    Yellow "marked' parking space that cost me 200$

    An improperly marked resident space marked yellow cost me 200$ this morning. The unclear notice that the apartment complex issued their residents said that yellow marked visitor spaces were open to guests, but they meant to say that only the yellow "labeled" spaces are ok for guests. I only found this out because I parked in front of the yellow hump and got towed for it.

    ROACHES**** Horrible place if you aren't lucky with the unit you're assigned (you do not get to choose) Like the other mom wrote, the model unit is a catfish! Don't fall for it! On move in day, three of us each spent 4-5 hours cleaning because it was FILTHY!!!! Along with the filth--ROACHES!!! German cockroachesWhen brought to their attention with pictures of live and dead roaches (and one with an egg sack that crawled across the sink in broad daylight) management tried to gaslight us and say they checked the unit and saw no signs of infestation and that its just "minor pest activity)" Their solution was to have pest service come 5 days later! I can guarantee that if any of the owners or managers saw roaches in their home, they wouldn't wait almost a week to mitigate the problem. They are also waiting to treat the vacant neighboring unit bc the pest guy "only comes out once a week" even though I suggested it when he was spraying their unit this morning. Along with roaches, there is water damage in the kitchen cabinets (roaches love water!), cracked tile floors, and questionable mold in the vents and gross popcorn ceilings. And the unit has a gross musty smell, which I've researched and found that roaches can cause that. Roaches are a serious health risk. It's truly a shame what this facility is doing to students. What was supposed to be an exciting time for my girls to be at college together and have an apartment has turned into a stressful, awful situation and we regret it terribly. They are paying for an apartment that they can't live in. PLEASE PLEASE PLEASE HEED MY WARNING You are truly rolling the dice if you sign a lease at on50.

    the worst experience ever! Moved in last August and upon move in we were told the room was professionally cleaned. Well maybe it was cleaned and left vacant but there was dust and mold everywhere. The carpet was very stained too. So I covered it with a throw rug. The microwave sparked when we used it. It took four to five weeks before they finally replaced it. There was rust all over the refrigerator and the rust in the washing machine. Every time maintenance was called to fix the dryer they said it was fixed. Well all the dryer did was steam the clothes. Had to go the laundry mat to wash and dry clothes. Messages are never returned and the turnover in staff is awful. Be careful when it rains, the rain collects in the stairwell and you will have to jump the puddle off the stairs to get out. Maintenance never cleans it out to make it safe get up the stairs. The gate is always open so if you're thinking you like this property because it's a gated community, think again. Also, beware of all the extra fees, they add up. I could go on and on... there are other properties close by that are better. Keep looking!

    i hate it here. so does my partner. it is too expensive for what you are getting. my partner and I moved into On50 with separate rooms a few months ago. i am a student, while my partner isn't. upon moving in, the apartment unit we were given was dirty and many of our things were broken - my partner's sliding glass door would not open, the blinds were cracked and missing a panel, our oven was not working, our dryer was infested with mold (took them two whole months to replace it), our shower drain cover was not even attached, our oven vent cover was filthy and leaking yellow liquid, vents infested with black mold (or as the staff like to downplay it - "organic growth" that affects my partner who has chronic lung disease) and the list goes on. seems like the units were not even inspected before move in. also, we were given an apartment with a German cockroach infestation. all of the units most definitely have this. just lovely. they were not transparent about the unit condition at all. recently, the staff have been using the clubhouse to host parties on the weekend nights, blasting music until late hours (2 AM). the fact that the staff (which are mostly college kids) are doing this speak volumes to their lies about them caring about their residents. sure, the staff seem nice, but they always make false promises. always. it took them two months of me complaining to replace my dryer. i had to buy a drying rack to even do my laundry. when they replaced it, a maintenance staff came in to finally look at the dryer (after sending in a lengthy, 1000 word complaint to the office), looked at the disgusting dryer for not even 10 seconds, and said that it needed to be replaced. he ordered a new dryer and it came two days later. where was this effort when my partner and i complained the first time and submitted maintenance requests?? multiple requests were made and they were just dismissed and forgotten about. if you are looking for a room in the university of south florida area, please take this off your list of options. the staff do not care if you are going through a hard time financially and will take advantage of college kids. they will give you awful unit conditions and apologize, but not actually care. the maintenance will dismiss your requests. they will promise you that it's quiet and great to live there, but in reality it's hell. do not feed into their promises. do not believe the good reviews - they basically beg you to write reviews. believe in the the raw and true

    Dark hallway

    This place sucks. Pay the extra money and go live somewhere that actually cares about their residents. The lights have recently been out most nights/mornings so the halls are dark and dangerous. My apt always smells and they said they would fix it but never have. When I moved in it was still filled with stuff from the previous residents. They've towed my car and they have been adding fees onto your rent for a bunch of things. I could honestly go on forever.

