I rented a property that Onyx managed for two years and I can only describe their team as INCOMPETENT. I've rented in the Philly market for close to a decade now and Onyx lacks professionalism, quality, and customer service. Communication is terrible. Getting a hold of someone on the phone is nearly impossible, email correspondence is sporadic at best. Email responses are barely coherent and questions are rarely fully answered. Scheduling maintenance requests is like pulling teeth. They won't communicate what time and day they have a repair-person coming and will text you 30 mins before they are set to arrive. They do not respect people's time. The emergency line is a JOKE. It's a call center they hired that takes messages. No one from Onyx is actually contacted. We had an emergency on a Friday night where we contacted the line and we did not hear back from anyone until Monday. There is no urgency with this team. The security deposit refund can only be described as a CASH GRAB. The deductions they provided are highly inflated and some are considered normal wear and tear that cannot be charged back to the tenant. They deducted money from our deposit for damage to a screen door - we literally NEVER used the door during our time there. They did not relent on any of our disputes. It's giving SCAM. One of the deciding factors of why we moved was because we did not want to deal with Onyx anymore. If you're a property owner considering Onyx, I would steer clear of them. An an owner, onyx has deducted from rents the amount they are entitled to ($75/mo) but they also deducted repairs that were not authorized over $1100 worth of deductions. I have been battling for 5 months now to get paid and to cancel my contract. They continue to deduct, they continue to ignore, they continue to stick their fingers up their rear ends. Save yourself the headache and pay someone 5-8% and worry never again. You know I will! Marina, who claims to be the owner is my contact, she answers me when I reach out, but she always has to "go back to the office" and then she never follows up. OLD REVIEW: Well I hate to be the first one to give them a decent review because I want to fit in but I try to be honest to the best of my ability. Also, I will absolutely come back and change my rating and update if/when I run into problems moving out and getting my security deposit back. I have lived in my Fishtown rowhome for over a year. 4 bedrooms, 2 bath, 4 roommates. Physically, the place is decent., but not as nice as it appears. Everything is a bit cheap, but hey, I'm not complaining, because if it was made with nicer materials, and shit didn't fall apart from time to time, I wouldn't be able to afford it. Best thing I can say about the house is the insulation. There have been things that have broken. Some we fixed ourselves. The garbage disposal is an example. Like someone else said, the toilets get clogged easily, but I have a plunger on hand and I go hard. The glass panel on the shower one day got shifted and the glass door wouldn't close because it was no longer flush. Actually I guess it was the door that shifted. It was annoying getting home from work early just for the repairman to not show up, but I think the next day they came and fixed it. We had a problem with the front door as well. The deadbolt straight up broke one day, so our front door could not be safely secured without someone to rig it from the inside. They were trying to play around and say "yeah, we'll try to send someone out by the weekend", but we got big with them and said they'd send out someone out promptly. So sure there have been problems. I have had problems with all my landlords. The way we have learned to deal with Onyx is to call multiple times and get it through their heads that we're not going away or paying rent until the problem is fixed. Assertiveness is key. UPDATE UPDATE UPDATE Well. Here we are. 2 months after I moved out. I could be here all day but here is the short version. They have put me through a ton of stress and anger and frustration simply by not giving me my security deposit and last months rent back. I paid my last months rent because we were going month to month and i wanted to be a good tenant and I wasn't instructed to not pay it, so not wanting to cause any problems I just paid it. They won't respond to emails or phone calls. I'm taking them to court. FINAL UPDATE: Got my security deposit and last month's rent back about 70 days after moving out. They argued that I had to right to move out ahead of my lease and they weren't running a rent-one-room-at-a-time business. Long story short, I gave them the requested 2 months notice when I was on a month to month basis with the rest of my roommates. 3 of us moved out at different times, and they didn't want to send me MY deposit back until they got the new roommates deposit first. ANYWAYS....I never did anything wrong and simply wanted my money back. I was out of the house, I did everything they asked. They refunded my money then asked me for $150 because the new girl in my room found some scratches on the floor. $150 seems a little steep, I know what scratches shes talking about and I think it falls under wear and tear, I mean I lived there 2 years and the house is literally perfect except for a few tiny scratches in a lousy pine floor. But i'm probably just going to pay it even though they have no basis or right to ask me to, because it's the right thing to do. Stay away. read more

