1) ORANGE COUNTY PROPERTY MANAGEMENT PROVIDED NO MLS listing for our property for over 4 MONTHS -Confirmed with multiple management companies, owners & real estate agents that this is the industry standard to get foot traffic of possible renters into a gated community. -We contacted the company to ask why we weren't on the MLS after our own investigation through other management companies (OCPM listed it the next day on 11/30/2017, & it rented 11 days later) -We had paid $38.88 in Internet marketing fees every 2 weeks since 7/24/2017 with no listing 2) ORANGE COUNTY PROPERTY MANAGEMENT DID NOT COMMUNICATE in a timely manner at all: -There was practically ZERO COMMUNICATION from OCPM about prospective renters or any issues with the property unless we specifically contacted them. -MULTIPLE requests were made by me for frequent updates about the property, without improvement in response until I discussed termination of their services -Coordination of carpet replacement was incredibly slow, & OCPM did not install until after strongly suggesting to change the color of the walls/trim to a color that they believed would be easier to rent -It took 2 mos before painting & carpet was completed, though I had paid for it in mid August suggesting that they install it quickly, later approving a paint change in mid September 3) ORANGE COUNTY PROPERTY MANAGEMENT treated us, our remodel company, & our new property management company with a COMPLETE LACK OF RESPECT & an UTTER DISREGARD of OUR CONCERNS. -We received calls about the unprofessional & rude behavior of Lance Reichert from our remodel company during the 1st month of their service (for which we paid $95) -When we ended our contract with OCPM 11/30/18 (last date of service being 12/31/18, Lance: a) refused to have the property cleaned after the tenant left (4 days late on 12/19/2018) b) refused to have the tenant's personal items removed from the property c) refused to reimburse the expense of repainting what his painters had missed a year before d) Didn't ensure all keys were returned by the renter & didn't respond to requests from new company for the mail box key. e) Told us & our new management company that he didn't need to finish any of his standard management tasks ("it's not my responsibility anymore") because he wasn't going to be managing our property after 12/31/18 (per conversation in mid December 2018) f) Didn't care to rent our property quickly, being unresponsive to our initial emails, and at the end of the last renter's lease, my wife had to call Lance to list us on MLS (11 days after tenant had given notice). g) Regardless of how many times (in writing) I had requested frequent updates about our property, Lance & OCPM didn't become more concerned or communicative. -Never once did they apologize for any of their actions or lack of action, not even attempting to let us know about issues they were having, blaming the paint color & the rental fee for the lack of rental, suggesting we needed to charge less, & even offer a discounted first month (which we did, all before the property was listed on the MLS). 4) WE HAD TO DO THEIR JOB! -We told them we weren't listed on MLS after over 4 mos of no listing in the beginning -When the 1st lease was almost expired, we told them to market our property & list on the MLS after confirmation that the tenant was not renewing: a) once before the 30 day notice was given by tenant b) again 4 days after his notice (when we were told he wasn't renewing) c) & again 10 days after his notice (when we were FINALLY told that Lance would "begin" marketing the property). -We had to contact OCPM to confirm that they were replacing the carpet -We had to confirm through photos that the kitchen remodel was okay, even though we were supposed to have OCPM as our "eyes in California" to confirm that the work was complete & that everything looked finished & in working order (as Eric Reichert had told us they would) -When they suggested we lower the rate in September 2017, I agreed to lower it by $50 for 2 weeks, then lower it again by $100 by mid October, but OCPM did NOT follow these instructions, so I had to contact them AGAIN in mid November to PUSH THEM TO DO what THEY SUGGESTED -We TRIED OUR BEST to HELP OCPM DO THEIR JOB, but no matter how much correspondence, emailing or calling from us, they didn't respond with any sense of haste or become more proactive with renting our property. -I had to deal with returning the prior renter's security deposit, taking out his additional days in the property, the expense of removal of his personal items, the removal of a key holder on the front door, the cleaning of the property, repainting the areas that their painter's missed, & adding trim that was to be added to our kitchen at the beginning of OCPM's management term. Please use our experiences as a guide to help you avoid stress and frustration. There are MUCH better companies out there. read more

