Snow's Management - Ewww!!!! Their lack of care about safety

    Snow's Management

I've been a customer with Snow's Management since 2019, I've never had any major issues from them,…read moreyes mistakes are made, but its to be expected from any reasonable company. This company has been the best one for customer service and one that works with the tenants well, but there has to be constant communication between tenant and company, and we have to give them a reasonable amount of time to react to our requests. From my past experiences of the different management companies I've dealt with, this one has been the one that stands above the rest. Communication is important.

This condominium complex is College Place and is managed by Pam Snow with Snow's management. I do…read morenot own property here, however, my family does own property here. Snow's has not performed any emergency decontamination, mitigation or evacuated the common areas - This has been going on for over two years. See the attached video of the plumbers hired by College Place. This needs to be seen by everyone - My family has been out of their home for over two years only to be told to repair it themselves. Homeowners continue to use the parking garage daily with who knows how many hundreds of gallons of raw sewage in the ceilings and walls. This would be totally unbelievable if not for the videos and extensive photo documentation. Here is the prompt I uploaded into GPT out of desperation, I'm done with seeing my wife being Brow-beaten and bullied by the HOA every time she asks them to make the building safe. See the following prompt and OpenAI's response: "HOA had a sewage backup and there is raw sewage and toilet paper on the ground all over the parking garage and in at least two apartments. None of it is being cleaned up and homeowners are tracking it all over the building. Scientifically what hazards is the HOA exposing its homeowners and their guests to? Raw sewage in living areas is a serious public-health hazard. From a scientific and environmental-health perspective, exposure to untreated sewage can expose residents to biological pathogens, toxic gases, and environmental contaminants. Here are the main hazard categories your HOA is exposing residents to. 1. Infectious Pathogens (Bacteria, Viruses, Parasites) Human sewage contains microorganisms from feces and urine. When sewage spreads across floors and surfaces, these pathogens can spread through direct contact, aerosols, or contaminated surfaces (fomites). Common bacteria Escherichia coli (E. coli) - causes severe gastrointestinal illness and sometimes kidney complications Salmonella enterica - causes food-poisoning-type illness Shigella - highly contagious diarrhea illness Campylobacter - common cause of bacterial gastroenteritis These bacteria can spread if people walk through contaminated areas and track it onto surfaces, carpets, and hands. Viruses Raw sewage often contains viruses shed in stool, such as: Norovirus - extremely contagious vomiting/diarrhea virus Hepatitis A virus - liver infection transmitted through fecal contamination Rotavirus - causes severe diarrhea, especially dangerous for children Parasites Giardia lamblia - causes persistent diarrhea and stomach cramps Cryptosporidium - waterborne parasite resistant to many disinfectants 2. Aerosolized Contamination (Airborne Particles) When sewage dries, splashes, or is walked through, it can create aerosols and droplets containing pathogens. These can contaminate: Hallway air HVAC systems Surfaces throughout the building This increases the chance of respiratory exposure or hand-to-mouth contamination. 3. Toxic Gases from Sewage Sewage decomposition releases gases such as: Hydrogen sulfide - toxic gas that smells like rotten eggs; can cause headaches, nausea, and respiratory irritation Ammonia - irritates lungs and eyes Methane - flammable and can displace oxygen in enclosed spaces like garages Parking garages with sewage contamination are especially concerning because they can trap these gases. 4. Mold and Secondary Biological Growth Moist organic waste (sewage + building materials) rapidly supports microbial growth, including mold. This can lead to respiratory irritation and allergic reactions. One commonly discussed toxic mold species is: Stachybotrys chartarum ("black mold") Even without that species specifically, any persistent moisture plus organic contamination can trigger widespread mold colonization within 24-48 hours. 5. Cross-Contamination Throughout the Building Tracking sewage through foot traffic can contaminate: Elevators Carpets Door handles HVAC filters Personal apartments From a public-health standpoint, this creates a fecal-oral transmission pathway, meaning residents can unknowingly ingest pathogens after touching contaminated surfaces. 6. Environmental Health Classification In professional restoration and environmental health standards, sewage contamination is classified as Category 3 ("black water") contamination, meaning it contains grossly unsanitary agents and pathogenic organisms and requires specialized remediation (protective equipment, disinfectants, removal of porous materials, etc.). In short: The hazards include infectious disease exposure, airborne contamination, toxic gases, mold growth, and widespread environmental contamination. This type of situation normally requires professional biohazard remediation, not simple janitorial cleaning.

They did a great job, the guys who worked on it were reliable and careful, cleaned up everything nicely when finished with the project. Lee, the lead on the crew, was very knowledgable and helpful. From the office team to the crews, it's all about the customer and performing to the customer's expectations. During this year's snowstorms, there was constant email communication letting customers know what to expect and when (their plow crews were working around the clock). Jacob (the principal), is customer focused to the extreme. He has continuously solicited feedback and, when we've had some minor issues, resolves them right away. Today was a perfect example. I called the office to have them come out and "widen" the driveway a bit (snow mounds were encroaching just a bit onto the driveway). I was very clear -- this was not an urgent request, it was just tidying up the driveway a bit. Less than 20 minutes later there was a plow in the driveway taking care of the matter! We wholeheartedly recommend Be Happy for yard care needs or snow removal!
