**Review for Novo Properties - Sophia Apartment** I've been living in the Sophia apartment since May, and my experience has been far from satisfactory. The constant turnover of property managers is frustrating, and it feels like there's no one available to address tenant concerns. My requests often go unanswered, leaving me with no point of contact when issues arise. Safety and security are major concerns in this building. The back door is frequently left open, compromising our safety. Additionally, I live in the basement and have recently started seeing roaches, which I never encountered before. Despite leaving three messages and submitting two maintenance requests on Saturday, as of Monday afternoon, I still haven't received any response. It's disheartening to feel like Novo Properties doesn't care about their tenants. It seems more like a money grab than a genuine effort to provide a safe and comfortable living environment. I have lived in Novo properties in Maryland for 8 years since the new management joined it went down really really bad. We were without a dumpster , matanace, infested with bugs. The Aria on L property manager and the person she reports to have been completely unresponsive about a safety issue and the subsequent illegal action on the part of their company. One of the 4th floor balconies fell onto the sidewalk(!!!) and, in response, the building management has bolted all of our balcony doors shut. Some of these units are without windows, and those balcony doors are the only secondary means of egress available in an emergency. If tenants are unable to safely access their front doors, they are left with no alternate means of escape. Again, illegal. ILLEGAL. This unfortunately is just the most recent failure on the part of Novo. Tenants deal with thefts, assaults, broken emergency exit doors, infestations, and apartment flooding, all of which are either ignored or tended to by management far later than what's remotely reasonable. Despite many incidences of break-ins, we only have a security guard Monday-Friday from 6pm-12am, with no security present after midnight or on weekends. I could go on and on about the terrible service this company provides. and its employees should be ashamed of themselves, as should the property owner for employing such an awful management company. read more

Novo Properties is worst property management company I have ever rented from. For the past 9 months I have been lied to by the old property manager at Ames Street Apartments in regards to repairing the rotting hole in my bathroom ceiling that has been there since January (photo attached). In April I had DCRA come and inspect the unit, to which they then filed a complaint and fined the company -- it is now September, and only after the change of property managers, has the ceiling been fixed. I want to make this very clear -- it has been nine months with a rotting hole in the bathroom ceiling. I have been attempting to speak to someone at the corporate office, but they refuse to answer my emails or return my calls. Trying to hold someone accountable for their negligence seems to be impossible. I implore you not to rent from this company. They lack honesty, integrity, and do not care for the health, safety or concern of their residents. Timely repairs are a joke. They have violated my lease for the past 9 months and have ignored my attempts at contacting them to resolve the issue. read more

NOVO is without doubt the worst, most useless, spineless and unhelpful property management I've ever had. The management is awful. You submit maintenance request, nothing happens--and no one replies. You email about problems, no one replies. You call about problems, you get a voicemail unless you happen to hit the maybe 2 hours they seem to be in a day. The repair people are awful. Everytime something is "fixed" if it even is, they leave a mess. Sometimes, they just don't do the work and don't ever communicate why for weeks. Recently, we had a repairman come to our apartment at 7:30PM on a Saturday, which by itself is inappropriate. And he wanted to discuss outstanding maintenance requests asking numerous questions about things which we had already answered in our request and told us weeks earlier he had come to do repairs and didn't enter because he heard a dog barking--the request we submitted had noted that we had a dog and it is always crated during the day. The only way I've ever gotten anything done, is to reverse search the phone number and email of one of the partners, who only sort of got some things done. And then later wanted me to update a previous negative review to reflect that they had resolved the problem...ignoring the fact that I had to reach out to someone who shouldn't even be dealing with the problem because the property manager was so incompetent. This review is regarding NOVO properties in Washington, DC. My time in the Capitol Hill property was great. I always found the staff very helpful and responsive when issues arose. The building was quite, well-maintained, and I never had any problems with the fellow tenants. The moving-in/out process was easy (as someone who frequently moves, this was a blessing). While circumstances have required me to move on, I would definitely consider renting with them again! read more

