I recently just purchased through Opendoor and the only reason we even bothered was because we loved the house and the neighborhood. We had concerns after the home inspection and Opendoor assured us that the kitchen sink just needed some caulking and the fireplace just needed a $35 piece. They gave us some credit for those things. They also rushed us into an early closing and we made it happen. Well this past weekend we went in to clean and the whole kitchen sink was installed incorrectly, it's not just an easy caulking job, it's a take apart the whole kitchen counter kind of job because whoever installed the sink didn't know what they were doing and using some kind of silly putty that didn't set and was coming off... the "new" stove actually has damage and is not leveled, there was a leak in the refrigerator water line, leak in the master bathroom where it was flooding after we had turned on the water valve... back sliding door is busted. So Opendoor made us sign a contract that the house is being sold "as-is" but we still put in a request for repairs and they came back at us saying it was all good or that it was an easy fix. But they gave us a small credit to appease us. And honestly we should probably have just walked away but we loved the backyard and the location. We figured it wouldn't be so bad and we can do a lot of the fixing. But THEY LIED! This is a big business that don't care about anything else but the numbers - and after reading all the comments about sellers getting a reduction of the offer for "repairs" and then realizing Opendoor didn't do any of those repairs and it was just a way for Opendoor to lowball them, it's just disgusting. They did a lazy, half ass job listing the property, half ass, shitty job painting over damages and just lying about the house bcs they have no clue about the houses they sell. I only requested info because they valued my house at a decent price. then they chopped off 50K because of the house conditions. then they chopped off another 45K because of repairs. So repairs and house conditions are the same so they discounted it twice. Needless to say i did not and will not ever sell a property to these company. We sold our home to Open Door because we were on a time crunch. At first glance, it seemed like their offer was fair. We knew they were going to be at or below fair market value, and they were. The real sham was the "repair credits" they took from us. After our walkthrough, we were told that they would need to replace the HVAC system as well as the electrical panel, plus the carpeting and some minor cosmetic issues. The amount they wanted to deduct for those repairs seemed pretty fair, so we agreed to sell. However, it seems that that was just an excuse and a way to pay even less for our home than they offered. I just checked with my old neighbors and looked through the pictures on Zillow, and they didn't replace the HVAC or the electrical panel. Open Door also didn't provide us with an itemized list of repairs they said needed to be done, so we never had the chance to try and get estimates for those repairs on our own to see if they were fair. If I had to do it over again, I would definitely just suck it up and go the "old school" route of a traditional sale. Stay far, far away from this money-hungry corporation. I was pleased, especially after the video review, the rep told me the house was clean and desirable and it is possible to expect even more than the initial estimate. The entire value proposition was to skip using a realtor and of course avoiding the heavy commission. Get this, after the rep telling me the initial offer might go higher - it was significantly lower but most of all, THEY CHARGE A 5% COMMISSION! Are you kidding me? The entire business model is to avoid using a realtor and pay a commission. They DO NOT tell you about the 5% fee the entire time they are dealing with you. Avoid these clowns. As a first time home buyer, my husband and I were serious about finding a home for our family. We were using our VA Loan and needed to move out quickly due to having mold in a rental property.  Opendoor Feras A. Rachid and Glenn Barbeau did not take us serious enough to do us right. We signed an offer and put down an earnest money of $2,000, and paid for an inspection that was $450. When we got the list of repairs that needed to pass inspection. They declined to make any repairs to the property that we were wanting to buy. They said we would have to come out of pocket and then they were going to reimburse us of our money. Why would anyone who is buying a house pay for mandatory repairs needed to sell before purchasing the home. I was extremely disappointed to have experienced such a scam of a company. They insulted my realtor and even tried to share misinformed information during one of our offers. The unprofessionalism and disrespect we received was the reason why we did not decide to move forward with anything further and I wanted to warn anyone who sees their name to stay away and DO NOT WASTE YOUR TIME or MONEY with this company. Opendoor initially offered us close to fair market value for our home. The original appt for the video walk-through the opendoor agent was a no show. When I called customer service, a different agent did get back to me and do the walk through. She was very kind and scheduled the in person appt for the following day. The in person appraiser did not show to the appt. We got ahold of our new agent and she was able to reach the assessor. He said he was there and we didn't answer. I work from home and have video showing he was never here. He reschedules and calls ​at the appointment time saying we still aren't answering. He wasn't at our house. Turns out he was misreading our address and was down the street. Finally, after all the appointment issues, the new offer comes in.. for $30k less than the original plus their fee, plus almost $20k in repairs. Never-ending hoops and frustrating multi-level phone calls. All I want is to ask some questions about a house. It's a unique property. I call and get an automated system, wait in line on the phone, text someone in another state who doesn't speak English. They want my phone number, email address, license number, brokerage, spelling of my first and last name. I still haven't talked to a live person. I'm texting robots. The crazy thing is that I'm a realtor and I'm the buyer! I would like to see a vacant house, but appointments aren't available after 7:00. Why? It's completely empty. My only hope is that they are so bad that they will have to drop prices in order for people to work with them. read more

