Amazing place to live and enjoy. Awesome pool with cabanas. Lots of recreational areas for parties and events, well equipped gym, greenery manicured. This is an upscale apartment complex and you can tell from the moment that you go up those stairs and also just when you enter to the lobby you feel you are like at a 5 star hotel. I was a resident for over a year. When i moved out they tried to charge me for painting and cleaning, also carpet that was not cleaned when i moved in. They kept my security deposit and tried to charge me an additional fee over $900. i was the only one living there and my apartment was spotless. i had the soiled carpet documented when i moved in and they still tried to charge me. It's awesome! No other place like it in SD. You wake up feeling like your at a resort. They have so many events, parties for residents, the pools are fantastic, jacuzzi, the landscape is always pristine. I swear the office wouldn't be so smooth without Dan. He is their powerhouse agent that we feel keeps it all running smooth. My only complaint is the coffee machines! Always a problem. Not checked enough so it's not working but, when one was broken recently it was fixed pretty quickly. It's frustrating when your expecting to grab a cup and the machines are not working or there are no cups! Other then that, can't complain. The golf simulator is the best in the biz, their security is tight which we like. Everyone is really friendly . They have a great gym. Spendy, yes. Very but you are getting the feel of being on vacation and you forget your in CV. If your lucky enough to have a pool view, that's where it's at. The only reason I moved out early (or at all, for that matter) was because I accepted a job offer out of the area and had to relocate; otherwise, I probably never would have left. I don't know that I've ever had a better apartment experience than One Paseo. From its perfect location to its ambiance to the amazing office, maintenance, security and porter staff, this is probably the best rental community I've ever lived in. I knew from the moment I toured the complex that I wanted to live there, and though I wish I'd gotten to stay longer, I'm so thankful for the time I had. Is it on the expensive side? Yes. Yes, the location is amazing, yes the apartments are super nice, yes our dog loves the walking paths, but what really made this a great experience was the onsite team. They are quick to act as a team for anything you need. We were in a pinch and needed to make a quick move in due to a home sale fallout- they worked so hard to make this happen and we were forever grateful. Ended up here for corporate housing. The apartment was small and overpriced. We were only allocated one parking spot and not given an option for a second until I pressed the issue. I was even willing to pay for the extra spot but was told nothing was available. A walk through the parking garage will show at least 1/3 of the parking spots were empty at any given time. There was a strange thumping sound nightly at about 11pm and again at 2am. This is only heard from the bedroom, but woke us from a sound sleep every night we lived here. On the plus side, the gym was decent and there are lots of shops and dining within walking distance. Not the worst place I've lived, but definitely in the bottom 5. read more

This place has been a nighmare to live in. Starting with when we moved in the apartment was not even cleaned. A couple days in the toilet didn't work and the shower door didn't line up properly so water got all over the floor. We made 4 maintence requests and it took over a month for them to come in. So if you live here, just know if you have a maintence request it takes around a month for someone to come in. Packages: You only get packages about 50% of the time. The Amazon drivers just throw them on the floor and other residents take them. Packages are not delivered to your door ever. If you order food delivery it is never delivered to your door, you have to meet the drivers at the front. Water: We have to strategically plan when we take showers. I guess the developers didn't put in enough water heaters on the floor. So if you try to take a shower from 9-11AM any day of the week there is no hot water. Same thing around 5. For $4200 a month you would think you could shower whenever you wanted. Lastly the pools. There is a "Zen" pool, the zen pool is where everyone brings there kids who scream all day long, Not very zen. The worst place I have ever lived in San Diego. read more