    STAY AWAY....Managment is ruthlessly deceptive towards USF students by fraudulently leasing mold invested units. Their maintenance employees cover all toxic black mold with paint as a solution to the problem. After four days mildew and mold surfaced on the vents and walls they claimed it was dust. A toxicology report indicated two types of black mold spores. The manager gave me the run around and ditching our meeting to discuss a reasonable solution. Instead of a constructive and professional response the management horrifically suggested another unit instead of a decent exchange, it was another infested place. Their response to the poor apartment conditions ...'it's Florida! That's what you get mold and mildew. ' Due to the obvious health hazard I tried to end lease (after living there for four days) but the manager decided not to reimburse the deposit/ 1st months rent. Visiting their office they suggested to a prospective renter (18 yrs) that a deposit of a full month rent was cheaper than prorated. What a scam and devious !!!! They have no problems trying to swindle the public & tenants. Go elsewhere not worth the health risk being close to USF.

    I wish i took the other reviews into consideration when signing with on50. I moved in 2 months ago, and i have already had a multitude of issues with my unit. I got a 2x2 large with someone i know, so we went to the leasing office to confirm we would be assigned the same apartment. The leasing office worker had us pick which one of us would have the larger room and which would have the small (due to rent price difference) and assigned it to us. Upon move in, we realized we were assigned the wrong units from what we had told the leasing office. We requested 3 times throughout the first month for our lease/rent price to be fixed until they finally switched it for the next month. I have a dog and while walking her at night, I noticed I had to be very careful due to raccoons circling the property and approaching trash cans and cars in the parking lot. My slider doors both came without screens and the door was out of the frame because the metal was bent so I was unable to use my slider for an entire month until maintenance finally noticed my work orders. Only one maintenance worker here is actually determined to help the people, but the even sadder part is that there are only 2 maintenance guys for the property itself. The worst part of it all is waking up to my entire hallway ceiling caving in and it appearing to be "raining" in my apartment after a company came out to install new water heaters for each unit and it leaked. The area is very nice considering that its walking distance of USF and in between Fowler and Fletcher, but the property needs extreme updating, and staff that are willing to put in the work.

    For anyone who's child is currently looking to move into on50- My son and his friend moved into On50 a few weeks ago. Management has been informed of a HUGE mold problem in the boys unit, they offered to move them into another unit, the alternate unit was far worse. (When I asked the property manager why she wasn't more concerned about the safety, health, and well-being of the other student tenants, her response was: "if they are not smart enough to look, it's not my concern." We confirmed the presence of mold in adjacent/surrounding units as well and the residents had no idea. To knowingly expose kids lacks a moral compass when this is something even their national corporate office knows is a complex wide issue and still will not invest to mitigate all of the affected units. We now have local TV stations investigating.

These comments are not directed at any singular person who works…read morehere and are not meant to be hateful- this is a summation of my BAD experience living here. Sharing photos of my unit, don't be fooled by the photos on the website. The one star is for the maintenance staff and front office resident staff. The maintenance staff is great, and they do the best that they can with minimal resources provided by management. I never experienced an issue getting ahold of someone when I had urgent maintenance issues. That said, there are serious issues with this complex that are blatantly overlooked by management and CTC that make this complex an unpleasant place to live. My move in process was horrible. My unit had not been cleaned from the previous resident(s). When I emailed to let them know that the unit was filthy, they offered to come clean it. I elected to clean it myself at that point because if it wasn't done the first time, I had no confidence that it would be "cleaned" a second time. I was not the only one to experience this on move in day. Of the four unit cove that I moved into, one person's unit was so bad that they completely got out of their lease and another unit was requested to be cleaned. So, 3/4 units in just one cove of one building being disgusting at move in speaks volumes of how much this place cares about making apartments livable, let alone presentable. I fully deep cleaned the unit when I moved out so hopefully the next renter doesn't experience what I did at move in. Even with this deep clean, I was charged $200 upon move-out for normal use on the couch. I can't help that the place is furnished with cheap furniture and that the cushion covering cannot hold up to 2 years of use. My AC unit was not working at the time of my move in. I had to report that it was out multiple times in the first week that I was there, and many more times following the first week. The unit was eventually replaced October 2023 and has not been an issue since then. But living with a barely working AC unit for over a year was incredibly stressful. MOLD. My unit was filled with mold. Any time I traveled, all of my clean laundry would smell like mold and mildew. There was mold growing on my new shoes on the floor of my closet within the first month. I wish that I had taken pictures of this, but my first reaction was to clean everything. I bought a dehumidifier that solved the issue of active mold growth, but not the mildew smell on my clothes. Granted- I never reported mold to the complex. After the poor handling of move in and AC issues, I had no confidence that it would be addressed any better than what I had already done with the dehumidifier. My laundry room was filled with mold and it was impossible to keep clean because it's literally outside. The complex is not located in a safe area. The gates are often left open which defeats the point. The ability of people from the surrounding area to just walk into the complex when gates are left open is very concerning. Pest control literally never happens. You will get emails about other general maintenance (change AC filter, etc) and never received an email about spraying for pest control, which leads me to believe that it just never happens. The exterior doors in my unit were not sealed properly, so I dealt with bugs and lizards crawling through the doors all the time. I understand that in FL bugs are just going to happen, but not doing anything to prevent them is not acceptable for the price that you pay to live here. I would live out of my car for the next 4 years that I'm in Tampa before I rented from this place again.

