Some quick key points: heat is paid for by the complex which is awesome. Also, know that I liked this apartment better than Yak Apartments and Jillian. Overall, I'm gonna discuss these categories in the review: apartment quality, apartment amenities, staff, military clause, & parking. Scroll to find what you're interested in. TL;DR is at the end of most paragraphs. Apartment quality: 3.5 stars, for Fairbanks. We stayed in the F building. All of Fairbanks apartments at a decent price range are grungy. Let's be honest, Fairbanks isn't the nicest place to rent. With that being said, there were NO serious problems with the apartment. It was not a recently renovated apartment, but was clean upon move-in. We were quite comfortable in our apartment, actually, and it felt like home. Our biggest complaints: really bad mold in the toilet bowl, poor sealing on the oven (meaning it would never stay at the right temp), poor sealing on the patio doors, and no in-apartment washer and dryer (which I will come back to -- laundry is a SIGNIFICANT issue here). With all of this being said, the staff member who did our check-out told me she also lives here. She pointed out the things that were different about her apartment because she found the differences interesting. This means your apartment, if you rent here, could be a different story than ours. I guess all of the apartments are a little unique here, some in bad ways. TL;DR: these apartments are no where near as bad as they're made out to be (or at least ours was). Better than some other options in Fairbanks. Other apartment amenities: 1 star. Please be aware if you move here -- laundry is ridiculous. The apartment sells special coins to operate the laundry machines. $25 gets you the normal size bag of coins, which I believe is 10-12 coins. This is extremely expensive, if you ask me. To make matters so much worse, though: half the driers did not work in the F building, no exaggerations. HALF. This really sucks, because people are lazy sometimes, and will leave their laundry sitting in the driers for hours before coming to pick it up. Therefore, a lot of the times, there are no driers open for use. I had days where I'd come back ever 15 minutes for 2 hours because I had a lot of work to get done and seriously just needed to get my laundry over with, but had to wait because there was nothing available. This next part about the laundry room is kinda funny, but pissed me off. There's a key code for the laundry room, but it doesn't lock all the time. When I first moved in, I had to ask a neighbor for help bc the code wouldn't work. He told me the door handle is literally just faulty. You have to enter the whole key code in as fast as you can and then YANK on the handle to get it open. It still took me 2-3 tries to open the door even after 6 months of living there. TL;DR: laundry SUCKS here. SUCKS SUCKS SUCKS. Staff: 4 stars. Overall, very kind. While they are kind, I would have to say staff can be a little unprofessional or disorganized at times. I was given incorrect payment amounts due to credits being improperly calculated while living here. If you move here, cover your bases with paperwork and numbers just to be safe. There is one lady name Aleah (Aleigha? not sure on the spelling..) who was so incredibly kind! She went out of her way to make sure my needs as a tenant were met, and I think she is the best leasing office staff member I have yet to interact with. TL;DR: staff are overall good. Some better, some worse. Military clause: 5 stars. My husband is in the Army. We moved in here with a military clause, and moved out after 6.5 months despite having a year lease on military orders with ZERO problems. I don't think military personnel or their families have to worry here. Parking: 3 stars. We got one designated spot and had to fight for our second spot outside the building. We couldn't find parking outside of our apartment only once while living there. However, get used to idiots running their tangled up extension cords from their designated post to their car in front of the building. Cars die constantly in the cold months of the winter, so get used to people possibly being in your spot in order to jump their cars. I personally wish the apartment put posts in the spots in front of the building for cars to plug in. Sometimes my husband and I had to decide who's car would be parked in front and die overnight.

The units feel very dated (wall paper everywhere, old tile and countertops, etc.) but they are in generally very good condition; each unit only gets one parking spot but there is overflow parking (just not conveniently located). Washers and dryers need to be replaced as there are "good" and "bad" ones that don't drain all the way, dry all the way, etc. After living in multiple buildings on the property I can say that the advertisement of it being "non-smoking" is a joke; there are people standing right by the door smoking almost constantly so beware of signing on a unit right next to an entryway, your windows will have to remain shut if you don't like cigarette smoke. On that note after being in multiple buildings on multiple floors my apartment has regularly reached temperatures of between 80-90 degrees so I personally have to keep the windows open 24/7 over the summer to stay comfortable. I have never had to make a noise complaint about other tenants, sometimes on New Years or 4th of July people use a lot nearby for fireworks but that's the only noise issue I've come across. Maintenance is pretty quick to fix anything, we've had a couple issues with pipes leaking but each incident was fixed within 24 hours; it also seems a lot of the screws used on the cabinets are the original screws as we've had 4-5 in our bathroom and kitchen snap in half during our regular use of the storage areas; it's an easy fix but could be avoided with much needed updating to the units. All in all it's an ok place to live, it's priced in the average price range for complexes in Fairbanks and it's definitely a good starter place for young families and couples.