I am writing this review about the Security Gaurd named Katrina G. that works here at One Paseo. I feel safer knowing that she is on site on the days that she is scheduled. She is always walking around, making sure things are secure and I've even seen her pick up trash that someone had left on the ground in the pool area. She's attentive, fast responding and genuine with our cares and concerns. You can tell she cares about the property and residents and takes her job seriously. Warning! Read this before you think about signing the lease papers! All of their amenities are shut down, so you are virtually paying just to live and park here. I have lived here since Sept 1st and it has been a nightmare! I moved here for the amenity/lounge space, pool and gym. To be able to use anything, you have to literally walk all the way to the leasing office and give them your ID then walk all the way back to collect it. This is NOT a short walk by the way. I have tried to reason with them and even went up the management chain only to hear false promises from Kimberly Carpenter . The leasing agents at One Paseo are great and trying hard and this has nothing to do with them. This is a top management issue and above their pay grade. I have given them solutions on certain ways to make it more enjoyable but I can tell their only objective is their bottom line number....Money and profit. There should be a credit for residences for the loss of space during these difficult times. I'm in real estate and know the market very well around here. These are soooo over priced for a 750 sqft apt without these luxuries! Its INSANE. You can't even walk through the pool doors!! (Hello Fire Hazard) If you want to run down and get some sun, Nope, its a reservation only and you have to give them your ID and SS# (kidding on SS#) but you get my point. I had a lot of plans for this place and I have yet to use anything besides the gym and maybe the pool a couple times but that was short lived because its now closed until further notice. I encourage anyone reading this to please think twice and if you live here start making some noise because this is NOT ok. read more

My wife and I have lived here for 6 months, and overall, we love it. I'll start off by saying that I have been renting for many years and the leasing office here has the most professional, polite, and helpful staff I've ever encountered. The property manager, Mia, specifically is absolutely amazing. If there are any issues that are in their control, they address them immediately. The entire leasing process was incredibly easy. The apartments are super modern. For example, you can use your phone to open your door, or use Alexa to control your thermostat. The place is very dog friendly and has a dog washing area which is very high tech, almost like a car wash. The rents are a bit pricey but you get what you pay for. The location is amazing. I will describe some of the negatives, which are of no fault of the development or leasing office, and are issues that you would likely encounter anywhere in this area. The first issue is ants. We moved here from a downtown high rise so we aren't used to having so many but the leasing office has always offered help to put traps or fumigate the apartment. The other big issue is that there are just a lot of "mean" people here, Karens or Kens if you will, many of whom don't wear face masks. But again, we're in Del Mar. We've also met a bunch of great people who we know will be friends for life. There's a nice dog run area, but it would be nice if they switched out the existing gravel for turf. It would also be great if there wasn't a Cox monopoly for internet service, but that's common these days in many developments. I'm giving this place 5 stars because of the amazing staff, location, and amenities, which far outweigh the negatives. Very nice community at first sight but there are some underlying problems that keep coming up. Starting with security. At first sight you see security patroling the property almost always but there are consistent reports of car breakins in the parking garages as well as more recently some breakins and thefts from the storage cages around the community. The car breakins have been happening for years but there are still no cameras and it took full community outrage and a new general manager for an email to be sent out about the issue. There are shared rooms (about 15' by 25') with storage cages that are 4' by 8'. The room itself is secured with a key fob and each cage is secured with a resident supplied padlock. Well it turns out that you can just pry these cages open with enough force and then grab whatever you want. Not very safe. Mine was broken into and there were reports of breakins but the managment neglected to send out a mass email or alert of this. Neither the parking garages, the storage cages or hallways have cameras and the general feeling is that Kilroy was too cheap to install when building the community and now it's too expensive to install at this point. They keep throwing security guys at the problem who seem to mope around and chat with each other. We also have consistent hot water issues. They are working hard on resolving it, but the communication has been frustrating. Between the last minute emails of water shut-offs as well as sharing that the hot water issue has been resolved when it hadn't yet. Consistent hot water is a must at a community where a 1bd/1ba costs $3500++/month. It's so frustrating hopping into the shower after a workout and feeling lukewarm water... daily. The maintenance team is mostly incompetent too. We've had our shower door readjusted 4 times now but it still doesn't shut. They decided to powerwash the entire parking garage which was nice, but they did the 2nd floor before the 1st floor and the concrete has some gaps here and there. So I walk down to my car on the 1st floor and it's drenched with grimey concrete powerwash water. Plus it literally looks the same. Honestly this place is just too expensive (with prices going up) to have experiences like this. read more