When I inquired about the bed bugs at Franklin Street NE (The Carrolton) I was given the following response: Good Morning, I am confirming that you are moving out of the unit between August 28th and August 30th. You can leave the keys in the unit. Please send an email to inform me that you are no longer in possession of the unit. NOVO Development will actively seek to get your unit leased. We are estimating to have the unit lease by the first of October. Wishing you much success in your future rental property. Best, I then looked out of my window, which faces the back area and a construction dumpster on the property, only to see several mattresses thrown away. No notice was given to tenants so that they can protect themselves, and they still refuse to answer the question. Ask before you move in. I am moving out, because they are dishonest, and covering issues of health concern up. UPDATE: I asked again and this is the response: "We do not have a building wide problem with bed bugs at the Carrolton but we have had a few cases of bed bugs. The residents who have experienced issues with bed bugs have notified management and have or will be treated accordingly." Again, I have no idea how many units, which floors, nothing. Smh. read more

2016 update: I've finally moved out, and while I had to deal with that god awful bedbug situation, I can at least say they made the move out process easy. I stayed till the end of my lease and then moved out. They gave me back my deposit on time. After the 5th treatment I had no more bugs. Would still recommend people ask about the bugs first though to make sure you aren't moving into a unit that has a history of them. November 2015 update: They called another company to treat my apartment and I haven't seen any bedbugs since. Management and maintenance has even pretty attentive and nice. They used Triple S Before, which was completely incompetent and didn't do their job correctly. I told novo a multiple times that they weren't doing their job. They hire high schoolers to exterminate. I don't know why they kept using them. I still had bedbugs after FIVE treatments from Triple S. They finally switched to Connor, where grown men came and surveyed my place and did a very thorough job, and I haven't seen bedbugs since the first treatment they gave me. People have been asking me which Carrolton building. It's 1625. I think I got them from either neighbors, or someone using the washing machine who had them, but didn't wash their clothes in the hottest setting possible, so the bugs ended up latching onto my clothes or something. Either way. I don't know how the hell I got them, but I only had them when I started living here. And I still have bed bugs. I'm updating them to 2 stars because maintenance and management has been very diligent with the issue. I've had one heat treatment and three chemical treatments already (I lived out of plastic bags for two weeks while they did this since all your stuff needs to be protected). It has been a nightmare. BUT I am STILL seeing at least one to two bedbugs a day after this super intense treatment. So PLEASE ask if the apartment you're looking at or any neighboring units have had bedbugs!! These apartment have wooden floors so it is almost impossible to get rid of them as they can live UP TO A YEAR without feeding. If I continue to see bedbugs after a month, I'm moving out. And I'll probably lose a bunch of my furniture because no way in hell am I bringing any of those bugs with me. I really wish this wasn't an issue, since the residents here are very nice, and maintenance and management are generally very attentive. They even host an annual residents cook out and you get to meet lots of nice folks. But trust me, all those things still cannot keep me here if this bedbug problem persists. read more

Novo Properties are one if not the biggest SLUMLORDS in the DMV. They will raise your rent every year while allowing your living conditions to deteriorate. And I mean that in every way possible. When you ask for something to be repaired either it doesn't get done or it gets half a**done and when you bring it to management attention nothing still gets done. Me and my neighbors even went so far as to contact Michelle Reed who is the Vice President, Management Services and guess what..... Radio Silence. So if you're thinking about moving into one of their properties DON'T. Because it's not just one or two of their properties it's a LARGE position of them. read more

I rented an apartment from Novo in DC for almost two years, and had a generally terrible experience: - Water damage was a common problem. My front door was warped and wouldn't fit into the frame because of water seeping in through the roof, and all they did was shave off part of my door, leaving me to clean up the sawdust. The basement also flooded from a broken pipe. - Mice were common for everyone in my building, and it took them a long time to coordinate a building wide approach. - Basement washing machines and dryers were in terrible condition. - Management and maintenance were unresponsive. - The building was clearly renovated somewhat recently, but it was not done well. There were huge gaps between the molding around the floor and doors and the wall - perfect little mice habitats. One row of cabinets was not installed straight. Take my advice - stay away! read more

