    Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

However, my MIG loan agent was disorganized to the point of inconsiderate (ie. inputting my social wrong on a form despite confirming the number on other forms was correct, causing delays) and outright rude (ie. verbatim telling my bank I don't know what I'm doing while on a group call- but props to USAA for privately telling me afterward that that's not normal or acceptable). I've never felt so belittled as an adult but I felt stuck as we were already in too deep on the process of getting a house. Now I know better. And my realtor experienced it with the loan agent too. The agent was dismissive to her and the overall experience was so bad that the realtor was apologetic for suggesting them and said she won't recommend them to future clients. My realtor even referenced texts from the loan agent that were so nonsensical that my realtor said "is she drunk" which, again, made us feel like we weren't worth the time to even type a text message legibly. But I don't think it was just my loan agent who was problematic as I also got emails not intended for me from other employees at MIG with potentially sensitive info about someone else's loan being suspended. And the lack of data sensitivity tracks because I also just got a letter saying they had an "electronic data incident" so info like our social security numbers may be compromised. I truly love our house and hope to live here forever, but I truly can't say it was worth dealing with MIG. But hey, I guess we learned to always get multiple quotes which has served us well as homeowners. And I personally learned being a doormat to be polite doesn't do me any favors in the long run. Wish I'd stood up to the treatment and walked away from MIG.

First off applied for a 15 year mortgage and was told due to Income could not qualify but would get me a 30 year at the same rate. When the disclosures came in there were points involved that were not disclosed when mentioning the 30 year rate when I decided not to move forward, they then had calculated my income incorrectly & then said yes you do qualify and again disclosed the costs involved and with the now 15 year mortgage at the rate agreed upon for the same loan $$ I would be getting money back at settlement(not a lot but around $1000.00). 9 Days prior to close I looked at my Loan Details and all of the sudden my loan $$ was for 1700 more than the initial loan and they said"the loan changed because the calculations were off on payoff and taxes" So either they are incompetent or shady. The new loan $$ would never have been disclosed if I had not looked at the Loan details. Needless to say we decided to hold off and find a more Honest or Knowledgeable Mortgage company. Can't say which it was Incompetence or shady dealings but for us we walked away early and will be dealing with what we hope to find is a better choice in Mortgage Companies. Be Careful.

    This is a garbage lender. Their underwriters are incompetent at best, malicious at worst…read more Specifically Tammie Barnes. She is extremely incompetent and her boss said she's one of their most senior underwriters. Well, she didn't review the documents we uploaded and she ended up conditioning us for a document to prove a debt my client paid off 20 years ago was indeed paid off. Do you keep documents for 20 years? There was no corresponding debt showing up on my clients credit report, no mention in the automated underwriting system, only Tammie's word that we needed to prove a phantom debt was paid. Honestly it seems malicious to me because I already called her out on her incompetence from her initial underwrite, which was late, by the way. I'd advise you stay away from this lender at all costs. If the option is to stay a renter vs. apply for a mortgage with Franklin American I'd suggest you stay renting. This company demonstrates everything wrong with our industry and they employ incompetent or malicious people like Tammie Barnes.

However again I rcvd a 2nd notice of an increase. This time it was 70.00!! So in 2 years 100.00 my payment has gone up. Their reasoning is they like to have a 1000.00 "cushion" so this could be a on going thing...Will definitely be refinancing soon.. ps called the company and talked to a TY we were "disconnected" and although he verified my # and my husbands # (on speaker) no phone call back and had to call and hold again.
