Where to start: I have been having an issue with people smoking inside their rooms near my…read moreapartment for over 3 months and no one has done anything about it. There must be drug dealers in the building or something. It is almost daily at this point. I have filed complaints, told the front desk, contacted corporate, no one does anything but close the tickets I file and pretend nothing has happened. If you like your apartment, clothes, and furniture smelling like smoke that is what you will experience here almost every day. There is no concern about residents except to make sure they get paid. My apartment flooded last year during the hurricane and I had to fight to keep a dehumidifier in my room to prevent mold. The windows opened during the hurricane (not even a direct hit) and when the contractor came he told me they have had multiple problems with the rooms and that it would probably happen again. The hallways have marks on them and the place is obviously degrading over time. This place has nice luxury features such as a nice pool, gym, and rooftop, but the rooms are built with the cheapest materials known to man and the lack of attention from the management company is a huge problem and why I don't recommend living here to anyone.

Stopped by, did an application, got…read moreapproved and was willing to make a move back to Mosaic, under the assumption the apartment I wanted would be available on a certain date. But I was shocked that very close to move date, I was informed that the apartment I wanted went up $500.00 from what they suggested the price would be once available. I know that apartment prices can fluctuate but I have never seen it jump that much. It really felt that they knew I wanted that specific apartment and decided to gauge me on the price. I decided to walk away and move to another place as the square footage of the apartments at Mosaic are somewhat smaller compared to other newer apartments available, especially for the newly inflated price they decided to quote me. I now look online and the apartment is being offered way below the price I was quoted. It has left me with feelings of the office administration being suspect. No apartment jumps $500.00 and then lists the next day for a lot less. The most egregious issue was they would not even return my initial deposit. How suspect and petty is this. A million-dollar organization deciding to beat an applicant out of a deposit after they go back on what they told me. Although I enjoyed working with Griffin, I find others there to be suspect on their process, suspect on their return contact and more than suspect on their pricing. As soon as I have a moment, I will reach out to the actual ownership of the apartment building to get a better understanding of the tomfoolery afloat at Mosaic and update this review. Kevin L.

We thought we would roll the dice and get a middle unit and the person above us must be 500lbs because we can hear the pounding footsteps above us very loudly... even with ear plugs in! So yeah this place doesn't have concrete floors and is not quiet in our case so be warned and don't take any chances unless it's top floor. We value sleep so will be moving out if nothing opens up top floor.

The apt was clean and exactly as described. It is small but perfect for one or two people. It is located in a safe area and we walked everywhere to explore-! Only a few blocks from the DI village for coffee or a bite to eat and we even walked to the end of the island to see the airport and explore the beach. Neighbors were quiet and the apt was furnished with everything we needed. Oh - and the bed was extremely comfortable- which is always important! Dan was very responsive to any questions we had and we are glad we found the Island Suites to check out the Tampa area!

After check in I was greeted with a letter welcoming me there and it felt great knowing they care that much about customer service. The units have everything you need in an ideal location in Davis Islands close to bars and restaurants and the water. I can honestly say that Dan went way above from a customer service perspective the entire time I was there. Any time I asked him if anything he would address it right away. His company stands above every corporate housing company I have ever used for one reason...him. The guy goes out of his way to make sure you are comfortable the entire time. They need to buy back some of those spots they sold to the business. The views here are absolutely stellar, especially at sunset or during storms. If your a night shift worker like myself you might have trouble getting a good quality sleep. There are many great local businesses to enjoy as well as an abundance of Uber or Lyft drivers around. Residents are all super hot and most pretty chill. The carpet definitely needs updating. And not everyone likes this open room concept, put doors on the bedrooms.

