This complex is unethical, ghetto & ridiculous I would not recommend living here. My experience has been extremely disappointing. The management is unprofessional, unhelpful, and extremely difficult to deal with. The staff is rude and often treats residents with disrespect instead of trying to resolve concerns. The parking lot Pot Holes are miserable & I'm looking into calling code enforcement. Jokes on you if I have to sue the towing company & the HOA I will take further action in speaking to a lawyer because literally everyone parks there. I hope prospective renters choose to take their business elsewhere. Maybe then management will realize that treating tenants poorly has consequences just like us regular people.

(we weren't aware that it had actually been missing/probably stolen off our car until this happened).... The plot twist is that the "parking enforcement" called the towing company who ran the tag and confirmed it was in fact NOT expired, but up to date. Towed the car anyways. We contacted the towing company, who told us that the office would just need to call them and tell them it's OK to release the car to us without paying fees... we went to the office and the lady who runs the office wouldn't even come out and speak to us. So now we are getting stuck with an almost $300 towing bill for literally nothing. You cannot convince me this is not a scam and you cannot convince me that these people are not getting kickbacks from the towing company! Just a bunch of greedy scammers.

You are setting the example for other communities to follow what you are doing! On April 1st, 2024 you recalled the 7 members of the board at once, the new president and the new members hire a manager as staff, and other staff members. They are treating Frye homeowners with respect and dignity for the first time in decades! Application process is normal and approvals are within reasonable time. The City of Margate is delighted to see the change and the community is finishing the 40 Year certification, replacing the roofs, painting the buildings and paving the parking lots! Beautification is in the horizon as well. The homeowners came together and voted to remove the absurd 18 months escrow requirement to buy and it was reduced to 3months! The residents are united through committees and are determined to keep improving The Laurels at Margate!

The ignore emails and when you try to speak with them in person you're being humiliated and offended. BIAS ! BIAS! The association is making EVERYTHING impossible. The applications are very complicated and not adequate to the request. After submitted the documents they come up with some extras that were never included. Nothing is being explained until you hit the wall and they feel power over you. The requirement of birth certificate is a definite violation as is constant harassment (looking at windows and picking on cars to tow them at night). Somone needs to come here and look into the book and check where all the money goes to. Nothing seems to be repaired or taken care of besides the monthly landscape services. The office and lobby is very dated and scary. The gym ...not even safe. When it comes to the pool...clean but you have the feeling they're watching you from the office. in few words....HARRASMENT,DISRESPECT, BIAS, UNPROFESSIONAL, SCAM. This place needs HELP from OUTSIDE and all residents- OWNERS need to stand together and once for all change the Board.

Pet Friendly and kid friendly, so bring the whole family! A beautifully landscaped RV Resort that impresses you during the drive to the guard gated entrance. There are basic lots, lots with Tiki Huts and lots with casitas. Some owners even rent their RV with the lot... Tons of things to do in the amenity circle; pickleball, tennis, shuffleboard, horseshoes, putting green, volleyball a fitness center, library and a laundry facility. Plus a club house with planned activities. Outdoor BBQ area with tiki huts and dining tables with chairs. Renters have full access to all amenities. Pompano, Hollywood and Fort Lauderdale Beaches are just a short drive East. Shopping along with airports and cruise ports are also nearby.     First and foremost this place has an infestation of roaches . Second the association seems to have…read morea contract with a towing company which they fail to let residents know how a vehicle can be towed within 10 minutes of a Visitor parking in appropriate guest spot if you fail to register them online some scammy website they run. Literally watched these poor people who just moved in get their uhaul towed the same day they moved in , another girls boyfriends car get towed within less than an hour of being parked there. There's a third party who come around and supposedly mark the cars and call for them to be towed. It's scandalous and need to be addressed to our elective officials and authorities to make changes to these money making scandals between property management and tow companies. Most complexes use 3 day warnings and ethical means to towing, realizing most people have visitors and don't know Al the rules the first day of moving in. Especially when not explained correctly prior to signing a lease. I was told this goes on every day within 30 minutes of people parking . That's just wrong ! Be aware of this and the people living there should also defend their rights and complain until something is done about it. I give it a 1 star for roaches and poor management through HOA allowing such a scandal to be ran. "not the one "

The buildings look dated and needs some updating. It's located right on the golf course and has multiple swimming pools. These swimming pools are for the residents that live in the buildings nearby; you also have the option to go to the larger pool located at the clubhouse. Parking is plentiful; most are reserved but there are guest parking spots. There are many ponds and it's adjacent to a large canal. There are many people walking around the complex for exercise, usually on the street; however there are no sidewalks, so it is advised to walk against traffic. This location is central to many amenities. I'm there quite often because I have family that currently lives there. The units are privately owned; each unit varies based on the owners preference. The unit in the building I visit, there are two bedrooms, two bathrooms, kitchen, dining room, living room, balcony, and wash/dryer. Each floor has a catwalk, stairs, and a really old elevator; each building has a trash and storage room. The views of the golf course and pond is lovely. The neighbors for the most part are quiet and friendly. The pool is usually nicely maintained except for one time, the water was so low and the filter wasn't cleaning it because of this. Landscaping is good; they have crews working on it weekly. Overall, a decent place to live for 55+ residents.

