One Stop Property LLC has been the WORST rental experience of my life. From a burst pipe and standing water in the duplex (which they took more 24 hours to send out someone to fix the pipe) to exposed studs and concerete floors for nearly two months after the incident the staff at One Stop Property LLC have been unresposnive, rude, and ignorant of the properties which they "care for." The AC went out mulitplie times during my lease, and at one point they asked me to wash off the coils to the AC unit in order to fix the problem. I pay them over $1,600 and they requested that I do maintanence on the AC! I was told by the leasing department that prior to getting my keys for the duplex I would have to have all utlities turned on to include gas. There is no gas lines to the house as it is heated with electric heat. Their staff is very rude and unprofessional with the exception of their receptionist who is an elderly lady and was very pleasant when I returned my keys. However, for the most part they speak in condecinding and adversarial tones. read more

We had 3 houses in Kansas City and the care of our homes were so bad that we sold all three of them this year. The attitude from the office was ridiculous when we needed to fix things in the house, the most expensive contractors, ( I happened to be a GC) and there is no way I would charge the amounts that they do. Giving Jim and the team at One Stop Property Management 5 stars seems like a disservice as they far exceed that. I came to One Stop after a terrible experience with a previous property management company that was very complex and not easy to navigate. Jim, Jordan, Laurel, Stephanie, and the rest of the team have been nothing short of amazing in taking care of things and making the transition smooth. As an out of state investor communication, follow through, and trust are super important for me. The team at One Stop as far exceeded any experience I have had regarding quick communication and follow through, which has been impressive considering the circumstances. They are not the cheapest in town from a management fee, but I can tell you from personal experience..... it is worth it!!!!! Pay the money to get a first class and incredible property management company. I cannot recommend them enough for out of state property owners looking for piece of mind. I had hope.... -1 They want YOU to pay THEM to tour their properties. bruh...regardless of the price, I'm not paying to look at a property, plenty of other companies don't charge to view their property. This is a blatant display of greed. Even if you charged me a penny for unlimited tours of all your properties I refuse to vote with my money on this. -2 Tours are self guided, which limits my ability to effectively ask question about the property in the moment. This also lowers the respectable image of the company. Even though you check IDs and do the whole face scan through your website blah blah blah I don't want to be self guided. Also, if there are no witness to any property damage on these self guided tours, a blame is more susceptible to be put on anyone who tours next. Personally, its nice to be guided through a property, potential tenants should have the ability to ask questions in the moment. -3 The combination of my two comments above along with the overwhelming amount of bad reviews of this company. Leads me to believe this One Stop Property Management is spread thin. Short staffed. which then leads me to believe everyone's review of poor maintenance, infestations, and unsafe structural integrity of properties to all be true. I fear if people move into one of their properties there would be inappropriate and ineffective support for tenants. read more

It's the biggest shame as I would've loved duplex, and lived here for many more years. However, unfortunately the unit I live in has a pretty bad leaking problem. A foundation leak that has persisted for years. Unfortunately has developed into black mold as this is a health and wellness issue, I can no longer live at this property managed by this company. I do understand the fix would've been costly, but hadn't been done correctly the first time we would not be in this position 2 1/2 years later. Though I understand it is written into the lease, I am now being billed four months rent to break my lease in a unit that is unhealthy to live in. This doesn't seem entirely legal and will perhaps be contesting this in a court. So sorry to report this, but I would not recommend business with this company. Edit: This is without mentioning the persistent issues with the air conditioner. Two weeks with no response just to tell me they finally talked to the property owner. Just unsatisfactory. read more

I've heard about unethical landlords but assumed it was just hyperbole. Folks One Stop made me a believer in reading reviews. They are sadly very accurate. Words I've heard so far regarding pipes freezing and not being able to keep heat in the home above 9 degrees of outside. "Owner is considering upgrades". And "no one complained before". Good luck if you have a maintenance issue. It might be considered an upgrade. If they are sending the same trade multiple times with no plan, they are just buying time to force you out. MILITARY FAMILIES.... please check your boards for comments on ONE STOP. A hotel room is better. Update in their response to my lawsuit for implied warranty and habitability issues they state.... They rent "as-is". That's all you need to know about their business. You have a contract to pay they have "as-is". Update.... We had our hearing. They sued for almost three month's rent. They lost. They are going to get a little over 1200 not the 7k they wanted. I wasn't able to provide any evidence as my ask for a continuance was denied. Just by questioning them without evidence they lost. We had to move so my pics were in a box. Debating now whether to appeal. They are slumlords couple of notable moments from the trial. They testified, they rent as-is. As-in they have no responsibility to repair as it's as-is. They quote the page and paragraph in the lease. Translate, we will decide what is too expensive to repair and then won't because rent as-is. They admitted on record 33deg and ice indoors is not unreasonable. Business model is to charge 2 months for deposit and if you are late more than 10 days to evict, regardless of issue, the deposit will cover the rent till they sue under as-is. They are the living definition of Slum-Lord. Sue them you will win. Save your communication, email the owner Jim Carlson directly. He won't do anything just provides proof of do nothing. If I could give a negative rating I would. These people are disgusting with their buck passing and lack of concern for tenants. It took them a month and a half to return security deposit, which is past the 30 days allotted by law. They never answer the phone unless you're looking for a place for which you choose the appropriate number so they know. My partner and I rented from One Stop for three years and had an experience I don't wish on anyone else. In the time we lived at the property we experienced the following: rodents chewing through our drywall, broken dishwasher, consistently freezing and bursting pipes, mouse infestation, brown recluse infestation, consistent water pressure issues, rotting wood causing the back deck to be unstable and at risk of collapse, consistent water temperature issues, extreme cold temperatures in the winter as well as extreme hot temps in the summer all of which were either never addressed or took several weeks to address. The company was incredibly difficult to get ahold of and their staff revolves so quickly that we almost never spoke to the same person. Upon move out we were given back less than half of our security deposit for 'trash removal' and when I asked for photos detailing what they were talking about they sent 3 photos: an empty shampoo bottle in the bathroom, a few boxes of Kraft Mac and cheese in a cupboard, and 2 empty cardboard boxes in the basement. It is difficult to feel like we weren't being taken advantage of as two young low income women. Would not recommend to anyone. read more

Worst property management company we have ever used or rented from. We have rented many properties, short term, long term for ourselves and our daughters. We even own a property that we use a property management company to handle. We have never experienced such poor management from leaving the lock box on the front door for a month after we moved in ( I had to contact them multiple times) and so worried someone would use it to break in. it was a new property and they tried to get the builder to fix everything that was wrong with it even though it wasn't the builders responsibility. They emailed the move out inspection letter the day after the inspection. And let me tell you, the list is long on what you have to do, like change the furnace filter ( something I have never seen before). They will nickel and dime you so you don't get back your full refund, like a lock key change of $ 150. (Again something we have never had to do before). And even though they immediately rented out the townhouse to someone else, they kept the four month fee for breaking the lease. so double dipping in my eyes. I have other rentals contact me to say the rented it out and would receive money back. So Beware, they are a bunch of crooks and slant everything in their direction. read more
