Worst experience I have ever had with a lender. Slow responses closing delays. Terrible rates 54321 lock ins. Took about 2 1/2 months to close a dscr loan. the underwriting process was frustrating and poorly handled. We've been through many loans, refinances, and even second mortgages before, and this was by far the most stressful and drawn-out experience. As someone who does alot of flips and new construction and priorities speed, I would not recommend this lender to anyone. The interest rate was also much higher than expected, and we plan to refinance as soon as possible. read more

We completed a second mortgage loan or HELOAN with this company, and the process was extremely slow and unnecessarily complicated. The documentation requirements went far beyond what's typical. We gave two stars only because the loan eventually closed -- though at one point I thought it wouldn't. The second loan was way below then the equity we had on the house. Our credit scores are excellent, and all documentation was submitted promptly. Despite that, the underwriting process was frustrating and poorly handled. We've been through many loans, refinances, and even second mortgages before, and this was by far the most stressful and drawn-out experience. I did not have a good experience with My Equity Direct DBA Oaktree Funding Corp. The process took 3 months of providing information to My Equity Direct and resulted in no loan. I continually provided details as the requirements kept changing. Ultimately waiting for a "good rate" for a FHA loan without any continuous updates from My Equity Direct. After 3 months I was told the original employee is no longer there and they are unable to fund the loan. I am providing this update as a caution, beware of unprofessional follow up (lack of follow up), continual leading a person on, and no thorough processing to obtain a loan. read more

Working with Oaktree Funding was easy, and unlike other lenders they did not require a min. one year seasoning on a DSCR refi loan (my lender wanted to refinance her hard-money fix & hold loan as soon as rehab had been completed, 4 months after purchase). Underwriting was reasonably uneventful, and Joseph, my AE, was always available, patient, and helpful. read more

1 star is not even worthy of this company. I've been in lending over 24years and have NEVER received such horrible service. I am now over a MONTH past a closing date and every day something new comes up with them. You're lucky if they answer their phone let alone respond to anything. They misquoted the rate by over 2% and answer their phones, if they even do answer, with "HEY!" I promise you it is not even worth attempting to deal with the company, it is literally a joke. read more

If I could give less then one star I would. I've never dealt with a less communicative lender in 14 years in the real estate business. We would get messages like this file is not clear closed, with no follow-up solution. 3 weeks delay. Hear it again -- 3 WEEKS DELAYED. My client lost their earnest money deposit and their hopes of owning the home of their dreams. Never an apology or an explanation from anyone at Oak tree. Don't do it. read more

Ok so I sent our mortgage payment about a week late this month. Other than that, we are totally in the black on payments. So I was surprised when my husband got a call saying that they never received payment and that they would start foreclosure proceedings if we failed to send the payment within the next day. We showed the representative proof through our bank that the funds were sent to their correct address with our correct account number and everything. It still wasn't enough for them to just wait for the stop payment to clear so I could resend the payment. They continued to threaten to start foreclosure proceedings if the payment wasn't sent by the next day. There was pretty much nothing we could do at that point since they refused our offer to make half of the payment the same day and the other half once the stop payment cleared. They continued to intimidate us with foreclosure proceedings....I don't understand it! We were not even a month behind on payments....it's like two weeks late! AND WITH PROOF THAT WE SENT THE PAYMENT! Helllloooooooo! They kept calling my husband at work and he finally just gave up and said do whatever you have to do.... the payment would be made in two business days instead of the one business day that they were forcing the issue on. They ended up calling him back at the close of business and took that half payment they initially refused...and will accept the rest in two days....what kind of service is this?! Are we not your CUSTOMERS!!?? This is the WORST customer service ever. Their intimidation tactics are unnecessary and ridiculous. read more

Gave us a preapproval letter and then refused to fund at the 11th hour. Our broker found Oaktree Funding for a bank statement loan. They requested the same documents multiple times. Then continued requesting redundant documents. 800+ credit. Ultimately refused because we didn't have 25% ownership or more in my company. Why didn't they state that weeks before? Look elsewhere! read more