Working with Opendoor is a miserable experience. Their entire business model relies on undercutting the seller - you're paying a price for "convenience." If Opendoor is willing to buy your house, chances are that multiple buyers will compete for your house and you would make more money on the general market. You're not avoiding commissions, Opendoor still charges them, keeps them, and saves money buying your house. Then they turn around and resell the house on the general market. If you're a buyer and wanting to purchase a home owned by Opendoor be prepared for a nightmare. Opendoor moves at it's own pace, and in my experience they partner with sketchy title companies. I've had buyers submit offers at list price or above and Opendoor dragged us through 6 days of "negotiations" which involved two highest & best calls, countless unanswered calls & emails, and extremely unprofessional service. All in all, they treated my buyers like garbage (and we offered over list price!) and gave us the cold shoulder in the end. Here's my advice dealing with Opendoor. Submit an offer, as soon as it expires (or sooner if you're able) pull the offer and resubmit at a lower price. Keeping going lower until they figure it out. read more

You've been warned. I tried to work with them, had some FaceTime/ Zoom meetings/ appointments and quick found the process aggravating -- I looked elsewhere, and I'm glad I did. OpenDoor may be a suitable way to sell a house for people who have VERY limited time and energy (or who live far from the house to be sold) or perhaps for someone who is helping a family member (who is incapable) to sell a house. Very untrustworthy, one of their inspectors broke into my home without my consent for an inspection that was supposed to take place on the exterior. I only found out because I viewed my cameras, and he admitted after I confronted him. I would not sell my home with this company, as they are not trustworthy, rude, and don't know what they are doing. Austin, We just met the owners of our previous home that Opendoor purchased from us. They had some mail of ours that did not get forwarded to our temporary address. In the process of getting the mail and getting to know them, I inquired if the AC unit and foundation repair was completed? They said no! The owner went on to tell me that he had to finance a brand new AC unit that you guys were supposed to replace and that you deducted from our final payout in addition with the foundation repair. Opendoor is a deceptive, lying and dishonest business and you should be ashamed to work for such a company!! Opendoor owes me and my wife that money that was agreed upon repairs!! We signed an agreement and went on good faith that Opendoor would repair these items. Opendoor owes the new buyers $$ for their new AC unit. If I had the time and money to open up litigation with Opendoor and you, I would!! We were looking at open houses in Henderson and found a house with an Open Door sign. Upon closer inspection, it said we could view the house right away by downloading the Open Door app. I did that and using the app, I was able to unlock the door for our own private open house. What a revolutionary way to look at houses, on your own time and schedule! There were other houses available via the app that we looked at, which gave us an idea for the different areas. To get a better sense of the areas we also spoke to several real estate agents and scheduled a few open house visits. We ultimately decided to make an offer on an Open Door house. We brought a real estate agent we were working with and toured the house one more time. She helped us write the offer and pretty much everything was done electronically. There was some negotiating on the house. In the end we did purchase the Open Door house. Open Door also repaired the items that were discovered during our home inspection and had the house cleaned once more before we closed escrow. Open Door also provided brand new garage remotes (though the original ones were available, the plastic parts showed prying from changing the batteries). They also provided a new Kwikset combination front door lock. While there are various reviews of Open Door, there were not many from a purchasers point of view. We found it extremely helpful to be able to look at open houses on our own schedule and not have to schedule showings with an agent. Open Door provided a very smooth transaction, closing on time with no issues. We did negotiate on the price as well as using a different title company (Open Door has their own but we opted for First American). read more

Don't waste your time. Had 2 condos to sell. One in Raleigh and one in Charlotte area. The Raleigh one sold before we had scheduled an assessment (walk through). Although the offer was high after we calculated commissions and fees we were better off selling it ourselves. The Charlotte one we received an offer of $482k. Open Door said "the offer could be much higher if we do an assessment". Scrambled to get my property manger there to meet their timeline. Did the inspection only to find out they couldn't make a final offer because "there were not enough comps in area". I sold condo myself for $500k eliminating anything commissions and fees Open Door would have hit us for. Big waste of my time! read more

Be careful if you are going to buy from them. We just got our first home and even with and extensive home inspection they where able to hide several things. Just to give you an example, they put white bondo in the master bathroom tub so we would notice it and as soon as we stepped in it broke and now we have change it. My wife decided to change the floor and thank God we did, we found mold under there. The kitchen was a mess put together just enough to pass the inspection, once we started to move things around we found rot, more mold and we are in a economic hole. We have no master bathroom shower and kitchen because we spent all our money fixing the other problems they hid in the house. Don't buy from them! It's a complete scam. I tried to look at an opendoor house. Downloaded the app, gave all my personal information and nope the house would not open and they told me to call them. I called them and again they had me give personal information and then informed me I'd have to get a real estate agent to show me the house (because yes, I told them I have a real estate agent). NEVER, NEVER, NEVER download the app. They make you click a box saying they can give your information to a third party. So now a third party has my name, my phone number and my email address and I NEVER was able to see the house. Also the call center is super shady. AVOID, AVOID, AVOID!!!! Please let this be a lesson to anyone else and avoid this company completely. read more

