I'll try to keep this short: the Patterson Inn is a delightful boutique hotel with glorious original interiors that have been refurbished in a way that both honors the historical original and gives attention to the modern comforts people expect nowadays. So many small perfect details, storage everywhere in the room, good WiFi throughout, beautiful areas to relax, the on-site 12 Spirits bar, the great breakfasts served in a beautiful area and featuring made-from-scratch-on-site and local goods . . . and most of all the welcoming and helpful staff, who quickly feel like friends. (Cheers and so many thanks to owner Chris Chiari and innkeeper Steve.) And what a delightful neighborhood - safe, walkable, FUN, with all manner of entertaining things within an easy walk. The Library was large and SO comfortably appointed, with tons of storage, space heater and cooler and a great modern bathroom - just couldn't have been happier. On the haunting front - first of all, I'm not into this stuff. At all. But. When we unpacked, I'd left my (large, hardshell) suitcase on top of the luggage rack on the side by the entry door, and I'd put a large hardback book I was reading it dead square in the middle of it. Went to supper, had some drinks. Came back six hours later and my wife lay on the bed (on the side away from the entry) to check her messages. I was over at the desk by the windows (on the side away from the entry) plugging in my phone to charge. It had been maybe three minutes since we entered the room. THUMP! over by the entrance to the room. We looked at each other. We both said, "It wasn't me." I went over to look and . . . my big hardbound book was now lying on the floor about three feet from the suitcase on the luggage rack. Weird. Weird enough that we were seriously trying to figure out how it had fallen (there hadn't been an earthquake, no one was jumping around, it was totally still and getting later in the evening) and eventually one of us said, "Hey, what if it was the ghost?" Ha ha. Told the staff the next morning as kind of a ha-ha thing and they were remarkably unsurprised and gave every appearance of having heard this sort of thing a lot. It was weird to us, though. Anyway, forget about that - the Patterson Inn was a great stay for us, and we are really looking forward to a return. What we're up in air about is whether we want to stay again in The Library (which we loved) or check out another room.

I loved the wonderful breakfast to start off your morning - we enjoyed a delicious meal of blueberry pancakes and shakshuka during our stay and were full till the mid-afternoon. Carl and Bailey also checked in on us throughout our stay and were helpful with recommendations for sightseeing. The evening wine hour was a nice way to get to know other guests and enjoy a nice, laid-back time before dinner. We stayed in the Snowlover room on the third floor. Our bed was very comfortable and we liked the balcony outside - it was shaded and lovely in the mornings and evenings during the Denver summer. It is an older house so we did have a few problems with the toilet but we mentioned it to Carl and Bailey and they quickly looked into it. The house is very conveniently located in Downtown so it was an easy drive wherever we wanted to go. I really appreciated that they had some available parking at the back of the house since street parking is a nightmare in that area of the city. I would love to stay here again on our next visit to Denver!

The large sitting area was comfortable for reading and visiting, the breakfasts were varied and fresh, and the outdoor patio was spacious and beautiful. Although onsite parking was somewhat limited, alternatives were nearby, and we found it convenient to use Uber to get to the busy downtown spots. Very welcoming hosts, and a pleasant chat with the owner - all in all a delightful visit, many thanks to Flora House!

It's very close to downtown, walking distance to Coors field and Pearl street with a 15-20min walk. We stayed in the Garden room, which faced the back of the property and their garden area. The room was small and no frills but met our needs for one evening. The bed was pretty comfortable but the pillows were too floppy. The AC worked very well which we were thankful for since it was 90 degrees outside. Everything was clean but a little dated and the water pressure of the shower was pretty bad. The garden area had 4-5 tables and it was very quiet; we enjoyed lunch one day back there. Nicole checked us in and showed us around. I liked how there was a fridge for guests to use and water cooler with glasses for you to bring fresh water to your rooms. I can't remember the name of the chef who cooked breakfast in the morning but he was great! He was able to meet our dietary needs. We opted to eat our breakfast on the front porch which overlooked the park and was great for people watching. Overall, good no frills spot if you are looking for parking and breakfast that are included. Definitely a more personalized experience compared to staying in a hotel.

I called both hosts and was sent directly to voicemail. About 20 minutes later they finally texted back and told me to "lift the door up and it will roll to the right" When I followed that, the heavy door came off its track and crashed to the floor. It missed my child by maybe a foot. By sheer luck my daughter wasn't killed. I should have called the police to get my kids out instead of listening to their terrible advice. I've attached screenshots as of text communication as proof. Afterward, the hosts posted an Airbnb review claiming I "berated" them and "splintered their priceless door." The attached text messages show them being apologetic in real time until they wrote their public review. I never berated anyone, but I should have. Other issues: - Strong noise and odor from ducks in a cage or pen next to the room - Front door opens directly into a parking lot where homeless people frequently loitered - Cleanliness below basic standards Bottom line: the door is a serious hazard. The hosts were slow to respond and gave advice that nearly caused a disaster. This place is not safe for kids.

