We recently moved into our new apartment a few weeks ago and absolutely love the place and the environment. The staff and tenants are super nice and inviting to the community. Angelina is very helpful and patient with us and answered all of our questions, we always felt we were in good hands when things were left in her care. This is our second year living here. Honestly, the first year was fine and we really had no complaints. But year two has been a completely different experience. The biggest ongoing issue has been ants coming out of multiple wall outlets and sockets in our apartment. When I first reported it to the office, they told us they were fruit flies, which made no sense. They eventually sent an exterminator out, and he confirmed they were definitely ants. He explained that the ants were actually inside the walls of the building and gave a long explanation about returning to treat the larger building issue. That was months ago, and we have never seen him again. The ants are still here, so at this point we've just bought our own supply of Raid and stopped bothering with work orders and we do not wish for them to send anyone back. We also had issues with the "smart" smoke detectors they installed. They would go off at random times, extremely loudly, during the day and in the middle of the night while we were asleep. They eventually replaced ours with the older version, which fixed our issue, but our next-door neighbor apparently still has the smart ones. Because the walls are thin, when hers randomly goes off, it's loud enough to wake us up. For a place advertised as a gated community, the gates seem to be broken more often than they actually work. On top of that, the garage entry door to our building--which is supposed to require a key card--has been broken for months. I reported it and was told they were waiting on a part from a vendor. Four months later, it still hasn't been repaired, which means anyone can access the building through that entrance without a key card. Considering how astronomical the rent is, these issues are really disappointing. We're definitely counting down the months until our current lease is up so we can move on. read more

They advertise this as "Luxury" and that is frankly completely laughable. *Beware you will encounter predatory price increases if you rent here. Let's start with the way they chose to jump on the bandwagon with market price adjustments. If you're a young person steer clear! You'll be locked into such a financial hole you'll never be able to afford a house. They will ruthlessly increase your rates to such a level you'll not be able to save for your future. It's absolutely criminal and predatory to raise rent prices by 33% from the previous year. My situation is unique, I can absolutely afford it but I won't pay that. Most people view apartments as a stepping stone to home ownership, all you're doing is keeping young families that have no other choice in this market out of a real home longer. Shame on you! I should have gone with my instincts and kept looking. During the tour they showed me an apartment that had nothing to do with the plan I had chosen, it had a different layout and finishings completely. I asked to tour the one I'd be renting or at least the same layout so I could figure out a gameplan for my furniture. "Not available to tour." Great. Red flag. Which apartment am I getting? "Can't tell you until the day you move in." Hmm. Red flag. Maintenance and upkeep leaves a lot to be desired, I moved in to multiple broken items in the apartment and it took weeks to finish those repairs. Basic cleanliness of the complex is not good. The stairs and railings are always dirty and grimy. The halls were pressure washed once in the year I was there from what I could tell. The common area/hallways are ALWAYS full of trash, which of course smells, leaks and dries. Repeat daily, quite disgusting. Why is there so much trash you may ask? Because it's waiting for the guy in the POS red truck to come collect it, but he doesn't do that on the weekends but your neighbors still put it out on SAT/SUN to leak until monday night. This compulsory "Luxury" service only costs $25 a month. Only $25 for the priviledge of smelling leaky garbage you have to navigate through every time you leave your apartment. Totally embarrasing when you have people over might I add. Dog waste on the sidewalk, not once. Not even once in a while. This was almost every time I went to go get my mail. Who does that? Large dogs unleashed and running around. Dogs need to run, take them to a dog park. The walls are just too hollow with not enough insulation for sound mitigation. You hear every dog running around and conversation of your neighbors, I could probably participate in the conversation. My upstairs neighbors apparently don't own rugs or socks, they also wore workboots or clown shoes and walked in circles in their apartment from 7am-11pm. You hear every single footstep above you, it's maddening. Parking is an absolute joke. There are only a handful of guest spots which are usually held by the same cars which don't move, where are my guests supposed to park when you have residents storing cars in the lot? The car port spaces are extremely tight with concrete posts at each parking spot and they all have paint scrapes on them. That's some expensive damage to a lot of cars. What else.. So much buffoonery here. Cancelled a storage locker and was still charged for it for another five months. The Manager in my experience is not responsive, I called with a question was told the manager would call me back as they were the only one authorized to answer. No call back. I had to call back, manager isn't available, will call you back. No call back. This goes on multiple times over the period of two weeks. Phone tag I would understand, not even having the courtesy to try and contact a resident? Sigh. Just unprofessional and lazy, probably too busy rebuffing poor reviews for her "Luxury" apartment complex. read more