Will not return security deposit. They decided to paint the whole apartment and replace carpet for no reason and are taking it out of my security depost. I will now need to consider legal options to get my deposit back. Really was not expecting this level of nonsense from a luxury apartment complex. Great place to live if you want the look of a luxury apartment...however...also a great place to live if you like cold showers, immense amounts of dog poop, your car being broken in to, and being ignored and brushed off by management about these issues. Update: after months of lukewarm showers, the issues was resolved for maybe a week. Back to lukewarm showers! Cannot believe the thousands of dollars spent here on rent and the amount of effort they put into luxury amenities when you can't even consistently have a hot shower. Screw your golf simulator, coffee machines, and multiple pools. We just want hot showers. read more

I spent 6 months going after a referral bonus that I never received. After moving out they said: "We were not able to honor a resident referral since your move out had passed". It sounds really fishy to me that they are waiting until people move out to not pay their referral bonus. Also, when moving out you can request a move out inspection. I tried to scheduled one for weeks and never had a chance to do so. Their favorite answer is to say that the person in charge is not there today and that they will reach back to me. But they never did for any of the questions I asked. read more

The apartment complex itself is fine. It's expensive for sure but so is everywhere else in this area. What's really going downhill is the staff in the leasing office. Although they are polite and always TRY to help, some of them are simply incompetent. Is this a training center for new employees? Because it surely feels like one recently. They have become a lot slower in responding emails lately. For example, they recently decided to reassign parking spaces for everyone. What an absolute mess it is! They don't know who owns what car, and they don't have any enforcement when people park in the wrong space. The funny thing is that there weren't many problems with parking in the first place, and they created a lot more problems for the residents by doing this ill-conceived "parking audit". Now everyday it's a crapshoot whether you can actually park in your assigned space. The staff members in the office always tell you they will fix it and ask you to park somewhere else "temporarily". 3 weeks later, nothing is fixed and chaos continues... I hope the higher-ups at Greystar can take a look at this "parking audit" fiasco. This is a major downgrade of residents' experience and most residents I talked to think the "parking audit" makes no sense and made things worse than before. read more

Not sure how someone could give this place a bad review. It is literally like a never ending vacation. The property is beautiful and always clean. If you have any problems maintenance, security or other staff is there to help pretty much 24/7. The amenities are awesome. The gym here is better than most gyms it's self. Two pools, one is salt water too. Free coffee in the mail room, and super convenient package lockers. So many places to work here and not to mention the best location ever. read more

We have been here since the beginning of the year. First the good and there isn't much. 1. New apartments. Not the 1970's style that is all over the county. 2. Good location - not too far from the beach and close to a lot of convenient shopping places. 3. That's where it ends. You are going to pay through the nose living here. I don't know how all the millennials afford this place. Maybe I should become an influencer on Instagram! A 2 bedroom 1000sq foot will cost you about 4000 grand a month when you add in the internet/water/trash. The construction is absolutely a trainwreck. The baseboards are all painted with a matte paint so they are impossible to clean. There are filler bars all around the kitchen and bathroom to hide the gaps between the floor and the sink, cabinets etc. The caulking is already separating in the kitchen and bathroom. Splatters of paint on the floor that you can't get up. Carpet looks good initially but wears really fast. Appliances are the cheapest you can get. I know because I see them at Home Depot. Dishwasher is very noisy so don't expect to watch TV while its running. Fridge is super cheap and even had some minor dents when we moved into our brand new apartment. Apartment fire alarms go off if you cook ANYTHING and no you don't have to burn your food. They are ultra sensitive to the point of being annoying. If you have a pet, it traumatizes them because its ear piercing. At least one goes off around our complex every day/night. We live on the top floor so we don't hear people above us but I have talked to several residents that say the footsteps are pretty bad above them. I get that is apartment living but for a brand new place, that's just cheap construction. We live near the 8 level garage on the opposite side of the busy street. We picked this spot hoping it would be more quiet. Nope. The garage is a literal playground for idiots. People constantly revving their cars thus setting off all the car alarms, partying on the very top floor with loud speakers, skateboarders, golf cart joy rides, you name it. Also the recycle dumpsters are near by and the truck comes like clockwork every Saturday morning at 7:30am and bangs around with beeping back up noises for a solid 15 min. Also expect leaf blowers at 7am on Tuesdays. Not just one but TWO going crazy in the One Paseo Retail Parking garage! There have been several water leaks in several apartments that were bad enough for residents to have to move out due to repairs and black mold. Management is incompetent and underwhelming. Takes forever to get a maintenance person to fix something. Like WEEKS. Now we don't bother since Covid. We are on the top floor so the water pressure is pretty weak. Add in the fact that they have water saving shower heads, makes for a less than desirable shower experience. Sometimes the hot water is barely there and no it's not just on peak times. If you value your health during this pandemic, DON'T MOVE HERE. I'd say 75 percent of the residents don't wear masks in the elevator. Its CRAZY. It took them 3 months to even enforce this rule but it didn't make a difference. It's full of entitled, selfish millennials that all think the rules don't apply to them and or have the "I'm young so why should I worry about Covid attitudes". At the beginning of the lock down, there was constant dog pee in the stairwells. I asked for them to mop the lower floors of the stairwell where there is a diamond plate but that never happened. We had high hopes for this place but we won't be renewing and will look elsewhere when our lease is up. read more