I recently visited the office to request a tenant ledger, as I had just made a payment and wanted to confirm my account balance. Unfortunately, I encountered some issues with the staff's responsiveness. The front desk informed me that only Marcia, the manager, could provide the ledger. When I asked to speak with Marcia, I was told she was taking lunch at 11:34 AM. I found this unusual, as it was not yet noon. Marcia offered to provide the printout I needed after a one-hour wait, despite my already being present in the office. I was surprised that a simple request would take so long to fulfill. Throughout my interaction, I found Marcia to be unresponsive and displaying a passive-aggressive attitude. As a tenant, I expect more prompt and courteous service. I escalated my request to speak with Lance, the business owner, after Marcia refused to provide the tenant ledger. Unfortunately, our interaction was unproductive and marked by a condescending tone. Lance stated that a printout could not be provided and that I would receive an email once the ledger was ready. Given my past experience as a tenant and current situation, I had doubts about receiving a prompt response, as I have found the company to be consistently unresponsive. As a property manager myself, I find it troubling that the company is unwilling to provide a simple printout or proof of a $0 account balance. This lack of transparency and accountability raises ethical concerns. During my conversation with Lance, the business owner, I felt belittled as he scrutinized me. He accused me of being difficult, to which I replied that I intended to share my experience with others. Lance interpreted this as a threat, which I promptly denied. I clarified that my goal was to inform potential applicants and tenants about the management company's business practices. After a brief exchange, Lance agreed to assist me. Within two minutes, he provided the requested printout, which I had spent 15 minutes asking for. Along with the printout, Lance handed me a $1 bill, refunding an overpayment. Given his condescending demeanor, I perceived this gesture as an attempt to prove a point rather than a genuine display of customer service. This experience highlighted the management company's inconsistent and unresponsive behavior, which I believe is essential for others to know. Based on my experience, I would recommend that current and prospective tenants explore alternative management companies. The company's approach to customer service and business practices raises concerns about professionalism and integrity. read more

I wish I could give 0 stars to Orange County Property Management. I called last week, spoke with a woman named Maria and told her I was interested in viewing the property. She told me that they weren't taking appointments at that time (because the unit was occupied), but would but my name and put it on a list and call me later. There was "nothing else she could do." I called today and Maria tells me the unit is taken. I asked her why no one called me to set up a viewing and she told me that there was another person who called before me. I asked her when they viewed it. She said 2/17. I asked her why she didn't want to make a viewing appointment with me when I called the week prior and she said, Oh, we got a lot of calls and we can't get to everyone. But then she proceeded to tell me that they "didn't get a lot of applications or people showing up to their viewing appointment." Really now? Is it because you couldn't be bothered to help other people who were interested in the place because you already had someone in mind? Someone that you were helping personally to put into the unit? A "favor" perhaps? Seems borderline in violation of the Fair Housing Act to me... But, low and behold, I find a review for this management company by Grecia F.: "I am very happy and satisfied with this company. I viewed a tenant occupied unit last week (the schedulers were nice and efficient, they were able to obtain tenant approval so I can see it right away)I submitted my application and Maria the leasing consultant was very helpful. the owner approved my app. I signed my lease yesterday and will be moving in March. Thank you to all the staff at OCPM for all your help. I highly recommend them. " So that's the person Maria was talking about. Not only did Maria LIE to me about when they saw the apartment, but she lied to me about there being a viewing date AT ALL. That person saw the apartment the same time I called about it, yet I was told it wasn't available to view yet. Maria could care less about helping anyone but a specific person in mind view an apartment, much less fill out an application. As long as Maria works for Orange County Property Management, don't expect good customer service. I understand that other people would be interested in the same place I am, but it's like Maria couldn't be bothered... read more