They took months to rent out my unit and during the process, I got absolutely no communication from them. When I contacted them for updates, they gave me some lame excuse. The reason was, no one was doing anything. The people I spoke with were terrible, they were not professional and just incompetent. Once they finally rented the place out and I needed any kind of repairs, it's liking dealing with children. They don't know what they are doing. Again, they don't communicate what's going on and when they give you a bill for work and you want some detailed explanation, they have no answers for you. I'm trying to get out of my contract with them. Do yourself a favor, use someone else. Worst management group I have ever encountered. If you can avoid Onyx Management Group do it at any cost. Below are a few reasons why I would never ever use them or recommend them to anyone ever. 1. Terrible communication: They will contact you and tell you a technician / inspector / etc. is coming between 10-4 (huge window by the way), and the contractor will never show up. They hire cheap and unprofessional contractors to fix any issue you are having. We contacted them for 6 months about a broken dishwasher, not up to date fire alarms, and not until we met the owner did anything get accomplished. I feel terrible for the owners of these properties. 2. Uninformed contractors: On more than one occasion various contractors would arrive at our townhouse unannounced and ask what the issue was. Overall it felt like the right hand didn't know what the left was doing- communications were disjointed and disorganized, when they wanted something from me I would get multiple emails per hour, but if I needed something, it could be radio silence, paperwork was lost and never sent...overall it was an unprofessional experience. Surprised to see so many negative reviews - my experience here was really positive. As a recent transplant to Philly I have been settling in to the area gently and staying with family. But after deciding that I needed my own place (and when you make that decision you want a new place ASAP), I started looking for an apartment without much success. I'm not really much of a goldilocks (although my wife can be) but there kept being something wrong with the places we looked at. Then we heard about Onyx and they helped us find a great place super fast. Diana was super on the ball and found us a bunch of nice, vacant places. Had a bit of paperwork that they handled fast and we were in our new place quickly. They don't own the property itself, but manage it for the owner which I like a lot because sometimes owners make bad managers. We had an issue with our garbage disposal making a clicking noise and Onyx sent someone over the following day to check it out and fix it. They respond quickly and have been real decent to work with. read more

