    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

    Entirely Negative Experience - Caused Significant Loss and Stress…read more We hired this company to manage our property and the experience was almost entirely negative. Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

It seems that there is bit of an issue with the training they receive. Long story short, after a ton of back and forth and lost emails and un-returned calls we FINALLY got an agreement from them. We filled it out and sent it back promptly only to get a call from a manager who said our property was out of their jurisdiction. Something that should have been clarified in the first 30 seconds of our initial conversation. The staff seems to be nice enough, but they're misinformed and never seem to have answers. Not the most professional company and certainly not courteous. I would not recommend this kind of service to anyone.

I actually found them from a friend of mine and am really glad I did. I met with both Tom and Jon a couple of times. They were always on time to my meetings, and their response time and follow-through is always really good, even when I kept going back and forth with them. They've also got a keen sense of attention to detail and would often times bring up details I never even thought of. My place got rented in a week after I had it ready, and the rental payments were set up quickly. They definitely know the business.

From the friendly concierge to the management team, all have taken steps to make sure our move-in was a smooth process. The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). In fact, you don't even have to go outside to get to Trader Joe's. I would highly recommend getting a tour of this place like we did. Once I applied and paid a deposit, the leasing manager started giving me conflicting information on the move in date. Several weeks later, she stated that the tenant did not want to move so they were not going to honor the rental deposit agreement. I still have not received my deposit back. I found the management to be dismissive and unprofessional. They left me in a horrible position and couldn't explain why the tenant who terminated their lease could remain in the apartment even though they took my deposit. They offered other apartments that were smaller or more expensive. They took my deposit and after I asked to see the apartment, they promised to let me see it so I would not cancel my deposit. They never scheduled a time for me to view the apartment as promised but suddenly said the "tenant withdrew their notice." The tenant had effectively terminated the lease at that point. I still have not received my deposit despite them saying they expedited it and sent it overnight.

When old management left, new management did not honor any of the written agreements made written in emails. This was my first lease; their website is currently adverting "LEASE NOW FOR ONE MONTH FREE!*" Don't expect The Yards Collection to keep their word even in writing or to care about their tenants. I experienced sever smoke smells in my apartment leaking in from neighbors smoking several times most days throughout my lease. This has had terrible impacts to my overall health. There are moments where I felt like I couldn't breath and had no place to go in the middle of the night, and not being able to sleep in my own home made me feel homeless at times. I've met 5+ people with the smoke smells in their apartments to differing levels of severity. (Smoke smells including cigarettes, smoking weed, growing weed, and vapes.) Don't expect anything to be done to address this except sending emails to tenants. I know 3+ people who have had issues with their front door not locking to their respective apartments. HUGE safety issue. Maintenance issues aren't the fastest, but they try. They do not order extra inventory of much, so if you have an issue, expect to have to wait due to the lead time associated with ordering the part, it getting delivered, and time to install. The area is also going downhill with increase in crime. Police officer was shot and the block got shut down. A resident in a wheel chair dropped from the 6th floor balcony. A skimmer found at the Harris Teeter. Lululemon shutting down due to crime. The best part is that I've met some great friends with people that live here, many of whom are leaving. I wish I never moved in.

I have spoken with every single person from leasing agent to manager on the team in the front office pleading for help. Nobody HS every called or emailed me back with any solution. I have been the one to call the third party company that controls their portal and personally troubleshoot with their tech team. I now have ZERO portal access and no way to submit my December rent. I have called corporate three times as well and have just been passed along to someone else each time. Someone has also been submitting random maintenance requests (of which I never asked for) on my unit and maintenance has shown up UNANNOUNCED with no curtesy call to tell me they would be letting themselves into my apartment.

He showed up to our first meeting dressed to impress and offered to pay for coffee before he even knew if I'd hire him. What really set him apart was his approach. While other agents insisted I get pre-approved before they'd even show me a single property, Justin actually made the home buying experience fun and let me look at houses first. I had done my homework on what I would be comfortable paying monthly before choosing listings but he understood that I needed to see what was possible for DC prices and sizes before diving into the paperwork. Once we started, his pace was incredible. We looked at I think it was eight houses on a Friday (and they were all over town because I wasn't yet sure what neighborhood/value for money I'd find in various parts of DC), and by Saturday, we found my dream home. Because Justin is so well-connected, he set me up with lenders immediately that Saturday evening; I was pre-approved by Sunday morning, and he had our offer submitted by Sunday night. After some expert negotiations, the seller accepted by Tuesday. Throughout the process, he basically held my hand, which I needed as a first-timer. But more importantly, I could tell he was always being 100% straight with me--he never tried to sugarcoat things. He is meticulous, thorough, and incredibly fast to respond to the litany of questions I had. From his list of honest contractors and inspectors to his deep knowledge of market trends, Justin is a strategic partner who also happens to be hilarious and fun to work with. If you want someone who is knowledgeable, transparent, and gets the job done, Justin is your guy.
