We used them for two years after we PCS'd, their rates were good. charged 10% fee but no money down and wont charge finders fee for renters. The checks to us were on time but we received none of the late fees if the renters were late. The issue with Zimmerman is communication. we've called a few times, emailed and received no response. We received no yearly or biannual updates on the property, as far as I know they never inspected it. We didn't feel connected at all to our investment. When I severed our contract with them in favor of another property management company, they billed for an HVAC service that was 2 months prior for an amount over the agreed $100 limit. I understand it was an emergency service but even a follow up a week later would have been acceptable, but a bill two months afterwards and only after we told them of us leaving was sketchy. Additionally the bill receipt said they needed to change the furnace filter, which is the tenants responsibility and the bill should have went to the tenants.... they brag that they are a family business, the problem is that the family isn't qualified to run the business.

The SECOND plumber, who came out on 3/5/2021 (two days after reporting that RAW SEWAGE was AGAIN coming into my home), did absolutely nothing but dig holes in my back yard. He did not try to clean the line going to the septic tank, nor did he even find a septic tank. All he literally did in my back yard for 8 hours was dig holes. And not once has Vinebrook offered to knock off rent, put us in a hotel, or even CALLED US TO SEE IF THE ISSUE WAS FIXED THEMSELVES. This issue has escalated to the tipping point and lawyers WILL be involved. I will report VINEBROOK HOMES to every government agency, website, or anything else I can as they do not even deserve to be in business. Lastly, it would be nice to see Vinebrook Homes take some accountability for their sub-par customer service. Instead of arguing with tenants online and saying how you guys were not wrong, HOW ABOUT YOU RECOGNIZE THERE IS SERIOUS NEED FOR IMPROVEMENT AND START WORKING ON THAT? Unfortunately from experience this particular firm does not present offers equally and fairly if at all, falsely coaches sellers to avoid loans that are "high risk" when they are not. Falsifies facts about the property to ward off undesirable offers. They do not fully support VA loans and refers to them as high risk costing disabled veterans potential homes for their families. This agent plays some very unethical games with her clients and their properties to maximize her profit regardless of whom it hurts in the process. Nothing more heart warming than never knowing if you could have had the home of your dreams if the selling agent would have represented everyone equally. I highly recommend that if you are looking for an honest and fair agent that abides by the Realtors code of ethics that you should look elsewhere.
