That alone was disappointing, but the experience only got worse from there. During our conversations, he repeatedly talked over me and rarely allowed me to finish a sentence. I found him to be dismissive, unprofessional, and unnecessarily rude. The way he interacted with me left me feeling that I was not being treated with with the same level of respect I would expect from someone seeking my business. Based on my experience, I would not trust this company to manage our property and cannot recommend them to others looking for a professional, respectful property management firm.

This company, mainly Kelli Jennings, is evil and put us through hell the 11 months we were living in one of their properties. First of all, when we moved in we were not given a mail key for weeks after we moved in. We just assumed we weren't getting any mail until packages started going missing later to find out we have a community mailbox and not the one on our front porch. We had to personally get mail keys from USPS. When we moved in there were multiple things wrong with the house but without thinking we would get scammed out of our deposit, we failed to get proof of the things that were wrong. One of the things being a broken door that I noticed walking through it with Kelli Jennings before we decided to rent the house. Thought it was weird that it wasn't replaced but I didn't think it was necessary to mention since it was just a door. A few of the blinds were broken, one didn't have a rod to open the blinds and the second one wouldn't open even with the rod. An outlet was left exposed bringing risk to my toddler and when they "fixed" it the cover fell off because they used the wrong size. They used paint to cover many damages around the house and say it was "renovated". Summer hit and come to find out the AC they put it didn't work because they failed to use the wrong outlet for it. They left us in 100 degree weather for A WEEK after we told them it wasn't working and blamed US for it not working! When we finally got a portable AC it said the house was 89 degrees in the house! We were miserable! In our lease it says the landlord was responsible for for yard care so we had one request and we asked nicely, please do not spray round up on the yard because we have a toddler who plays out there and is sensitive to chemicals. We were then told that the weeds were our responsibility because the landlord didn't want to get down on his hands and knees and pull them himself like the lease stated. So like any man would my husband got down on his hands and knees to pull the weeds himself. We spent hundreds of dollars on safer alternatives to round up and a weed eater. The weeds became so overwhelming because whoever did the landscaping on the yard failed to put down a WEED BLOCKER so GRASS was growing through the mulch. My husband was out there every weekend pulling weeds and fixing the landscaping. They eventually ended up spraying round up against our request putting me and my husband, my child, and my neighbors at risk. It just killed the grass that was growing through the mulch so they would still have to get down on their hands and knees to pull it anyway. We watered daily per their request after they saw the plants were dying in the heat, until we got a warning from the city telling us we could only water two days a week during the times we weren't home. The yard looking awful was due to poor landscaping and failure to have someone come once a week to work on it for 3 months after we moved in. The yard they were responsible for was neglected for 3 months. We finally got to move out and they requested us clean it before we turned in the keys. Because of delays that were out of our hands completely, we had to stay 2 days past the 30th of November to clean it for them. We were charged by Atella, $70 dollars for two days we weren't even living there. There's plenty more hell they put us through that I'm not thinking of at the moment. They are blaming things on us that we didn't do to scam us out of our deposit. I don't want this to happen to anyone else so please DO NOT RENT FROM THIS COMPANY, if you do, document everything and take pictures of everything they failed to fix. Stealing money from a family right before the holidays. They are liars and thieves. Criminal.

I hired Visalia Rental Properties to take of my house while I was at the coast, I was told they…read morewould run credit checks and do inspections of my property and have the carpets cleaned due to having new carpet and wood flooring. I also told Whitney I wanted no animals on my property as well. So it wasn't long until the house was rented out, around 4 months later my friend that lived down the street said he saw a dog going inside my house. I got a hold of Whitney at Visalia rental properties and she said it was just a friend visiting and it wasn't their dog. Two years later after they moved out new tenets moved in and they started to complain about urine smell upstairs it got so bad that Visalia rental properties replaced the carpet and then charge me for the bill! Well we live in a small world I have family members that knew the family that was living in my house and they said Whitney said pets were fine and needed a $1600 pet deposit! So Visalia rental properties pocketed the $1600 pet deposit and made me pay for the carpet to be replaced. Also I was getting $1750 for rent and they were charging the tenets $2500 pocketing the rest and still charging me fees! THIS IS THE WORST COMPANY EVER! Beware if you are considering doing business with them they are a very dishonest company!

I have rented a home from this company for over a year now and although they have taken care of…read moresome things there are many flaws. They have been courteous when I call for service however on several occasions it has taken weeks and even over a month to get things taken care of. (Being nice is one thing; actually taking care of what you say is what is important.) They have also been rude on occasion and have not followed through with what they say. For instance, the first winter I lived in the home I called the office late on a Saturday evening when I came home to a very cold home and a heater that was not working. I called the office at which point I was forwarded to someone "on call". I ended up talking to the owner (wife?). When I stated my issue and apologized for calling so late (the call was necessary because I have a wife and small kids and it was cold) she was rude and accusatory. After I confronted her about being rude and suggested that she not answer her phone if she does not want to take care of people she quickly changed her attitude. Furthermore, there is also a lot of miscommunication among the staff. I have called for an issue and then after no response or resolve for a period of time I called again and spoke to a different person who then wants to treat the issue as "new". It seems that this company seems to do the least possible in managing properties and I would not recommend them. Please note: Not all is bad, though. I do live in a nice, clean home. I can't say this about all of their homes though. I happened to be at one of their other rental properties and I wouldn't want my friends and family living there!