Suffice it to say, I have had a lot experience with landlords, slumlords, and management companies. I can say, without hesitation, that these asshats are BY FAR THE MOST INCOMPETENT individuals I have EVER encountered! (Ever, in life at all.) I would take any slumlord over these guys, any day. I moved into one of the properties they manage in 2011 because the house was absolutely gorgeous, price was great, and location, location, location! The house was only 1 year old when I moved in, there shouldn't be too many problems with new construction right? And if there were, any management company would want to get right on fixing the beautiful, new property to keep the resale value, right? NOT ONYX. Through out the course of 5 years I cannot tell you how many times things went wrong, didn't get fixed, tried to have new tenants cover the cost of old tenants bills, etc...I would be here ALL DAY with the nitty gritty bullshit they put us through. Here are a few highlights: our security deposit got docked several hundred dollars for previous tenants water bills, and deposits. When a new tenant moved in, all the money hinged on a previous tenant. They look at one collective number over the years, not individuals moving in and out , and who is responsible for what pieces of money. I learned from very early on to re-do their math, every single time any bills, deposits, or refunds had to be given. They were seldom ever (even in the right ballpark of being) correct. Upon lease renewal with them, you are expected to give a whole new deposit, prior to getting your old one back. They charge their tenants a water and sprinkler bill, however not once did they send a bill in a timely manner. Without fail, no matter how many times we requested the bill via phone, email, or even snail mail from a lawyers office, they sent 6+ months of water bills at a time. Also, every time, Onyx attempted to have us pay the hefty late fees due to their negligence. I don't think so, asshats. The communication is so incredibly unprofessional and astoundingly stupid that you think they are actually joking around. I remember when it was funny, at first. (You wonder if they are just playing the stupid card, or if they really are just that stupid.) This lack of professionalism gets old really quick when they are messing around with your time and money, time and again! The companies they contract out to fix things, or inspect, know more about literally anything. (The roofer said to me, oh wow this is going to be a serious problem- you really need to keep a very close eye on this.) Doing their job for them; coordinating appointments, adding up money, balancing accounts that are under their name, also gets old really quickly. It's one thing to have to double check some numbers because some things may not seem right. But it's another thing to expect the INCOMPETENT management company to be wrong, with everything, all the time. They consistently call and email previous tenants, who had moved out years ago, in regards to current appointments and/or issues. (Simply, comical. Even after being told multiple times by multiple people that these previous tenants had moved out!) The outside electrical outlet was broken from the day that I moved in, until the day that I moved out. Not to mention, a few plumbing issues (usually with the showers), electrical issues, leaks through out the house (2nd and 3rd floor), stove clock being broken.... I can continue on. The point is, none of these things were ever rectified, and none of them were even caused by the tenants. All of the leaks were simply painted over. (We did break the garbage disposal by putting too much in it, so we replaced that at their request.) If me, and everyone else writing reviews on here, haven't convinced you to STAY the hell AWAY at all costs, then may magical powers be bestowed upon you! By far one of the worst experiences I have ever had with any property management. Had a roof leak, was told they would come fix it. Went back and forth with them for 2 years, where I would take off work and wait for the crew to show up on days where they were supposed to come fix our leak, and they never showed. When we moved out the roof was still not fixed. And we had other leaks and issues that kept adding up that never got fixed until we moved out. I strongly advise against renting any of their dollar menu new construction homes. Every corner is cut to make the house as cheap to build. The hardwood flooring, or laminate planks they use in all theirs floors are very soft, and incredibly cheap. I can't say I've ever been on a wood floor that scratches so easily. And they will charge you a ridiculous amount towards your security deposit because of the cheap materials used for flooring. I would caution against any involvement with Onyx Management. If you do, regardless of how lightly lived in your rental is, by the time you move out, you will most likely not be getting much of your security deposit back. My experience with Onyx management group thus far has been pretty poor. The staff is non-respondent to most communication. When I have heard back from them, their replies have been short, vague and evasive. It's nearly impossible to get any information from their staff, and when I have their staff has sounded extremely irritated. We signed our lease today. The leasing agent Andrey was 45 minutes late. I was informed on the phone on my drive into their office that we would owe $750 dollars in pet deposits for our 3 cats. I told them up front during the application process about our 3 cats. I had been asking for weeks to see a copy of our lease in advance and for confirmation of the final amounts due at signing. Gizelle and Marina both promised to e-mail me the information and never did. so.....surprise $750 in pet deposits ($250 PER cat), 45 minute late leasing agent, and $36 parking ticket (issued 45 seconds before I reached my car), do not a happy Bethany make. 2nd $36 parking ticket to another roommate as well. hers was from 3 minutes before arriving back to her car. if only Andrey had been punctual, or we had known to put 3 hours on our meter. The only positives about are rental are that the property is gorgeous, brand-new construction, and a reasonable price. I'm just hoping nothing goes wrong with the property, because there are almost no protections for the renter in the 18 page lease agreement. read more

Onyx is seriously the WORST landlord! I love my place, but whenever there is a problem it takes them an eternity to respond. For 3 months the light in my living room has been broken. The ceiling fan part works, but none of the lights work, even with all brand new bulbs. You would think an electrical problem would spur the landlord to send someone ASAP. Nope. It's been 3 months. A week before Thanksgiving (4 weeks ago) a huge leak opened up in my ceiling. Now I have to keep a bucket under it to catch the water. And another leak has appeared in a different spot in the room. A week ago they said they were going to send a contractor to look at it, so I took a half day off of work to come home so I could be here to meet the contractor and show them the problems. No one ever showed up. No one ever called to apologize. I lost half a day's worth of wages waiting for them! A coworker told me I can go to the city and submit a formal complaint, so I think that will be my next step. Seriously the worst landlord!!! read more

I rented with Onyx for two years in a rehabbed home in north Philly. We were the first tenants since the house was fixed up and the construction was terrible. The ceilings would leak so bad we'd have to put buckets on the floor. The walls in our living room would be so soaked they'd be wet to the touch and rain would collect like balloons under the paint. There'd be a new issue with the house every other month, we'd have to call onyx several times before they would send anyone out. And even the repair me would say they come back to fix and never would. They will talk to you so disrespectfully if you ask a simple question and they will dock your security deposit for no reason and will not explain why. Don't give these people your money. read more

