The Fairmont Museum District is a comfortable place to live. The location is easily the best part--being able to walk to the museums or run over to H-E-B makes life a lot simpler. The apartments themselves are well-maintained with great finishes, and the amenities, like the pools and gym, are actually worth using. Summary: Unprofessional team, Unreliable scheduling and Zero follow-up. Stay away if you don't want to be treated poorly or have your time wasted. We scheduled a tour for 4:00 p.m. on Saturday, 14 June and was genuinely excited about making Fairmont Museum District our next home. Five minutes before the appointment, the leasing rep called to say an earlier visitor had arrived late (30 mins late) and asked us to wait "about 15 minutes" in the lobby. We agreed and arrived promptly. Unfortunately, after waiting until 4:15 p.m.--with no sign of the rep and no response to our call--I had to leave. The representative called back roughly at 4:30 p.m. with an apology, but by then our afternoon plans were disrupted and the opportunity to see the community was gone. I emailed management that evening to explain what happened and to give them a chance to address the issue. More than a week later, I have received no reply whatsoever. The combination of: -poor appointment prioritization (on-time visitors were bumped for someone who was 30 minutes late), -lack of real-time updates while I waited, and -complete radio silence after I submitted a detailed complaint speaks volumes about the property's customer service. If this is how prospective residents are treated, I can only imagine how existing tenants fare when something goes wrong. I ended up looking elsewhere. Disappointing experience all around. read more

Lived here for over 3 years! This place is a gem. Well maintained, cared for, and in a great location. Dawn is the best and really makes sure the place is nicely kept! My place flooded and she was there within minutes followed my the maintenance team to take care of it! She was also super helpful when signing my lease. They also have fitness classes and two amazing pool. Most definitely recommend! Pro tip: be sure to check out the menil museum. It's a cute stroll from your new home! Not to be confused with the Furmont, which is much more cat and dog friendly. This is located about 3 minutes walk from where we actually live now. We wanted to move into a nicer bigger cleaner apartment without having to pay too much more. This would be more than twice the price for less space. So considering that we stayed here for awhile with some friends and made serious enquiries, my impression is that I'm not a fan of the management. I'm not a fan of some of the policies. I'm not a fan of the shady way that they get compensation for things that never occurred. It's a shame because we would have ended up being residents here if it were a little bit more on the level in our opinion. read more

From the moment we stepped in we fell in love! We met Jessica and that woman was on a roll with back to back tours. She was so welcoming, and informative and really had us visualizing ourselves living there. Not to mention she really listened to all of my complaint and awful experience at our current apt, and why we wanted to leave. She really listened to every concern and kept it in mind. Unfortunately the apt we wanted was rented as soon as we left, and they barely had any vacancies. So she called us again to see the next vacancy, we couldn't make it due to a medical emergency and the apartment was also rented out. But then!!! As soon as there was a vacancy of the exact model we wanted she personally reached out to me from her personal phone number and helped us get the floor plan we wanted that accommodated to every request! read more

I've lived here for a little over 2 years and I have to say what an amazing experience it's been. Management is so attentive with any problems that need to be fixed they usually come out next day to fix items. The Fairmont is quite honestly the best apartment I have ever lived in. The standards for this place is beyond anywhere else in Houston. We have only been living here for about 10 months but it could not go any better. Here are my most favorite things (in order) about this place: #1 the overall design and architecture of the place is beautiful. The hallways, lobby, conference room is very thoughtfully designed with neoclassical pieces from the ceiling down. #2 I truly and really love our apartment. The kitchen is my favourite area. Viking GAS stove top!!! Lots of storage! And lest I forget--beautiful wooden floors. #3 maintenance comes quick if we ever need it. We used to live in an apartment that took at least a full day for something URGENT to get fixed (ie A/C) but not The Fairmont. We have only needed a few repairs like a light bulb change and they usually come to check and fix within the day. Really outstanding service. #4 the apartment is well maintained by their staff. I see this gentleman and lady come to maintain the trash and clean the hallways on a regular basis. You could wipe your finger in the hallway and not get dust. #5 the prices are reasonable. For the elegance, amenities, LOCATION that the Fairmont is in, the lease price is very reasonable. When we were apartment hunting, The Fairmont was the third place we checked and that must have been the charm because we were immediately sold. We did not even view the apartment we were moving in to, we just really liked the overall design of their sample unit and asked them to place us in their next available. Also it is worth mentioning that our neighbours are delightful people and are respectful to one another. The Fairmont is truly an apartment gem in the city where more and more apartments are rising up. read more