A little family history --…read more My grandfather was one of several owners from the 1940s-1975 when it was an apartment building. He lived on the first floor with the turret, now the gathering room. I remember most of the tenants were females. The original carriage house served as his garage with many old license plates nailed to the walls. The top floor of the Marne used to be an attic with a large window above the stairs. And of course, the historic stained glass window finally got an acrylic cover to protect the bowing glass and lead. The Marne sat vacant for a several years after 1975 with a selling price of $200,000. Due to being vacant, the boiler blew with extensive water damage, paint was peeling with other structural damages. For a period of time, the Marne served as a processing center for previously incarcerated individuals. During that time, I took my 2 year old son on a self-directed tour to check up on the Marne. I sensed an unhealthy, sad and depressed atmosphere which was not what I remember in my childhood. Grandpa took good care of it for years. Five of us kids would play in the lobby, running up and down the wide stairs, sliding down the curved banister often breaking some of the original ornamental pieces, and creating a bit of noise. We called the basement the scary dungeon and often played hide and seek for hours. There are two family dogs buried to the right of the front porch. Also, my grandfather planted a tree upside down with the roots bearing leaves and limbs growing in the ground. The trunk kept curving towards to the ground as it seemed to know it was upside down. He added several supports to the trunk through the years to keep it from reversing itself. It was later removed when the Piker family bought it. According to the Pikers, there are a few spirits roaming around, but claimed they were friendly. Thanks to the Piker family for restoring it to its original cosmetic and purposeful glory as well as hosting many visitors in their B&B. Our family also thanks the current owners who are continuing to keep it alive and well. Back in the 90s, I stayed at the Marne as well as performing at the grand piano for a luncheon. So many amazing memories made in that lovely Castle. I hope you all have a chance to visit, stay, and enjoy an late1800s atmosphere. By the way, the architect, William Lang, also designed several other castles in the Capitol Hill area. You'll find they look similar to the Marne. Enjoy! Karen

I used it for a couple days before I left for Thanksgiving at my dad's place in California, I have stayed in three different suites. I have loved every single one of them. Each one is extremely unique and gorgeous and so very eclectic. I absolutely love it. Takes you back to another time when rooms were beautiful and they also had full kitchens, gorgeous bathrooms with double showerheads incredibly in laid toilets and tile work painting on the walls are incredible. The chandeliers that hang from each room is just gorgeous. The price is what always gets me. It has been such a great prize for such a wonderful place. Many people said parking was an issue, but I've never had a problem parking. Everything is clean the bedding is beautiful. This is an older building and for the price I wouldn't expect more than what I got. If anything for the money it seems that I was in this gorgeous luxury hotel somewhere in Europe. I'll be going back again this year in 2025. I run a booth for Gay Pride in Denver and this is always such a wonderful place to stay after working eight hours at the festival. Always nice to come home soak in the bathtub and have a wonderful bed to sleep in before I have to get up and do it again the next day. Tony, The Owner is just amazing and really helped me out when I needed to stay there in November. He has always been very accommodating and helpful and answered all my questions. On my last morning there one of them somehow got inside and was screaming and banging on the piano right outside the door of my room. Also, the door knob in the bathroom was broken, and there was some glitter and hair from previous people in the room. Hawley was our day of coordinator and stuck with us throughout the whole planning process (which was only 3 months bc we put together a last minute wedding). A little backstory: my MIL was diagnosed with ALS last march and we decided to try to piece together a wedding asap so she could be there and dance with her son. Nobody would take us last minute and no one would help us do it affordably..... until we met Hawley. This SAINT of a woman helped us meet our budget and was so pleasant to work with. She accommodated my MIL like she was family and made sure she was comfortable all while making our day so fun. We even paid to extend the night bc we didn't want it to end. From start to finish, everything was perfect. I am SO grateful to Hawley and the rest of the team for helping us make 9/14/25 the best day of our lives. My MIL passed away in May but we will always have those memories and pictures to look back on. Hawley gave our family something so special by helping us make our wedding possible. There was a specific spot set up for weddings with the backdrop of the river and the beautiful aspen trees that were changing colors. It was obvious that this wedding venue knows what they are doing. Every detail was covered and the bride and groom's family could relax. The decorations were lovely and you can tell they were well thought out. The dinner was magnificent and beautifully presented. The cake was exquisite and reflected the personality of the bride. All preparations were in tiptop shape at the reception. It was well organized and went smoothly.

Curtis has always had friendly staff and very clean . If you've stayed here before, everything is very different . Especially the hallways but most things got updated carpet really needed it.