well, friends, i last wrote you about Onyx when we were two months into our lease. we stayed in the house exactly one year, moving out on August 31st of this year. in sum: AVOID. AVOID. AVOID. the slow response, disorganization, poor communication and generally shady tactics only continued throughout our lease. i know that property management companies generally exist to be shit upon, but really, our experience with Onyx was beyond the pale. our year with Onyx culminated in us taking them to small claims court this past fall to recover our security deposit (a case we ultimately won). of a security deposit that totaled almost $1700, they sent us a check for $142. a few of their charges were legitimate, most were not - for example, replacing an entire wood laminate floor instead of cleaning it and charging us $700 for it. we did get most of our deposit back via the courts, but not without headaches, tears, unbelievable stress on our relationship, tons of time, as well as the court filing fees and all the gas we used schlepping up to Southampton numerous times to get this all sorted out. we now live in a nice place in Fishtown which is run by people who are sane, prompt and really nice. however, new properties are popping up all over our new hood, many of them managed by Onyx. PLEASE save yourself headaches, time, money and stress and stay far, far away. read more

I can agree with the previous posts of disorganization and lack of communication. The first instance i contacted them to see an apt in the art museum district. The person setting up the tour offered noon time on a saturday. So Saturday morning at 10am i get a call to confirm my 11am appointment. I told them no it was noon. I even checked my email to confirm. (Remember they offered this time not me) So they agree and asked if there was a chance i come over 15min before noon because they had another appointment across time. I didn't blame the guy, it wasn't his fault the office gave the wrong time. I told him id try but no promises because I'm an hour away with traffic. So of course i get stuck in traffic and i call the guy to reschedule. He tells me there is another agent in the area and he would tell them that I'm on my way to see the apt. I acknowledge and i get to the apt and drive around the neighborhood(which i always highly suggest). The apt is on one of those tiny cross streets so i parked on the next street but since it was almost 90 degrees i stayed in the car. Now i would think it was common sense that if you were going to have another agent show me the apt you would at least email/text my name, number, something so he could get in contact with me but i was wrong So I'm in the car waiting and after awhile the original agent calls me to see if the guy made it and showed me the apt. I told him i don't know if hes been there but I'm not in front of the house. The agent says," well he prob just left, ill be on my way". You would think that if there was a no show you would call somebody and ask if there was a problem or that I'm not there and that would make the original agent call me or give my info to him. guess not. The original agent arrives andwas nice albeit had a rushing attitude The worst part was the apt was beautiful, the whole top floor master suite was just breathtaking but there was a large crack in the bathroom where the agent said it was the house settling. That kinda put me off Weeks later... I email to see another apt in point breeze, it was ok, had a nice roof deck. This was just remodeled from the inside, seem they were confusing the term of new construction and remodel. Anyway, the basement setup was just idiotic. The stairs were only about 1.5-2 ft wide and with no low ceiling going down. They rendered the basement useless because you couldn't bring anything down there. The door to the roof deck was stuck which made me think the house might be shifting. the apt was ok but at the end i told the agent that i walked here and i passed two apts being built with a similar style and asked if onyx owned them. He said they did and i asked when do they plan on finishing them. In his accent he kept saying 3yrs which made me think he either had no idea what he was talking about or he didn't understand the question. So i decided to email onyx to see if it was true. I emailed them twice one from home and another from an official work email. Never heard from them since. Called but no answer.I found it weird that if i say i want to see one of there properties i can get in touch with them in a day but with a general question i cant even get an acknowledgment. Funny that if they had told me a date for the ones under construction i prob woulda rented it. oh well read more