Lived at FMD since 2017 and really enjoy the resort style living, secure building and garage access. Lindsay, Jessica and Dawn have made moving in and living here super easy. I work crazy hours and their response time is expeditious. While I've never needed maintenance other than a filter changed or the occasional lightbulb, requests are processed within 24 business hours. Concierge is helpful and speedy with packages, requests for the massage room and helping guests and vendors. It's convenient to TMC and lots of restaurants and shops are walking distance. read more

Lindsey is very rude and unprofessional. I listened to her talk down to, demean, and eventually dismiss a family member. Lindsey is not interested in helping find solutions to problems that arise in normal business situations. Ultimately, Lindsey became inflammatory and decided to insult a potential client bringing whatever situation she has in her personal life into her work attitude. Conversely Dawn was very polite and tries to find solutions. Again this was not an unusual business issue. If you intend to conduct business here, I highly recommend you stay away from Lindsey as it seems she is only interested in listening to her own voice and not representing her company in a professional way. read more

Fantastic place to have called home for 3 years and have just signed for another year and half. Fairmont is an a great location, with a park next door, H-E-B (grocery store), bars, and restaurants in walking distance. If you are the type that wants to park your car for the weekend and just walk, this is the place. Even if you have/want to drive, there are so many restaurants (Mexican/Asian/Mediterranean/etc.) and activities (Museums/parks/zoo/shopping) in close proximity. The staff, from the leasing office, concierge, and maintenance have been awesome. I can't say enough about the team here and though they see a number of people a day, it's nice when they remember your name and sincere ask how you are doing. The property is kept clean and always felt safe here. I personally enjoy the 2 gyms and outdoor areas within the property. The residents consists of business professionals and never had an issue with noisy or rude neighbors. Just moved out after 10 years to return to Los Angeles. Fabulous MONTROSE location. Beautiful modern apartments. We had a three bedroom 2. 1/2 bath unit that was a home away from home. The staff, especially Lindsay, are always attentive and responsive to your every needs. In 10 years our major issues was an occasional light bulb or refrigerator filter needing replacement which was always resolved immediately. You will feel safe and secure here. I just moved out of the Fairmont Museum District and I loved my 15 months there! The only reason we are leaving is because we wanted more space and more natural light. The Fairmont Museum District has some great apartments with natural light, we just happened to pick one that was a corner unit, on a lower floor, facing a courtyard. That situation in any apartment complex would have less than average natural light, so not a fault of the Fairmont. Other than that, we loved the layout of the apartment, all the storage space and the finishings. The residents of the Fairmont are wonderful! Most residents are business professionals, doctors, families etc., meaning that during our 15 months there, we never had a single noise issue. The staff has also been wonderful! When we were moving out (a very stressful time) I was trying to operate the freight elevator because our movers were there and it was not working. Panicked, I typed in my contact list "Fairmont" and dialed the number. Little did I know, I was calling Lindsey's personal cellphone number at 9am on a Saturday while she was on vacation. She was very helpful and we resolved the issue and the move out process went smoothly. It was so kind of her to help me when she wasn't even working/on property. The concierge team is amazing! They delivered our millions of packages very promptly, directly into our apartment. We are really going to miss having all the amenities and support staff we had grown accustomed to. Living here has not been good. I've never felt safe inside the apartment and outside. The park is very dimly lit and there are homeless people there every night. Also, two blocks away on Hazard, there are very sketchy people there who might be doing deals. Not a very safe area at night. read more

