Sheri took us all the way to the finish line and we couldn't be happier! The most important thing for us was the fact that they helped us get a good deal, and avoid the hassle most first time homeowners deal with, we get 2 years limited warranty and this is a HUGE deal, things will break and even on a new home some minor things need some attention, this is where Steve (Sr. Warranty Representative) comes in and really make sure anything we need is being taking care of, and once again, super friendly and professional. So far so good or shall I say great! I will keep this review updated if anything changes. Bottom line, I defiantly recommend anyone who is looking for a new home to try them out, and if you want to save more money, my personal tip is don't use an agent, you don't really need one with new construction, and you can leverage this to get a discount. But if you do want to use an agent after all, make sure to show up with them in the first appointment/visit. Good luck,

Ask the Community - Williams Homes

I'm interested in the South Bay Village that they're building in Torrance. Has anyone viewed these homes or bought them? I'd like to hear your experience about getting preapproved through their lender. Is it really part of an HOA?

We are nearing the end of our community we have a couple of homes remaining to take advantage of. For detailed information on South Bay Village Please feel free to reach out… Read more

I don't like feeling pressured to start services with someone, I don't give out any contact info but a email at first because I don't want someone hounding me. Polly is the opposite, she has been super helpful when I need her but hasn't hounded me once. She has given me more confidence and more information based on where I live, what I can sell for and what I can buy in the area's I am looking for. What I truly love about Polly is that she is very very informative but she is also very positive. I spoke to other agents that I've kept in touch with for over a year and never received the information I have received from Polly and the other agents are always a Debbie Downer. Explaining that I might not get that much for my place where as Polly was positive and explained based on the market and in my area, I can get a heck of a lot more than what the other Agents were thinking. So I just feel very good with Polly and will recommend her to anyone looking for a great Real Estate Agent/broker.

The agent I was working with was late for appointments (didn't show up for two of them), continued to show us the same kind of downtrodden properties, neglected to inform us of critical financial information, and didn't appear to have any real interest in finding us a home. It was only when I contacted our agent's boss (Brian Ends) that we were able to locate a property that was suitable to our needs. To top it off, after the closing, the agent placed all of our signed documents under our door mat and then drove off (only later calling me while on the road to confirm that the closing was done and the house was ours); mind you, I was home when she dropped off the documents. Finally, their recommended lender (through Countrywide, prior to the BoA buyout) was an absolute joke. Disorganized, short-tempered, and also uninformative. It's been three years so I hope things have changed, but I would avoid working with Paloma @ Realty Executives at all costs. She's too young, immature, and non-communicative to be left in charge of your home buying experience.

Along the way, I've worked with numerous escrow companies--each with its own strengths and shortcomings. Some were decent, others not worth mentioning. But every so often, one stands out in a way that leaves a lasting impression. Capstone Escrow is that company. What makes Capstone exceptional isn't just the pricing--though their rates are fair and competitive. It's the way they do business that sets them apart. Every transaction feels like a priority. Every detail is double-checked, every milestone is acknowledged, and every party involved--no matter their role--is kept fully informed at every step. There's a level of coordination and communication that simply doesn't exist in most escrow experiences. One of the most impressive aspects is how they treat timelines. Whether it's a standard 30-day close or a tight contingency window, you can trust that Capstone will meet those deadlines with accuracy and professionalism. It often feels like there's a dedicated team of ten working behind the scenes on just one file--yours. That's how seamless and dialed-in their operation is. And while the process itself is handled with technical excellence, there's also a human element that can't be overlooked. Velia and Brenda, two of Capstone's escrow officers, bring a rare combination of competence and care. They're not just responsive--they're proactive. I can't count how many times I've received updates or confirmations from them before I even thought to reach out. Their professionalism is consistent, their communication is clear, and their tone is always balanced--firm when needed, kind when possible. In an industry where silence, confusion, and last-minute surprises are far too common, working with Capstone feels like discovering a secret that only a few are lucky enough to know.