They are so disorganized, that I have to be the one to remind them to pay the water bill (which I include in my monthly rent every month) so the water doesn't get shut off. No one talks to the other in that office...I have no idea what they do all day. I have a leak in this place and they are completely ignoring it and only patching and fixing the drywall, NOT fixing the leak. So there's probably mold all inside these walls and they don't care. Onyx was one of the worst companies to deal with as a renter. They try to get you off the phone as quickly as possible, if you can even get them on the phone. They don't deal with repairs. Upon moving out, they tried to charge us for missing screens for the door and window at the back of the house that were not there when we moved in. I am writing today in regards to the business malpractices of the Onyx Management Group. My girlfriend, two roommates, and myself were in the market looking for rentals in the South Philly area. We stumbled upon a property at 425 Titan St. The property was perfect for what we were looking for but it quickly started to become frustrating the following weeks after waiting for a response from Onyx. Specifically the head of the management group, Diana Pershes. We were told after clearly filling out our applications that two of them were "illegible". So we refiled them and sent them in with absolutely no response confirming them received them. After sending another email and making a phone call they said that we still did not have enough information. So we filled more paperwork that had personal information such as; pay stubs, tax reports, and social security information. And again after emailing it in there was no response for at least two weeks. It wasn't until after one of our roommates emailed Diana with concerns that the management group was "Scamming Us" did they panic and respond saying that the owners of the property were still "reviewing applicants". Another week and half goes by and we are now well past our lease in our current residence and still no response from Diana. I now call the property management group to ask for our application fee returned to us because of their lack of communication and uninterest to help us. After going through multiple channels to finally get someone on the phone they transfer me to Diana. And "as of TODAY, the place has been rented to another applicant" after I asked that our application fee be reimbursed since they clearly have no intention of working with us. She said she couldn't do anything for us except show us more properties that were a little more expensive. It comes as a huge inconvenience to myself and roommates who are now are squatting in our current residences till we can find another property to rent. Diana clearly stated that they "sympathize with our situation" but have no intentions of reimbursing us because the application was already filed WITHOUT notifying us. After all of this I looked up Oynx's reviews, and sure enough the group has had multiple complaints regarding such things as lack of communication, not addressing serious existing structural problems ex;( leaks, flooded basements, collapsing roofs), and keeping security deposits without reason. They were supplied with keys for all my units when I terminated their services they had given all the keys to a handyman who had promptly lost track of them. What a bunch of bozo's. I absolutely would not even leave one star if it was an option. The only redeeming quality for Onyx is that they own and manage nice properties. If the house I rented from them wasn't as nice looking and in the area it was in, I wouldn't have stayed for two years. Each employee gives different information, they are slow to repairs (if they even make them), and they are generally unprofessional. I could never get a call back when I missed who I was calling (which was almost every call and I only tried during office hours. It took multiple calls for each problem I needed resolved). It's been months since I've moved out of their property, so I am not as passionately furious as I was then, but I can assure you I'd never rent from them again. The cherry on top of their awful service was the amount of money they tried claiming from our security deposit. We left the house in spectacular condition - much better than when we moved in (considering there was graffiti out back that we painted over and an unruly garden that we cleaned up, for example). The charges they tried claiming were 1) for a bent fence (a cinder block wall for the abandoned property behind ours started falling onto our fence. we called onyx as soon as we noticed. and at least once a week until they did anything about it. it took 6 weeks before somebody came out to fix this and this was only after the fence ended up falling on my patio furniture and crushing a piece) so they tried claiming that we damaged the fence after many, many emails and phone calls alerting them to the problem that we did not cause. 2) another charge was for a hole in the door that we noted to them upon moving in. it hadn't been noted in the move in inspection, so we notified them of it later that day, which they apparently have no record of. luckily, they did end up refunding for these two charges, but the bulk of the deposit that they kept was for 3) "damage to the hardwood floors" - of which they would not provide any documentation showing us what damage they claim was there. they claimed damages to the 2nd & 3rd floors of the house - where bedrooms were. we all had rugs covering much of the floors and did not spend much time other than at night, so nobody could fathom where all this damage may have been. but after months of back and forth and having to drive to their office to receive additional deposit refund (because they tried mailing those checks to our old address- the one of theirs we had moved out of - rather than the new addresses we had recently sent them and where they sent the original refund checks), it was not worth arguing any longer. bottom line is if you for some reason need to rent from them, keep extremely thorough documentation of EVERYTHING that comes up. they are terrible. read more

The one positive I can offer is that they were somewhat accommodating to my moving predicament. Other than that our new property was completely trashed by the previous tenant and even though I documented all of the problems they still continue to charge us for repairs. I'm afraid the only way things will get better is if enough people speak up on sites like these to express their dissatisfaction. If there is a place you really like that is managed by them then that's one thing but if you have another option, take it. read more

