I rented through O'Banion Real Estate and had a pretty frustrating experience primarily due to inconsistent information and lack of clear communication. The biggest issue was the pet policy. We were initially told that cats were allowed, but when we later tried to confirm and move forward, we were told otherwise. This contradiction created unnecessary stress and made planning extremely difficult. I strongly recommend getting everything in writing and not relying on verbal confirmations. As someone in the military, stability and clear communication are especially important when it comes to housing. Unfortunately, that consistency wasn't there, which made the situation more difficult than it needed to be. Toward the end of the lease, we received a non-renewal notice without any explanation, despite following the lease terms. While they may not be required to give a reason, the lack of transparency reflects poorly on how tenant relationships are handled. Move-out expectations are very strict, including mandatory professional carpet cleaning and specific vendor restrictions, which can add unexpected costs if you're not fully prepared. The property itself was okay, but the overall experience with management was disappointing. Between the inconsistent policies and communication issues, I would be cautious about renting through them and would advise future tenants to document everything carefully. read more

Being rigid, unyielding, and questionable with tenant housing rights is probably a coping mechanism for staying in the rental property business. I don't hold the first two points against Todd O'Banion as I have no desire to run a rental enterprise and I empathize with the many terrible tenants he may have to handle. But I am chagrined by the ethics of using tenant ignorance to one's advantage. My experience is that his attitude and management techniques do not translate well to tenants. While his preference is military personnel, O'Banion will rent to the muggles who also call Anchorage (most of the rentals) and The Valley (less of the rentals) their home. My advice for all renters/tenants is as follows: - - Know your leasing and renter rights under Alaska Law and do not be wary of using those laws to challenge statements that Todd or his employees tell you. - - Carefully read your rental agreement. It wouldn't be a bad idea to review the agreement with a lawyer, first, as you may have to deal with a lawyer, later. Pay extra close attention to the clauses that explain leaving your rental early. - - Be prepared to retain legal counsel, because this organization borders on techniques that might be construed as bullying or doublespeak. On several occasions, I was told one thing by an employee and something different (and begrudgingly) from Todd. Whether their comments are knowingly deceptive or the result of ignorance, I am not sure. - - Todd O'Banion will use the full extent of the lease to nab away money from your deposit. In my instance it was the lawn. It wasn't freshly mowed (but not overgrown, either.) There was a subtraction on my returned deposit of 425 dollars for the mowing of a third acre lawn. I have not been able to find any mowing services that charges that much for their services. Ultimately, this is an honest account of my experience. I am a decently well-educated individual who is willing to explore my rights and willing to challenge statements that appear intimidating or erroneous. I did this on multiple occasions. I feel bad for the tenant who does not have the capacity, time, or knowledge that they are being misled or bullied. At some point, I was wore down with fighting and gave up. For instance, I chose not to fight the lawn mowing situation. Congratulations, Todd. Beat me on that one. To be a tenant that feels summarily distraught is not a great feeling. Do not be fooled, Todd O'Banion is intent on making money for himself, and the clients he represents. If I owned a home that I wanted someone else to manage, I suppose I would want someone like Todd O'Banion to protect my investment. But personally, I will never rent from this organization in the future. My sister and brother-in-law had an experience that was more negative than mine, but I will allow them to post their experience should they desire to do that. Finally, I