I have not considered leaving a yelp review for Beach cove because it is one of those places that when you find it and enjoy what a nice place it is you kind of want to keep that to yourself, but today I decided to change that due to an extremely surprising and pleasant experience. The experience was surprising due to the fact I grew up in NYC most of my life and when you forget something somewhere it is usually gone forever. Especially if it is your camera bag with all your valuable items I would consider it gone for good but someone in the community found my bag and returned it to the office. The reason I include this information is because I can honestly say this is a safe community. As for the amenities you can walk the property (actually enjoyable), hit the lagoons (Kayak, SUP, electric Boat) , full gym with free weights (rare), pool , tennis courts that are actually free 90% of the time, and overall the entire place is pretty enjoyable. The office and grounds employees are 5 star without a doubt and always on top of things. Plain and simple it is an outstanding , safe and relaxing place to live. The type of place that has everything you could ask for and dollar for dollar there is not a better deal in the area for what you get in return. The area surrounding the community is outstanding , the pictures I included are of the actual property and the fireworks you can see from the property every year!

Don't ignore the 1 star reviews. There's a good chance the 4&5 star ones are fake. Every unit is having the same issue -- No sound isolation (noisy neighbors), Spiders/Silver Fish, Zero customer service once you signed the lease and are legally stuck. In my case I've tried, and tried, and TRIED to get a resolution to my neighbor's dog barking literally all day and night (the beast seems to only sleep a few hours). I got a couple pat answers from the staff and then simply ignored from then on. Now I'm just waiting out my lease and am happy to pay $100s more to just be out of here and away from this house. I do find spiders from time to time (say once a month) and silverfish and carpet beetles too (at first I thought it was bedbugs, but now I think they're not). So take heed of all the warnings here, this place will charm you with a sweet lease and then treat you like you're just a burden or squatters from then on. I've attached an image of correspondance, you'll notice there is often a month or so of time before they even answer, after multiple messages. It's futile to try and get them to care.

All the one bedroom, jr apartments, and two bedroom have a washer/dryer unit, along with access to the laundry room which has bigger units for bigger loads like blankets.

Unfortunately, we had to end our lease early due to a new job requiring relocation, but we were so happy with our short time here. It was peaceful at night and the doors and windows, when closed, drowned out the noise from the street very well. Our neighbors on both sides were quiet. We could hear our upstairs neighbor's footsteps, but it wasn't unbearable. Andrea does a really good job of maintaining the complex and ensuring that it is safe and secure. She's also super easy to work with and made the inquiring and signing process easy. We actually signed the lease without viewing in person so that says a lot about the great impression we had of the apartment complex! We can only speak for our unit, but it was clean, spacious, renovated, and had more than enough space for 2 people. Good location, would recommend to friends and family. We were quite sad to leave!

Everything was constantly broken, and management couldn't afford to fix anything. It has the facade of luxury living, but it is actually run like an old motel. We can begin with the laundry room with two washers and two dryers for 40 people... one of which was broken and never repaired for weeks. Tons of my clothing was ruined by this 1980's setup. The doors to the stairwell are so heavy that they shake the entire corridor and building when they open and close. Not to mention that the walls are so thin and poorly constructed, I could hear my neighbor ripping the bong at all hours of the night. Good riddance ! And goodbye !

I've had the privilege of having a BMR (below market rate) unit in the Miramar for over 15 years…read more Each year, BMR units are required to be recertified, to insure residents continue to meet the income limits to remain in the program. I was very concerned that I might have gone over the limit this year for the very low income bracket. Long story short, Bianca, our neighborhood leasing/BMR person at the Miramar, virtually held my hand through the recertification process. She patiently explained how the BMR recertification process works which helped quell my anxiety somewhat about not knowing if I might go over the limit. We went over my documents meticulously, which includes highly confidential financial, bank, and other information. Bianca explained along the way how the BMR program arrives at "a number" based on the paperwork and documents a resident must supply. In all the time I've been in this program, Bianca provided me the answers to the questions I've always been curious about with respect to the how that magic number that either keeps you in the program or "tosses you out" is arrived at. So I am giving Bianca a big shout out! Thank you for being so professional and non-judge-mental about this anxiety ridden process. Well done, Bianca! Now, a word about my unit and my dealings with the staff at the Miramar, for anyone considering living here. Here is a list of wonderful things I'd like to say: 1) the bathroom in my one bedroom is gorgeous (as is the rest of the place) AND it is large! I call it a 2-butt bathroom; it's large! 2) huge walk-in closet in the bedroom 3) newer appliances throughout the apartment including stainless in kitchen! 4) such luxury...full size-heavy duty no less, W/D in a separate utility closet with cabinets above to put lines. Laundry soap extra paper products whatever 5) maintenance response is decent 6) keyless entry to both your building and apartment. This has proven to be so useful to me because I've had a long t of people in and out of my place due to medical emergencies and I was able to let friends in without having to worry about getting keys! Just send them the code! 7) leasing staff and management are very responsive; I was surprised to read of the handful of negative experiences and hope that these people give it chance to be resolved. did requalify for my unit and signed a new lease.