They promised we would have an upgraded apartment with nice grey couches but everything was dated and dirty moving In. The paint job and trimming is very poorly done, and the quality of the kitchen, closet doors, laundry is horrible it will break the first day you move in. The wifi was cut out for almost a week one time and it always goes off, so does the water. The "valet" trash comes only when they feel like it and the garbage bins outside are constantly overflowing and dirty. The air filter was only changed once the whole year I lived there as well. My roommates toilet is not connected to the ground, and she can lift it up off the floor. There is a griminess of mystery stains that cannot be removed. Each light bulb is a different cFor the price I would definitely recommend living somewhere else! The service is good they will answer questions that you have however the overall quality of the apartment just doesn't match the price. After a month of gaslighting from the office and the staff refusing to believe we had mold even though the mold test was positive...my roommate and I had to move out a month early and pay FULL RENT . No discount no remorse from the office, no concern about our air quality and health. Then a week before the lease ends they want to apologize for the air quality and give us a hotel . a week before move out. Worst experience ever

I'm going into my third year here and I'm very satisfied. The general vibe here is very mature, the cleanliness is maintained very professionally by the friendly maintenance crew, the people at the front are super nice and helpful, and management is doing a great job (shout out to Sam). The apartments are still fresh & new, and very nice on the inside. It's a quick drive from campus and from anything a student would need. To keep it real, the only downside would be the fire alarms that off of randomly. This truly isn't managements' fault, and they are working hard to combat it. Thank you IQ for being a nice place to live! I made the 'smart' choice.

The front office completely disregards what they say because of their age and favors older residents. Roommates can run up the bills, and everyone is still expected to pay their share. The office (Carly) also becomes friends with certain residents and shows favoritism toward them. The new community manager is very nice and understanding, which is why I added one more star. Parking costs $50 per month, and people can sneak in without a pass and fill the parking garage. Management does nothing about it. Rent is also expensive, so look around the area. You can likely find something cheaper with better management.

You have a walk in closet, full bathroom and bedroom, pretty much with furniture already there. If you don't like something or are having an issue a staff member will usually try to help you right away. For me, this is not my forever home so I see it as a great place to stay and I like the coffee shop attached to the building. If you're looking for a good value place to stay with some sacrifices you might have to make like roommates, or some noise etc, then it is a good place for you. If you hate any problems and expect things to be perfect at all times it might not be that way so it could be better to look for a more expensive place where you can live on your own! (I think they offer solo rooms too however) Overall though, that is my goal down the line, so that is why I like it here while I do stay temporarily:) hopefully that helps someone!

I was told things that sounded great and made me feel confident signing early, but after committing, those statements were either changed or not honored. When issues came up, the response shifted to policies like "you didn't pay for floor placement," even though the expectations set beforehand led me to believe otherwise. It felt like the information given upfront was designed to secure a lease rather than provide a fully honest picture. Leasing is already stressful for students, especially those doing it for the first time, and it's important to be transparent rather than say whatever is needed to close a deal. I would strongly advise future residents to get everything in writing and double-check all details before signing.

Cockroaches, constantly leaking roof and sketchy maintinance people. My roof leaked for over a year before they decided to fix it. My apartment got full of black mold from the issue and rendered me very sick/ I could've died from mold poisoning. I had to reach a settlement with them outside of court. They just wanted to move me and paint over the mold to give it to the next tenant. My apartment and my friends apartment got robbed by a team of flooring people they hired. They showed up at 3am drinking smoking and partying while redoing the floors. When I went to report it the next day the front office staff had no idea they hired flooring people. Turns out the maintinance team hired flooring people and never told anyone. We had cash, alcohol and food stolen by strangers in my apartment at 3am. Somthing is always broken and safety is awful. Every other student living apartment complex has a ton of security like gates and cameras etc. Avalon heights hasn't updated anything since the 90s in terms of security. Anyone can come in at anytime and make their way to your front door. I'd think twice about letting my daughter or son live here while in school. It is not safe whatsoever. I'd highly reccomend paying slightly more and living somewhere else. Yes this place is cheap but it's because it's outdated, and literally dangerous! I'd rather pay more per month than worry about my safety. If you're in college last thing you want to worry about is being stabbed everyday in your own home.