know this is not how all landlords treat their tenants. The last two companies I have leased from have been wonderful and accommodating from beginning to end. Todd Obanion Relocation is hands down the best property management company I've ever worked with. They're always on top of everything and are very responsive. I recently had to acquire new tenants for my property, and Todd had the new tenants squared away and he called me personally to resolve a problem before the tenants moved in. Its hard for me to believe the negative reviews below. As long as you play by the rules and are responsible you wont have any problems. Todd dont play games. UPDATE AS OF 1/11/2022 *horrible & slimmy business. He prays on miltary renters and should be on non-rent list. A neighbor informed me Todd called the HOA Property Manager office, cussed them out saying "you know she is a Black woman and went on to be verbally unprofessional" When I called Todd to resolve my heating issue Todd, told me to move out, then hung up on the call. Apparently Todd behaved this way with the last tenant as well. Thus winter we had a long below zero spell in Nov, Dec and Jan it was close to or below -0 to -20 degrees Todd bragged about how is buddies with the owner for years, yet, Todd office deflected the repairs to the HOA. The unit I rented with this property management was at clear view condos, 315 KraneDr. Unit 22. In the posts below, people with bad experiences are REAL. I pay my rent on time, I'm a good tenant, have great neighbors and the OBanion office has been rude & inhuman in repairing the heat in my rental. It has been below sub-zero and the last telephone call with OBanion himself he directed me to move out and hung up the phone on me. Without the Home Own Association (HOA) professionalism and stepping in I would not have heat in my rental. O'Banion's office staff Aurora, Saphire, Carrie, and OBanion has been very unprofessional. For example, on Christmas Eve, I called the O'Banion office and stated there is no heat, the Repairman's response from Aurora is IF someone comes out and the heat is on, I would be responsible to pay for the repair bill. A leak occured from my rental to the unit below, Carrie sent a text the Owner requested an inspection instead of sending a repair person. I had to fill water and dump water in the toilet.i had no access to a running water in the kitchen. My unit got so cold there was ice in my kitchen sink. My Heaton going heat issue brought up in Oct 2021 had remained off until the HOA stepped in Jan of 2022. STAY ON THIS MAN'S GOOD SIDE OR YOUR HOME & LIVING SITUATION CAN BECOME A NIGHTMARE. It is stressful dealing with Todd O'Banion's office. Since this office is decided to kick me out of my rental, I am stressed about finding a new rental. OBanion rents several properties, this is awful. Some people are fine with being unkind, and this is the worst time to be so unfriendly and hold power over people. __________________________________________________________ Unfortunately, the low rating below are relatable, very true, & same quality of experience. I love the rental units this company has available, I did my research where I wanted to live after I downsized and sold my home. I am get the impression this company exploits the military. This agency is connected with real estate. As a woman of color, myself and the prior tenant who PCS, I experienced they do not work with military families. There company culture and business behavior makes me uncomfortable. I am retired military and the prior tenant was a young military family. For example between the 11 days my unit was unoccupied the maintenance work completed in the rental unit was one day. Several days before my leasing signing date. O'Banion was not flexible or helpful, as a new tenant or with the prior tenant to move into a new rental and relocation. O'Banion's demeanor is unwelcoming and their reputation is, as a tenant you are bothersome. When I signed the lease, the agent was unmasked regarding COVID there no safety in place. We are losing people in the community on a daily basis. Moving into my home or apartment I do not choose to have to request worn out items or repairs, I hope as I continue to rent my home with O'Banion, they becomes more welcoming and friendly. read more