Not a resident - based on service at inquiry, just to start out with full disclosure... I have admired this property for a few years just based on curb appeal. I have a lease ending in April and wish to move. This was number one on my list of likely prospects. Maybe I should have expected disappointment after such excitement, but I think the experience I had was way above and beyond "disappointed." My husband and I walked into the leasing office and were left unacknowledged for (we checked our time) 9 almost 10 minutes. While we could see one person with someone else but another person who seemed to be glued to her desk/phone. Finally we left, discussed. As someone who has worked in this same industry my entire adult life (from 16 currently 30) there's no way this should occur! Too bad this very attractive property has ill mannered staff! read more

I still dream of living here to this day, three years after moving to San Marcos, Texas. There's no place like this apartment complex. I would buy if they were selling, but it's rent only. The staff is super friendly and helpful. Once, I had a brain fart and left my car door open. When one of the staff members discovered this, she immediately called my cell phone to make sure I was okay and had not been mugged. They take your packages at the reception office and keep them stored in a locked room, which I prefer over leaving it at my door, or having to wait for them. I don't mind waiting for reception to open to get my package if that means I actually get my package. I felt very safe living here, and so did my husband, who is always worrying about safety. You need a fob to open the garage door to the parking complex, and although it's possible for someone to follow behind you, you also need a fob to get into the elevator, stairwell, and into the building. I remember the first time I visited a friend of mine who lived inside the complex. I guess they weren't hospitable enough to come downstairs and get me, so when they beeped me into the garage, I had to wait and follow someone into the stairwell, but, after three flights of stairs in the hot Texas heat, I couldn't get farther than that. Finally, I gave up and called her and she finally got off her butt and let me in. So, remember, be a gracious host and get your friends if you move into this place! The reception area is humongous and very impressive-looking and they have complimentary single-serve coffee and tea in the lobby area, which looks out to the beautiful swimming pool with cabanas. There is a computer room that has internet and a printer that I use on occasion if my printer is out of ink. There is also a business meeting room which they have let me use as a place to hold violin lessons once a week or hold meetings, of course. The swimming pool area is awesome. It's usually pretty busy on sunny weekends, but if you're a teacher like me, afternoon days by the pool during the weekdays are splendid and very zen! Plus, they have cabanas so your belongings don't simmer too much in the heat. As for the apartment itself, the construction is impeccable. If I were to ever have a house built from scratch, I would want to use their builder and design. It has a very modern feel with faux wood flooring, high ceilings, and contemporary lighting. We rented a fifth floor (top floor) two bedroom two bath with a corner balcony, walk-in closet, and (the seller for my husband) a standing shower with a separate tub. I think it was almost 1,000 sqare feet, maybe called the Gauguin. At that time, rent was about $1,600 per month, not including utilities. It's probably more by now. Also, there is a nice dog park right next door, and a lot of people in the complex have dogs, but they are always on leashes. Any kind of maintenance issues, including light bulbs, were promptly addressed. Even though we were there for only 13 months, I wish we could have stayed longer. We moved to San Marcos and bought a small house instead. I miss the pool area the most on those hot summer days. read more

I've lived here for about two years and have been very happy. The location is incredible, I'm walking distance to many great bars and restaurants, and it's also very residential which makes walking the dog a joy. The building is maintained well. Everything works, none of those issues where the elevator or parking garage gates aren't working. In the two years I've been here the garage gate has only been broken once, and same for the elevator. The apartment itself is just lovely, I love to cook and the chef's kitchen in my apartment was the main reason I chose this place. Viking appliances, beautiful wood floors, and granite countertops make me happy every time I step into my kitchen. I haven't had much interaction with the office ladies, but the few times I have needed to contact them they have been nice and easy to work with. I would recommend The Fairmont to anyone looking for a nice rental inside the loop, I love it so much I might just stay for another two years. read more

