Take a look at the pic. That gray, rainy sky really reflected how I felt the day my car was stolen from this Oaklyn garage--heavy and cold.

Parking Garage Car Thefts, No Alerts and Amenities That Don't Work I really wish this review weren't necessary, but as a current resident at Oaklyn Apartments for the past year, I feel obligated to warn others--especially anyone relying on the idea of "secure" living. My BMW 4-series car was stolen from Oaklyn's parking garage on March 28, 2025. And mine wasn't the only one--seven cars have been stolen, four in one night, mine shortly after, and another one the very next day. I personally notified management after that last one, and it's clear this is an ongoing issue. To their credit, the property manager (Megan) and a staff member (Brayden) responded quickly when I reported the theft. Megan walked the garage with me and Brayden started checking the cameras. I appreciated that. But here's where things went wrong: * No email alert was ever sent to residents when these thefts were happening. If I had known earlier, I would've left an AirTag in my car to help recover it faster. * Even after multiple stolen vehicles, there has been no real change--no transparency, no clear footage shared, and cars are still being stolen. * One staff member, Charleston, completely dismissed me in the middle of the emergency, redirected help away from me, and only changed his demeanor when a supervisor showed up. It felt performative. I also saw him refuse to help another resident with a simple fob issue--something that takes seconds. Since then, multiple residents have come up to me unprompted with similar concerns. This experience has been not only frustrating, but deeply concerning. Bozzuto and Oaklyn Apartments need to do far more to protect residents and address these repeated security failures. Also--don't be fooled by the marketing. The rooftop pool has been closed, and the grills don't even work. For the price you pay, basic amenities and safety should not be an ongoing gamble. If you're thinking about moving in, ask hard questions about how many cars have been stolen in the last few weeks from the parking garage, how they're actually addressing and putting additional security measures in place to prevent car theft, and what communication you'll get if it happens again. This place might look polished on the outside, but the resident experience tells a very different story. Take a look at the picture. That gray, rainy sky really reflected how I felt the day my car was stolen from the Oaklyn garage--heavy, cold, and completely left in the dark. In my personal experience, the response from one staff member, Charleston, felt indifferent and dismissive. It seemed like he didn't take the situation seriously at all, which was incredibly unsettling in the middle of an emergency. I didn't receive any heads-up that other cars had already been stolen, which I think could have helped me prevent this--I would've left an AirTag in my vehicle. From my point of view, there hasn't been nearly enough follow-through or communication since then. For a place that looks modern and well-kept on the outside, the internal handling of resident safety has been deeply disappointing.

They let go the only competent person they had in the leasing office and now it's a dumpster fire. After sending three emails requesting my lease renewal sent to me and being ignored I was met with "patience is a virtue we're busy" UMM NOT MY FUCKING PROBLEM. then when they sent me the lease they tried charging me for my ESA that they KNOW IS AN ESA. They tried to slip in a $40 rent increase even though I have the letter they left me on my door confirming they would renew my lease FOR THE SAME RATE. office staff is a bunch of bafoons. The people that live here are disgusting. People sweat all over the gym equipment and never wipe up after themselves and I've brought this to the attention of management. Not a single thing was done. They took forever to finally open the pool and now that it's open it gets shut down all the time because people SHIT IN IT. people let their dogs shit in the hallway. People are too lazy to walk their dogs so they open the door to let their dogs piss and shit on the sidewalk. The dog park is not a dog park but a bowling alley dog run. No one picks up after their dogs. Most actually take their dogs to the empty parking lot behind the building where it's FULL OF DOG SHIT. I've found half eaten food sat on the ledge of fire extinguishers. And let's talk about how in the last three months it's been almost every single day the lazy bastards that are the construction crews working on the ground level restaurants are jack hammering and making all kinds of noise where you can't even sit in your own house in peace. Working from home is out of the question. Management keeps using a revolving "21st" date residents can expect the noise to subside and it doesn't. DO NOT MOVE IN HERE. there's a reason it looks nice but you'll be mad as hell once you move in.