Lance, Thank you for your prompt response. I wanted to follow up on my initial attempt to contact your office on March 14th. I had requested to speak with Marcia and was informed that she was at lunch and would return my call. I did not receive a returned call, despite leaving a voicemail later that day. For future reference, it would be helpful if calls could be returned in a timely manner, especially since appointments may be required for dropping off payments. Regarding my tenancy at the property from April to October 2024 under your management, I would appreciate clarification on the statement that I "frequently expected immediate accommodations." Could you please specify which accommodations were made during my tenancy under your management? In fact, I recall an incident where a plumbing backup occurred in my unit, resulting in fecal matter coming up from the toilet. I reported the issue to management at 9:00 am, and although I was assured that a plumber would arrive soon, they did not arrive until late afternoon. Furthermore, I was surprised that a standard protocol disinfection cleaning did not take place after the backup, nor was any drying equipment set up. I would appreciate it if you could provide more insight into the "accommodations" made during my tenancy. It appears that your management company selectively follows "protocols", which can lead to inconsistent treatment of tenants. Being that you are a business owner, I expect a higher level of professionalism, particularly when handling challenging situations. A level-headed demeanor and proactive approach would greatly improve the tenant experience, rather than creating additional difficulties.. Furthermore, it's clear that I'm not an isolated case, as evidenced by the numerous negative reviews from other tenants who have had similar experiences. If the same level of urgency and attention was given to addressing tenants' concerns as was given to responding to negative Yelp reviews, I believe you would likely see a significant reduction in negative reviews. read more

I just had to create a Yelp account for this review. This place is incredible! My mother is going through a terrible divorce and we needed to move. First problem we encounter is that there are places out there which charge you money to not only view their list of rentals but charge you to view the unit as well! Came across OCPM and were relieved when the listing AND showings were free. We went down the list, made the appointment and we were greeted by our agent Javier that Saturday. He was really nice, didn't rush the appointment at all and answered all of my mother's questions. She turned in an app that Monday. Later that day, because of the pending divorce, my mother had questions and was transferred to Maria. Not only was Maria patient and nice but she was very understanding. She listened to my mother's concerns and also informed her that their rental's list gets updated every Friday AND that my mother's application was good for 90 days! What a relieve to know that in the event my mother didn't get the apartment she still had options available to her at no extra cost. Next thing I know my mother calls me and tells me she got the place! She signed the lease on SATURDAY, which is her only day off. Because moving isnt easy and something always goes wrong, my mother lost a copy of the key and was transferred to Javier by one of the nice ladies in the front. He had the extra key ready to go in less than 20 minutes. My mother gave me her spare key and I'm glad to say, we just finished moving all of her things 5 minutes ago. I want to thank Maria and Javier for their understanding, patience and especially for making the move that much easier. Returning phone calls, answering questions and accommodating to my Mother's busy schedule the way they did shows the passion they have for their jobs. Will definitively be recommending this place to our friends. read more

We are writing to express our appreciation for the services of OCPM in managing our condominium in Fullerton during these 19 years. We relocated over this period to different cities , and states because of work and felt confident that OCPM would do an excellent job of managing our condo for us. For example, our tenant used to pay rent late and one time did not pay for several months. OCPM brought him to small claims court and he finally agreed to pay outstanding rent and the court fee and decided to continue as our tenant. OCPM took care of all of the issues and kept us informed. Another time OCPM initiated an inspection of our condo to determine its state in order to set a new rent which was consistent with market value and led to a fairer rent for both the owner and the tenant. As a result the rent was increased. We thank OCPM very much for all the efforts in selling our condo this year. After the tenant moved out, Eric and Lance carried out an upgrade plan, had contractors working on the remodeling under their supervision. As the realtor representing us, Eric took careful action not hurrying to reduce the price quickly even though we wanted to do it. That shrew action got us an offer with better price. In the escrow, Eric negotiated for extra funds when there was a delay in closing. Again, we thank OCPM for the 19 years of services. In our minds, OCPM is a fine company with very fine people who work hard and are faithful to its customers. We will never forget that. DO NOT rent from Orange County Property Management, Inc. I rented a unit managed by Orange County Property Management in downtown Huntington Beach dealt with a mold issue that affected my health and made the apartment temporarily uninhabitable. Four separate mold outbreaks in one month--all behind my bed, where I slept. Maintenance came out multiple times, and their own staff confirmed mold was growing inside the baseboards. They also admitted this same issue happened to the previous tenant, and the wall had to be opened up for them, too. Once I requested a reasonable rent adjustment and reimbursement for over $1,000 in personal property damage, management suddenly shifted the narrative--claiming it was "just environmental" and caused by a "lack of ventilation." That's ironic, considering I'm in one of the only units without a ceiling fan. That's not tenant negligence--it's a design flaw. To make matters worse, I was forced to stay elsewhere for multiple days due to the health risk and was completely ignored when I followed up about reimbursement and rent credits. At the same time, they continued charging me $240/month in late fees after I paid rent in good faith, with documentation to back it up. I've also spoken to multiple neighbors who experienced the same mold issue in this building--meaning this is a pattern, not an isolated event. I've kept full records and will be pursuing this further through legal and regulatory channels. If you care about your health, your money, or basic habitability, avoid this property management company at all costs. read more