I love me a great new place to explore and this is one of those places. A bunch of new shops and local places in San Diego are coming to town and they are calling One Paseo home. The grounds here are amazing, there are plenty of parking spots for people and it's clean. So far One Paseo is home to Shake Shack, Salt and Straw, a couple retail stores, a sushi restaurant, Blue Bottle Coffee and there are more coming in. I was one of the few residents that pre-leased during construction. Derek, Carol and Malissa were amazing throughout the process prior to my move-in; always answering my random questions. Now that I call One Paseo home... almost 8 months in... it has yet to deliver on the promise of "One Paseo Living." CONSTRUCTION is STILL ONGOING. Worse yet, portions of the work that has been completed have necessitated some rework. For example, the third floor which is at ground level is having issues with improper moisture barrier installation resulting in "moisture" (aka POTENTIAL MOLD) in the baseboards of resident units. There have been a few instances of MASSIVE LEAKS (first of which being 4th floor to ground level & the second being 6th floor down to ground level) resulting in residents being displaced and an increased likelihood of developing mold. Some AMENITIES are still NOT AVAILABLE and some will seemingly NEVER exist. Golf simulator? Nope... Paddle and Pedal rentals? Good luck. There is little to NO SECURITY. Despite the promise of a luxury residential experience there are no security personnel onsite. Doors and gates are often left open by construction crews. There have been multiple instances of VEHICLE BREAK-INS in the "supposedly" secured resident garage. Management's response? "Residents should be sure to have adequate insurance." Seriously. Now you'd think being close to retail would be the saving grace... Not quite. NOISE from retail operations is a huge issue. There are no loading docks for the retail complex which results in trucks driving through the residential end of the complex making deliveries and/or trash pickups as early as 5:45am and as late as midnight. If hissing air brakes, idling diesel engines, backup alarms, and clanging dumpsters are what you'd love to wake up to... This is the place for you. If you are looking for a luxury community with staff that cares about the quality of life they provide for residents, look elsewhere. This is NOT it. read more

