    It was a good temporary place. The main reason we signed the lease was because they were flexible with the shorter-terms stays plus the location was really good, close to everything. The one bedroom unit was pretty spacious and well designed. The gym and pools were in a very good shape, always clean and not crowded. Parking spot was tiny for an SUV but it was expected. Overall, no complains or red flags!

    Update on 8th July 2021: no air conditioner. If the temperature goes up to 82 in the daytime, I feel sweaty and uncomfortable especially when we are still working from home... for most of time the weather is pleasant but sometimes in summer it's hot. ----------------------------- The waterfront view is amazing!!! I'm on the second floor. I feel like I'm on vocation...The parking is very limited and you only get one spot. If you have two cars, I guess probably you can park across the street. I just moved in today. Thus I know little about the management, neighborhood...But I'll update later. The move in process is very smooth. Fiona is very helpful. The rent is relatively high for a one bedroom apartment. 3200 + 50(pet).

    We lived here for 2 years and loved the apartment, other than the cost and the carpets. The carpet in our apt was cheap and not suited for pets. The maintenance staff is incredible, very personable and quick. The apartment was updated and spacious with an absolutely incredible view of the lagoon. You can even keep your kayak right below your apartment. The people who live in this complex are super friendly and welcoming, and there are a bunch of pups for yours to play with. I would recommend getting a 2nd floor apt if you face the lagoon, as you can see directly into the 1st floor living rooms all the time. Theres a walking running trail super close. Problem was: They increased the rent more then my (and my partners) salary could afford. We started at $2800/mo, next yr was $2950/mo and the next they wanted $3200/mo! That's so expensive!! Also, the traffic in Foster City is miserable. Getting off either side of either freeway (101 or 92) is always backed up forever and the lights keep you waiting to cross 101 forever. It took us over 30 minutes just to get from the San Mateo caltrain to the apt complex which is give or take 5 miles.

It was peaceful at night and the doors and windows, when closed, drowned out the noise from the street very well. Our neighbors on both sides were quiet. We could hear our upstairs neighbor's footsteps, but it wasn't unbearable. Andrea does a really good job of maintaining the complex and ensuring that it is safe and secure. She's also super easy to work with and made the inquiring and signing process easy. We actually signed the lease without viewing in person so that says a lot about the great impression we had of the apartment complex! We can only speak for our unit, but it was clean, spacious, renovated, and had more than enough space for 2 people. Good location, would recommend to friends and family. We were quite sad to leave!

Everything was constantly broken, and management couldn't afford to fix anything. It has the facade of luxury living, but it is actually run like an old motel. We can begin with the laundry room with two washers and two dryers for 40 people... one of which was broken and never repaired for weeks. Tons of my clothing was ruined by this 1980's setup. The doors to the stairwell are so heavy that they shake the entire corridor and building when they open and close. Not to mention that the walls are so thin and poorly constructed, I could hear my neighbor ripping the bong at all hours of the night. Good riddance ! And goodbye !

The amenities are amazing! there is a resort like outdoor pool, hot tub, bbq area, pool table, yoga room, 2 rooftop outdoor gathering places, a toddler friendly playground and a nicely decorated community room. the parties are meticulously planned and executed by ruby and her staff. the wonderful parties have themes like boba night, pizza night, Halloween, casino night and movie night. the maintenance staff, especially misuel , is incredible. they regularly respond within 1-2 days but usually it is within hours depending on the request. No job is too big or small. the problem is resolved almost immediately. It is easy to schedule an appointment for maintenance to come and they wear blue booties over their shoes respectfully. I have never experienced this level of efficiency and competency as the staff.. We have always been treated with respect, kindness, and warmth. This is unusual for such a large complex. ruby, the property manager and the rest of the staff are amazing. I am always impressed by ruby's grace, incredible fashion sense, smiling face, and her ability to manage so much while making it look so easy. She works extremely hard to make the client experience wonderful and it really shows at this property. We found a true gem in san mateo!

Having Ranch 99 and the shopping center right next door was a huge bonus, and they were fortunate enough to get a low-income apartment. Over the years, the staff at Marlin Cove have gone above and beyond in caring for my parents, especially as they grew older. My father suffered a stroke, and later my mother had brain tumor surgery. When my father passed, Roxana, Cindy, and Fred from the office were incredibly thoughtful, checking in on my mom regularly. When it was no longer safe for her to live alone, Roxana personally let me know when a two-bedroom became available and made the transition smooth so my mom could have a live-in aide. Fred even installed grab bars in the bathroom to ensure her safety. Every year, Roxana and Cindy have made the lease renewal process easy and stress-free. I can't thank the Marlin Cove team enough for their kindness, compassion, and support throughout the years. They're not just property managers--they're truly caring people who have made a difference in my family's life.

Someone (don't want to name names coz I don't want to ding them personally) promptly answered the call and I excitedly explained how I'm looking to rent out our house - the person on the other end said, "it's close to 8pm on a weekday, I'm with my family, let's schedule another time... it's the nature of my job to answer the call so I did". I 100% respect a person's family time but either fix the listed hours on review sites or send me to voicemail or lastly teach politeness to your employees, otherwise it leaves a sour taste in your mouth, doesn't it? I'm unfortunately compelled to not come back to you for property managing my home ever.

After move-in, we were a big stuck on what to do and how to get our home rented out. We connected with RentWise and they put us at ease. Everything moved so fast, from the moment we got off the call, things just started happened, photographers showed up and took professional pictures (after we had the place cleaned) and made a map layout of the property (got the files the that same evening). By the next morning, our home was already listed and advertised (i think it was 22 outlets that RentWise marketed the home to). Within 48 hours we had ~30 contacts. RentWise showed the home to 5 lovely couples/families that weekend and 3 qualified applicants for us to chose from a couple days after. All-in all, the process took a little over a week. I cannot believe how fast we got qualified applicants and a lease executed. They are worth every penny (it probably would've taken me a month) not to mention they got us 10% more than the top end of my expectation. My first experience with RentWise, will update the review if anything changes during the length of the relationship. Thank you again RentWise!

Definitely bittersweet leaving the perfect location of Beach Cove nestled on the Foster City lagoon. If you are lucky enough to score a waterfront unit in this complex, you will most likely have a hard time leaving too. It's hard to nail down what our favorite part of Beach Cove was, from the serene and relaxing views, to the upgraded appliances, clean and modern interiors, and quiet neighborhood--it definitely checks all the boxes! Throughout our 2 years we had nothing but positive and helpful experiences with management. Specifically Thomas, Will, and Danielle. When signing our first lease as well as when we upgraded to a waterfront unit, Thomas and Danielle supported us every step of the way and were more than accommodating. They were willing to work with us and it was evident they had more concern about ensuring their residents were taken care of rather than focusing solely on the bottom line--as many other property management companies choose to do. Overall nothing but positive things to share about our experience. We would highly recommend Beach Cove to anyone considering living on the Peninsula!

And if you think the office will help resolve the situation, think again! The customer service is terrible: if you need maintenance or help with issues like this, they simply ignore your emails. The lack of support and attention to residents is outrageous, and the frustration is real. The experience in that condo is far from what you'd expect.