We called them on three separate occasions to fix a roof leak , in which we had to rearrange our schedules to accommodate someone coming to fix it. The first person came to inspect the smoke alarms and said he couldn't look at the leak as he was only told to inspect the alarms. The second came to check the carbon monoxide detectors and couldn't do anything else as that was all he was told to fix. The third person at least re-painted the ceiling, but did nothing about the leak itself as he was never given permission from management. Multiple appliances and outlets were broken upon moving in, and Onyx repeatedly ignored requests to fix any of them. When we ended up moving out, they charged us for the repair of the appliances. Additionally, they refused to mail us our water bill and attempted to tack on previous tenants' bills onto ours. It should also be noted that all attempts to resolve these egregious issues required MONTHS of emails and unreturned phone calls. When speaking to any of the employees and contractors at Onyx about these issues, we were always met with the same "I'm not surprised at all." I also feel for our neighbors, who had portions of their back yard sold to another developer without their knowledge and suddenly lost a good chunk of their yard. Onyx placed notices of a time when current tenants could meet and discuss this new development, but conveniently delivered them after said development had already taken place. For any and all future tenants- I get it. The house looks nice. The price seems right, but I promise you the headaches are not worth it. There are plenty of developing neighborhoods in Philadelphia where you have the luxury of never having to deal with Onyx. read more

Terrible company to rent from. Was sucked in by a great house/location, later to find out the management and people behind onyx are terrible. They take forever to email and call back about issues. They take no responsibility for problems that they should be handling, such as a broken alarm system and plumbing problems. We have had them on the phone and it always seems to be a run around to get specific answers. Not to mention, we have gotten a lot of attitude from the people we have spoken to from onyx and they always try to make problems seem like it's our fault, or flat out inconvenient for them (as if it is not their job to maintain the property?). After renting from onyx, I can confidently say that this company is unprofessional and a sorry excuse for a business. I recently rented a brand new absolutely beautiful house from Onyx Management. It was built right in front of our eyes and new EVERYTHING and done very well with great appliances and space in fishtown Philadelphia. My roommates and I had to jump through hoops to get the house....all 4 roommates make money but they still asked us to have 2 cosigners. You would have thought we were buying it. We've moved into the house and so far they've been OK. I'll write another review in a year to let you all know how it's been with repairs etc. read more

I have used them for quite some time and it's because I live else where and don't know another management company. I'm changing companies this month and I should have done it ages ago. They owe me for a washer and dryer that I payed for and they never installed and when I asked them about it, they got angry. They charged me for repairs that I was not told about so I couldn't even approve or not approve of the repair. It's my property not theirs so they by law need to get my approval for the repair. I guess they didn't feel like it. The general manager I think died ages ago because you need to talk to her for certain things and she never response to phone calls or emails. Basically, I have to get someone from outside the company to handle the problem at my rental for me. I think she fell asleep at her desk and past away but they are so incompetent there that no one has noticed and they keep sending her a pay check. read more

Their properties are absolutely gorgeous. Unfortunately their service is absolutely horrible especially when it comes to maintenance. Whenever maintenance work is required, it takes numerous emails and phone calls to get some one to come to look at the problem and another series of emails and phone calls to schedule the repair work. It was not possible to give zero stars... We had a number of small problems with these people from the get go, but here's where the real trouble started. After about a year, we started having problems with the lock on the front door. It would stick and make a grinding noise when turned. Seeing as nothing had happened to it other than us locking and unlocking it, I called Onyx to report a "wear and tear" issue. They told me it would be no problem to send someone out to fix it, but that it would cost us roughly $250 because it was not their responsibility. According to the lease, it was their responsibility, but it was still functional so I decided it wasn't worth the argument. It eventually did break and I was locked out for over an hour in January while I waited for a locksmith. The locksmith only charged $200 for an emergency call. No surprise that Onyx would not reimburse that cost. After 20 months, enough was enough. We had our move-out walk through with a guy named Andrey at the end of July. Andrey was astute enough to point out that the cabinets above the refrigerator were missing knobs. I explained to him that the knobs were never installed by the contractor who built the kitchen and that they were inside the cabinets wrapped in their original plastic. It was very obvious the knobs were never installed because there were no holes drilled into the cabinets. Further, we pointed out to Andrey that our next door neighbors had let the bushes in their backyard grow over onto our yard. On the other side of the backyard, there was a tree on the outside of the fence that had also overgrown onto our yard. We discussed each of these items with Andrey and he said, "These have nothing to do with you." He then told us he was only including them on the Inspection Acceptance Form so that the maintenance team would know to address these issues. A month later we finally received a partial refund of our security deposit and an itemized list of charges. We were charged $30 for the knob on kitchen cabinet and $130 for the trimming of the bushes in the backyard. Prior to our walkthrough with Andrey, we hired a professional cleaning service to clean the entire house. They sent two people for four hours, charged us $200 and the house looked like new. Andrey only mentioned that he was dissatisfied with the cleanliness of the bathrooms and the stove/oven. Each of these appeared clean to me, but with bathrooms and kitchens there's always the risk of them not being adequately disinfected so we decided to let that go. We were charged an additional $175 for "cleaning of the entire house and appliances" which I thought was a little extreme. The day after we received our partial refund, I emailed Marina Foydel, the General Manager, to request an additional refund of $160 for the kitchen cabinet knobs and the tree trimming in the backyard. Within 10 minutes, she replied and said she would review it and get back to me by that Friday. She agreed to the additional refund but after two months of her telling me it was "in the mail" and how she "had no idea how this could have happened" or just ignoring me all together, I gave up. They can keep my $160 and I'll keep my opinion that these people are a bunch of inconsiderate, dishonest pricks. read more