I love this community!!! They have so many amenities.... dog park, FREE kayak rentals, water front pool, 24 hr NEW gym..., seriously you name they got it. I had to move quickly and the team at The Preserve were able to approve my application within 24 hours. The apartments are really nice on the inside too. The bedrooms fit up to a king bed and the closets are huge. My favorite part is the REAL granite counter tops, ginormous bath tub, and screened in patio. I've lived in a lot of apartments and this is hands down my favorite. read more

In the 10 months that I lived here I have some major complaints. Each week I would go around and pick up trash, as the complex does not seem to find it important. People let their dogs crap all over and either don't pick it up, or if they do and get it into the dog waste receptacle, it's never answered and reeks when you get anywhere near them. The painters that were here must have been the cheapest contract as they left trash all over and dumped paint everywhere. I just bought a house and paid the fee to break my lease. Now the complex management is telling me that I owe the sewer, water, and other bills, even though I no longer live there. What did I just pay $2510.00 for? I find this to be an attempt to gouge the you for any money they can. Very disappointed in the management. I sugeest you find elsewhere to live. read more

I was not big on apartment communities. However since moving into the Preserve at Alafia, I have a change of heart! This place is amazing. The staff is wonderful! I have been treated kindly by not one but every single person that I have encountered. They have truly covered every spot as far as spoiling us! We have game nights, wine nights, fitness instructor ( which is amazing by the way), yoga instructor, and a Zumba Instructor! We have free kayak rentals,Corn hole, putt putt golf & ping pong. The Preserve is always kept clean!!!! Maintenance is on point. They have little treats for us daily. I can go on and on, they send us text reminders of our weekly activities. I had made a list of about 15 places for my husband and I to look at over the course of 4 days. Let me tell you by day 3 we were mentally exhausted and ready to just settle for anything and cancel the rest of the appointments. A day before our appointment, Katie text me asking me simple questions to help customize our appointment to our wants and needs. She was professional and personable and definitely changed my mind about canceling this appointment. I'm so happy she did! From the moment we walked in for our appointment it was welcoming and overall good vibes!! Katie was super friendly and able to show us the exact apartment available and answered all of my questions. After seeing it I knew this was the one. We should have come here first lol ! We applied for an apartment and paid all application fees which were over 100.00, and never heard anything back. I had to call them SEVERAL times and kept getting the run around.. I understand that application fees are non-refundable but to not even get back to an applicant is unprofessional and rude. The Preserve at Alafia is like resort living. Gorgeous views of the river, beautiful pool and hot tub, top notch fitness center. Kayaks and canoes to use when I want to paddle down the river and hammocks along the palm trees when I want to relax in the shade. It's on an 80 acre preserve that has amenities like disc golf, a mini put put and horseshoe pit along with fire pits! Where do I start! From the minute I moved in, everything has been wonderful. Wendy the Manager and her amazing staff, Natalie, Kaitlyn, Kayla have been so caring, so genuine, they literally go above and beyond in every way. When and if I have had any issue it literally has been addressed and resolved right away by the amazing maintenance staff Louis, Louis, Nate and Antonio. I have rented in different places for many years and this by far has been the best experience I have encountered. The lush landscaping beautiful and so relaxing...I call it zen! The newly renovated gym overlooking the river is the perfect atmosphere for a good workout. I could go on and on but then this would seem prompted and it's not. It's just heartfelt! read more

Nice place, looks great, cheap cabinetry. Said it was "real" hardwood floors but it's linoleum! I don't think they have ever vacuumed the gym on account I go a lot and there is a buildup of hair/ dust/ lint directly under each machine that is visible. My Review is based on my initial experience with The Preserve as I have only been here for one week now. The staff were so incredibly friendly and helpful. Communication to and from the leasing office was always timely and professional. There are quite a few kids here however they seem to be respectful and polite. All of my neighbors are very friendly. One down side; the walls are very thin, thinner than normal in an apt complex. But everyone seems to be conscience of their tv's, music, noise levels, etc. The grounds are kept up pretty nicely from what I've seen. I moved to The Preserve from Channelside and I am already enjoying it so much more than I ever did in Chanelside! read more

