The worst escrow company i have dealt with. I spoke to both Ladies by the name of Shanna and one being a manager. This escrow company needs an urgent retraining on customer etiquette. They do nothing to help the customer. I have to be making calls to clear the mess they did. They don't bother to help. They rather point fingers at each other. I gave it two stars rather than one, simply because the receptionist that answers phone line is courteous. Director of company, if you see this, please call me. You wont regret it. Realtors please STAY AWAY!!! My client is out $1350 on a Rent back agreement because they did not do their job properly. They're not a Neutral third-party like they should be, they let the listing agent make the decisions for your buyers even if they are not the ones representing them. Like I said stay away! read more

Realtors ! Stay clear of this company . Although a few employees were decent , the main Officer Shanna and her team made so many mistakes and delays . This escrow was not my choice and I am glad the transaction is over . Let me list a few things that went terribly wrong and caused us deadline issues : (we closed 4 days late from our initial closing date at no fault to lender or buyer) . 1.It took them 4 days from receiving deposit to send us Prelim and Escrow Instructions . 2. Made 3 mistakes on fees for lenders MI , that took 3 days to correct, loan processor gave them instructions each time to correct amounts . 3. They forgot to request funding because they didn't monitor their escrow account for final wire. 4. Pulled recording last minute because they made a mistake on their end . 5. They reply to emails next day if at all . They will always be busy when you call them and seem to make a new lie each time for their delays. I've dealt with incompetent Escrow's before where checks where lost and mailed elsewhere but this is beyond the worst company I have ever had to deal with . My staff had to babysit this Escrow and make sure all errors would be corrected and trying to get them to call back or reply via email is like pulling teeth . On track escrow was a life saver! They helped fix our title issue that our previous escrow company had caused. Shanna and her team spent a lot of time making sure everything was not only fixed, but we were also able to close on time too. They went well above and beyond what would normally be expected during a real estate transaction, they always answered emails and calls, and kept me in the loop through out the process. The issue our previous escrow company cause was not normal, and very costly. Shanna and her team were even able to help recover some of the funds we lost due to the other escrow companies negligence. Great Escrow company. My Buyer just closed and the Seller was closing on their Home Of Choice at the same time. The Seller's lender was behind on their deadline and On Track Escrow knocked it out of the park by doing what it took to assist the Seller's lender to fund in half a day of signing loan docs. This company handled my transaction - I was the Buyer. This company is not reliable at all and inefficient. Worst of all, my escrow doc's had errors that could have cost me thousands of dollars if I didn't catch them. Lastly, they constantly give me lame excuses for delays, like "the lender was emailing us the docs to incorrect addresses"...which is a flat out lie. The lender has been communicating with them from the beginning, so I'm pretty sure they have the correct email addresses by now. Every delay I question, their response is always to blame the lender. They also have exorbitant escrow fees! Much higher than typical, I would avoid them as much as possible. Unfortunately, I had no choice as the buyer...the seller is a realtor and used them b/c the seller works for them!! Talk about conflict of interest. Seriously frustrated. They suck. read more

As a mortgage professional I have worked with quite a few escrow companies over the years - some good, some bad - and I've got say these guys are great! All the escrow officers are right on point, they are fast and efficient. People here on Yelp are talking about how they missed signatures, delays in closing, high fees - I can't help but chuckle. Missed Sigs & Delays - No one is perfect and most of the time it's an outside Notary's that may miss these items, not escrow. Escrow might catch it later and then may be trying to play catch working extra hard to close on time. If the lender and the escrow company are in perfect sync you won't have delays in closing - as I and On Track usually am. Your loan officer has to be on top of things to make sure he gets loan docs to them in time. If your loan officer waits till the last minute to get loan docs in, then it looks like escrow is the delay - But it's really your loan officer! If they throw all the blame on escrow then they are just trying to make themselves look good. But that's not how honest and ethical people do business. Loan officers and escrow work together as a team to get escrows closed on time. And that's what I've seen with On track escrow. Fast and efficient. High fees? Nope - they are absolutely competitive in their fees. Right on point with many other escrow companies - all very reasonable. Every time I've used this company (3 times now) my buyers have had zero problems and zero complaints. Why? Because their loan officer (me) gave the perception & the reality of unity & efficiency. On track escrow was not a terrible experience, but it certainly wasn't a good one either. I had difficulty getting forms. Some showed up online, some in person, and I seemed to have to figure out what they wanted for each form. Often I had to speak to my real estate agent to get forms to me properly. Both people I spoke with the receptionist and the notary were nice though. Unfortunately, it was always pulling teeth to get my forms and same day appointments set up instead of time in advance for me to prepare. Additionally, how to pay was not clear and I saved myself money by using a personal check first and then getting my back to wire final closing. The initial options presented all would have cost me a fee. read more

They delayed our closing due to the notary having an emergency twice and they didn't let anyone know. We ended up just going there after taking a whole day off already to get everything done. My relator and i had to keep calling to find out when the packet was there to sign. read more

So upset.. This place is a joke. We are trying to buy a house and have had to come back to re sign there mistakes three times. The best part is they blame it on everyone else. They have told us twice now that we are going to close and because of there mistakes aka everyone else's we are again without our house. The manager even lied straight to our faces even when we know the truth. I'm tired of this place stay far away... Also they have alot of rude employees minus the receptionist she is really nice.
