    I would give less than one star if I could. My daughter rented a house from them and do to…read morefinancial strain was unable to keep up payment. I paid her rent but they would not let her stay and they faked invoices so they could keep the majority of her security deposit. Even though the place was immaculate when she left. Renter beware take multiple pictures when you move in and note any damage or other stuff when you do a walk through with Heritage. The people at the rental place are lying evil dogs. I am at this process trying to bring them and their sub contractors to court. their sub contractors do not sign their work orders not do they put down exactly what they did. One contractor charged 320 dollars to fix a 4inch by 6 inch hole in wall. He didn't down anything he used or how he did it. I was able to get out of him that they wanted him to paint the inside of the house which they charged to my daughter. One contractor said they did deep cleaning even though I have pictures show the condition the house was in when she moved out, she left it immaculate toughly cleaned. It was cleaner than when she moved in, there was substantial cigarette smell and dirty walls when she moved in. Carpets stunk of cigarette smoke and were filthy, the management people left her some boxes of arm and hammer to try to get rid of the smell. They even told me they did. Another company that did blinds had two separate invoices and a work order. The first order was for 114 dollars which my daughter received and they would not tell me what the work order was about, and the second invoice that we did see was for more than 300 dollars. And no reason as to why. One contractor was supposed to do their carpet cleaning no listed chems nor what they did. I contacted another carpet cleaning company and they told me exactly what they did to clean carpets. Their subcontractor had no idea of what he was doing. My daughter steamed cleaned the carpets herself three different times before it was livable in the house. She even installed two new blinds, put shower curtain holders in the bathrooms because there were no holders when she moved in. She also replaced the racks in the oven with the correct ones that were not there to begin with. SO BE VERY WARY ABOUT RENTING FROM THEM THEY WILL CHEAT YOU OUT OF THEIR DEPOSIT. If you had dealings with them and felt that they cheated out of your deposit please contact me at r.shaputis@aol.com. I am trying to put together a class action lawsuit against them and their lying sub contractors. Their sub contractors are Sudz in the bucket, Western painting and construction, Commercial drapery & blinds, RG carpet cleaning.

This is not just a rental company these are you friend people you can count on to be honest with you. I am a adult foster home for disabled persons and Kathy has been so amazing making sure our homes are at their best.     I absolutely do not recommend Amerititle. They had, in my opinion, horrible attention to detail…read morewhich caused errors for a major house purchase and sale. Also in my opinion, I did not appreciate the fact that they made huge errors and then then tried to make me feel like it was "my fault to correct". I absolutely do not recommend them based on the experience I had.

    First time I had to use Ameititle and I wasn't thrilled. First I'd like to say on a personal level…read moreeveryone was very professional and courteous to me. But some of the business was very difficult to deal with. I was notified by my lender that escrow was closing on the 22 of July. Since I live out of state I was told by Amerititle that I would be easier if I completed all the paper work in Lebanon. Ok so I made plans to leave San Diego on Tuesday the 20th and a stay about the halfway mark near Sacramento CA. would put me in town on the 21st of July and day early. Instead of staying in my daughter's small apartment I choose to stay at a hotel across the street from the Lebanon branch. At 4:30 PM as I was about to exit the freeway I received a phone call from Amertitle saying I had to wire my closing cost and down payment to the branch. I said great I'm 10 minutes away, I can come and get the instructions in a few minutes. For the last few weeks I've been asking the lender, my agent and really anyone that could tell me including the Ameritile in Bend how do I pay the down payment and closing cost, and was told that I would receive instructions in the mail. So I arrive at the branch and given a piece of paper that requires me to wire the money by 2:PM the next day...Ok can you help me do this on my credit union app. No but you can call them. So I do.. My Credit union which was part of a military credit union is HQ out of San Diego so I call and get a supervisor and I'm told they need a wet signature and the limit is only $3000.00 which is 75K less than what I need to transfer. So I handed the phone to the person helping me at Amerititle and say can you please talk to banker to banker and help me...reluctantly she does, but no matter I'm told to go to the closet branch to get this done. So I'm stuck they can't take a check, a cashier's check, cash only by this wire transfer and my nearest branch is 1300 miles away. So I leave the branch and follow instructions how to get this done remotely. The Credit union is just as confused as I am, and said the could certify my accounts had the 80K... I only have till 2:PM the next day or escrow can't be closed. The Credit union manager helped me and having to deal with the business is closing soon, is working hard and using secure email and active chat and telephone several times, we had the money approved through the upper leadership to be wired. At 9:PM the Credit union told me the wiring would be completed by 2:PM.. Was completed at 1:55PM. What I see the problem is Amerititle is setting me up for failure. And I should have seen the problem. When I was in Bend camping, I was told that they need my good faith money in the Lebanon branch, by COB, but I'm hours away. They said I could go give the Bend branch the check and they can do a transfer by intra business mail....Because of this difficult start what if I had already headed back to San Diego? that would have been a drop from escrow and loss of the good faith money. Since I was notified on the 16th that escrow was approved to close, I called Ameriprse and they transferred the money I needed to my checking. I could have had them do the wire transfer if I had been given the instructions. Also Amertitle could have called me or emailed me the directions and I could have had the money transferred on the 19th of July while I was still in my San Diego home... Last week, I get a check for $700.00 dollars, from Amerititle and I'm trying to figure out why? So I call and no one could give me an answer... Today I get a call and say. Amertitle missed a step in my escrow and that was to pay the home warranty. So I had to call the warranty company company and pay them directly... I would recommend if you have a choice use a title company that is more title friendly