My "Experience Partner" (sales assistant,) Jacob Herrera, answered all of my questions promptly. He provided 5 star service and made me feel confident in the process! I contacted Open Door to inquire about selling my home. They contacted me immediately. Jacob scheduled a video walk-through of my home. Soon afterwards I received a cash offer which I accepted. It was a generous offer, minus a small sum for some repairs to my home that the company wanted to complete. I was able to then set my own closing date. It was a smooth process! read more

I have a client who found a home they liked for sale that was owned by Opendoor Real Estate. When trying to view the home I noticed a note on the front door stating "we would love to buy this home but can not gain access, please call us". At this point I knew this was going to be a challenge. It wasn't until the next day we actually made access to the home. My clients loved the home and I submitted an offer that day. There was a 24-48 hour delay on getting a response back. During the negotiation process the Opendoor sales agent recommended my clients switch lenders from USAA to Opendoor Home Loans to take advantage of their incentives. My clients choose to use Opendoor home loans and move forward after coming to agreement on a contract price. My clients wanted to use their VA loan bennifits but Opendoor Home Loans had a 60 day processing time on VA loans. Opendoor Real Estate would not accept a 60 day closing date so this prevented them from using a VA loan. My clients shook it off and moved forward with a conventional loan. During the initial prequalification process someone from Opendoor suggested directly to my clients not use a real estate agent to represent them in the sale. This is a clear ethics violation. From this point on it went down hill quickly. There was very limited communication bewteen Opendoor Real Estate, Opendoor's title company and Opendoor Home loans. On a positive note the loan officer was actually very good and was the only person responding to emails and phone calls. But it was very apparent there was no internal communications between Opendoor divisions. Over the next 30 days my clients received mulitple emails from different people asking for the same information and documents. It very much appeared Opendoor did not know what they were doing and just flying by the seat of their pants to get the loan closed. After the sale closed my clients left an honest review of their experince on the Opendoor FaceBook page. The review was quickly deleted by the Opendoor facebook page administrator. read more

Don't buy a house from this company! They are like dealing with a robot and they have zero interest and put in zero effort to close on a house. We put an offer in on a home in Spartanburg SC, contingent on a favorable inspection. We were told that they were willing to make any needed repairs if found. (They will not) The inspection showed the house has a roof that has a few small leaks and is in need of replacing. The quote was $2000 to patch it up for a few years and $7500 to replace. The house also has termites present in the crawl space and some of the floor joist and framing of the house have significant dry rot in need of repair. There are easily $10,000 worth of repairs to make this house right and they are only willing to offer $1700! This company has no motivation to sell a house. They don't care. Looking at the company's business model they most definitely were aware of these issues, (they had it inspected as well), and they likely took money from the sellers when they purchased the home for these repairs. We will likely have to let this house go due to their unresponsiveness, inflexibility, and unwillingness and inability to negotiate needed repairs in good faith. Dealing with this company likely cost us over $1000 only to find out they weren't willing to do anything to the house. Why have an inspection at all with a company like this. Not a good experience. This "my way or the highway" attitude with this company is ridiculous. If you are looking at a home that is being sold by open door, keep looking. House across the street from me is being sold through Open Door. There is often trash in the front yard. I called to report it them so they could clean it up. Person I spoke to was very friendly, but their solution was to send to landscapers out who edged the dead grass and left the papers and beer bottles. During a time when locals who live and work here are completely priced out of the market by sky high home prices and outrageous rents, Opendoor continues to jack up prices indiscriminately and with no added value nor regard for the community. They bought a house on my street 2 months ago ($370,000), made zero improvements, threw in furniture for staging, and are listing it for $440,000. $70,000 increase in two months time?? GTFO. They bought another house on my street exactly one month ago (for $372,000) and are listing it now for $438,000. Again, NO improvements, just furniture for staging. Not only do sellers not get full market value for their home, especially vs. what they would get with a realtor, they make it extremely hard to buy an Opendoor home. This was the most frustrating sale I have ever been part of: Very hard to reach anyone on the phone, and it took days of them asking for tweaks to the contract, in which they contradicted themselves, agreed to concessions and then back-peddled, and asked me to re-send amendments they already had. They will say things like(and I'm quoting: "the seller is okay removing the appraisal verbiage" rather than "we would like a full appraisal waiver." This is maddening for any buyer. Recently bought a house from Open Door. Mailbox was broken, as in someone hit it before we went to closing. They said they were going to fix it. Their idea of fixing it was putting some rocks around the base to hold it up. Clearly it needed to be replaced. After several attempts to contact Open Door we have had no response and still a broken mail box. I Think people should do the right thing and stand by their word. AS THEY DID NOT.