I wasn't going to leave a review of Mr. Obanion's company, but he has recently displayed that he is nothing more than a spineless coward. He is riding on the coattails of his service that he thinks everyone must thank him for. IF YOU ARE ACTIVE DUTY MILITARY, stay away from this property manager. He IS NOT military friendly, no matter how much he tries to convince you. In my 1 year experience, i have never had more issues with a management company like i have with Obanion. He is condescending and he will screw you over even if you are a perfect Tennant, just as i was. I treated his property with respect and dignity and left it in a better shape than i found it, only to be contacted by a debt collector. I was given my entire deposit back, yet here i am somehow owing money 3 months later!? He never even tried to contact me directly! He once patronized me by putting on his best "i used to be a first sergeant" persona and acted like we were buddies, so is this how you treat a fellow service member? TL;DR: DO NOT RENT FROM OBANION, HE WILL SCREW YOU OVER FOR MORE MONEY IN THE END OF YOUR LEASE. He is rude, condescending and most importantly, he will come after your credit if you do not renew the lease for your overpriced rental home. read more

Do not rent through these people. They do not fix anything you need fixed unless you call them multiple times. I had a washer that was broke for over a month, a sink for 3 weeks, there was damage from the earthquake that they never fixed and then when I moved out, they tried to make me pay for. I have proof through email with them. Also they love to have access to your property whenever they feel and I'd take off work when they say they would be there and then they wouldn't show up, and then they would the next day and help themselves in. When I did move out, and was looking to get my deposit back after living there for six years, they came up with an itemized list of thing that I had to pay for that's their responsibility. Like replacing bulbs and batteries in smoke detectors and tried charge hundreds in labor cost for that. Also they expected me to pay 1700 for them to repaint their walls that weren't needing it, but also yes you will need to paint after renting a place for six years anyways. No my problem. There was earthquake damage that I sent them and they are trying to charge me. These people are con artist. Oh and they make you get the carpets professionally cleaned, so I hired their guy who didn't even show up when he was supposed to, but he cleaned them and o paid him. Oh guess what they charged me for an extra one too. Well after talking to them I still don't have pictures and now they won't answer my phone calls. read more

Absolutely terrible company to try and get a rental from. They have misleading pictures as well as misleading advertisement of the properties in general. Pet friendly to them means just small dogs and $50 each month for the first and $25 extra each month for every one beyond that. The ad says pet friendly, I got cats. read more

Most unprofessional, egotistical, rude person I've ever had the pleasure of dealing with. You won't have any contact with him until it's time to vacate the property you're renting. I moved to AK on military orders. My younger brother had just graduated from college and moved with me to keep an eye on the house and my dogs while I was deployed/TDY. He was required to be added to the lease because he is over 18 years old, and after 2 years, 10 months and not a single issue with the house, and no damage to the property, he wants to hold my brother liable for the remaining 2 months left on the lease. He claims he is not doing anything "against the law or illegal", however, anyone knowing the situation understands what he is doing is not morally right. I turned in our termination in writing 45 days early, (30 required) and a copy of my orders. He illegally charges a $1,000 "re-advertising" fee (because that's how much it costs to log into Zillow and other renting apps and hit the "available for rent button")... He claims he is a retired military member. From what I've been told he has been a Chief, a Colonel, and a First Sargeant, who really knows. I can not in good faith recommend him or his company. He demands proof that my brother is a dependant, IE: taxes or military documents. My brother did not pay a single bill or rent. He paid the internet bill with his Starbucks earnings. They started texting my brother stating he needed to pay the rent and he was liable due to the contract. As we were driving out of the state I called the main office and informed the receptionist we would not be paying and my attorney will be handing this. She even started having an attitude with me stating that "I need to contact my attorney before making rash decisions" and how "they already spoke with their attorney and I would lose any battle with them in court". I'm not sure if this is a spouse of Mr. O'Banion or they just act the same way they see him towards customers. My attorney has stated that this is like the 20th time he has had to deal with Mr. O'Banion and is recommending he be placed on the base commanders "do not rent list" and I couldn't agree more. I read a few reviews before using his company but at the time of my moving there were only 4 homes available who accepted pets and this house was the only with a fenced-in back yard. I'm sure there are people who have nad zero issues with Mr O'Banion and I'm also sure there was nothing special about their situation either. So if you're willing to roll the dice, go for it. read more

During my time there, him and his team made move in easy, gave me all the contact numbers I needed to set up utilities, addressed any issues I had with the townhouse in a timely manner, and was a great resource for things happening around town. I own a 5 bedroom 3 bath home in Anchorage. I was relocated out of state almost 7 years ago and decided to find a property management company. I was very grateful to find Todd O'Banion and his team. The services he provides are very thorough. Yes, I've had different clients renting the home and a brief transition in between but overall I couldn't be more satisfied. Yes, I've had maintenance issues related to the house but his team finds the fairest contractors and they do a very satisfactory job. The O'Banion team looks out for your property and the clients I've had renting the home have been very satisfied. In fact, two clients renewed their lease multiple times. Todd finds the best solutions for the homeowner and he knows the market. Very experience, very truthful and very up front. I, as the owner, will always be the main person responsible for my home and its care. Todd and his team give me peace of mind and can offer me solutions as well when I decide to sell or make other decisions.