She even gave her cell phone number to me and was immediately responsive to text messages. I had very many concerns to address and Ana resolved them with great attention and in a very timely manner. Kindness Ana was extremely empathetic and caring about what I was concerned about and helped me get great resolutions in the end. She did her best, I believe, to get me the best outcomes to my issues and I am happy with how she helped me in the end. Professionalism and Understanding Ana took the time to listen to everything I needed to say and was always looking for the best solution for me. Property Management companies are pretty numerous, and it can be difficult to choose when you are looking to get some help. This team gets the job done--and many times without you having to be troubled. For example, they manage a single family house for us, which is hardly a big account for them. A couple of Christmases ago on Christmas Eve Eve, there was leak from the master bathroom that was creating problems for the tenants. They handled it for us, quickly, efficiently, and to the tenant's satisfaction--right before Christmas, hardly the time anyone wants to deal with a property issue! The day-to-day management is seamless, too. They pay the mortgage, take care of the taxes, process the rent checks, and schedule the maintenance projects automatically. I don't have to stay on top of it because they stay on top of it for me. They keep us fully informed about their activity. Best of all, it's all electronic, so I don't have a bunch of paperwork I have to file away; it's all online. Whether you have a multi-family building or a single-family home, you get excellent service from this team. We are not part of a big conglomerate of real estate holdings; we have one property with them, but you wouldn't know it by how they treat us. read more

Totally flaked on me!!! So I'm in the process of looking for a new apartment and came across a for rent sign while driving through Huntington Beach. I called the number on the sign which brought me to orange county property management. I had spoken with a lady named Norma and set up a time to view the apartments. So I showed up the next day to look at the unit and the person from orange county property management that was supposed to show me the unit completely flaked. Then I called the property management company and got a very weird response from them and then they told me that the guy that was supposed to show me the apartment took the day off last minute. Think they would take the time to give me a call to let me know if that they have to cancel the appointment instead of having me waste my time to drive to a unit that I'm not able to look at. My short experience with this company was very unprofessional and was a huge red flag. Thankfully I'm not going to rent through them as I could see it turning out to be a nightmare. Please educate your staff on good customer service and teach them how to be courteous. read more

STAY AWAY!!! Very disappointed in their services. I am in search of a new place and came across several of their listings. I called to schedule an appointment and it took a few attempts on my part to actually get an appointment scheduled. We finally had an appointment and the gentleman that showed us the apartment was courteous and professional. When we went into their office to fill out our application there was a couple girls in the front messing around talking in Spanish. Barely even acknowledged that we were there. I guess that answers why I couldn't get a call back after all my attempts. When I went up to the counter they seemed so put out. Let's just say everything went south from there. The person that helped with our application acted like she had better things to do than answer my questions. I didn't even turn it in. If this is how they're going to treat me I refuse to pay them to continue treating me this way. I find a lot of their listings as I'm looking online but have decided that although the thy have some good listings they are NOT A COMPANY I WOULD WANT TO DO BUSINESS WITH!!! read more

