Harnick's lease states there is an "ITEMIZED CHECKLIST" that must be filled out by the tenant within a month of move in. When I asked for the checklist after move in he said there wasn't one! I wrote a note briefly detailing the peeling paint, broken door, slow plumbing and forgot about it. It took months to get these things repaired. Then at lease end he deducted $200.00 for "prepping to paint." Unbelievable! Something that should have taken about a half an hour! The apartment was NOT newly painted when I moved in. Paint was already peeling, some missing carpet, rusty radiators, smelled like smoke when it was humid, and there were some holes in the wall from prior tenants. INSIST ON ALL REPAIRS BEING DONE BEFORE MOVE IN. If there are any picture hooks or other defects in ANY area TAKE PICTURES and get him to sign for them or he'll deny it was there already. Never mind there were 3 or 4 tenants before you. Also make sure to hold him accountable for Steam cleaning of the carpets before you move in because you will pay for it at move out. My APARTMENT WASN'T STEAMED OR CLEANED PRIOR TO MOVE IN. I paid for cleaning and steamed the dog smelling carpets myself and then had to pay to have the carpets professionally steamed at move out - no way was Harnick going to acknowledge that he didn't steam the carpets and have the decency not to charge me. HARNICK ASSOC. DOES NOT MAINTAIN ANYTHING STRUCTURAL ON THEIR PROPERTY UNTIL IT'S IN NEED OF REPAIR and there were FREQUENT REPAIRS NEEDED. Gutters falling off the house, flickering lights, Face plates and junction boxes loose , electrical outlets repaired stopped working soon after - did not feel safe! Plumbing - leaking pipes, broken insinkerator. Lawn maintenance that left the grass 6" tall between mows, dog feces left by other tenants all over the lawn for months, plumbing leak in basement that went undetected for weeks and left mold growing all over my stored items! But Harnick Assoc. is not responsible for any tenant belongings - it's in the lease! After being told about the mold he turned around and told the incoming tenant about the great storage in the basement. When the HEAT DIDN'T WORK PROPERLY FOR 2 YEARS IN A ROW there were many communications and little action until the whole apartment building was complaining. Make sure you get a copy of his HARNICK ASSOC. HANDBOOK because - surprise! - you're responsible for it's contents. I never got a copy and didn't know there even was one. I was a TENANT OF FOUR YEARS who paid on time in full all but one month. I was too busy in grad school to be the bitch I should have been. UNLESS YOU'RE PREPARED TO COMPLAIN A LOT IN ORDER TO GET HIM TO FULFILL HIS LEASE RESPONSIBILITIES PLAN ON LIVING WITH PROBLEMS AND HAVING YOUR SECURITY DEPOSIT SKIMMED OFF TO PAY FOR HIS ROUTINE MAINTENANCE WHEN YOU LEAVE.

Chris was very responsive to my first email response on craigslist and scheduled a showing with me within a couple days. He was prompt and very friendly at the showing and left me with the invite to "text him about any questions" that come up later. I immediately went home to and within 20 minutes had sent him a follow up email requesting instructions for next steps / an application, as well as an additional question on move in dates. I never heard back from him, so within the next day I texted the number he had shared - still no response. A few days later I sent another email, stating that I was looking at a few other places but this specific property was perfect for me and met my needs. I let him know that I didn't want to cancel the space out and accept another offer. It's now a few days later and I have yet to receive any response from Chris. I went onto the craigslist and hotpad ad to find it removed and no longer listed. I am a young professional looking for an affordable place in S. Philly and I'm looking for a realty company/individual I can trust and rely on. This was my first encounter with PA RealtyWorks and unfortunately this experience has not set a positive first impression in regard to reliability and communication. If not a reply the same evening of the showing, a simple response stating the property was off the market would have been appreciated. I will be keeping this in mind as I look for other rentals in S. Philadelphia.

Christopher Somers allegedly banned me from a neighborhood Facebook group that he is an…read moreadministrator of after I raised concerns about a neighboring pizzeria that, according to city records, appears to have been operating without the required food preparation license and a streetery/sidewalk café license, with seating that's been taking up 3-4 parking spots. And instead of holding the Fishtown BID accountable for not cleaning up their trash (which a business is entitled to do themselves if they have a legal streetery, which this is not because a valid food license is a prerequisite for one), he invited me to a neighborhood cleanup instead. Yes, that's right, he asked me to clean up after a business trashing our neighborhood and charging $42 for pies. This raises a pretty basic question about his judgment and integrity. Why would he silence someone for raising legitimate questions about whether a local business is following the same licensing rules everyone else is expected to follow? These licenses cost money and exist for a reason. If a business is operating without them while other businesses comply, that deserves scrutiny, not censorship. And if Christopher or his team at Keller Williams disagrees with the concept of businesses being required to operate with a license to serve food, they're welcome to explain why. The first thing I'd ask myself if I was looking for a realtor is if they'd give me any reason to suspect they would take shortcuts with paperwork and legal issues. Is this really who you want to trust to find your next dream home for you?

I've waited awhile to post this review because I've been so angry about it for the last, almost, 2…read moreyears. We first met Katie at a home we were interested in. She seemed so knowledgeable about the house and the entire process that we felt we found a great realtor. We were also told that we were obligated to buy a house from the realtor who showed it to us... Anyway, we were fine with that at the time. We were then pushed off to a different realtor named Carla. She seemed fine so, again, not a big deal. We found our dream house and were SO excited to put a bid on it. When we did, it was quickly denied as they wanted their asking price. So I asked that we put back in a counter offer and we were told not to waste our time. Since this was our first home, I wasn't sure if this was normal or not but I trusted her. She quickly pushed us to a house that was new on the market and being sold by the owner who had flipped it. It wasn't in the best of neighborhoods but still in the school district we wanted to be in. We were told if we wanted it we had to make an offer asap bc the owner "wanted to sell to a family like us"; which in retrospect seems weird since he had no idea who we were and Carla seemed to know him well already. We put an offer in and it was very quickly accepted. Our inspector came and noted a bunch of things that needed fixing and also mentioned that since the house is old, we needed to get the pipe from the house to the street checked. The seller insisted that was unnecessary because it was brand new as well as all of the plumbing in the house. Now, this was our first house. We had no idea what a seller's disclosure was. We assumed our realtors had our backs and were on our side. Maybe others are, but Carla and Katie are not. We didn't get one, nor were we told we wouldn't be getting one. They just wanted the commission so they could be done. At our final walk-through, none of what we asked the seller to do was done. Carla nor Katie seemed to be bothered by this. In fact, the seller insisted these were things we could do on our own; like fix the windows that kept falling. We looked to the professionals we hired and at no point did they insist the seller take care of business. We signed and we got our house... We were happy until we realized every time we would take a shower, water went into the "water-proofed" basement. We called the plumber and he said it's either because the drains are clogged or because of the cracked pipe. When we asked him to explain, we found out that the seller lied to us about the pipe being brand new. It's a $16,000 fix and we never would have bought this house had we known. Why didn't we know?? Because there was no seller's disclosure... So here we are... stuck in a house that will eventually cost us a lot of money and all Carla and Katie wanted was this sale to be over so they could have their commission. When confronted about this, it was blown off as we knew about all of this. WE WERE FIRST TIME HOME-BUYERS!! Oh and to add insult to injury, the house we REALLY wanted sold for less than we offered. So to Carla and Katie, we trusted you both and you screwed us. I have told every single person I know that talks about buying or selling to stay away from your company. You should be ashamed of yourselves.