NOT owned by a huge corporation, very family feel with the administration/staff. FREE workout class with a trainer 3x/week as good as orangetheory. Survived Hurricane Harvey without any loss of utility (power, water, internet). This was such an amazing place to call home for 15 months. Moving across the country, I had never seen the apartments so I went based off communication with the staff through telephone and online. Jessica and Lindsey were always accommodating and always did a great job of making sure our needs were met. I really don't understand some of the negative reviews for the Fairmont. We have lived here for over 2 years, and overall it's been a 5-star experience. The office staff is very stable, and helpful in every way. Maintenance has been excellent and responsive. Yes, English may be a second language for some, but it's never been a barrier. Never an issue with integrity or trustworthiness. The Concierges' primary function is to deliver packages, which they do promptly and reliably. I'm always amazed at how many packages arrive. The concierge's spend a great deal of their time delivering these directly to the apartments, Very convenient. Safe, clean, secure. Foodtrucks often outside at dinner time, and 1-2 social events per month are great. The only room for improvement I can offer is that the coffee machine and supplies sometimes run out on the weekends read more

With a crazy move during covid-19 The Fairmont has been amazing. Dawn is amazing and helped us with every step of our move and made sure we were taken care of. She knows all the best spots around the area and will give you recommendations if you ask. The apartment is amazing as well, it's beautiful and well maintained and has small areas all around for animals to use that way there is no mess anywhere. Speaking of animals the apartment is super dog friendly which I love. Both pools and gyms are incredibly nice! It is also nice that food trucks park right in front during the evening so you can get a quick bite to eat or even a drink. I live at FMD, and it is the best apartment building I have ever lived in. The biggest pluses include super friendly staff, most residents seem to be young professionals, clean and luxurious facilities, all amenities included, and a superb location. They also organize fun events for all the residents on a regular basis. I wish the reception was open 24/7. That is, the mailbox is always accessible, but packages are stored in a safe room by the reception, and can only be accessed while the reception is open. I travel extensively, and I come home one week after 5pm on Saturdays and leave again Monday morning, I won't have had a chance to pick up the new packages (unless you ask for emergency assistance). Other cons: - The elevators are very slow, but the staircases don't provide a happy alternative as they are dominated by cement and have no A/C. - Place is safer than Alcatraz. Make sure to wear your key at all times to get around (and not get stuck). - No way to buzz guests in and through the barricades. All guests have to be picked up outside. From my apartment it's about a 3-minute walk to get out there. This is particularly frustrating when you're hosting a group of people who arrive at separate times. - The beautiful reception area is not possible to book for events. - The pool is not heated during winter months. - I'd prefer if there were reserved parking spots, rather than the first-come-first-serve style. - No way to pay the monthly rent online (I think checks are old-fashioned). - They are just in the process of doubling the capacity of this apartment building, but the downside of this has been construction work ever since I moved in. This should be over at some point later in 2014 though. Bottom line: Great place to live. If you can stomach the price it is a real treat. read more

I don't have enough good words for the staff at Fairmont. Great apartments are a dime a dozen and this one is one of them. Fairmont is a unique boutique style apartment that caters to the residents and their comfort. All of the units in the North Building have beautiful hardwood floors, gourmet appliances and high end finishes. Hallways and garages are always kept clean and smelling fresh and the common areas are designed for tranquility and relaxation. We feel very safe in the neighborhood, and we're right next door to a dog park and HEB. All of our maintenance requests are taken care of either that day or the next morning. You won't regret signing a lease here, be sure to look in advance because you might be on a wait list to get the unit and floor plan you want. read more

I am a resident who has lived at the Fairmont for 3 years. It is a beautiful property that is very well maintained. The staff is most helpful and goes beyond to assist the residents. I returned once early from a trip on a Sunday morning and misplaced my keys. I called and fifteen minutes later I had the staff assisting me to get into my unit. All the staff is most curious and helpful. I could go on about the concierge service and the resort style pool but other have address those amenities. I lived at this property for more than a year with no major problems during my stay. Upon my move out, I was charged in excess of $700 in repairs without receiving any details on how the biggest portions of this amount were determined, only after I disputed the unfair costs with BBB and Houston Apartment Association did I get the management attention. I was never offered to handle the repairs the property said they have done. Money was deducted from my bank account without my consent and after my lease ended. I later realized that this money wasn't just a simple mistake as the management claimed. The management claims were simply unfair and how they handled the issue was very unprofessional. read more