I've been trying to look for a property for over a month now. I came across Orange County property management and decided to give them a call. Ana the receptionist gave me some information on the property I saw online and the requirements needed in order to get approved. Unfortunately the property is still tenant occupied until the end of December. I had left my name and number with her Hoping to hear from her soon. I was called later that day. However I didn't get the appointment to see the property that day. I'm scheduled for today and hoping to turn in my application as soon as I'm done seeing the property. I will be recommending this place to any of my friends looking for a place. I'm very satisfied with my experience and Ana was a really big help by answering all my questions, customer service is the best.Start here if you're looking for a place to rent!!!i turned in the application already and hoping to hear from them by Tuesday. I've been trying to find a place to rent for a while now and so far everywhere I go it's already rented, no longer available or I don't qualify. I went to see a rental property with Orange County Property Management, loved the place, went to apply and the owner went for another applicant. I was really bombed out, but the leasing consultant told me my application was valid for 90 days which made me happy because at least I did not have to be running my credit any more. They do have a vast of rentals available. Sure enough, I found a property that I was highly interested on and since my application was already on file, I called to set up an appointment, saw the property and notified Maria my interest of the property. Long story short, I got the property and I am now moved in. Everyone has been very helpful, from the front desk girls to the showing agents and of course Maria. I am grateful I found them, not only did I save my credit from being ran over and over, but I'm with a property management company that I am actually happy with. Thanks OCPM team! read more

One star is DEFINITELY too many. I called to make an appointment for a house I had seen. Took me a couple tries before they actually made the appointment too bad it was for 2 days later then they called me half hour before the appointment to cancel. Not to reschedule but cancel. I asked to reschedule and they told me they would have to get back to me. The next day I called back and talked to the receptionist with an attitude of "I don't have time for this" who told me that she doesn't know why it was cancelled and she would call me to reschedule. Why can't I schedule it now? I wait all day and no call. My spouse really liked the house I was looking at so I hung in there and called again. Same receptionist same attitude. But I didn't care cause I got an appointment. Low and behold the day of my appointment I get a phone call saying the house is no longer available. WTF? Maybe it was a sign from God that I should STAY AWAY from this property management company. Can't believe they treat people like this before even obtaining their business read more

I have been searching for a new place to lease and call home- and as you know it can be quite the hassle. After working with another company for almost two weeks in the hopes of leasing a property that I fell in love with, I was told very nonchalantly to "keep looking for other homes" after being strung along for too long. The previous leasing agent I was working with was less than helpful in all aspects- I felt very discouraged. What a 180 once I started working with OC Property Management! I called to set up a viewing, which we booked right then & there hassle free. Ernesto met me at the property & was a dream to work with! He answered all my questions and was very knowlegable about the property which was GORGEOUS and brand new- not to mention super friendly & funny. He also was very helpful assisting me through the application process- which can be a total night mare at times. We applied online in less than 10 minutes- super painless and easy. As an owner of a couple multi-unit buildings in Fountain Valley and Costa Mesa it is nice to know that at the end of the day I can feel secure and safe about how my units are being managed. OC Property Management has been managing the units for a little over 3 years now and I must say that they have lifted a burden off of my shoulders. Everything from finding new tenants to completely gutting a few of the units for remodels have always gone smoothly and painless. Most of my contact on a monthly basis has been with Janet in the accounts payables department. She has always been there to answer any questions about my statements and go over cost and budgets for the units. Last year I asked her to create a budget for my property taxes with the incoming rents. Janet made sure that my property taxes were paid on time as well as sending all the documentation to my cpa. She is easy to contact both via email and phone and is great at keeping me in the loop when there is anything going on with my properties. read more

Israel Verde in particular was wonderful to work with. His communication was exceptional, including when arranging tree trimming in the backyard, scheduling and doing a final inspection upon moving out, reviewing what happens after move-out, and communicating about the return of my security deposit. OCPM has greatly exceeded our expectations throughout the whole experience of renting, moving, and then settling into our new home. From day one, Marsha took the time to walk us through the whole application process, and then when we went to view the property, Marco was very friendly & attentive. Tatiana actually made what I thought would be a mountain of complicated paperwork clear and precise. She always responds quickly to emails or voice messages whenever we have a question. Tim from maintenance will show up fast or will at least walk you through steps on the phone if it's an easy fix. Then finally a shout out to Carla whose friendly voice is usually at the other end of the line whenever I call the OCPM office. In my opinion, this is a company that has it all together and is doing everything right to be of great service to its customers.
