Night maintenance called, no answer. Fire department came and couldn't locate valve for shut off. Maintenance still hasn't responded. College boys found a bin to catch water and continued to dump it off the balcony For FOUR hours !! Management moved our son to hotel for 4 days then different apartment bc he had just moved in and we demanded a different one. His 2 roommates had to stay in the newly flooded space with obvious mold growing. They were not allowed to break lease. [[HIGHLIGHT]]Fast forward 1 year- another leak coming from ceiling. Maintenance obviously knew there was an issue because there was a bin catching drips from the apartment above.[[ENDHIGHLIGHT]] That began to overflow and then began leaking into our son's apartment. He plans on moving out in two months and they will not release him from his lease, even though there is mold growing in his ceiling and is probably the reason for his sinus issues. Management knew of the leak and failed to solve the issue until it became someone else's issue. We have a mold issue in our apartment, and it is never addressed when complained about and the maintenance people aren't pushed to do anything about it. The model unit is a scam because the day I moved in I was given a unit that had an upside down lay out compared to the model home and the apartment was messy and I spent 3-4 hours cleaning as much as I could before I gave up. Well all the dryer did was steam the clothes. Had to go the laundry mat to wash and dry clothes. Messages are never returned and the turnover in staff is awful. Be careful when it rains, the rain collects in the stairwell and you will have to jump the puddle off the stairs to get out. Maintenance never cleans it out to make it safe get up the stairs. I signed a lease for a large bedroom female only and after signing everything and getting approved, they called me to tell me there was only 1 unit left and male so I had to sign a co-Ed form. Upon move in, I got the small unit with a separate bathroom instead of the bigger room with bathroom included that I initially paid and signed a lease for. Their solution? we can't anything about that now. The unit is considered a large but sooo small. The kitchen does not have sufficient cabinets for 2 people and extremely small. The bed is a full with no headboard and you get one small dresser. My room had a funky smell from the carpet and dirty chair that had hair and burnt spots all over it. I vacuumed the carpet with cleaning powder, lit 2 candles, sprayed febreze and Lysol sprays 10 minutes the first week. The shower stall floor was dirty and had some dirty spots and hair on the shower wall. I requested they remove the shower head so I can put a detachable multi-head one on Aug 20. Called back 2 weeks later to follow up and have the dirty chair removed too, nothing. I had to call for the 3rd time on September 15 and finally someone came for the shower head. Dirty stink chair still in living room here I am not happy to be paying $200 more for wayyyy less space and size I'm EVERYTHING, so much that I have to give away a lot or keep stuff in a storage because they cannot fit. Parking is soooo confined and really sucks. I like the size of the bathroom and that it's a stall instead of a tub. I like the little laundry room and valet trash is nice to have. If I can give it "0" stars, I wouldn't hesitate. The management in the apartment complex is awful . They don't have any support for the residents. My daughter has been waiting on her apartment TV for over 60 days . Pest control doesn't exist . If a ticket is placed for a broken or Inoperative item , it takes weeks for a response and additional weeks for a resolution. The resolution in many cases is a temporary fix . We looked at other places in the area . Some are better and some not as good . On50 has lost my respect and trust . My daughter will not return next year and I will be an advocate of advising people to stay away ! I have called to speak with the general manager several times and unfortunately, I have not received a phone call ! Today I placed a complaint with the BBB . i hate it here. so does my partner. it is too expensive for what you are getting. my partner and I moved into On50 with separate rooms a few months ago. i am a student, while my partner isn't. upon moving in, the apartment unit we were given was dirty and many of our things were broken - my partner's sliding glass door would not open, the blinds were cracked and missing a panel, our oven was not working, our dryer was infested with mold (took them two whole months to replace it), our shower drain cover was not even attached, our oven vent cover was filthy and leaking yellow liquid, vents infested with black mold (or as the staff like to downplay it - "organic growth" that affects my partner who has chronic lung disease) and the list goes on. seems like the units were not even inspected before move in. also, we were given an apartment with a German cockroach infestation. all of the units most definitely have this. just lovely. they were not transparent about the unit condition at all. recently, the staff have been using the clubhouse to host parties on the weekend nights, blasting music until late hours (2 AM). the fact that the staff (which are mostly college kids) are doing this speak volumes to their lies about them caring about their residents. sure, the staff seem nice, but they always make false promises. always. it took them two months of me complaining to replace my dryer. i had to buy a drying rack to even do my laundry. when they replaced it, a maintenance staff came in to finally look at the dryer (after sending in a lengthy, 1000 word complaint to the office), looked at the disgusting dryer for not even 10 seconds, and said that it needed to be replaced. he ordered a new dryer and it came two days later. where was this effort when my partner and i complained the first time and submitted maintenance requests?? multiple requests were made and they were just dismissed and forgotten about. if you are looking for a room in the university of south florida area, please take this off your list of options. the staff do not care if you are going through a hard time financially and will take advantage of college kids. they will give you awful unit conditions and apologize, but not actually care. the maintenance will dismiss your requests. they will promise you that it's quiet and great to live there, but in reality it's hell. do not feed into their promises. do not believe the good reviews - they basically beg you to write reviews. believe in the the raw and true read more