The staff back in 2019 and 2020 were great, as was living here. Now, Staff have stock standard answers with a lack of personal touch or any kind of luxury living service. Cars get broken into regularly and packages get stolen regularly, with the only answer from management that they're not responsible for it. Maintenance crew is awesome. I had a really great experience touring with Maricela in the leasing office! She really went above and beyond to paint a picture as to how each of the amenities could be utilized to the maximum benefit and was extremely patient and calm when I went back and forth on touring different units. She was really such a joy to tour with and I felt totally comfortable reaching back out to her to schedule coming back in again. Love love love this place! We were relocating to San Diego and didn't know much about areas around here and were looking for an apartment all around San Diego! I believe we looked at least at 10 apartment complexes and One Paseo was one of the first places we looked at. For me it was love at the first sight but my husband actually liked different complex and were trying to convince me to move in there. Amenities were pretty close and price was in the same range. What made a big difference for me and for my husband is our leasing agent! Malissa showed us this place for the first time and when we came back again for our second tour she was helping us as well! She was so friendly, nice and kind and I believe it was part of our great first experience and impression with this place! We've been living here for over a month and we love it! Even construction is still going on but we don't hear it! It's very quite and calm here, we already have neighbors living above us and under us and we can't hear them at all. Everyone who lives here in love with this place. All people are super friendly. Everything is still brand new and it's pleasure to spend time here. We needed to fix little things couple times and they did it within couple hours after our maintenance request was placed:) read more

We moved in December 2020 and absolutely love One Paseo. Chris in leasing was super helpful and made the process very streamlined, great communication. Our apt is beautiful, no complaints, we get a ton of natural light and it's very quiet (I don't know if that's the case for everyone depending on what floor your on) but for us it's been a perfect place to live. Maintenance is responsive and very quick to address any issues. Leasing is communicative and will send out information via email to let you know what's going on. We've rented for about 5 years before this and our previous leasing/property management was terrible, One Paseo is 100% better. Amenities are wonderful and we love how walkable the area is! The shops at One Paseo are my favorite. read more

My fiancé and I have been living here for more than 6 months now and I figured it was time to leave an honest review. We'll start with the good and end with the bad. PROS - Beautiful design inside the apartments (especially the kitchens, which was one of the main reasons why I fell in love with these apartments). - Very friendly leasing staff. - Great amenities. The gym is amazing and has both a squat rack and smith machine! Love the saltwater pool. There are so many fire pits and grills to use. And the club rooms are gorgeous. CONS - If you're looking for peace & quiet then do not get a unit facing Neurocrine. We thought this side of Building 1 would be quieter than other areas (eg., pool, courtyard) but we didn't realize (and weren't told) that the garbage trucks come 3x a week in the mornings directly below us. There was also an issue with Neurocrine garbage trucks coming anywhere from 5-7AM but thankfully the leasing office/management was able to take care of that. - Thin walls (we can easily hear people above us and talking outside in the halls). - We've had an issue with ants ever since we moved in (and we're up in the higher units). Just when I think I've gotten rid of them they come back. The leasing office gave two options - spray the apartment with pesticides or use ant traps. We opted for the latter because we have fur babies and don't want them or ourselves exposed to toxins like that. - A big deciding factor in renting here was the dog playground and pet spa. Don't be fooled - the playground is actually a dog run filled with rocks. They also have an agility training area by Del Mar Heights Rd but there's no fence around it...And the pet spa is just a dog washing station that you still have to pay to use (but I guess it's more convenient than going elsewhere to pay to wash your dog). - Very small closet in 1 bed/bath layout. - Construction is still going on around and in the complex... Overall, it's a beautiful apartment complex. Great location and there are awesome shops/ restaurants within a short walking distance which is convenient. read more

Bad experience all the way through. This place is badly run, it is poorly built (black mold issues, multiple leaks,...). Hot water is very slow to come when it comes, water presurre is terrible when you are on the last floor. If you are concerned about your safety in the time of pandemic, this is not a place for you: No one wears masks in the elevator and common areas because the management refuses to post signage that complies with health orders from San Diego, good ground for getting the Covid. All in all, it is very expensive for what it is and I do not recommend the place. This is not a luxury place, but it has the price tag of it. There is either a parking garage across the street and you will get the noisy cleaning early morning or late at night, racing in the parking garage in the middle of the night, skateboarders using it as a skate park,.... Let's not forget the very noisy courtyards, all conversation echoes in there. The amenities seems ok but we can't talk about it as they are mostly closed, though we are still paying very much for it in the rent price. They will charge you for normal wear ans tear so do not expect to see your security deposit back, even if you left the place spotless. read more