I have lived at the preserves for about a year and the best part of my experience is the river, the marine life, the gym, and the many renovations/improvements they have made over the year. And even though the Alafia does give me the tropical feel that I love there are some great downsides: 1. Thin walled construction. You can hear everything your neighbors do and there are a lot of issues with noise complaints. 2. Disgusting neighbors: I love dogs, but the people here don't clean up after them. So please take caution and watch your step. Also everyday one if my neighbors makes an attempt to walk a dog and fails miserably. The little guy urinates in the hallway and die the stair well. It's gross. 3. People do t properly throw away their trash. In fact the trash receptacles are foul and the hallways littered with garbage...especially on weekends. 4. There are a lot of high school students trying to figure out their hormones in the hallways...get a room...or some parents. 5. The mail is located in a unnecessarily centralized area. 6. The occasional stench of sewer. 7. The unfriendly staff. Overall I do enjoy the amenities and the semi-tropical feel but this place needs some work. read more

The issue with a rental is you never know what your neighbors will be like and if they respect the property on which they rent. Some residents are irresponsible here..too many smokers, cigarettes are littered EVERYWHERE. Some pet owners NEVER pick up their dogs feces even when there is a pet disposal station 10ft away! And...no recycling program, its sad how much trash is getting in our landfills. I shuffle my recycles to Publix every week because I care about the planet. However, staff is very friendly and polite. We've relocated from Texas without one issue arising. Everything was handled efficiently and with care, all we had to do was pick up our keys upon arrival. The maintenance crew are nice and work efficiently as well. Parking is safe and well lit. Property is beautiful, well kept and peaceful... nice change of pace relocating from the city. read more

All I can say is I AM GLAD MY LAST DAY HAS APPROACHED! Loved my spacious apartment but all I can say is get home by 6-7 pm or you will be sitting in front of the building for HOURS waiting on a spot. How dangerous is this for a young woman staying alone at night having to walk buildings down after a 12 hour shift or wake up with a towed car and a hefty 280$ to get your car back! I feared the worst at night walking alone if I had to park buildings down or wait in my car an hour or so for a spot. Management offered me those car ports for 35$ a month or a garage space for 75$ a month as if I am not worthy of a FREE PARKING SPACE AS A RESIDENT! I am traumatized! I WILL NEVER RECOMMEND! Aside from that the Staff has been very pleasant from day one! read more

I used to work in the industry of leasing apartments. I can say from the moment I saw of the 2 bedroom apartments, I wanted to live here. I have family close so it was great location. The price was right but and applied to live there the same day I live here now and like it but my drive to work is too long. I will most likely move closer to work when my lease is up. I do like the living in the high rise buildings, but I can hear the person above me all the time. Can't wait for the screening coming to the balconies on the property! It was just announced and it is a very cool thing! The property keeps improving on things to make it a better experience. Landscaping is pretty but needs to be taken better care of. I hate to see all the dead palm branches on the trees. Remove them and trim them up and it will look even better! read more

Worst experience ever. I never stayed somewhere that so blatantly gouges people. Just because you have a signed 6 month or one year lease, you must give 60 day notice. They know you will forget due to the time and continue to bill you after you move out. There is not enough free parking for any of the buildings. They will have 6 guests spots for each building of about 500 people, which do not require a parking sticker and they send tow trucks around every night towing residents and friends cars. That is clearly meant to get you to pay a ridiculous monthly fee to park in a designated area so your car doesn't get towed. Lastly, the building maintenance is a joke. The front gate has not worked in at least 4 months. The side door to my building is falling apart and nearly impossible to open. The appliances are all cheap. Theres mold in and around both showers. Avoid this place at all costs. read more

This apartment management is the worst. I logged into the portal to pay my rent and apparently there was an error with my card not matching the address, yet I've used this payment method prior and nothing changed. I made the payment and it was instantly deducted from my bank. I got a notification of my new balance. No error was ever given by the payment portal to me saying my payment did not go through. On the 7/5 I got a notice on my door saying my payment had not been made. I paid immediately, but did not pay the late fee because I knew a system glitch happened. They called me saying I'm incurring a 5 dollar late fee every day it's not paid. I advised them what happened. Even though they acknowledge I've never been late and saw i tried to make a payment, they still would not waive the late fee. I am taking to corporate. Heather would rather get in a power struggle and be petty then do the right thing by a good tenant. I will break my lease as soon as I can. I have had multiple issues I've been civil and understanding about. However people should know additional issues: The property doesn't have working outside lights and refuse to fix them. They hired felons for painters that have harassed me every day for a month. My car has been damaged by paint. My friends unit had their AC catch on fire. My entire AC had black mold and it had to be bombed! I was sick for three months until I hired my own AC guy to look into it, because they didn't know what they where doing. The gates never work, and the doors are never locked in my building. DO NOT LIVE HERE! It's not safe! read more