STAY AWAY....Managment is ruthlessly deceptive towards USF students by fraudulently leasing mold invested units. Their maintenance employees cover all toxic black mold with paint as a solution to the problem. After four days mildew and mold surfaced on the vents and walls they claimed it was dust. A toxicology report indicated two types of black mold spores. The manager gave me the run around and ditching our meeting to discuss a reasonable solution. Instead of a constructive and professional response the management horrifically suggested another unit instead of a decent exchange, it was another infested place. Their response to the poor apartment conditions ...'it's Florida! That's what you get mold and mildew. ' Due to the obvious health hazard I tried to end lease (after living there for four days) but the manager decided not to reimburse the deposit/ 1st months rent. Visiting their office they suggested to a prospective renter (18 yrs) that a deposit of a full month rent was cheaper than prorated. What a scam and devious !!!! I wish i took the other reviews into consideration when signing with on50. I moved in 2 months ago, and i have already had a multitude of issues with my unit. I got a 2x2 large with someone i know, so we went to the leasing office to confirm we would be assigned the same apartment. The leasing office worker had us pick which one of us would have the larger room and which would have the small (due to rent price difference) and assigned it to us. Upon move in, we realized we were assigned the wrong units from what we had told the leasing office. We requested 3 times throughout the first month for our lease/rent price to be fixed until they finally switched it for the next month. I have a dog and while walking her at night, I noticed I had to be very careful due to raccoons circling the property and approaching trash cans and cars in the parking lot. My slider doors both came without screens and the door was out of the frame because the metal was bent so I was unable to use my slider for an entire month until maintenance finally noticed my work orders. Only one maintenance worker here is actually determined to help the people, but the even sadder part is that there are only 2 maintenance guys for the property itself. The worst part of it all is waking up to my entire hallway ceiling caving in and it appearing to be "raining" in my apartment after a company came out to install new water heaters for each unit and it leaked. The area is very nice considering that its walking distance of USF and in between Fowler and Fletcher, but the property needs extreme updating, and staff that are willing to put in the work. read more