I just closed on our house on December 5, 2022. My loan agent found Oaktree Funding because I am self employed. The process was slow and painfully arduous. They asked me for information, I would send it, then, they would request the same information again sometimes as many as three or four times. The would request information in a piece mill fashion that cost me additional money because I had to make separate requests from my accountant and would get charged each time instead of presenting everything needed at one time. They requested 5 separate letters from my account along with standard information. I had to write a letter explaining my relationship to my wife of 23 years about who she is and why we have a joint checking account. I had to write an additional letter stating that I have access to our joint checking account. This was the worst experience in all of my 23 years of buying real estate. They literally cost me about ten thousand dollars in lost work because of rescheduling the closing multiple times. Then, they wasted about 80 hours of my time during the whole process. I will never use them again and would recommend finding someone else that can help small business owners. Our time is precious because we have to make it happen or it doesn't happen. Hi Yelp I don't normally give reviews, however, due to the successes I've had with all my files I have submitted to Oaktree during the summer of 2021 to current, I can confirm they know to close complex loans. In the beginning, it was a rough patch because I had to learn their systems and how they operate. Once we figured each others nuisances we created a Dream team with Mari Woods and Normandee . I will admit its not always as ezpz but in reality what Non QM loan is! What matters is getting them on the phone (and they always pick up) to work on the files to come up with solutions to make the loan work for both the borrower and underwriting. read more

Horrible experience from the broker side. I have a purchase that we have had to continue to extend time and time again. Angry agents, seller, buyers, etc. Like most reasonable people they just want status updates which I can't provide them. My point of contact won't call/email back after several voicemails and emails. Worst experience ever! If I could give Oaktree Funding zero stars I would. My loan officer (Carolina) was not very knowledgeable. I should have listened to my first instinct but wanted to give them the benefit of the doubt. What should have been a happy experience for my family turned out to be having to do more research and paperwork on my own to close the deal. Her manager (Edward) did not have much patience either. After questioning what I was told by another loan officer and escrow that we were being charged garbage fees from Oaktree he responded to my husband and I we can go somewhere else knowing that we were days away from closing escrow. My recommendation is to PLEASE do your research before you get stuck with a company that makes you feel like it's all about a commission check!! read more

We've done three loans with Oaktree in the past 12-month, 10 total. Good customer service, Good response time and Good financing options.

Please avoid doing business with this company at all cost! It has been a complete nightmare doing business with them. You will never receive consistent communication, they don't meet deadlines, they're rude, and cannot close a loan. If I had seen the reviews prior to we would've ran. Every review that you see is TRUE! They literally just offered my husband to sign for a interest only loan just to close the loan today and stated he can come back in 3 months and try to refinance. Why on earth would he do that just because YOU Reginald Ross made a mistake with the paperwork! we're on the verge of losing our home that we had built from the ground up due to the inconsistency of this company! on top of that we just had a death in the family and they're using that as an excuse with the builder to ask for more time. When honestly that's just horrible and tasteless the loss of our family member has nothing to do with this company not being ready to close on the loan We've been ready this entire time and all they've done is cause more stress and grief! It's so much I could say and so many screenshots I could post. But please do yourself a favor and save yourself sometime and find another lender. read more

I would not go thru this company. They lose your paperwork you send when they request information. We were approved for a loan back in October then they asked for conditions. Pay check stubs bank statements appraisal you know the drill. Then when my broker and his Prosser sent what they wanted we wouldn't hear anything for a week or two and when my broker would call or email them they ignored him. Didn't return any phone calls or anything needless to say we did this for over 6 months and we lost the property. We put in smoke detectors and our Ernest money. I'm not rich this was supposed to be my Young Grandsons forever home. Now with interest rates going up I can't afford to rent I'm stuck living with my Daughter and her Husband and his Aunt and Uncle. In a Three bedroom town house. These people don't care they are rotten to the core. We did everything they asked and now I have lost money and nowhere to go. This company needs to either fire everyone and hire new people or get shut down. read more

I am a Realtor who utilized OakTree Funding as the funder/lender through a Warehouse lender, Synergy. Oaktree Funding had a unique loan product that was well suited for my first time homebuyer (client). Since then, I have found two other lenders who also have that particular product. My original close date was May 1st which was within a 30 day close time frame. I have been a Realtor for 14 years and have never run across a lender who caused so many delays... The U/W turn times were very lengthy and not up to today's fast paced turns of other lenders. We closed 30 days late.. This lender's delays cost my client, the sellers and myself a few thousand dollars due to unnecessary delays caused by ineptness. In fact on the final day of closing, their email systems went down (Oaktree says it goes down often). OakTree Funding was asking the escrow department to send secured, personal financial docs via an unsecured Hotmail because of this issue. Escrow of course didn't send docs via unsecured for the financial privacy of the buyer. So we played the fax game for about 2 hours until OakTree Funding received the docs. I would not recommend putting any buyer through this company for your buyers sake as much as yours. read more
