    Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

They had all the resources ready to make a home SALE! I first called LuAnn because had I seen really great yelp reviews about her and her team. When I called, we went straight into getting an appointment set up for a walk-through of the house in a timely manner. This process of getting the house on the market was made really easy because LuAnn and her team are extremely organized with their work and their time. They were very respectful of our time as well. The house was inherited, and we thought that it was going to be really hard because of how the shares were set up. LuAnn and her team were very reassuring that they have seen multiple cases like ours and they have helped their clients be successful in the end. Everyone apart of her team made selling the house such a relief for us. We honestly feel like we didn't have to do too much because of how helpful they were during the whole process. Once we went over the initial steps to sell our house everything went by accordingly and pretty quick, and LuAnn and her team had all the resources that we needed. I got responses back within a day, even on weekends -- which I honestly wasn't expecting. They've got a team and connections for renovations, so my job was basically picking a paint color and signing documents. They handle the bulk of the tedious work, coordinating with contractors, escrow, and everything in between. Their longevity and expertise in the business helped maximize my ROI. They're very professional, yet they also feel like they have your best interest in mind -- more like family than a business closing out a deal. If you're looking for a team that's friendly yet professional, don't hesitate to reach out for an intro call. I initially spoke with Kristina, who scheduled my appointment with Connie and told me she would send comps later that day. The comps were not sent. When it came time for my scheduled appointment, Connie never called. About an hour later, Kristina emailed asking me if I still wanted to speak with Connie or reschedule, but there was no explanation or apology for the missed appointment. A missed appointment can happen, but the lack of communication left a very poor first impression.

Please do not use this company to manage your properties. Unfortunately, you will be very disappointed, your properties will be either mismanaged or unmanaged, and you will likely be responsible for even higher or more costs with them "helping" you than you would have been without their fraudulent claims of being able to support you. They not only practice unlawful acts; that continuously increases the risk of the owner to be sued and negligible for any additional costs, but seemingly have no clue what they are doing. These companies are already very loosely regulated and get into business way too easily, please do your due diligence and ask for references and research prior to hiring or using shady services such as this one. After moving out, we were waiting for a security deposit that we had to continuously ask for. After 21 days, the legal amount of time that a landlord has to return the security deposit or send an itemized list of deductions per California law, we still did not hear anything regarding our security deposit. Then when we finally got a response, they asked for our forwarding address and stated that a check had been sent out that we never received. After 42 days, I called the office multiple times and when I finally got a call back he stated he can send it to us via Zelle. He was very rude and sent a partial payment of the security deposit amount. He refused to send full amount despite not following the California law. DO NOT DO BUSINESS WITH THIS COMPANY!

They provided you with a move in gift bag with basic essentials. I never had a problem with repair request and they sent someone to my home to repair any damage within 48 hrs. The workers are nice and respectful in the office, over the phones and when they do yearly inspections. I wish the landlord didn't change property management. Our new property management is rude as F###. I asked 1 question and I got attitude as if I'm stupid person and don't understand the billing process. The new property management is not friendly and tries to make you feel dumb. So with that being said I will miss working with this company.

You never responded to my emails sent to you or Paula. I sent you an email on 08/10/21 and then on 09/13/2021 with pictures of the window. Now you can see those posted here on Yelp. The email clearly said, we were out of town, there is a bullet hole or something, gate has been broken for 3 months. Negligence from the owner and property management to fix that. The long crack is due to Realty round up not caring about the property and not fixing it when they got my email (wear and tear in 5 years due to heat ). Why in the world do you need a maintenance order if I sent you pictures in the email and notified you? You can't read a simple email. You did not care about he property then. And sorry, but you did not do me any favors by removing that charge , which should never be sent to me in the first place. Paula said to send her the email where I said i was replacing it , or I will have to bring it back. I had to prove myself that I had sent an email to you guys that I was replacing it. I have the text messages sent to Paula. Garden - the guy I hired and who came and mowed the lawn, garden and side fence outside on 03/07, i got his messages and pictures also. And the judge can see if the court loves the rat infested jungle when I moved there, or the garden I left. Rats - for the records, i had flowers in the garden Debbie. not food. Rats made the holes in the house, that I blocked with thick towels. You guys never cared to look or ask how they got into the house. you only placed traps in the attic, and the pest control told you guys there is a gap that should be closed, but you guys never did that either. tree stump - were firewood/ 4 years old ready to burn, since there is a fireplace inside, and i left my fire pit outside. that was more than $500 dollars worth. you did not even tell me to take it, after i emailed and told paula wat the wood is worth. but you will get a chance to justify all your incorrect reconciliation soon. Never want to fix anything but happy to keep my deposit to fix it all now. I do not want to waste my time and energy over you anymore. However, I will ensure I never recommend anyone to your company ever. The sad part is that not only your tenants but your landlords and vendors are unhappy and complaining based on the comments on yelp.