This is a nice place, where the majority of people are nice, the area is a great spot right off the highway, awesome trails right in the backyard. The major downsides are: Management: I have had a request in for over 3 months to get a street light fixed that has been out. It is right next to the entrance of the apartment complex, and where a lot of people tend to walk dogs at night. I am a grown man, and don't want to go near it at night because there have been break ins, and thefts in here. Everytime I check with management i get a "Oh ill look into it" It has been 15 weeks, and i get the same answer every time. Snakes: There are snakes over the property, so be careful when walking dogs or walking the trails. Walking my dog, we saw a coral snake (poisonous). Nothing management can do, but just expect to see them around. Loud neighbors: We have loud neighbors upstairs, and management refuses to do anything. These are fairly new neighbors (5 months at the end of our lease) and they are ridiculous. They are definitely kids visiting grand parents doing whatever the hell they want. Sounds like they bounce golf balls, move furniture for hours, and drop bags of coins all day from 3pm (when they get off school) to 9:45pm (when they go home to parents). We have been complaining for the last 3 months to management, and every time we get a "Oh, well give them a call" but each time we visit the office its the same answer "we will call" meaning for the past 3 months, they have not called once. Which is annoying, and is the deal breaker that made us not sign another lease. Can hear the highway if you are facing the preserve area: This isn't too bad of an issue, and its not too loud, but I can hear it at night when going to bed. Just be aware if you decide to live on this side. Parking: There are not enough parking spots to go around. They do offer paid parking for your own spot, but I'm not about to throw money away for a parking spot every month. Lot fills up anytime after 10pm every night. DO NOT PARK UNDER THE OVERHANG, YOU WILL GET TOWED. The trash areas are out of the way completely, and if they ever over flow, you never have to worry. Management hired a company to come every day, and dispose of the overflow trash correctly. It has made a difference. All in all, i am complaining about a lot, but of course, its an apartment complex, not a neighborhood. As apartment complexes go, I enjoyed my time here, with great amenities (gym, pool, pool table, free Keurig coffees, and an amazing trail in back yard). Not sure if it is worth the expensive price. The management is absolutely terrible. I cannot wait to move out! They lack enough parking spots for all the residents so if you come home after 10 pm you are out of luck finding parking. As a solution they offer to charge you $25 a month for a designated parking spot! What a rip off. They will illegally tow your car as they did mine although there was no "tow-away zone" sign. The towing company said the management simply does not want to have signs everywhere!!!!! read more

I would have to say that I do like it here however, I give this place one star because it doesn't really value it's tenants. This may be a harsh assumption, so let me explain. We moved here last year and just a few months ago we noticed the parking situation get worse each week. I rent a two bedroom and we have ONE car for our apartment. They say that there is 1 spot allowed for each unit, NOT true. Between the two buildings by me there are 48 units and 41 parking spaces. There are some apartments with a few people living in them, prob not even on the lease with 2 or 3 cars. Or there are some tenants with commercial vehicles or their business cars that are allowed to park in open spots. They should have to pay for a $25 parking space. In order to get a spot after 9pm ( I work late) you either have to park two buildings down across the street (if there'seven a spot) or drive around for 45min looking for a spot and waste gas. You can't park under a number spot (Which costs an extra 25 a month) and if you park on the side of the road or anywhere else you get towed. A $160 cost to YOU the tenant, so Where the hell do you park? Who knows!.... The office is sooo unorganized that when I went in to inquire about paying for a spot, they told me that they had to do an audit on the parking spots because they didn't know which were available and they would get back to me. That was 4 phone calls ago... and two weeks ago. Now a few days we got towed. I WILL not be renewing my lease and if you read other reviews from this site you will see the same complaints. The offices answer's first come first serve on the spots, so because I work nights I'm not entitled to a spot for my one car! Here's an idea instead of planting palm trees that are clearly dying, and stupid metal sculptures on the property you build more parking! read more