DO NOT RENT FROM ONYX MANAGEMENT. This company is downright terrible and cares only about getting your check. We have lived in an Onyx apartment for the past 2 years and every interaction with them has been painful and drawn out to a ridiculous level. I'll give you an example. When we first moved into the apartment, Onyx failed to provide us with a key for our mailbox. When we told them about this, their response was "Ok, we'll mail you the key...". This is the level of commitment and intelligence that you can come to expect when renting from these evil people. read more

I rented a condo from Onyx for ~2.5 years. I had a good overall experience with them (one of the best I've ever had with a rental agency). Upon move-in, the place was professionally cleaned/painted and was in really great condition. Throughout my time renting from them they did a good job of repairing any problems and replying to my concerns in a timely manner. The only problem that arose involved the reliability of the contractors they used. This wasn't their fault and they generally did a good job of following up and making sure the repairs went completed. However, I think they should reconsider some of the people they use as contractors. I do consider myself a good renter. I followed the lease and had the place properly cleaned before move out. They were very nice and we got our deposit back in full quickly. I would rent from them again if I am in need of a rental until in Philadelphia in the future. read more

This is the worst management group I have ever experienced. Not to sound redundant but it's true. I've lived in three other places in Philadelphia and never imagined people could be so rude. For anything to get fixed in our house we have to harass them. We had a leaky pipe in our bathroom that leaked to the kitchen, totally not our fault. It took them almost a month to come out the first time and when they did come they left a giant hole and told us someone would come by soon to fix it. No one came so we went back to harassing them. It took over three people to try to fix this problem and we lived with a bucket in our kitchen that collected water every time someone showered for months. We also had the same problem with our lock breaking so we had no way of securing out house when we left for work. They said they would send someone the next day and of course they never came. When we called again they told us it wasn't their problem. Bottom line they love to lie and make empty promises to leave you alone. We ended up fixing everything ourselves because all they want to do is waste your time and fight with you to say nothing is their problem. Everyone you speak to is rude and inconsiderate and I highly suggest never renting from them even if the price is nice the quality is poor and truly not worth it if you end up paying for all the cheap things that break. read more

I created an account just to put a review. DO NOT RENT FROM ONYX!!! I gave them 60 days and 30 days notice that I was moving out. About a week before I leave, I call to remind them. They IMMEDIATELY CLAIM MY DEPOSIT IS FORFEIT since I gave them no notice. I call back to yell at them..they block my phone. My wife uses her phone...they pick up. After some convincing they say they can work something out. Work something out means they come up with a laundry list of things we broke totaling $2000... including light bulbs and installing a screen door!?! Now I have to go to smalls claims court and fight them about them charging for a new mailbox!? Also, they are unreachable! I assume they blocked my phone...but I never was I able to reach ANYONE with a single call. Try it...give them a call at their main line, see if anyone picks up. This includes their emergency line. If you didn't take my advice, and decide to rent from them, DO NOT CALL THEIR EMERGENCY LINE. It goes nowhere! I might as well list more problems. Our 2nd floor bathroom was broken from the moment we moved in. The tub leaked badly into the first floor. Before accusing me of breaking it, they send someone over to fix it. Then another person, then another person. Five appointment (5 different days) later, they tell me it will take two weeks to fix.. leave a key so their cousins can fixt it. (I have the feeling its all a big family company). No way, no how am I leaving who knows who, a key so they can spend two weeks in my place. They are inept, understaffed, and will look for every opportunity to take your money. This is a terrible combination. STAY AWAY! read more