Unfair Business Practices & Information Blackout - Beware of Lease Breaks:…read more I am writing this to warn prospective tenants about the predatory business practices of Prometheus Real Estate Group at their Foster City location ( Miramar apartments) specifically regarding how they handle early lease terminations. When I had to break my lease, Prometheus explicitly refused to provide me with the future listing price of my unit before forcing me to execute an amendment--intentionally withholding material data required to make an informed decision. Worse, rather than making a good-faith effort to limit vacancy (as required under California Civil Code § 1951.2), Prometheus used my early departure to engage in speculative profit-seeking. I possess time-stamped screenshots documenting that they repeatedly hiked the rent on my vacant unit over a $350 span ($3,602 - $3,789 - $3,815 - $3,874) until finally renting it at $3,955. They artificially prolonged the vacancy to maximize corporate gain while holding my funds hostage. When confronted with this exact timeline, corporate representative Aaron Oppenheimer completely stonewalled, issuing a dismissive response refusing to provide a full accounting of the unit's transition or negotiate a fair resolution. California courts look past corporate labels to economic reality. Because Prometheus prefers corporate greed over legally mandated good-faith mitigation, I am now forced to resolve this by filing a formal complaint/claim. Renters beware: if you ever need flexibility, Prometheus will use an information blackout to engineer a windfall at your expense.

For the past 30 years I lived in the same apartment. For 28 of those years my beloved mother who passed away in 2018, lived with me. Most recently, I had the opportunity to move to another unit on the same floor. While the move was bitter sweet because I would moving by myself now, I must say the Waters Edge Staff has been truly amazing during this process. Both Brianna and Meagan have provided impeccable and outstanding assistance with the transition. There is nothing that they could not do to make the transition easy for me. They were very sensitive to all my needs and offered to do what it took to make sure I moved into my new unit. I ABSOLUTELY LOVE MY NEW UNIT!! I love every aspect of my unit. I still have a spacious 2 bedrooms and 2 bathroom unit. But my unit now comes with a washer and dryer, the unit has had a complete renovation and make over. I adore the counter tops in the kitchen and the bathroom. It is literally like walking into a whole new building/apartment. Thank you Brianna and Meagan for your professional, kind and sensitive work ethic. I lived at Water's Edge Apartments for about two years (February 2024-February 2026) in a…read moreone-bedroom apartment and recently moved out. Overall, the apartments are a decent size and noticeably larger than the average one-bedroom apartments in the area. The appliances are good and the units have been renovated, although the building itself is older. The building does not have A/C, but it was not a major issue since the weather is only warm for about a month during the year. My experience with signing the lease, moving in, and maintenance during my time there was generally good. I especially want to thank the maintenance technician, Riccardo. He is one of the best maintenance professionals I have ever dealt with, very helpful, prompt, and professional whenever something needed attention. During the two years I lived there, the property management changed several times (around 3-4 different teams), which made communication and policies somewhat inconsistent. The biggest issue occurred during my final renewal period. The rent was increased by $200, and the notice was given at 5 PM on the last day before the holidays. When I tried to discuss or negotiate the increase, I was told the office would not be able to respond until January 5th, which was already within the window for giving my 30-day notice. Additionally, the lease renewal letter stated that there was no option for a month-to-month tenancy. This was in contrast to what was written in my lease agreement, which indicated that the lease would automatically convert to a month-to-month arrangement if a new lease was not signed on time. Unfortunately, my experience with the new property manager, Arnetta, was very negative. I found her to be rude, dismissive, and unresponsive. I went to the office twice to try to discuss the situation. The second time, even though the office door indicated they were open, she asked me to leave and come back 45 minutes later because she was in a class. Overall, I felt I was not treated with respect during these interactions. Other staff members in the office, including Paul and Alyssa (Mika), were respectful and helpful, but my experience with Arnetta was extremely disappointing. Eventually I was told there was no possibility of negotiating the rent increase, so I gave my notice. Shortly after, I noticed that my same apartment was listed online for $100 less than what I had been offered, along with a promotion of two weeks of free rent. If that price had been offered to me and the interaction had been more respectful, I likely would have stayed because I truly liked the apartment and the view was very nice. Another issue occurred after move-out when I received a bill of about $1,200 that included charges for carpet replacement in the living room and stain removal and shampooing of the bedroom carpet. The bedroom carpet was extremely clean and almost like new. After I raised concerns and referenced the photos they provided, the stain removal charge was removed, but the shampoo charge remained. There were many emails back and forth regarding the carpet replacement charge. I asked for documentation, move-in inspection reports, and photos, and also referenced California law regarding normal wear and tear. There were also inconsistencies in the explanations I received, for example, one email said the stain removal was for the bedroom, while another email said it was for the living room, which I found unusual. Eventually, after further review, they stated that the reason for the carpet replacement was "severe buckling." This was an issue that had existed since I moved in and appeared to be related to installation rather than damage. That charge was ultimately removed, leaving only the carpet shampoo charge. Overall, I genuinely liked the apartment and the location, and it is unfortunate that my experience ended this way. The apartment itself was comfortable and the view was great. However, the way the lease renewal process was handled and the way I was treated during that time ultimately led me to move out. I hope the ownership takes tenant experience into consideration when selecting future management.