If I could give 0 stars I would. Horrible response time, the property managers whom I originally rented from failed to sign my updated lease and after forwarding all of my communication along to the new property manager was told they couldn't uphold my new lease because the old property manager failed to document it properly. Not my fault, I shouldn't be held responsible for the incompetence of the employees. WORST COMMUNICATORS. Don't bother sending an email or calling as you will not receive an answer. The properties are overpriced for the lack of amenities, horrible management, and terrible condition of the apartments. They are not clean when you move in and have little to no insulation. If you're in to hearing some HORRID sounds from the people above you then you may have just found the perfect place to live! I wish I had even one positive thing to say about this place but that would make me a liar. read more

BUYER (RENTER...) BEWARE: These folks are very good at getting their apartments rented, but notoriously bad at returning money that they owe to you when you move out. Not only did myself and another tenant have a very difficult time getting our security deposits back, but they assured us that they would be able to find replacement tenants if we needed to move, and then did absolutely nothing and charged us for that time. Landlords arguably have a duty to mitigate damages if you move out, and at least make reasonable efforts to find a replacement tenant instead of charging you for the days remaining on your lease. They didn't list the place, show it, etc. I think these folks are relying on people being too busy to seek out legal assistance. They are definitely not following landlord-tenant laws, and I sincerely hope they have a class action lawsuit brought against them at some point. read more

Generally speaking, I'm more of a suffer-in-silence type rather than a complainer, but my experience with NOVO Properties has been so negative, that I feel the need to warn others not to make the same mistake(s). I purchased a condo in Takoma Park, MD from NOVO Properties in the Spring of 2007. Being mindful that the economic downturn and housing crisis are sources of discontent for many homebuyers who purchased around the time that I did, my experience with NOVO Properties has made the home-owning experience all the worse. First, condo fees have increased significantly since the hand off from NOVO Properties' management to the Condo Owners Association's management company(s). At the time of purchase I asked the below questions (copied from an email exchange) to protect myself: Q: "Is the condominium fee rate artificially low to attract buyers?" NOVO Response: "No, it reflects true expense history of the past few years." Q: "How do you expect the condominium fee rate to change over the next five years?" NOVO Response: "It will go up with inflation of the particular items that it comprises, e.g. if Gas gets more expensive, the fees will need to be adjusted." Despite these questions, the condo fees increased by 10% and then 18% over the first two years and have since continued to increase. Granted some of these increases are the result of delinquent owners who have not fulfilled their financial/legal responsibilities, but NOVO Properties' utilized deceptively low condo fees to market the units in addition to turning over the building with significant back-maintenance. Back maintenance items that NOVO Properties' left to the Condo Owners Association included (but is not limited to) upgrading the heating system so that all units in the building receive heat, installing functional exhaust fans to ventilate common area corridors, domestic water heaters aged beyond their expected service life, and a roof aged beyond its expected service life. Similar to the excerpt from my email above, these items are all the more frustrating as the Point-of-Sale documents provided by NOVO Properties indicated that the building maintenance, specifically the roof, was up to date. These back maintenance issues are compounded by the inconsistent quality of work performed by NOVO Properties' construction contractor. While the kitchen and bathroom installation look professional, there is a lot of evidence of unprofessional work in the building, including paint peeling from doors and other surfaces, walkway tiles do not remain in place, common area carpeting installed without padding to dampen sound and make a level surface with elevator and stair exits, and low-end carpeting that shows dirt and damage easily. I do not regret moving to Takoma Park, I love living in the area and have many wonderful neighbors. Also, I had heard good things about NOVO Properties and know that there are some positive reviews on Yelp, however, given the experiences described above, I have to strongly recommend against buying, renting or otherwise working with NOVO Properties in any capacity. read more