On April 8, the property manager confirmed that I would be able to move in on April 10 at 3 PM, assuming I submitted standard documentation, which I did immediately. On April 9, I was told there was a leak in the unit, but the leasing consultant assured me that I would either still be able to move in or be placed in a furnished guest suite. She explicitly stated that I would not be left without housing due to an issue on their end. On April 10, I was told the apartment would not be available for about a week and that the guest suite was also unavailable--contradicting what I had been told the day before. I was promised a follow-up call by 2 PM but instead received a delayed text message, and no one has responded to my calls or messages since. As a result, I had to extend my Airbnb stay at my own expense. The lack of communication, conflicting information, and failure to follow through on commitments made this a very frustrating experience. I would recommend confirming all details very carefully before relying on any stated move-in timelines here.

They have clean amazing two story gym, beautiful pool & BBQ area, several lounge sitting and work areas, enclosed parking, guest parking, helpful staff, butler trash service, secure building, safe area, and an absolutely fantastic location!!! Publix is conveniently located across the street. You can walk to downtown, Hyde Park, Hillsborough River Walk, Harbor Island, Davis Island, Channel District, Convention Center, Marina, and more! TGH is just over the bridge so a bonus one can walk to work if you work at the hospital. Only negative is the apartment A/C unit has not been serviced since 2022 according to the units handwritten date for service performed and it is in questionable condition which surprised me with all the Florida humidity and usage I thought the A/C unit would be serviced at least once a year. If you're looking in Tampa, AVOID this apartment. Here's why:…read moreFirst, the walls are PAPER thin - every morning I'm woken up by my neighbors iPhone alarm at 6am (yes, that's how thin). There are many tenants with dogs (I don't believe there are limits on size/breed since a lot of them are huge), and you can hear them barking through your walls all throughout the day, as well. Because of these animals, the elevators very often smell like urine (and god knows what else...) Receiving packages here is a NIGHTMARE, as there is no organized way to do it. Every time you receive one, you're on a hunt to find out where it went - god forbid you subscribe to a food delivery service like hello fresh because often it takes days to find them. If you go out of town and something is delivered while you're away, good luck ever finding it (especially because they clear out the Amazon lockers after a week and even the front office has no idea where the packages go). The apartment has a ton of homeless who hang around in the park right in front of building 2, and the doors' badging system often goes down so it doesn't feel safe at all. If you're in building 3, there is no way to get to the amenities in building 1 unless you leave the complex and go through that park or parking garage, so if it's nighttime it's very sketchy. It's on bayshore, so every floor is carpeted except the first level, which has wood floors with drains in the middle - for obvious reasons. Less important but still a good note: they claim to organize 2 events a month for residents, but often cancel or claim that they'll reschedule them (and then they never do). This is a luxury apartment, so you're paying a pretty steep price for this all to be on the "con" list. On the pro list is really just that the pool and gym are epic and have a view of Bayshore...though right now (summer 2026) that view is of the loud construction of the new TGH building, and when you're at the pool you hear that and also every car on Bayshore Blvd. I will say, the gym is awesome and has infused towels, is very clean, and has a lot of equipment. There are also nice shared spaces, though if you try to use them to work from home, there are barely any plugs to use in some of them (so be aware).

I've been at The Pearl for over a year. I love the events they hold throughout the month to engage…read morethe residents. They are a ton of fun. This location would be perfect for anyone. I am just minutes from all major highways, Ybor, Downtown SoHo; I can even get to Clearwater and St. Pete in no time. I am fortunate enough to have a view of the city and the river from my balcony. There are no shortage of things to do. Retail is growing below. There are restaurants, spas, urgent care, etc open right below. Across the street is Armature Works, one of Tampa's gems. If you are looking for a place to call home. I highly recommend checking out The Pearl. The office staff are always available to assist with any questions/concerns. Parking lot is a death trap. Stairwells are never cleaned…read moreand the elevator situation is ridiculous. How can a large scale operation not have a freight elevator. The tiny passenger elevator does not fit a sofa or a mattress. Moving in out is very challenging. Rent was was too high for the apartment conditions. Make sure you take photos and document every little thing when you move in or ELSE they will nickel and dime you for every little item. They charged my $475 for a cleaning fee after I scrubbed the whole unit and more $$ for damages that I did not make. The only positive is the location for walking. Otherwise the maintenance is suspect, the cleanliness and management responses are weak. Look elsewhere.