I purposely waited to write my review because when we are talking about "where you live everyday," I hate when reviewers write and rate an apartment for just one or two experiences. Its just not helpful to someone trying to make a decision. I've lived in the Fairmont for nearly one year now after relocating from NYC. I' say that to say that I was looking for a particular experience in an apartment - spacious, well maintained, doorman, and most importantly, a great area with some prospects of a walking opportunity. The latter was what I particularly miss about NYC sometimes and from my prior years living in Houston, which was before this latest wave of development, I didn't expect to have much opportunity to do that this time around. From my research, there were several apartments in walkable areas to look at with the amenities above. However, after visiting friends and living in the Fairmont, I can't imagine these apartments are better. A few reasons: Access is awesome. HEB is two blocks away. The best of Westheimer is 10 minutes one way, while going opposite ways I can have The Museum District and Rice University. By car, the freeway is extremely accessible in all directions. I also find Dunlavy to be less congested than other areas (the bridge from Montrose to Rice is awesome). 10 minutes away from every "hot area" of town. Heights. Galleria. River Oaks. Highland Village. You name it, its right there. Montrose itself is awesome. I find the best of boutique gyms, food, interesting vintage shops, coffee shops. I also love that half of Montrose is old and half, newer. The neighborhood has tons of character. Its my favorite in Houston. The staff at the Fairmont. Every apartment dweller has their share of issues at a complex and while I'm sometimes guilty of being upset in the moment (haha), I value how someone responds to the issue the most. This, the staff does extremely well. I wish the Fairmont had better after hours services for emergencies but it all boils down to the luck of the draw. The staff is extremely responsive when they are in - from the leasing office to the doorman to the maintenance - and that is really appreciated. They are also very reactive - the last flood, we were provided with regular updates about the apartment and surrounding areas throughout the day. They even took the time to let us know where we could get groceries or not given what was open. Its the extra things like that which count. Additionally, there are workout classes and they organize several residents parties/happy hours/cooking demos throughout the year. My apartment. I'm really big on the "extras." State of the art kitchen makes my day and I love the hardwood finishes. If I had to do it again, the only thing I would advise is not to get an outside apartment. The fire department bothers me a lot less than the Street - but to be fair, its because there's a very annoying patch that the City of Houston needs to fix that makes this extra "thump" anytime a car passes. That's on the City. Time will tell if they ever address it. I also think the apartment walls are pretty thick for a typical apartment. I've only heard my neighbors once late at night - but they were just being really loud late a night. That was the only issue with a neighbor and it never happened again. Everyone in the building is quite friendly. There's a mix of younger and older; singles and families. Safety. I don't want random people loitering around where I live - the area has people enjoying the park, jogging, waiting at the bus stop - all normal stuff that's not loitering (like you constantly see in Midtown and other places a bit too close to some businesses). Especially, I love that it is not easy for outsiders to access the parking garage. Everything is very secure - its hard to follow a car in and there are at least two security accesses to get from the parking lot to an apartment door. I once had an uncomfortable experience with some stranger trying to dial themselves in via my number and calling my house phone - the Fairmont staff happily masked my code. There's a security guard at night. I'll only be leaving the Fairmont this year to accommodate location for my boyfriend. Otherwise, definitely wouldn't leave until I buy. read more

