For a $275 cleaning fee, someone is clearly falling down on the job. Highlights included filthy floors, mold on the ceiling in the bathroom, and not enough sheets to fit all of the beds. But the real highlight was, after spending a morning cleaning the entire house (how does anyone leave dried cheddar cheese on the floor?), opening the shed to grab beach supplies and finding MOUNDS of GARBAGE/RECYCLING. Though the rental office was at least responsive with removing a fraction of the garbage that had accumulated and blocked access to amenities (e.g. bikes, beach chairs, etc. promised in the listing), there was still more garbage than someone paying that much for a rental should have to deal with. The rentals manager has since been unresponsive to my request for a refund for the cleaning fee so I've been in touch with the owner to let them know their property and personal reputation is in jeopardy by continuing to let their unit be manage by a substandard company. Whether it's Jean Knapp rentals or the cleaning company, someone is being negligent.

Perkins Cove gets really busy on summer weekends, so there wasn't any parking in the lot. We did see that our spot was open and asked if we could just park there for 2 hours before we checked in. Within 2 minutes we got a response that we could check in. This was great news since we were traveling with a 1.5 year old that needed to rest. The location is absolutely beautiful. It's very peaceful at night. During the day the cove is buzzing with activity. There were plenty of places to grab food from just by walking out the front door. There is also a trolly that runs every 20-30 minutes during the summer that will go to the main beach which is super convenient. The space had everything we could need. They had all the kitchen amenities you would need to prepare meals. A tv in every room and a washer and dryer. The unit was fully stocked. We absolutely loved the place and our vacation. A few things to note, during the day the cove is very busy during the summer. This comes with loud tourists. We could also hear the kids in the unit below us running through their rental and crying at night. We were in the Seaside Serenity 2, which is on the top of the building. You will have to carry everything up 2 flights of stairs. We were not bothered by this and will definitely be back.

There was a little sign just indicating to call if no one was around. He showed up quickly and got us settled in to our room. We chose the Lesa Lynn room which is off the main house around the back and is considered semi-private. It had a cute little porch with some chairs and the room was cozy and welcoming. Small little bathroom was perfect for the two of us and there was a small fridge and AC in the room already which is perfect. It was cooler during our stay so we just kept the ceiling fan going. There is also a larger fridge for guest use in the main house as well as coffee/tea available around the clock. The Inn is about a 5 minute walk from the center of town and despite being on Rt 1 (main road through town) wasn't overly loud or chaotic. They have a little porch on the front where we ate a DELICIOUS breakfast each day. Breakfast options included a starter (we had broiled grapefruit, fresh strawberries with homemade whip cream, and a delicious cherry bread pudding), there was an option of a sweet or savory entree (pancakes and french toast, quiche and scrambles with amazing homefries), a choice of bacon or sausage, and then juice or milk as alternatives to the coffee/tea option. All cooked by Duane and Claudine who are literally the sweetest humans and hosts. They also are interactive during the day and Duane often was found tending the gardens throughout the day. Overall I am thrilled by our stay and will certainly go back next time we head North for a weekend away. I can't speak highly enough about this bed & breakfast and the comfortability, service, and welcoming we received. Obviously we were there during the "in season" and so the rates were high but not outrageous in comparison to other locations and what you got.

The historical aspect of the Inn appealed to us (so many cool nooks, crannies, closets, wide planked floors, giant fireplaces, paintings, & more), Claudine, the Inn's manager, is welcoming, fun, funny, engaging, open, & chatty. Our room, the Duchess Ann Suite was a bit challenged by the 3 of us since we needed one bed more, so we were given permission to squeeze in an air bed that made it perfect. Although facing the VERY busy main road leading into & out of town, we did not hear any of the traffic, nor parades of people due to the A/C units. The front gardens are chock-filled with beautiful flowers, & sweet touches such as a bubbling fountain, moss covered structures, & stone pathways leading everywhere. Breakfast was also perfect, especially because we were able to sit outside on the front porch while sipping our coffee, enjoying our yogurt, breads, cereals, juice & more. We could not have asked for a better experience, a better location, a better welcoming & a better 3 sisters' annual get together.

The hot tub was often quiet around 8pm and made for the perfect end of evening activity. They have an ample selection of towels and robes by the pool that are available to use. We also enjoyed a couples massage offered by the inn. Breakfast was very yummy! Each day there is a large selection of options you can pick and choose from. They had the breakfast offering for the day displayed and then you check off what you want with a marker on a short form. The inn is about a 10 minute walk from Footbridge beach, which was awesome.