This review is about Novo's leasing side, not their building management side (I only recently signed a lease with them and will update as to building management after I've lived there for a while). I had Ashley help me find an apartment. She has been helpful, friendly, and constantly available in my search, offering to show me different properties that they had available that met my criteria. Compared to the other leasing agents I was dealing with at other companies, she was head and shoulders above them as far as taking initiative to help me find the right place and simply being friendly and not treating me as a prospective rent check. This company will harass you, your previous employers, and all of your personal references if you break your lease and they can't re-rent your apartment. I would not recommend renting from them. I used to live at The Edwards in Brookland and now live at 1600 Penn. Both have been a great experience compared to other (non-NOVO) properties I have leased from. The Edwards is an older building with a funky, vintage feel to it. 1600 Penn is brand new and offers perks like free yoga on the roof, complimentary Panera breakfast a few times a month and a dog washing station in the basement. :) The property managers (Cameron, Jeanett, Bethany) are friendly and actually helpful (again, not always the case in D.C) I give both properties an A + in customer service. Both are clean and well maintained. read more

Unfortunately, one of Novo's maintenance persons who has a copy of the keys to my unit has been entering my unit without permission. I will have to get a security camera. It would be great if NoVo could install a security camera on each floor to record trespassing. I've lived at one of Novo's property for almost a year now and LOVE IT! I work nearby so the walk to work is a breeze but the building is also conveniently located near the metro which is a bonus. The staff has always been helpful and attentive and maintenance has always responded pretty quickly to any request. The building stays clean considering all of the pets that lives here. I am very happy with my decision and will definitely be renewing my lease in the coming month. read more

This property management company has several properties throughout Capitol Hill(and a few other areas of the city). I live at one of the properties on the Hill and love it. My building(The Shelby) is an older building(as are most apartment buildings on the Hill), but it has been extremely well kept, most of the apartments have been renovated nicely, and the residents are very friendly. I've been here over a year and have never had any complaints whatsoever. Maintenance is quick and thorough, no rodents or bugs, awesome charming features in a lot of the apartments(i have a great archway in my living room, classic molding around the doors, etc). If youre looking for an affordable place on the Hill...Novo Properties is a great property man. company to rent from. I am not certain of their non Capitol Hill properties, some look to be a bit sketchy(neighborhood wise)...but the ones on the Hill...awesome! read more

DEFINITELY DO NOT RENT FROM THIS COMPANY! They are liars and cover up major issues in their buildings. When I moved in, they never mentioned they had roaches and bed bugs until I started discovering them in my apartment! When I brought it to the attention of the property manager, they were simply worried about how much it would cost them to handle a problem they had long before I got there! I should have known better when my lease signing was done without anyone from Novo present. I walked into the leasing office and asked for the PM on the day scheduled and the receptionist had no idea why I was there. She called someone else in the office, quietly spoke with them, looked through an file and pulled out my lease that looked like something I could have printed at home. At that time, I had no choice but to sign lease because I was moving from out of state. After dealing with roaches and bed bugs, cracks in the floors and a host of other unanswered maintenance issues, I was able to get out of my lease early. They returned LESS THAN half of my deposit and I'm having the worst time trying to get the rest of it. They are extremely unprofessional and their buildings are the worst. I spoke with other tenants who were having problems and were unfortunately unable to leave. If you are reading this review, do not do it! read more

NOVO Properties DC is a TERRIBLE Landlord. This is by far the absolute worst apartment management company I have ever experienced. I left the property because of a really bad mold issue within the building that I was living in. Instead of cleaning it up the owners continue to rent out the unit while painting over mold issues. The mold made me dizzy and sick during my pregnancy so I was forced to move for health reasons. When I left I had a balance which I did pay in full (what I thought was in full) after I solidified housing elsewhere. After a couple of lengthy and very abusive conversations with the collections employee who hung up in my face multiple times I was under the belief that my balance was zero. 5 years later I have a judgement on my credit for 84.00( for a water bill after the date I payed my balance in full.) I tried to call and figure out what went wrong however again I was hung up on. The company's accounting system, customer service and property's in the NE neighborhoods are no good. Trust me run and do not do business with this landlord. read more