Speaking only of the "concierge" here. It's a joke. They're RUDE and they aren't ever at their desk. Every time I've come down there he's off somewhere else and you have to call his cell phone and wait. And chances are you're not the only one waiting. Either that or if he is there he's chatting away on the phone with his friends. You can tell they don't value or enjoy their jobs here. How can I tell? Beside the lack of service or common courtesy, one of them also asked me how much I make at my job... like he was ready to work somewhere else. Before moving here from out of state I researched more than ten different apartment complexes before deciding on FMD that was two years ago and I couldn't be happier. Fairmont Museum District is by far the one of the best apartment communities in Houston. The management and maintenance staff are top notch and very accommodating. The building combined with all the amenities and community events are more reminiscent of a high end resort than a apartment complex. You can pay your rent online and elect to have large packages accepted by the concierge and delivered to your apartment when you are not home. They also have a on duty pool service person that hands out towels and drinks as well as an onsite maid and dry clean service for a small fee. The location is great the building is tucked next to a beautiful neighborhood great for jogging and borders a park with a very well maintained dog park. The building itself is very secure and safe and that is a huge plus not having to worry about your safety or the safety of your vehicles. I've rented for over ten years in multiple complexes across multiple cities. Without a shadow of a doubt, Fairmont is the best place I've ever lived. When I relocated to Houston I admittedly didn't have a lot of time to research apartments/neighborhoods but Fairmont checked off all of my original 'must-haves' - gym, pool, basketball court nearby, covered parking, washing machines/dryers in unit, safe walking paths nearby, and a close proximity to nightlife in Houston. Those things alone sold me right away but since living here I've grown accustomed to even more creature comforts. They offer door-to-door dry cleaning service, a concierge service to sign-for and deliver your packages, a monthly calendar of events that'll include community mixers and fitness classes, and an office space that offers computers, fax machines, and coffee/tea. And I'd be remiss not to mention how quickly the maintenance staff responds to requests. I've never had an issue stretch longer than a 24 hour window. If/when I'm a homeowner I know my life won't be this comfortable and easy. I'll enjoy living here now and you should do the same. read more

I have lived at the Fairmont Museum district for over 3 years. My decision to leave was because I bought a house. The management was willing to change policies due to some hiccups that occurred when I was in the process of leaving. The staff has always been helpful and repair team always completed repairs within 24 hours, though usually faster. I had one of their staff help me retrieve my car key that were stuck between a seat and the cup holder. The concierge service that primarily delivers packages is very convenient, I will miss that service at the house for sure. There is also recycling which I am a strong proponent of. It was very quiet here. I felt safe with the smart key security system though as living in any high rise, elevators do go out and then it calls for some extra exercise. This happened occasionally though not very frequently. The shopping carts are great for those that live on top floors and need to haul groceries and other items. I would highly recommend this place for anyone who wants to feel safe and be close to the museum district and loop. My husband and I moved into the new building in mid-October from out of state after being told our unit would be ready Sept 1. What they didn't tell us is that NOTHING else would be ready. Every day when I come/go, I see cones, caution tape and Do Not Enter signs in my lobby. The courtyard is not finished, they don't have trash chutes or a loading dock, so you get to share elevators and hallways with people moving in. The garage is left open daily for all of the workers so there's no real security. The workers are everywhere and speed thru the parking garage, which itself is hard to navigate because of the tiny parking spaces. They literally just finished the work out facility last week, which is small for a building this size. Management takes 3-4 days and 3-4 messages to respond. I honestly have no idea where to get my mail. Supposedly there's a concierge during the day but I've yet to see him. The construction noises are constant, the walls are so thin I can hear my neighbors having a conversation and the wood floors, while beautiful, do nothing but magnify noises so I can hear every step my neighbor above me takes. There's NO WAY I would move into this place if I had it to do over again, especially considering rent is in the $2600 range for a 2/2. I would say they need another 6 months, at least, before they are finished with construction and up and running. read more

I think it's one of the best places to live in the loop, close to downtown. I loved my time there. I lived in the North bldg in a 2 bed-2 bath. The management was very professional and responsive. The apartments are really nice. Wood floors, upgraded and modern appliances and fixtures (Viking gas stove!), granite, upgraded bedroom carpeting in bedrooms, and nicely tiled bathrooms. Excellent workout rooms and pools that they actually clean and maintain. Great dog park next door. About 0.5 miles to Herman Park area for running, etc. There is a little noise that you can hear between floors, which might put off people, but I really stopped hearing it after a while. I suppose it's an apartment so you are going to hear your neighbors sometimes. The people that live there were very friendly. Not a crazy college frat scene like some of the other places around downtown. It is somewhat on the pricey side but well worth it be in a nice and safe place with no aggravations and friendly professional residents and staff. read more