In fact, Florida as a whole was not my cup of tea back then and I unaffectionately referred to the entire state as "The Swamp." But at 57 years old, I feel quite differently about it all. When I was 18 years old, it was where my Grandparents lived. Now it is where I live 1/2 the year and I have fallen madly in love with my little piece of paradise, as I now quite affectionately call it. Our apartment here is beyond spectacular. Of course, there are many different types of apartments here. I think we have a "Rivera" apartment, which consists of 2 bedrooms, and two bathrooms, plus a storage/laundry room. I had a grand time decorating it, as it is one of my very favorite things to do in the world, but I am not going to be sharing any of those photographs below. Sorry. If the world were different than it is, that would be no problem, but it ain't! The grounds here are lovely and include a Main Clubhouse with a large pool and an outdoor jacuzzi and sauna, as well as 5 satellite pools that are located throughout Phase IV. The Main Clubhouse also has several high end barbecues available for the tenants to use off the pool area. Some are smaller and some are bigger than others. Satellite 5 is the largest of the satellite pools. Everyone is free is to go to whichever pool they choose despite what some people here will try to tell you. There is a huge golf course throughout Phase IV that is extremely busy, as well as tennis courts. In addition, there are several large pool tables (more than you would believe) and ping pong tables in the Main Clubhouse as well as in each individual satellite. The satellites have a pool table but not a ping pong table. But each satellite also has a shuttle board court. There is a borrowing library available as well as an exercise room where classes are held regularly in the Main Clubhouse. There are also countless clubs that are available for one to join depending on your interests. Throughout the year events and parties are scheduled, such as New Years Eve, and Valentine's Day dances, and are held in the party room. Some of these are free and some cost a moderate price. I have attended some of these and truly enjoyed them. Over the many years I have seen countless shows at the main Clubhouse. I am from NYC and was an avid theater goer. So Broadway is in my blood. Many of the shows that come here also play Las Vegas, and you can tell as many of them are seriously excellent, and the inexpensive prices make this an insider secret. The auditorium here is also lovely. They also screen fairly current films here weekly for the tenants. The shows are open to the public by the way. Anyone can buy tickets and attend these shows. Some of the more popular performers shows sell out quickly, and getting tickets to these at the last minute would be rather impossible. Tony Orlando is one such performer. Other performers, less well known are not as hard to buy tickets to at the last minute, which is 1/2 hour before showtime. It is a very different experience here (as well as everywhere else) during the COVID-19 pandemic, but despite the seriousness of this worldwide problem, my little piece of paradise continues to provide me with ways to entertain myself as well as stay safe. I have taken to occasionally feeding the wild life here. Wiggles, my favorite duck, (see provided photograph) is one of my favorites. There is also a squirrel near my parking space who I leave little offerings for at the base of his tree house. The tree has a natural small bowl in its roots which makes the perfect place to leave the assorted tidbits of food for my furry friends. There are the fishes in the lake I bought fish food for and assorted turtles, one I nicknamed "Oliver Twist" as he always wants "More!" that I feed on my daily walks throughout the Sunrise Lakes Phase IV grounds. Overall, I would have to say, there is a little slice of heaven here.

    My experience at The Reserve at Coral Springs…read more I lived at The Reserve at Coral Springs for over 15 months. The first year was fine, but the last three months became extremely stressful due to a severe cockroach infestation that kept getting worse despite multiple extermination visits and maintenance requests. - The infestation was real and persistent Cockroaches appeared in the kitchen, behind the refrigerator, under the stove, and even in the bathroom. When maintenance entered the apartment, he personally saw dozens of roaches behind the appliances. Even the property manager, visited once but stayed for only a couple of minutes and claimed to see "only one roach." Anyone who has ever dealt with an infestation knows--they don't sit and wait for management to arrive. The situation was not resolved for over three months We kept the apartment clean, followed every instruction, and allowed exterminators in whenever needed. But nothing improved. Living in those conditions became unsafe, unhealthy, and simply impossible when you wake up in the middle of the night and feeling that cockroaches just running on your skin. The most disappointing part -- the way the issue was handled Instead of taking responsibility, the local office continued to downplay the problem, ignored our written reports, and later tried to charge us more than $7,000 in move-out fees after we were forced to leave for health and safety reasons. Worse, the account was sent to collections while my dispute was still active -- a process that should never happen while a tenant is waiting for a response and has legally submitted a dispute letter. After months of stress, the truth finally came out I provided: * certified mailed dispute letters, * photo and video evidence of the infestation, * communication records, * and a detailed timeline. After escalation, Capano Corporate reviewed the case, acknowledged the situation, and helped resolve the issue. I want to sincerely thank the Capano Corporate Office I appreciate the professionalism of the corporate team who stepped in, reviewed the evidence, and corrected the situation. This resolution means a lot to me and my family after months of unnecessary stress. Final thoughts My experience unfortunately showed serious issues in how the local property staff handled tenant concerns. If you choose to live here, document everything, communicate in writing, and don't hesitate to escalate to corporate if you're not being heard. People there don't care about your problem , however they say our pest control not good , you should hire your own pest control,instead of texting us. I hope management at the local level will improve their communication, honesty, and care for residents -- because tenants deserve respect, transparency, and safe living conditions.

I wont…read morego into living here as its a mixed bag, my recommendation is since the walls are soo incredibly thin try to live on the third floor as you will hear all the flushing of toilets and stomping noises from neighbors above (at least for me on the second). Also good luck also if you have issues with a loud neighbor as I did, there was complete inaction for a very long time (two plus years then the neighbor moved). Anyway this is more of a potential future tenant beware of absolutely absurd charges that they are trying to pass on to the consumers. I left my apartment spotless and was sent a bill for damages and cleaning when the services "rendered" make no sense. The painting, fine I didn't paint over patched holes but I lived in the apartment for three years and my guess is that they just want to pass on the standard cleaning and painting costs before the new tenant comes on the previous tenant. I would NEVER live in a place owned by Carpano because in my opinion this is absolutely predatory business practices. Anywho, please see the attached pictures as proof and I would recommend NOT living here unless its your ABSOLUTELY last option.