For anyone who's child is currently looking to move into on50- My son and his friend moved into On50 a few weeks ago. Management has been informed of a HUGE mold problem in the boys unit, they offered to move them into another unit, the alternate unit was far worse. (When I asked the property manager why she wasn't more concerned about the safety, health, and well-being of the other student tenants, her response was: "if they are not smart enough to look, it's not my concern." We confirmed the presence of mold in adjacent/surrounding units as well and the residents had no idea. To knowingly expose kids lacks a moral compass when this is something even their national corporate office knows is a complex wide issue and still will not invest to mitigate all of the affected units. IF I COULD GIVE ZERO STARS I WOULD. Worst apartment complex I have ever lived in. They take advantage of students that are tight on money. The only reason I signed a lease here is because at the time I did not have a car and needed to walk to USF.If you value the space you live in, money you are spending, and maintaining a reasonable level of sanity do not live here. All of the good reviews on here are either tenants that just moved in or tenants that are writing a review for community rewards points. I had mold in my apartment for over a year before having anyone actually acknowledging it was actual mold. Previous property managers called it mildew but did not allow a third party mold inspector to come out and test the mildew, only an "approved contractor". Three "contractors" later they actually had someone come out and do a deep clean of the HVAC system. The entire AC unit was covered in mold, then the walls and vents but they tried every half assed trick to try and hide it (ex: painting the walls over that had mold on them) before I had to unscrew the vents and literally stick my phone in the vent to take pictures of what I was breathing in. Management and the leasing office are nice enough though they don't seem to actually care about the residents. I had to break my lease early due to my husbands military orders, and even when I spoke directly with the property manager directly and had it approved to get broken without a fee, Isaac still charged me with the rest of my lease's months rent plus fees. It's been almost four months since I've moved out and last I called Isaac still has not finished "processing the move out fees" so I am stuck in limbo until I hear back whenever they decide to email me even though I can't even access my resident portal anymore because it's been so long. It is such a poorly run company that the property runs through managers faster than any company I have seen. Once I finally got a car it got towed without notice or authorization by the leasing office or myself to another spot across the parking lot because the roofing company asked Larson's to move it. My spot was a resident spot and I had a parking decal on it. Larson's scratched my car up in the process of moving it and the leasing office, and Larson's refuses to take accountability. I tried getting in contact with the corporate office of the apartment complex about this because I had confirmation from the roofers that this happened but I have yet to hear back from them. Larson's refused to give me their liability insurance and same with On50. I hope one day this place actually gets shut down with how gross and poorly managed it is, but big companies will always get away with charging insanely high rent for the bare minimum and making millions off it. The shower was tiny, there were roaches in the apartment. They refused a walk through but the receptionist was too busy flirting with my boyfriend to stick to protocol and gave us the key early. Thankfully. I have underlying medical problems that make me prone to sickness, after explaining my case they promised a remodel that they were "already going to do", which is not true because the staff was ready to make us pay before a real walkthrough for an apartment not at all up to any sanitation code. If I had moved into this apartment I would have possibly lost my life, which is no exaggeration. I nearly signed the lease to an apartment with unprofessional cleaning, roaches, the smell of shit, not replaced carpets or tiles after a promise of remodel. If you love waking up to loud construction noises at 8 am this is definitely the place for you. I've lived here for 4 months and I feel like I have not known a day of peace since living here. I moved in during renovations, which I was not made aware of by leasing staff before my move in. No one here has ever given me a clear answer as to when renovations will be finished, and when they've given me any kind of estimate, the renovations go way beyond that time frame. As a student, and someone who works from home, I feel that if the apartment directly above me is under construction, the tenants below and next to that apartment should be made aware before hand so reasonable accommodations can be made prior. I also feel that the valet trash service that we pay for monthly needs a lot of improvement. Trash will be left in the garbage for several days, leaving enough time for rodents to rip the bags up and leave trash everywhere. Elevators in our building were down for weeks on end, which had maintenance throwing bags of garbage from several stories up into a bin. For the love of all that is holy this is the most inconvenient place I have ever lived in. Throughout my 6 months of living here I have not been able to park anywhere because of the constant repaving of the parking lot (which they will tow your car if it is in a place where they are supposed to be repaving). They don't pro rate the days they don't let you have if it's not ready to move in. The internet is also the worst internet I've ever had. The single digits internet provider is mostly used in hotels. FALSE ADVERTISEMENT AT ITS BEST! POORLY MANAGED STAY AWAY! I Lived here for three years. When I first visited to take a tour, the model shown to me had wooden floors and was bigger than the actual apartment I ended up being assigned. The apartment I was assigned to had tiled floors and like nothing compared to the model room I was shown, and when I complained about this, they said they were currently doing construction, and my floors would be changed in two months. That never happened in my three years of staying there, and they said that just to make me resign my lease. On50 had a current deal going on where if you renewed your lease early, you could keep your current rate. I went in, and I renewed to keep my current rate and six months into my renewed lease, I got this email from the management team claiming that it was an error that I was being charged 670. I explained and provided documents showing them that I renewed my lease at a concession rate that they offered six months ago and they said they made a mistake applying the rate to my account so there was nothing hey could do. I have personally never experienced a situation where the landlord can change the rate of the tenants rent halfway through the lease. "Good afternoon  Ibe,  After completing a lease audit, it has come to the attention of management that your lease agreement reflects a different rate than you are being charged. According to your lease agreement, you should be paying $725 per month. An error on your account was charging $670. Please note that we will not back charge the rent due to the system error; however, your rent will be changed for the remainder of your lease agreement." When you submit a maintenance request online, they immediately mark it as completed but do not come into the apartment to physically complete it. While taking a shower, a snake came in through the drain, and I immediately called to tell them about it, and they said there was nothing they could do I correctly remember one of them saying we live in the back of an animal serve and snakes are cute. On50 is an apartment that takes advantage of the tenants because they are students. I advise you to stay away. I was taken advantage off and i would not like someone else to experience the same. read more

Room in apartment was not cleaned (carpet damaged), closet door was off the hinges and sitting against a wall, and bed frame was broken. All these items were noted during initial walkthrough and nothing was fixed prior to move in. (Should be noted room was vacant for several months prior to signing a lease.). Asked for an estimate to have room ready - office staff could not give even a potential date. Had to find somewhere to live as current housing was being sold. I am in a 3x2 large room and the closet door was off the track and there was a blind missing. Those were fixed now but they should've been fixed before move in day. The ceiling has stains all over from I assume dirt and/or mold. Do yourself a favor and don't stay here. Only reason I did is because every other complex was full and this was the last option. No surprise it's the last. Other reviews also mentioned limited cabinet space in the kitchen which is also true. You'd think for 3 people they would have more cabinets but they don't. Its the same size kitchen as the one person apartments. The best off campus housing I've stayed in. The management team is excellent and are always eager to help out! They're pet friendly so you don't have to shy away from bringing your pets. I love that they have events to participate in and the pool is great for when you wanna just chill. read more

