Well it's hard at times to park 1 vehicle in front of your residence because other residents have 3 or more vehicles parked. When there is no where for residents to park they park there vehicle in front (not inside) of the garage which makes it hard for those of us that park in our garage to get in and out of the garage. There really should be a limit of vehicles allowed to park in the designated parking area. Kids who play outside yelling past 10 pm and leaving there food wrappers on the floor. Residents who sell vehicles so they constantly have different vehicles parked and potential buyers parked throughout the area. No speed limit posted so residents drive extremely fast.

The front office staff are very helpful, courteous, and have very fast turn around for the very few issues we had while we stayed there. We had an issue with our water heater around Thanksgiving in our second year living there and they were VERY quick to send someone out and get the issue fixed. We had a similar experience with a broken down AC in the summer time and they had someone out to fix it the next day. The neighborhood is extremely nice, quite, and peaceful. We very much miss taking our dog on walks through the surrounding walking paths and parks. It can be a little hectic living next to an elementary school around 8:00 AM and 3:00 PM daily, but nothing crazy. The only two reasons I'm giving this a 4 out of 5 stars are - 1. If you live in the larger 3x2 townhouse (Type C) your living room/stair wall shares a wall with the laundry room / garage of your neighbors. We had neighbors who were notorious about slamming their very heavy garage door and it could be someone annoying / loud, but nothing outrageous. 2. We had a few issues with our deposit at the end of the lease, but after a discussion with the office staff were able to come to a mutually acceptable agreement. It was somewhat time consuming and required some extra legwork on our end, but again - the office staff was extremely helpful and seemed withhold any judgement through the process. Otherwise - Absolutely no other complaints about this place and if we ever end up living in Turlock again this would very largely be my first choice.

There are always water shut off notices every couple months, some washers are down for the most part. Now they've added extra rent increase for a bin to dump trash mostly for your pet waste which is unfair for residents with no pets. You won't get most of your deposit back even if you leave apartment in wear and tear conditions. They'll find any excuse to lowball you out of your deposit.

She is very reasonable and understanding and looks out for both the tenants and her business. As for the complex, the buildings are located in a safe and gated community with luscious vegetation. Parking includes a covered and non-covered spots. The area also includes a small gated pool. The best aspect is the inclusion of a washer and dryer in my apartment. This is unheard of in my prior experience. As for prices, the rent was very reasonable even for 2 bedroom apartments. This place would get five stars if its not in Merced. There's nothing to do here.

Then we met Julie and she made us feel very comfortable that the girls would be in good hands. All requests are so simple to make through the portal and they are very quick to taking care of everything. The maintenance men Cruz and Leo were great too. They did things like hanging curtains and changing out doorknobs for them without hesitation. Moving out was out of unforeseen circumstances during this awful Covid pandemic and Julie and the owners were more than supportive and understanding of it all. We are blessed and grateful to have had such a wonderful property manager. Julie went above and beyond throughout their stay. Julie from management is really sweet and will help you out even on days she is not here. On a random Sunday my garbage disposal was not working and she send someone over as soon as I sent her an email. I complained once about the neighbors being really noisy at 3am on a Tuesday and she took care of it the next day. I cannot say enough nice things about the management because they are great. The apartment is huge and although the walls are sometimes too thin I feel super safe living here by myself. Everything is roomy but it is still cozy. It is definitely pricier than the rest of Merced but the place is nicer than the rest of Merced. The gym is nice, I mostly use the elliptical but it is always super clean and overlooks the pool which is always nice. Plus it is under MID so I paid $12 in electricity which is SWEET. My electric bill never went over $20 aside from the one time I forgot to pay and they charged me $5 as punishment. I am taking a star off because of the train. I managed to get used to it but it was definitely annoying when I first got here. I still hear it now and it sometimes serves as an alarm clock but it did take some getting used to. There are also people who don't know how to park which is somewhat bothersome but there's always parking for guests right by my apartment. Overall if you think you can get used to the train I think this place is 5 stars. You definitely get what you pay for and more. I love it here and I will miss it now that I am moving out of Merced to the Bay. I cannot recommend it enough.

BUT we will say that when we first saw this place, we didn't see much potential - it's been better than we expected. My small family has lived here the past two years and it was perfect for us. The other residents and the manager are some of the nicest people I've ever met - we will definitely miss them. This is a smaller complex, so any fixing needed gets done quickly. Also, most of the residents are elderly or work for the hospital across the street. This means that it's general quiet, which was great when we had our baby. Some of the downsides are that there are a couple smokers in the complex (you can smell them across the courtyard), the Brandel Manor across the street has yard work done at 11pm or 5am during the hot seasons (hearing the leaf blower when you're trying to sleep can be annoying if it wakes you up), and there isn't a lot of storage space in the apartments (no storage off the balcony and the kitchen is small, so plan to get storage furniture/shelving). We've loved using the pool and talking walks around the neighborhoods. There are schools, parks, and shopping all within 10-20minutes of walking! It's great if you only have one car or don't own a car at all. It may not look attractive at first, but it was the perfect fit for our family. We will miss living in Turlock!

The boiler they have here for hot water is on its last leg. There is constant knocking in the walls when the water is flowing. The trash is usually full to the brim 3-5 days before they take it. You have to get old wifi. It's very very slow if you like to game. Inside these apartments each room has electric coolers which are VERY VERY old. I have a " remodeled" unit. These coolers are ancient and don't work worth a Darn.. GHETTO is how I would describe this place. One more thing! You have to pay your rent via an app!! Save yourself some time! My bf & I have no family up here so it was stressful trying to find a house as well as relocate our dog for a while back to LA...It was a notice of our dog barking from a neighbor, however, every time we exited our apartment there were other dogs barking as well... but rules are rules. We would've appreciated a warning first. Anyways, we enjoyed living here since it was close to a lot of amenities in-shape, grocery stores, restaurants, hospital, etc., we lived in one of the "remodeled" apartments on the bottom floor. The cost was roughly around ~1,700 with a dog and other services that they charged like renters insurance, water, garbage, sewer. Living here throughout our time we rarely had maintenance issues only when we first moved in, the door was jacked up, and the deadbolt literally fell off leading us to call the emergency number, that was our only emergency call we performed throughout our stay. Maintenance is okay, we appreciate that they have an option to schedule a time so you could be present during maintenance; or not. The apartment complex is fairly quiet at night, cute little dog park on our side (Silverhorn ave), garbage would pile up on the quickness, laundry rooms were okay, at times they were closed, under repair, or occupied. Also, never had a pest problem here which are bonus points! The office staff are approachable yet professional, Courtney the property manager is very attentive, and answered all our questions we had. However, only downside was the cleaning/carpet fees when we moved it; which totaled ~$400 for cleaning fees & ~$250 for carpet cleaning for 2bd and we really cleaned it up literally looking like when we just moved in. Overall, My bf and I loved living here and it's honestly located in a nice area with so many things around.

Now she wants to move to Merced only to be denied . She gave her notice and has no home to go to in 30 days I know she will get a home soon . The time that Northwood village took denying her and the $40 application fee took 3 or 4 days and a drive from Bay Area only to be denied. It's sad discriminatory against a hard working single woman that works overtime and sometimes a second job To make a living.