Think twice before moving here. Many of the positive reviews are misleading--written by realtors, incentivized new tenants, or even the owner's wife, who has never lived in the building. Security is a serious concern. There have been multiple stolen cars, break-ins, and burglaries. Despite repeated incidents, ownership refuses to install a security gate. One juvenile offender who was caught said he targeted the garage for several days because there was no security and no one noticed him. If even a minor can identify this vulnerability, it's time to take action. The owner seems more focused on retail parking and construction next door than on resident safety. Management claims to have added more cameras, but many of the crimes are happening in front of those cameras, near the elevators. Worse, the building has three separate camera systems with mismatched timestamps, making it difficult for law enforcement to investigate. Even the Broward Sheriff's Office has requested a gate and contacted code enforcement to intervene. On top of the safety issues, the building suffers from poor maintenance. The elevators, pool, and hot tub have been out of service for weeks at a time--multiple times. There have been repeated water leaks and clear signs of rushed, substandard construction. There's no visible security presence. The so-called monitoring staff are rarely on-site, and often spotted off the property altogether. Tenants are breaking leases, moving out, and even pursuing legal action. Many have issued 7-day notices and are placing their rent in escrow due to unresolved issues. The leasing office is unresponsive, and the property manager rarely replies--often citing personal matters. Although Buzzto is typically a reputable management company, their handling of this property has been a complete failure

I brought my elderly, disabled mother--who uses a walker and has dementia-- last week to tour an apartment to assess its accessibility. Despite providing my driver's license as her caregiver, the leasing agent demanded my mother's ID. I explained she doesn't have one due to her obvious disabilities, but the manager refused to let us view the property. The manager initially claimed it was a legal requirement. When I challenged this false statement and pointed out that it was discriminatory against disabled elderly persons, she abruptly changed her story and said it was now "company policy" not to allow anyone over 18 without an ID. I countered by explaining that I had toured at least 9 competing properties in the area, all of which accepted just my driver's license without issue. None of them demanded an ID from my mother, given her very visible disability and the fact that she could barely stand, even with a walker. Yet The Metropolitan refused to make any accommodation. This company's behavior was uniquely cruel and highlights their blatant discrimination against disabled elderly persons. Their lack of compassion or willingness to accommodate someone with obvious physical limitations is disgraceful. If you or a loved one have special needs, avoid this place at all costs--they clearly have no interest in treating people with dignity or respect.

They charge Miami pricing yet don't give you Miami service or amenities. The herb garden they talk about is three grates on top of wood chips- it's not a garden. Our apartment is completely rundown while paying a premium of this alleged "luxury experience". They like to focus on the pool a lot which is a nice pool however it's always busy so if you want quiet time, you can forget it. There are a lot of shady characters roaming around quite often as well as people tailgating in the parking lot and breaking down the entrance and exit gates at least three times a month. There is no assigned parking, it's just a free for all. If you want a private one car garage you can rent one @ $250 a month which again is almost double what most buildings in south beach are charging. The building just really isn't worth the price or the hype via the website.

The picturesque views of the intercoastal waterways and the yachts passing by create a serene and luxurious atmosphere. With a welcoming leasing team and a general manager like Merideth Randar leading the way, it seems like a great place to call home. The pet-friendly environment and ample parking add extra convenience, while the added amenities such as a salon and coffee shop make for a perfect living experience. The guard-gated security ensures peace of mind as well. Overall, it sounds like a wonderful community!

We provided proper notice, paid rent through our agreed final occupancy date, and the unit was re-leased immediately. Despite this, we were later assessed additional charges totaling ~$2,500 - a complete phantom rent charge covering the standard turnover period in between tenants. The balance was then escalated to collections. For months, I repeatedly requested a written, itemized breakdown showing how this amount represented actual financial loss caused by our early move out. No meaningful accounting or even a reason at all was ever provided. There was no documentation tying the charge to specific damages or unique costs attributable to us. What occurred appears to have been a standard apartment turnover between tenants - something that happens regardless of lease timing. Yet instead of providing transparency or exercising reasonable discretion, management defaulted to rigid policy language and ultimately sent the account to collections. We paid the collections balance to protect our credit, not because the charge was justified. We were told there was "no discretion" due to policy and Fair Housing compliance. That explanation is difficult to take seriously given that large property management companies, including ZRS, routinely make adjustments for residents in other situations. In this case, there was simply no willingness to review or explain. The issue is not just the money (which was a huge fee for our family). It is the lack of accountability, lack of transparency, and automatic escalation to collections without providing clear justification. We acted in good faith throughout our tenancy and were extremely patient with neighbors frequently smoking marijuana which was pretty unpleasant especially with a newborn baby. We were really disappointed with the lack of flexibility and even basic decency to communicate about the nature of the specific charges - the way this was handled speaks for itself. To top it off they completely misrepresented the way they handled this on a Google review