Really awful off campus housing. From the beginning the staff is just trying to get you to sign with them promising you so much and giving so little. They wouldn't let me move in early even though I paid my rent two weeks before move because they said they were "cleaning". Come move in day the apartment is dirty, half the lightbulbs don't work, there was a dead cockroach on the floor, and my toilet was leaking! The management is just as awful as the conditions. It's run by students so they have no idea what they are doing. The manager Asia is condescending and offers no help. When you go into the office to ask for help they will tell you anything to leave and again they offer no help. It was such a bad place to leave I had to sublease it to get out of it. And even that was a hassle. Overpriced for such love quality. read more

I would give this place zero starts if I could. Save yourself the time and stress and DO NOT LIVE HERE. For starters, the units are invested with mold. Listen to the reviews. The office and the maintenance crew (besides Jay) have no idea what they're talking about. They do the absolute bare minimum despite overwhelming evidence of a problem. I've had mold issues my entire stay here and almost 3 months until my lease ends it's "resolved". By resolved, they just gave me this LOUD dehumidifier to "fix" the solution. Additionally, the parking here is terrible! There are not enough spaces available for guests or residents which results in people parking in areas they aren't supposed to and getting towed. It's all a scam and they do nothing to fix it. I've seen multiple cars double parked, blocking the road, and more and they do absolutely nothing. To add onto the already bad review, forget bringing a pet here. You'll apply when you move in and they have all these unnecessary restrictions and NEVER GET BACK TO YOU ABOUT YOUR APPLICATION. Months will go by and they will try to charge you excessive amounts for THEIR mistake! Isaac is one of the WORST account managers they could've possibly hired and whomever deals with the registration of the pets isn't any better. The little things to add on: there is no safety in this neighborhood (besides an old man patrolling with a flashlight), raccoons everywhere because they let the dumpster overflow, no gym despite the outrageous rent price of $845, the pool and jacuzzi is hardly clean and only open during office hours, they never answer the office phone, and so much more. DO NOT LIVE HERE. DO NOT. DO NOT. DO NOT! Save your money! Try the ivy, 42north, the social, Cambridge woods, 42 station, anything but here! They do not care about you! read more

I think it's a very quiet and nice place to live. Maintenance responds promptly and it's like a 8 min walk to campus. The only complaint I have is that parking is a little tight, but other than that it's great. read more

I enjoy living here and I have enjoyed living here for about a year and a half now. The one bedrooms have a good floorplan, I love the wood linoleum and how homey the apartments can feel with just a few wall decorations and a carpet. With the prior management, things were pretty terrible and poorly managed, but there has been a HUGE improvement since Dylan took over last summer. Dylan is very easy to talk to and personable, genuinely wanting to help you and not rude like Lori was. A lot of obvious issues were fixed and the grounds are a lot nicer, the staff are always friendly, and maintenance is usually pretty speedy. The location is perfect for me and I can be anywhere on campus on my bike in 15 minutes. The pool and hot tub are well kept too, and the grounds are maintained regularly and I love the plant life. There are still some issues though, which is why I haven't given it 5 stars. The gate has never worked over a consistent period of time. Every time they fix it, it breaks a day later. The hallways and stairwells are consistently filthy and they need to hire people to clean those areas with regularity. A lot of people that don't live at our apartment complex use the basketball court and the pool, I can see them drive into our complex from my porch and park in guest parking and use the services that I pay for and make a lot of noise. I just think there needs to be heightened security in general, as our apartment complex has been broken into TWICE since we have moved in here (as far as we know). I have also had two bikes stolen (reported to the police, but I never got my bikes back). If they removed guest parking and just gave residents passes to give their guests, this would prevent a lot of the people abusing our amenities and if our gate worked it may prevent break ins. I understand that it's not necessarily the apartment complex's fault that these things happen because of the area, but greater preventative measures can and should be taken. read more

Lovely view and great distance from campus! Nice amenities and helpful staff; however, maintenance takes a bit longer than most would like.

Where do I even begin to describe how awful this place is? For starters, I could probably find cleaner conditions in Afghanistan. The floors, the walls, the water, are all just terrible and what I pay for living here is not justifiable. The maintenance workers barge in randomly to announce that they're gonna fix something, but don't actually come in for like another 6 hours. I was left without a mirror for a month until they replaced it. They also ruined a bunch of my stuff when doing renovations despite the fact that I followed the guidelines for preparing my room for said renovations. They are absolutely incompetent with their management too. I complained about the incident with the maintenance workers, and they took off 100 dollars from my rent for that month, only to add another 50 to my rent the next month. It was absolutely ridiculous. That wasn't even the first time they scammed me. During my first month here, they locked me out of my account just to charge me the late rent fee. They say they're a gated community yet the gate never works and my roommate's bike has been stolen and had his car hit. They refuse to cooperate with the tenants, and they're a bunch of scammers.
